Welcome to the first edition of Property Style for 2024. In the pages ahead we’ll explore what you need to know to stay informed about the New Zealand residential property market, the latest in fashion and home style and of course, showcase New Zealand’s most beautiful homes.

There are lots of changes afoot in our real estate world and we’ll cover them in depth in this edition. While many experts are in two minds about what 2024 will bring for the property market, our perspective is undoubtedly one of renewed stability and measured positivity. This year our impact will be felt in more key markets and we’re hopeful that everything we’ve done to cement our position around the country will lead to a strong 2024 and beyond.

A step ahead

Footwear designer Kathryn Wilson is diversifying in design and escalating sustainability measures at the well‑loved brand.

If the old saying ‘don’t judge a book by its cover’ is obsolete, it could be replaced by ‘judge a person by their shoes’.

In fact, an American study by Wellesley College found that shoes can be an indicator of one’s personality, status and political values.

New Zealand footwear designer Kathryn Wilson doesn’t necessarily agree that someone can be judged by their shoes – but she does consider footwear to be a reflection of how someone is feeling, or how they aspire to feel.

Her extensive shoe collections cover all the bases; from fun, colourful and sparkly high heels to practical midwork-week loafers and mules.

Her footwear is more revealing of a vibe, she says, rather than serving as an insight into someone’s personality or politics.

“Fashion is a celebration of wearing what makes you feel good,” says the Auckland-based designer and entrepreneur. “Our shoes are high quality and made to last, comfortable and playful. Our customers want to wear and support a NZ-designed-and-owned brand that fits well and looks great.”

Kathryn launched her premium footwear label in 2003, after graduating from Massey University and winning an AMP Scholarship at just 23 years old. Kathryn Wilson became one of NZ’s fastest-growing fashion brands and today its footwear is stocked in more than 100 boutiques, as well as four purpose-built retail stores and an online store. There have been highlights aplenty over Kathryn’s 20year design career, including national entrepreneurial and leadership awards. Meeting ultra-luxe footwear designer Jimmy Choo in Malaysia then hosting him in NZ has been a personal highlight, as was that time Beyoncé snapped up a pair of Kathryn Wilson shoes for herself and daughter Blue Ivy on a visit to NZ.

“I would describe our style as timeless and colourful,” she says. “Colour is easy to wear as an accessory – in footwear or handbags – instead of a garment. As for our collections, we always have far too many ideas! We’re designing what we want to be wearing ourselves, so inspiration comes from

the pieces that are missing from our wardrobes, and that includes influences such as travel, music, film and vintage references.

“Our most popular shoe style for Kiwi women would have to be the platform heel. They are stylish yet practical and can take you through the day and dancing all night.”

This ease-of-wear extends to Kathryn Wilson’s new range of leather garments featuring jackets, shorts, handbags and belts. The company regulates all manufacturers to weigh their leather waste during production, which is then collected and repurposed for other goods. It’s just one of the sustainability measures undertaken by the brand.

“It’s important to us to continue to learn better practices and improve our processes in the supply chain and manufacturing, packaging and distribution each season. We audit our suppliers alongside our sustainability pillars and have made small changes continuously to make less impact with the production of our designs.”

With so much on the go, Kathryn is big on prioritising downtime with her husband Liam Taylor and their two daughters Lola (eight) and Stella (four), often zipping down to their beach house in Pauanui for weekends away and school holidays.

“We have amazing help with a wonderful family nanny who assists with the logistics of daily life and my head office and retail teams at Kathryn Wilson are a huge support to me,” she says. “I couldn’t do it without them.”

The Nike Air Force 1, celebrating its 40th year, was designed in 1982 and is one of the most successful and iconic shoes ever created. This is one of only 47 pairs designed by Virgil Abloh on the occasion of the Louis Vuitton Men’s Spring-Summer 2022 runway show, fusing the trainer’s classic codes with the insignia and materials of Louis Vuitton in homage to the hip-hop culture that shaped him. Winds of change

The past few years have been unusually volatilewhether it’s the Covid-related ups and downs, the devastating weather events of 2023, change of Government or the start of two major global conflicts. There will undoubtedly be more surprises ahead in 2024 but – in New Zealand, at least – the year has started off with a much greater sense of stability and confidence in the property market.

Business confidence is currently at a nine-year high and while the market hasn’t quite accelerated out of the gates, there is certainly more positivity as inflation cools, interest rates drop and new, more propertyfriendly policies are implemented.

Now we’ve set the context, let’s look at the likely trends in store for the property market in 2024:

Slowly but surely, the ship will steady

With interest rates dropping faster than expected, some of the major banks have already dropped their home loan rates, and rates are expected to continue falling. This will increase buyer confidence, particularly at the lower end of the market.

The increased positivity and certainty can be measured in the more than 700 listings on our website, the most we’ve ever had. It’s a bit of a horse-and-cart scenario, because when the number of listings increases, it tends to create more confidence among other sellers to list as they have more options available to buy.

With more confidence in the broader economy, people are more comfortable to push on with larger property purchases. We’ve seen recent sales in Remuera and the North Shore at the $11-12 million mark and some significant sales in the Southern Lakes region of $12-14 million.

Regional hotspots will get hotter

Interest in the Te Taumata / Lakeview development in Queenstown has started off very well given the premium price point, and there’s growing interest in the high-end apartment market in Auckland.

We expect that to continue in 2024 as the beautification and infrastructure projects in the downtown area are completed and more high-end retailers arrive.

