From the President Many of the homes we build will eventually be inspected by a Licensed Real Estate Inspector. If that’s the case, shouldn’t Builder’s know who these inspectors are? Shouldn’t we know what sort of training they have that enables them to inspect and judge our projects? A real estate inspector is a person who is licensed to perform an inspection of a property that is the subject of a real estate transaction. An inspector can work for either a buyer or seller and is required to follow a Standards of Practice, which provides the minimum standards an inspector must follow when inspecting a property. The Real Estate License Act, enacted in 1991, provided for the examination of home inspectors and established continuing education requirements. These and other requirements are contained in the Texas Administrative Code. The law requires home inspector applicants to work as apprentice inspectors under the supervision of a professional licensed home inspector. If an applicant is unable to obtain an apprenticeship, educational course work and an examination can be substituted. Home inspectors are regulated by the Texas Real Estate Licensing Board and the Texas Real Estate Commission. There are 3 levels of an inspector license (apprentice, Real Estate, and Professional) In order to be licensed as a professional home inspector one must take the 128 hour classroom course and one of the following: A.
