After an unexpected career pivot, Wendy’s found her rhythm – balancing work, family and extracurriculars in this next phase of life. The property market has its own version of a comeback underway. Things are ticking up slowly, but with confidence returning each month. First-home buyers are stepping up, lifestyle demand is holding strong and some regions are already pulling ahead of the national trend. It’s a subtle turn in the right direction.

The art of balance

With a beautiful Auckland home, grown children and a flourishing career, Wendy Petrie is in her prime.

Wendy Petrie has been a familiar face in the living rooms of New Zealand houses for more than 20 years. Her dynamic on-screen presence, quick wit and authentic live interview style has delivered the daily news to the nation via 1News, Breakfast and Seven Sharp

But behind the scenes of the fast-paced world of TV and media is an even faster pace of life for the mother of three. Two of her children have flown the nest, yet Wendy has swapped the school run for marathons – including the New Zealand Sotheby’s International Realty Queenstown Marathon –and exchanged employment for business ownership.

When Property Style catches up with Wendy at her elegant Auckland home, she is relaxed and content. Having been made redundant from her role presenting 1News in 2020, Wendy was forced to abruptly pivot but now, with the benefit of hindsight and two successful businesses, she sees the redundancy as more of a gentle push to the perfect path.

“When I lost my job co-hosting the 6pm news at TVNZ, it was a total shock because we were so busy delivering Covid updates and daily breaking news to the millions of New Zealanders staying at home,” she recalls. “It was ironic that I had never felt so useful and useless at the same time. I kept working through my redundancy meetings whilst still on air, petrified about what I would do next.

"I’d been presenting the news for 14 years, and thinking about life outside the newsroom – especially during so much uncertainty – was surreal,” she adds. “With three children looking to us to forge a new path, you just keep going because what else can you do?”

She created The Workroom, honing her talents in MC work, radio news reading, keynote speaking, media training and print news writing, as well as filling in as a presenter for Breakfast and Seven Sharp. She also ramped up her charity work – namely for Find Your Field of Dreams and Breast Cancer Cure – and has more recently purchased a signwriting franchise, Speedy Signs Albany, with her husband Ross Peebles.

“Five years on and what do you know? I love my new life and the flexibility I have now,” she says. “It also forces me to try new things, being much bolder and braver than I ever was before.”

That attitude has had a ripple effect on Wendy’s life. She is contemplating entering her third marathon, having already completed the New Zealand Sotheby’s International Realty Queenstown Marathon in 2019, and the Auckland Marathon in 2017.

“I love running,” she says. “It’s my mental chill out space where my brain and body find rhythm or a flow state. Everything in the world makes sense and I have my best ideas running. If I ever blow a knee, I’m in trouble!”

As well as running and swimming, rowing is a sport close to Wendy’s heart – but more as a spectator, rather than a participant. Her eldest daughter Addison is on a rowing scholarship in the US, and Wendy works with Rowing NZ to tell the stories of young rowers at a grassroots level.

“There is no sport quite like rowing. It is such a massive commitment, and it teaches kids so much about discipline, teamwork and resilience. NZ is good at rowing and we smash it on the world stage,” she says.

Where do you live?

Westmere, Auckland.

How long have you lived in your current home and what initially attracted you to it?

Straightaway my husband and I loved Westmere. It’s by the sea and close to the city, as well as the motorways. The Westmere shops are now thriving with great cafés and retailers so it’s fun to wander up there on the weekends or head down to Cox’s Bay for a stroll. As the kids went to school here, we’ve made many friends.

What is it about your home that makes you feel at ease?

We love our elevated view looking over a bush-lined gully and out onto Cox’s Bay and the sea. Our sunny and warm balcony is a great spot to relax, even through winter. We put a pool in a few years ago, which is great because the kids bring their friends over in summer.

Describe your perfect Sunday at home:

My perfect Sunday would be when our daughters are home –which isn’t very often now that they both live in the US! We’d make waffles and there would be banter or fighting to make the house lively! We are all active relaxers so there is probably a run or a workout somewhere along the line followed by dinner with family or friends. It’s embarrassing to say but if I could do a bit of a garage clear out, that would make me feel like I’ve achieved true greatness!

Tell us about your interior design style – do you lean towards a particular aesthetic?