Elsewhere, Christchurch continues to grow in popularity as new public buildings are opened and the central city becomes increasingly vibrant. NZSIR opened an office there at the end of 2023 and it has already had good success with listings. Another Christchurch office will be opened this year, which shows the faith we have in this market.

Investors will mobilise and hunt for new stock

Policy changes around interest deductibility and the Brightline test will come into effect this year and

this has certainly encouraged investors back into the market. It’s also got first home buyers on the hunt because they feel like they may be beaten to the punch as competition increases. As a result, we’re seeing a lot of transactions at the $1.5-$3 million mark in the Southern Lakes, Auckland and Hawke’s Bay.

The international interest in New Zealand property will prevail

It’s clear from the number of overseas enquiries we’re receiving that there is plenty of demand from overseas buyers, despite previous complicated changes to the investor visa rules. Many of them are still hopeful the overseas buyer ban will be lifted by the National government, despite being initially shelved.

At NZSIR, we generally have a steady enquiry level month-on-month from the US, but in October we saw this increase by 200% from the normal level. While the rates of enquiry dipped after the coalition agreement was announced, they remain high.

We’ve also noticed an increase in the number of Australian enquiries in recent months, with many of them looking to buy now in case the rules change and more overseas buyers come into the market.

Property will feel the ripples from factors outside the real estate market

Some regional economies are more susceptible to macro shifts, geopolitical issues or price variations in exports. International tourism has returned at a rate of knots, which is helping to boost house prices in areas like the Southern Lakes, Coromandel and Hawke’s Bay. But many other rural sectors are doing it pretty tough at the moment and the value of lifestyle properties in places like Tauranga have dropped back as last year’s weather events affected the quality of crops. They are still fantastic places to live, however, and we’re confident things will improve in 2024.

Construction bottlenecks have reduced significantly and while it’s still expensive to build, the huge cost increases we’ve seen for materials over the past few years are slowing. There is now more capacity in the sector and, as a result, section prices in some regions are starting to rise again after a long plateau.

Overall, from our perspective, the election of a new Government has been a positive stimulant for the economy and there is general agreement we’re in for a soft landing. Improved confidence in the business sector is closely linked to confidence in the property market, so we’re expecting a positive 2024, more big sales and a slow and steady increase in property prices in most regions around the country. Things are certainly rosier, but not quite bubbly. ◊

Sweeping beauty

Ray Haydon is an artist and sculptor with a career spanning more than 20 years. In the same spirit of constructivists like Naum Gabo, Haydon is constantly testing ways that his sculptures can take on extraordinary new forms, like this reflective curved stainless-steel sculpture. Ray celebrates each of his selected materials, whether bronze, corten steel, stainless steel, wood, carbon fibre or veneer, by combining form, colour and rhythm to make them ‘dance’ through space.

Love of the land

Freeman White is one of NZ’s pre-eminent landscape painters. The artist’s works are known for connecting the viewer to Aotearoa’s timeless and ever-changing beauty. The artist’s beautifully textured and layered brushstrokes give his canvases a charged energy whereby the viewer experiences the breathtaking and fluctuating vistas of the land. White often paints ‘en plein air’, recording and reproducing what he sees in front of him onto the canvas.

Hugo Koha Lindsay (Te Āti Awa, Ngāti Maru) holds a Master of Fine Arts with first-class honours from the University of Auckland. The Auckland property market is starting to walk the talk after a year of soft sales and challenging weather events.

“Last year was a challenging year for real estate in Auckland. As the tail end of the 2022 property scramble abated, we saw big downward pressure on the volume and value of sales. Suddenly it was only the agents with experience and the ability to dig in and work hard who were getting great results for their clients.

Where’s home for you?

Auckland is my home. I have lived in Melbourne, London, New York and Bali but family keeps bringing me back here to a city I know well and love. Auckland provides a great city lifestyle being located in the amazing Hauraki Gulf of Islands, hence known as the ‘City of Sails.’

Auckland was also affected badly by the floods during our traditional busy summer season and never really recovered until November. Now, I’m pleased to say the market found its feet with sales and prices increasing in the last two months of the year.

We’re seeing fantastic buyer engagement, meaning auction and tender methods of sale are working well. Multiple buyers attending and making offers on properties is something we have not seen for more than 12 months.

The restaurants, café culture and friends are second to none. Auckland is still small enough that you can pop into a café for brunch and bump into friends, so it feels like a village in a city.

Where is your go-to eatery?

Visit Dizengoff in Ponsonby on a Saturday morning for a relaxed weekend vibe. My favourite dish is the mushrooms on toast.

Where do you go to enjoy the outdoors?

I live next to Cornwall Park, one of Auckland's gems.

The investor market is very strong as Remuera is seen as a blue-chip investment opportunity and remains the place to own that coveted trophy home. As always, there is no end of buyers looking for homes in the Auckland Grammar and Epsom Girls' Grammar school zone.

Our Remuera office is steadily building a portfolio of listings in the upper end, particularly in the $10 million-plus bracket. Whilst there are a number of qualified buyers in this space, it can take time to close on the deal as contracts are complex, especially with international buyers.

So while the average days on the market in Auckland is 37 days (November 2023), properties over $10 million can take six to 12 months to sell.

Correct pricing in this market is crucial so local knowledge is paramount when it comes to guiding vendors on price. This is very much relationship based; businesspeople doing business with agents they know and trust.

In Q1 2024 we are seeing a lot of clients coming to the market which will encourage the buyer pool into action and give them choices when it comes to finding a home. Investors are already in action, again having a positive effect on the market.”
