The art of interior design is much more than simply making a room look stylish – it shapes how we feel, how we experience our homes, and can inspire new ways to live. It defines the spaces around us, and in doing so, influences our connection to them – and to each other.

This summer issue, The 2026 Interior Edit, celebrates that connection between design, emotion and lifestyle. We speak with three of New Zealand’s leading design voices – interior designer Shelley Ferguson, Ben Lewis from Trenzseater and Imogen Tunnicliffe from Città – about what defines great interiors now and how thoughtful design continues to inspire the way we live.

As our final Property Style for the year, it’s a bumper issue filled with stories to savour over the holiday season – from inspiring interiors and remarkable design perspectives to some of NZ’s most beautiful homes on the market today.

It’s our favourite time of year, when teams come together to celebrate, families and friends gather, and we make the most of the long, light-filled days. From lavish lifestyle homes to quiet luxury, the language of high-end living is continuing to evolve.

Interior designer Shelley Ferguson, furniture visionary Ben Lewis, and soft furnishings expert Imogen Tunnicliffe reveal the textures, tones, and trends shaping 2026’s most exquisite homes – where wellness is woven into the blueprint, personality drives the palette, and design dares to be both soulful and bold.

What are some of the high-end home design trends you are seeing for 2026?

One of the biggest evolutions I’m seeing is what I’m going to coin 'hobbyist' homes. If people have the money and space they’re integrating the activities they love the most into where they live. Think VR areas, climbing walls, car collections, art studios, mini casino rooms, music or DJ rooms – I visited a home the other day that had a BMX pump track for adults.

Wellness is no longer an add-on, it’s becoming part of the blueprint, with dedicated spa-style bathrooms, meditation zones, and infrared saunas. Offices are now dual-purpose with areas for work calls, sample libraries, or even a quiet reading nook. The chef’s kitchen continues to evolve, but now it’s often paired with a scullery with secondary appliances. Essentially, highend homes are being designed like boutique hotels, with thought given to how people live, host, and restore. What about tones, colours, textures and materials?

Next year will be all about depth and tactility. Earth, chocolate, mocha, and coffee-inspired tones are still rising, but we’re seeing them layered with chalky plaster whites, muted olives, and mineral blues. Texture is everything, from heavily brushed timber and honed stone to bouclé, mohair, and silk blends. Metals are warming up again, too, with bronze and antique brass edging out the cooler silvers.

Do you prefer minimalist or maximalist? I’m a mix of both, shall we say Maxi-min? Minimax? If an interior is minimalist, it needs to have a lot of texture and earthiness for me to enjoy it. I love the drama and richness of maximalism but prefer to use a refined version of it. I’d call it considered layering: enough space for your eye to rest, but with carefully chosen details, textures, and moments of personality that make the space feel luxurious.

How do you choose an interior space’s colour palette – instinct, trend, or context?

Context first. The location, the architecture, the natural light – they all lead the palette. I like to play detective and look at my client’s lifestyle, their wardrobe, their belongings, where they like to eat and travel – lots of clues from this exploration are what often inspire the palette I choose. Instinct plays a big role too; you can sense when a colour feels “right” for a space. Trends are interesting, but I use them as seasoning rather than the main dish.

What’s your stance on mixing eras, styles, or cultural influences?

Absolutely yes. That’s what gives a home its soul. A Georgian table under a contemporary pendant, or a sculptural African vessel against a minimalist plaster wall – it’s the friction that makes spaces memorable.

And usually there is often more than one person living in a home, so you are already working with different style preferences, belongings and opinions. The trick is to connect them through tone, material, or proportion so the story feels cohesive rather than chaotic.

What’s the best way to brighten a white wall; wallpaper vs paint, colour vs texture?

Texture is my go-to. Limewash, plaster, stone or timber panelling will always give more soul than a flat white wall. Wallpaper can be brilliant too, even subtle grasscloth adds a warmth and depth you can’t get from colour alone.

What’s one underrated material or technique you think deserves more attention?

Layered lighting. We still often use too many downlights then occasionally put a candle on. Using a combination of thoughtfully placed downlights, pendants, wall lights and candle or fire light creates the most special atmosphere.

What’s your dream project?

I have always had a dream of creating a series of four projects that celebrate New Zealand’s natural beauty across its different terrains. I’d love to create an alpine mountain cabin, a bush hut, a coastal retreat and a rural farm getaway inspired by the nostalgic bach versions of these you used to come across as kids, but with a modern twist.

What’s one design rule you always break?

“Less is more.” Sometimes, more is more. If a space calls for shelving to fill a library room with books, or a wall filled edge-to-edge with art, then why not? It’s about knowing when to hold back and when to lean in. The joy of a home is having it tell your story. You’re about to embark on the huge undertaking of rebuilding your own home. Can you tell us about some of the interior style?