Honestly, I leave that to my husband, Ross. He is very good at it and I’m not. I might buy the odd cushion if I’m allowed. He’s right into plants so the house is full of them, which is lovely. Luckily, he knows how to keep them alive as I do not. We like modern, contemporary interiors.

When it comes to homewares and furniture, do you prefer luxury, new pieces or vintage finds?

A bit of everything. You can always find something fantastic on Trade Me.

Do you have any special items or artefacts from travelling the world?

We have a tram stop banner framed from when we lived in Toronto, which has all the stops we used to pass on the way to work.

Where is your favourite international travel destination and why?

With our daughters in San Diego, we’ve spent a ridiculous amount of time visiting them. It’s a fantastic Californian city. We always have a great time going to the beaches all year round. It’s got a relaxed, seaside vibe that we love.

Where is your next travel destination?

I’m super excited to be hosting a 12-day tour of Saudi Arabia. It’s a women’s-only tour of about 16 women by Viva Expeditions, which takes us from the glittering skyline of Riyadh to the ancient tombs of aI-UIa and the Red Sea. We will meet local women and hear their stories of a country that’s changing fast. It’s going to be such a great cultural experience. I can’t wait. ◊

School zones aren’t just lines on a map – they’re powerful market forces. That’s how Jonathan Sissons, Managing Director of New Zealand Sotheby's International Realty Remuera, describes their impact on Auckland’s property market.

From Auckland’s Double Grammar Zone to Christchurch Boys’ and Girls’ High Schools, zoning has become one of the most reliable drivers shaping buyer behaviour – often outweighing lifestyle or budget.

Auckland offers the most visible example. Even modest homes inside the ‘Double Grammar Zone’ consistently outperform larger or newer properties just outside its boundary.

One young couple Jonathan’s team recently worked with had a single non-negotiable: being within zone for both Auckland Grammar and Epsom Girls’ Grammar.

“But they quickly discovered a stark divide – Dominion Road, the Double Grammar Zone boundary,” Jonathan says. “On one side, homes were fetching upwards of $2.5 million. Just across the street, near-identical properties were several hundred thousand dollars cheaper.”

With a $1.9 million budget, the couple faced a choice: outside the zone, a character villa with a yard; inside it, a townhouse or 1970s brick unit.

“In the end, they chose school access over space –a trade-off I’ve seen many Auckland families make,” Jonathan says.

And it’s not just an anecdote. Google Trends data shows “school zone” searches have the highest volume in Canterbury, Auckland, and the Waikato, underlining just how impactful they are. On Trade Me, the Double Grammar Zone is one of the most searched property terms, while realestate.co.nz allows buyers to filter directly by school zone – proof that families are actively hunting by boundary lines, not just suburb names.

Against that backdrop, colleagues from around the country paint a nuanced picture of how school zones play into local markets.

In Wellington, school zones may not be the single deciding factor for most buyers, but they remain a consideration.

“For family homes our agents know it’s going to be one of the first questions asked at an open home,” says Glen Jones, Managing Director of NZSIR Wellington.

In Waikato, Sales Associate Janine McWhannell points to strong demand for high-decile public schools and the draw of private options in Hamilton and Cambridge. For many parents "bus routes and the ability for children to bike or walk to school is also an important factor,” she says.

In Christchurch, zoning is an undeniable driver. Rosa Carter, Managing Director of NZSIR Canterbury, says, “This is a big factor here – I bought my own home for its school zoning!”

She notes that being in zone for Christchurch Boys’ High School and Christchurch Girls’ High School, or proximity to private schools, can make even a modest home highly sought-after.

School zones play a role in Hawke’s Bay, though the effect isn’t as strong as in Auckland. Prices can differ between homes just inside or outside a popular zone, for example Napier Girls’ High School.

“There are also a number of sought-after public and private schools where proximity to the campus can directly influence buyer decisions and add price pressure,” says Sabine Davison, General Manager of NZSIR Central Region.

Even within Auckland, the story extends well beyond Grammar. Carolyn Hanson, Co-Owner of NZSIR Auckland South East, points to the tightly defined Macleans College zone as one of the most competitive in the South East.

