Wow, can you believe it has already been a year, since taking office.

I really appreciate the opportunity to have served as your President.

It has been a great time for our association. We have taken great strides in several areas, the Government Affairs Committee, Texas Association of Builders recognition , and HOMEPAC, just to name a few.

With that being said, the new incoming officers are an awesome group of individuals. John Harmon is very prepared to take the reins, while Eddie Holcomb’s enthusiasm will keep everyone uplifted.

Please give these guys, and all the other officers and committee members all the support they deserve.

The NTHBA has been such a special part of our business plan. It serves as a great catalyst for networking and keeping up on the rules and regulations that face our industry. If anyone should ever ask “Why are You a Member ?” , these are my first two answers.

Well water and native plants discussed at Home Builder’s luncheon.

Graf noted that census estimates are for the state’s population to grow to more than 45 million persons by 2060.

“This will put a lot of pressure on our state’s water resources.”

He explained that there are several major aquifers in Texas.

These include Ogallala, Seymour, Trinity, Edwards-Trinity, Edwards, Gulf Coast, Carrizo-Wilcox, Pecos Valley, and Hueco-Mesilla Bolson. The aquifer serving our area is the Seymour Aquifer.

Because of the extended drought and popularity of water wells, the aquifers in Texas are being drained at an alarming rate. He also noted that the water quality from water wells is often stressful on grass and plants.

Graf said a well water testing campaign tested 45 area water wells. Twelve were found to be acceptable, 25 had issues with water quality, and eight were found unusable because of high salt, sodium or Boron content.

They tested for total dissolved salts, sodium absorption ratio, Boron toxicity in plants, and nitrates that could harm pregnant or nursing mothers.

He said high sodium content eventually destroys soil structure and restricts water infiltration.

Graf urged everyone drilling a water well to have the water tested and to take soil samples if you have been using well water on your garden or lawn. He also urged adding gypsum for soil structure.

Graf said Dr. Mark McFarland has a booklet on using salt/Boron-tolerant plants.

He ended the presentation with a slide show of plants adaptable to the Wichita County and Texoma area.

Job site radius marketing has become a significant resource of leads for some of the most successful home improvement companies in the country. Job site radius marketing, particularly if you are working with a location niche, helps to make your company more visible in areas where you are already working.

Marketing around a current job gets neighbors talking about the work you do. If you have already done a beautiful job on an addition for a family on Main Street, marketing to others who can see your high-quality work on a daily basis, is a smart marketing move.

Yard signs â&#x20AC;&#x201C; During a job, yard signs are great ways to let the people in the community know about your company. Pre-printed signs with your company logo and contact information give easy access to anyone in the neighborhood that might be in the market for remodeling or construction. You can also consider sign holders that have plastic holders for brochures or additional information. The yard signs and attached information holder are inexpensive ways to market. Youâ&#x20AC;&#x2122;ve gotten the contract for the job; take the opportunity to let everyone in the surrounding area know who their neighbors trust to do the work on their home.

Door hangers â&#x20AC;&#x201C; Itâ&#x20AC;&#x2122;s a rule of thumb in marketing, that it takes someone seeing your name three times before they remember it. Job site radius marketing is no exception. Youâ&#x20AC;&#x2122;ve got your name on the sign in the yard where youâ&#x20AC;&#x2122;re doing the project, so follow it up with door hangers on all the homes in a mile or two radius of the site. Make sure the door hanger has your company logo, contact information and perhaps a spot where you can write in the address at which youâ&#x20AC;&#x2122;re currently working. Again, keep the look of every marketing piece in alignment with your total marketing plan. â&#x20AC;&#x153;If anything bothers youâ&#x20AC;? letter â&#x20AC;&#x201C; When your crews are working in a neighborhood, it is good public relations to create a letter that lets the surrounding homeowners know how long you will be there and how they can contact you with concerns or questions. By communicating with other homeowners and letting them know that you are concerned about their experience while your crews are in the area shows a high degree of professionalism that they may remember when they decide to do some remodeling.

Home-builder confidence hits highest mark in years

WASHINGTON (Market Watch) — A gauge of confidence among home builders rose in September to the highest level in almost nine years, as builders’ views on present and coming sales rose, according to data released Wednesday.

The overall gauge of builder sentiment rose 4 points to 59 in September, according to National Association of Home Builders/Wells Fargo. Readings above 50 signal that builders, generally, are optimistic about sales trends, and September marks the third consecutive month of above-50 readings.

A strengthening jobs market is perking up builders, though there are still major headwinds from strict credit standards, among other factors.