We have been wanting and needing to renovate for five years. I’m creating an interior inspired by a movement called Quiet Luxury. For me, that means spaces that feel elevated but not shouty, quality materials, custom details, natural textures, and lots of attention to little details that support everyday life. It also translates to investment design – timeless spaces that age gracefully, rather than needing to be ripped out in 10 years. It’s going to have European influence in terms of wall panelling, wall lighting, layered materials, and skirtings, scotias, chevron flooring and built-in cabinetry detailing, but a NZ influence in terms of colour palette and materials.

What’s trending in furniture design for 2026?

Great design is timeless, but I do think that we are going to see a lot more natural materials like marble and alabaster being used in both furniture and interior furnishings, natural timbers being finished in very raw/ natural ways along with unique metal knurling details being used in furniture and lighting designs. What are some of your favourite materials to work with right now?

I am working a lot with different metal finishes in our designs and using beautiful, luxurious velvets in our upholstered products. Nubuck leathers I am also using a lot for its pure, natural feel. Natural stone is also a favourite too – in particular marble and alabaster for its translucent effects.

How do you find inspiration for your designs?

I love antiques – they are authentic and feature some very intricate detailing, reminiscent of the time –but modern pieces have character when some of these details are used. I also love architecture and fashion, both of which show great form, function and layers. What are some of the standout pieces of your new collection?

We have some very cool pieces that we released this year, in particular the RIVA sideboard which features a very intricate parquet pattern I designed. When viewed at different angles, different patterns are formed. Also newly introduced is the MODENA sideboard which features a bold, fluted design on the door fronts, a classic signature of ours.

What are the most coveted colours in homewares, soft furnishings and accessories for 2026?

I’ve noticed a gravitation towards warmer tones, across both brights and neutrals. Rich dark browns, powdery and vibrant blues, and warm brick reds moving into purply plums and berry tones. In NZ, we’ve traditionally played it safe in terms of colour use, but now we’re seeing a shift toward bolder colours, and brave combinations.

What’s your advice for freshening up a home according to the seasons?

Changing up the textiles in your home can change the look and feel of a space instantly. Coming into summer, bringing in brighter, uplifting colours into bedroom spaces and having fun with your combinations can really change the mood of the space. Adding in some interest through pillowcases or a bedspread is a great way to add some colour and pattern without committing to an entirely new duvet set, for example.

Cushions are another simple, more affordable way to refresh a room. Buying something new or even keeping a few additional cushion covers in your linen cupboard allows you to readily swap them out depending on the season.

We’ve been leaning into the colour and pattern and styling them with other patterned and colourful items to make interesting and vibrant table settings.

The Claret sofa balances elegant design and comfort beautifully, and the new Lisbon pattern is interesting without being overpowering.

Are there any international interior trends you are keeping an eye on?

Bedspreads have been having a moment in the sun of late, especially very oversized ones. They create a calm, uncluttered feel by simplifying the look of a bed.

It’s refreshing to see the generic “white on white” look give way to more personality-driven spaces.

Eclectic combinations of old and new pieces, coloured walls and fittings: rooms that reflect your personality.

On Città’s international site, we’ve noticed customers in the US and Australia gravitating towards bold and bright colours, and our more playful designs. Some favourites include the Albers and Pinto placemat ranges and the Morandi and Cabin ranges. ◊

Built different

Two remarkable homes – one historic, one hyper-modern – both redefining what it means to live beautifully.

Where investment meets opportunity

For years, international interest in NZ’s finest homes has remained strong but opportunity was limited to a select few. That door is finally beginning to open again.

Under soon-to-be enacted rules, qualified overseas investors holding an Active Investor Plus visa will be able to buy or build one home worth NZ $5 million or more. Some finer details are still being confirmed, including land-size limits, property types and consent requirements.

It’s a welcome and necessary adjustment, one I’ve long believed would re-energise the top end of our market without compromising local affordability. And while it affects fewer than one percent of homes, it has the potential to meaningfully lift confidence and attract new capital.

For homeowners in this tier, the message is clear: now is the time to prepare. The first wave of Active Investor Plus applicants are already putting their finances and investment plans in place, identifying the properties they want to secure once approvals are granted. Sellers who act early will be best positioned to meet that demand as it emerges.

We know the demand is real. We’re seeing increased international enquiries and a noticeable spike in offshore website traffic, as buyers research our regions and shortlist properties ahead of the official change. Our recent agent survey showed more than half of all luxury buyers are from offshore markets including Australia, Asia, North America and Europe. The signal is clear: NZ is back on the radar for high-networth investors.