“With a limited catchment and such a strong academic reputation, in-zone homes consistently achieve a premium,” she says. On the North Shore, access to schools such as Rangitoto College and Westlake Boys’ and Girls’ High keeps suburbs like Murrays Bay and Castor Bay “at the top of family wish lists,” says Ben Macky, Director of NZSIR Auckland North.

Of course, teasing out the exact value that zoning adds is difficult. Highly regarded schools tend to be located in already desirable suburbs. But no one doubts the positive impact a good school zone has on property values.

For families, a desirable school zone can outweigh almost every other factor. For sellers, making zoning clear in marketing is essential. ◊

On the Kāpiti Coast, lifestyle is everything. Beaches, bush walks and a laid-back pace are drawing families, retirees and city escapees alike.

ince relocating from the UK to Waikanae a decade ago, Marcus D’Cunha has embraced the relaxed rhythm of coastal life. With beach sunsets, native bush on his doorstep and a tight-knit community, he’s found his ideal lifestyle and now helps others do the same across one of New Zealand’s most appealing coastal regions.

We’re in a solid patch on the Kāpiti Coast right now. According to REINZ stats, prices are up 1.9% on this time last year, and Q2 sales figures have been relatively strong. The area is averaging 97 sales per month in what is traditionally a quieter time of year. The lower bracket of $1 million and under is performing particularly well. Properties are consistently selling by tender or deadline sale methods, open-home attendances are solid and there’s a good mix of local and regional buyers. Similar to the rest of the country, homes in mid-to-upper price brackets are taking a little longer to sell, but deals are being done when vendors are prepared to meet the market.

Wellington is a unique market with its own set of challenges. With the Government job cuts, the recovery is taking longer to kick into gear than in other parts of the country. Within the region, Kāpiti almost has its own ‘micro-climate’ property market. As a popular place to retire, our population is on the older side, and many of our vendors are now looking to downsize.

For vendors of premium properties, local knowledge and international reach matter. Kāpiti has no shortage of stunning beachfront and lifestyle homes and it’s starting to get on the radar of overseas buyers – I've recently fielded enquiries from places like San Francisco and London.

On the buyer side, we’re seeing an uptick in interest, especially from Wellingtonians with young families seeking space, sunshine, and lifestyle. As I like to say to Wellingtonians –and no one disagrees – people move to Kāpiti for better weather, less wind, and fewer earthquakes.

Looking ahead, we expect steady, sustainable growth throughout the rest of 2025. Supply remains tight and economic uncertainty lingers, so both buyers and sellers need to stay flexible and informed. Sellers who present their homes well and are willing to meet the market will continue to achieve strong results.

Locals’ guide to the Kāpiti Coast

Where’s home for you?

I moved to Waikanae from the UK in 2015 and was immediately taken by the space, greenery, and relaxed attitudes. There’s a fantastic beach just five minutes away, sheltered by Kāpiti Island – it’s shallow and ideal for kids. We’ve also got an abundance of bush walks and access to the Tararuas right on our doorstep.

The Paekākāriki Escarpment Track is considered to be one of the best Kāpiti Coast walks.

Which local restaurant or café tops your list?

For coffee, Remedy in Raumati Beach always hits the spot. I’m also very lucky to have the Salt & Wood Collective BBQ restaurant in Waikanae just around the corner from me. I can never look past their smash burger and pork belly bites.

What’s the best location for outdoor activity?

The sunsets over Kāpiti Island are pretty epic, and I often head out for beach walks in summer with my family. If I’m after more of a workout, the Hemi Matenga bush walk is hard but rewarding. And if you’re adventurous, the 10km Paekākāriki Escarpment Track between Pukerua Bay and Paekākāriki is lauded as one of the great local walks. The swing bridges are good fun and the coastal views are incredible.

Which local event do you most look forward to each year?

The annual Kāpiti Food Fair has to be up there. We have an abundance of artisan food and drink producers in this part of the world and having them all in one place is always something to look forward to. As a petrolhead, I also love the Coffee & Cars events at Southward Car Museum. There can be up to 250 cars on show, and it really draws a crowd.

For you, what’s the best part about living in Waikanae? Coming from just outside of London, I never tire of being able to look up at the hills or being in the countryside within minutes. Plus, the people are welcoming and there’s a real sense of community. ◊