Confidence among home builders is running higher than levels historically seen at recent building rates for new homes. On Thursday, markets will get an even clearer picture of the housing trend as the government reports on new home construction.

Economists expect to find out that the pace of construction slowed in August.

There is reason for optimism. Economists are forecasting faster sales and construction of new homes as the economy adds jobs at a healthy rate. Also, mortgage rates remain relatively low, making financing relatively affordable.

However, not all borrowers are able to take advantage of cheap mortgages. Years after the financial meltdown lenders’ loan standards are still so high that some creditworthy borrowers haven’t been able to get a mortgage. Also, the number of borrowers, who can afford home loans, has shrunk due to rapidly rising house prices over the past year.

Data details from Wednesday’s report showed that NAHB’s gauge of builders’ views on coming sales of single-family homes rose 2 points to 67 in September, while a barometer of builders’ views on present sales rose 5 points to 63, and a gauge of prospective-buyer traffic increased 5 points to 47.

“The data continue to suggest that the housing recovery is back on track,” said Jim O’Sullivan, chief U.S. economist at High Frequency Economics.

Early Wednesday, Lennar LEN, +0.09% one of the top U.S. home builders, reported fiscal third-quarter earnings and revenue that jumped up from the year-earlier period. The most recent report from the government on homes throughout the U.S. showed that the sales pace fell to a four-month low in July.

It’s worth noting, however that single-family home data series is volatile, and sales could point higher in coming reports.

The mailings can all be set up in your computer and merged with your prospect database or mailing list database. Planning ahead can have a campaign all ready and set to go when a job begins.

U.S. new home sales at six-year high, but outlook challenging (Reuters) - Sales of new U.S. single-family homes surged in August to their highest level in more than six years, a sign the housing recovery remains on course.

The recovery, however, will likely remain gradual against a backdrop of relatively high unemployment and sluggish wage growth, which are sidelining first-time buyers and keeping many young adults from seeking their own accommodation.

"This is welcome news in an otherwise mixed outlook," said Diane Swonk, chief economist at Mesirow Financial in Chicago. "We are still a long way from the housing market recovering from the bust.

New home sales jumped 18.0 percent to a seasonally adjusted annual rate of 504,000 units, a second straight monthly gain that took them to the highest level since May 2008, the Commerce Department said on Wednesday.

Though new home sales account for only about 9 percent of the market, the increase helped allay fears of renewed weakness after a surprise decline in home resale’s last month.

"We expect some of this buoyancy to be reversed in the coming month, but continue to believe that the underlying fundamentals of the housing sector remain favorable," said Millan Mulraine, deputy chief economist at TD Securities in New York.

U.S. financial markets were little moved by the data, but housing shares tumbled after home builder KB Home (KBH.N) reported earnings that missed Wall Street's expectations.

KB Home shares fell 5.7 percent, while Pulte Group (PHM.N) slipped 0.6 percent and Toll Brothers (TOL.N) dropped 0.9 percent. The overall housing market index .HGX, however, was up marginally in mid-afternoon, tracking broader indexes.

CHALLENGING ENVIRONMENT The National Association of Realtors said on Monday that sales of previously owned homes fell in August for the first time in four months as the investors who had been supporting the market stepped away.

Economists hope their departure will leave an opening for first-time buyers, but worry still-high unemployment and sluggish wage growth will continue to constrain sales.

The share of first-time buyers in the home resale market has been stuck around 29 percent, well below the 40 percent to 45 percent considered as ideal by economists and real estate agents.

"It's still a challenging environment for those buyers," said Guy Berger, an economist at RBS in Stamford, Connecticut. "You can make a good case for a slow, gradual improvement."

In a separate report, the Mortgage Bankers Association said applications for loans to purchase homes fell last week as mortgage rates crept up. New loan applications are well off peaks seen early last year.

With average hourly earnings up only 2.1 percent over the past year, many Americans are opting to rent, while some of those who have recently graduated from college are moving back home or staying with friends, weighing on home sales.

According to government data released last week, 492,000 households were formed last year, well below the one million economists say would be consistent with a healthy market.

"Household formation, a major driver of new construction, is falling asleep at the wheel," said Patrick Newport, an economist at IHS Global Insight in Lexington, Massachusetts.

Despite the rise in sales in August, the stock of new houses on the market hit its highest level in four years, giving buyers more choices.

At August's sales pace it would take 4.8 months to clear the supply of houses on the market, down from 5.6 months in July. A six months' supply is normally considered a healthy balance between supply and demand.