This is an exciting moment for global investors and lifestyle seekers who have long been drawn to our country’s safety, natural beauty and exceptional quality of life. NZ offers some of the world’s most remarkable homes, from contemporary architecture that celebrates the landscape to timeless residences crafted from rare materials and set against extraordinary views.

At the same time, Australia has moved in the opposite direction, tightening access to established homes for foreign buyers. That contrast is drawing fresh attention here from those deciding where to invest, live or establish a second base.

To better understand the people behind this renewed interest, I spoke with Greener Pastures NZ, a firm that helps international clients navigate the visa process and identify investments that align with their lifestyle goals.

Mischa Mannix-Opie, Director of Client Experience, told me their clients are high-net-worth individuals and families seeking a “Plan B” life built around lifestyle, security and meaningful investment.

“They’re drawn to NZ for its natural beauty, stability and sense of community. In an increasingly uncertain world, it stands apart as a genuine safe haven,” she said.

Since the property-ownership rule change was announced, Greener Pastures has seen a surge in enquiries, particularly from the United States, followed by China, Hong Kong and other parts of Asia. “The clients we’re engaging with are deeply motivated and genuinely excited. They are looking for what we call lifestyle-plus –the opportunity to combine investment with genuine presence and connection.”

While not everyone moves immediately, that enthusiasm signals real momentum. She notes relocation at this level is rarely rushed; families consider schooling, logistics and timing before committing. Yet the ability to own or build a home here gives them an anchor –a reason to spend more time in New Zealand, to put down roots and contribute to local communities.

Find your stride in the Waikato

Open spaces, connected communities and a confident market – the Waikato is finding its rhythm across Cambridge, Tamahere and Matangi.

ince swapping Auckland for the open spaces of the Waikato, Simone Cronin has found a better pace of life and a thriving regional market. As Sales Manager for Waikato, she shares her perspective and on-the-ground insights from Cambridge, Tamahere and Matangi.

Here in the Waikato we’re seeing the strength of the regional property market in action. Cambridge, Tamahere and Matangi are experiencing good activity from buyers across all price points, including the premium market. As always, it goes to show: when properties are presented and marketed beautifully, and vendors are motivated to make their next move, the results follow.

REINZ data reflects this. While the September Waikato regional median price eased 3.9% year-on-year to $730,000, the Cambridge median last month sat at $925,000 – 3% up on September 2024’s $897,000. Auctions are gaining momentum, with more homes offered under the hammer and stronger engagement in the auction room.

First-home buyers and downsizers remain active drivers of the Cambridge market, while premium purchasers across all three locations are taking a more considered, measured approach. First-home buyers are also becoming more

confident, particularly when we can educate them on the auction process and help them see the benefits of engaging early.

A consistent buyer trend is enquiry from outside our region, typically from Auckland and Wellington. Equity-strong Aucklanders are often willing to drive down at short notice to privately view new listings. Private viewings are preferred by vendors of premium homes which doesn’t deter serious buyers if the property ticks all their boxes. Also, expat Kiwi enquiry has increased significantly in the last three months.

Compared to other parts of the country, we’re fortunate to have a range of levers to pull across different price brackets and lifestyle journeys. Waikato is a great place to live and continues to be an attractive region. Getting around is so easy because of the excellent highways and byways.

On the vendor side, we are seeing more sellers looking to downsize or free up capital to support their next step – a trend that’s more prominent than this time last year. When it comes to premium property, local knowledge and international networks are hugely valuable to vendors. Our white-glove service for international buyers – including referrals to trusted professionals in OIO, AIP, and tax advisory – is a major point of difference. Our vendors appreciate the investment we make in this space as it is genuine and adds tremendous value to our ability to generate results.

I expect activity and sales to continue to go from strength to strength in the months ahead. We’re seeing more vendors come to terms with the new market landscape and when they’re motivated by where they want to be next, we can make it happen.

Locals’ guide to the Waikato

Where’s home for you?

I moved to Ngatea, on the Hauraki–Waikato boundary, from Auckland just over a year ago. I also spend two or three nights a week in Hamilton, but the one-hour commute from Ngatea to Cambridge, Hamilton or Tamahere – even up into the Coromandel – feels like a dream compared to years of Auckland traffic.

What’s your favourite local restaurant or café? Cambridge’s Alpino and the new Clements – both are always buzzing.

What’s the best location for a scenic walk, run or outdoor activity?

The Te Awa River Ride walk and cycleway – although you won’t find me on a bike!

What’s your favourite local event?

Our very own Intentional Connections Business Event runs each month – I have met so many fabulous local businesspeople! I am so looking forward to joining the Waikato Supper Club and experiencing even more local cuisine with our generous philanthropists, committed to our Waikato families.

An enduring river
