But the 30-year, fixed rate mortgage — the primary housing financing tool for most Americans — is being threatened.

Some members of Congress are pushing to end the federal backstop for housing. Without a federal role to absorb market risk, private lenders would increase interest rates and fees on all types of available financing options, including the 30-year, fixed-rate mortgage.

During the Great Depression, the national homeownership rate was well under 50 percent and buyers were often forced to finance their homes with a 50 percent downpayment on a five-year balloon mortgage. The 30-year, fixed-rate mortgage came about as a result of President Franklin Roosevelt’s New Deal policies and played a pivotal role in helping to increase SERVICES the national homeownership rate so that today two out of three Americans own a home.

NTHBA 2012 Membership Drive Information & Rules The North Texas Home Builders Association is conducting a membership drive beginning July 5, 2012 and ending December 31, 2012. The goal is to increase our membership by 20% or 16 new members.

Only new builder and associate members will count toward the contest. (A builder or associate member is a primary member for a company. Affiliate members will not count toward the contest (An affiliate member is a member brought in under a primary member).

Each month we will award the member who brings in the most new members with a $50.00 cash prize. The winner will be recognized and awarded the prize at the General Membership Meeting the month following the close of the previous month. We will also recognize all members who have brought in new members as well as the new members.

At the end of 2012 we will determine who brings in the most members for the year and they will be awarded a grand prize of $1000.00 and receive a free web site banner ad on the NTHBA web site for the year 2013. This prize will be awarded only if the total increase in membership is 20% or more. Otherwise the grand prize will be as follows which do not include the web site banner: 10% -19% winner receives $500 • 5% - 9% winner receives $250 • Under 5% winner receives $50 Only new members brought in after July 5, 2012 will be counted for the contest. Although we are not able to count the affiliate members toward the contest any affiliate member you have the opportunity to get to join we encourage you to sign up. We can always use new talent to help in many areas.

The dues are as follows: Builder Member: $526 • Associate Member: $400 Affiliate Member: $200 for 1st affiliate under primary member • $50 for each add’l affiliate within that company We have brochures available at the North Texas Home Builders Association office with information about benefits of becoming a member. Membership applications are available online or at the North Texas Home Builders Association office.

Parade of Homes was a Tremendous Success!

Tom Hansen of Wichita Falls was the winner of $1,000 in the Parade of Homes Drawing sponsored by the North Texas Home Builders Association. He was presented the check at the office of Habit for Humanity of Wichita Falls on Thursday, June 21, by Stan Mountain, president of the North Texas Home Builders Association, Steven Hinson, vice president of the organization, Teri Gibson, executive vice president, Shelia Hammonds with Stan Mountain Construction and Beverly Bryant, volunteer coordinator of Habitat for Humanity. Hansen, who is retired civil service, said he and his wife love visiting the Parade of Homes entries. “A lot of times we use it as a social event. Every year we see someone we know while touring the homes. We also enjoy seeing the newest features in homes. This year we were very impressed by the quality of the homes in the Parade.”

Mountain said attendance at the recent Parade was up. “Most builders were impressed with the crowds and the number of people seriously looking to purchase a new home was substantial this year.” Gibson reported within weeks of the parade almost half of the entries were sold and several builders are working with parade contacts on plans to begin construction on other homes. One of our supplier members said leads generated from the parade has kept him busy doing estimates and others have had enquiries on their products due to the parade. Hinson agreed. “This was one of the best Parades we have had in years.” He also wanted to thank Landmark Title Company for sponsoring the kickoff luncheon that helped get the Parade off to a good start with Mayor Glenn Barham assisting in a ribbon cutting that is customary to kick off the parade of homes.
