Young Professionals Held 2nd Texas Hold Em Tournament October 16, 2015

The Young Professionals held their second Texas Hold Em Poker Tournament on Friday, October 16, 2015. 19 people participated in the fund raiser and had a great time.

Jerry and Stephanie, owners of Steelhouse, once again, conducted the tournament along with supplying the equipment and venue to conduct the tournament while putting on a spread of finger foods, fruit trays and a delicious homemade cake. Everyone had a great time along with the opportunity to network with one another.

Jake Munholland and Michael Bunches decided on a draw and split the 1st & 2nd Place prizes to close the evening while Alex Curlin came in 3rd. Prizes were paid out for 1st, 2nd & 3rd along with a first man out prize which was gifted back from Eddie Holcomb and awarded to Chris Curlin. Thank you Atmos Energy for donating the Starz tickets and parking passes, Felix Castillo with ABC Supply for the $100.00 Mastercard Gift Card, Chuck Vergauwen with Woodco for the $50.00 cash donation and the 6 players you sent to play, Landmark Title for the $30.00 cash donation, Brian Hooker for donating the Comet Cleaners and Message Envy Gift Cards as well as all who participated to make this happen. Over $500.00 was raised to help pay for the Young Professionals to get involved in the community and our State functions. Watch for information in the Reporter, in emails, on Facebook and on the Web site to come out about the next tournament that will be scheduled in February 2016.

New officers sworn in at NTHBA monthly luncheon

The North Texas Home Builders Association held its installation of new officers and board of directors as part of its October membership Luncheon held Thursday, Oct. 1, at the Kemp at the Forum. Steve Sorrells, president of the Texas Association of Builders (TAB), was the guest speaker and installation officer.

Outgoing NTHBA President John Harmon thanked everyone for their service during the past year. He introduced members of the association’s adopted squadron from Sheppard Air Force Base, who presented the association with a photo from the squadron’s “Disney Themed” rest stop at this year’s Hotter ‘N Hell 100 bike ride.

In his prepared remarks, Sorrells discussed the Texas Builders Foundation that provides scholarships for people going into the building industry. “We must help people come in who can someday take over our business,” he noted. He added that the average age of plumbers in the Waco area where he builds homes is 62, while the average age of electricians is 63.

Sorrells also noted that the foundation also provided funds and help to citizens of West, Texas, following the deadly grain elevator explosion.

Sorrells introduced Dean Nichols of Kelly Moore Paints.

His company committed $125,000 to the Texas Builders Foundation. Nichols said, “This is an opportunity to give back to our community. We are going to work to grow this fund. We are reaching out to Continues on page 6

The North Texas Home Builders Associations 6th Annual Golf Tournament had a record turn-out with 31 teams competing & 50 hole sponsors.

We were blessed with many members stepping up once again to make the 6th annual golf tournament a great event. Morrison Supply sponsored a barbeque lunch catered by Texas Best while Atmos Energy graciously wet the pallets of the players by being the drink sponsor. Scot Flinn & Kathie Davis of First National Bank donated a Scotty Cameron Putter for a prize giveaway that helped support the Young Professionals council and Eddie Holcomb of Harmon & Holcomb Homes donated a TV along with a golf bag and clubs donated by Steven Hinson with Dennis Company that were given away in a drawing. This particular drawing was only for those who purchased the extras such as mulligans, a chance to hit from the woman’s T and a chance to actually throw the ball. There were gift cards given away as a prize on 17 holes with various ways to win. Even though the tournament is a competition and there were winners and losers the main goal was to raise funds and have a great time and everyone did.

Tim Sawyer of Sawyer Printing and Promo special ordered 6 pack coozie coolers that were handed out for goody bags this year and Archer Title made sure each player received a sleeve of golf balls in their goody bags. There were other neat items put in the goody bags donated by First National Bank, Kelly-Moore Paint Company, Pilgrim Bank, StrucSure Home Warranty and Oncor.

Golfers were given a ticket as they registered and many had the opportunity to walk away with some awesome door prizes donated by Landmark Title, Atmos Energy, Pilgrim Bank, Oncor, Scott Flinn, Kelly-Moore Paint Company and United Supermarket.

We had a great group of volunteers, Dorothy Rhone, Sarina Thomas, Savannah Brady and Sharon Tucker, who all helped with the set-up and registration and Jeff Boyd and Michael Grassi put out the hole sponsorship signs.

The Federal Housing Administration on Sept. 30 published Mortgagee Letter 2015-22, which will allow more borrowers to qualify for homes that meet updated energy efficient standards.

The FHA letter updates the agency’s Energy Efficient Homes (EEH) minimum energy-efficiency standard to the most recent International Energy Conservation Code adopted by HUD for mortgages on new construction.

The new option builds on FHA’s existing EEH program, which allows for a borrower’s income qualifying ratios to be “stretched,” or increased, by two percentage points above the standard limits for homes that meet minimum energy efficiency standards.

For standard FHA loans, debt-to-income ratios are limited to 31% (front-end) and 43% (back-end). Under FHA policy for the EEH mortgage, these debt-to-income ratios can be increased to 33% and 45%, respectively.

FHA’s EEH stretch ratios can be applied across FHA’s Title II forward mortgage products and programs, including its existing energy efficiency options toolkit of products: • The Energy Efficient Mortgage Program, which allows borrowers to finance up to 5% of the appraised value of a home to invest in energy efficiency improvements, as long as the energy savings is more than the cost of the improvements financed.

• The 203(k) Rehabilitation Mortgage Insurance Program, which allows borrowers to purchase or refinance a home and include the financing of rehabilitation costs – all in one loan.

• Solar and wind technologies policies, which allow borrowers to add the cost of a new solar or wind-driven energy system improvement to the loan amount under certain conditions.

• Weatherization policy in all FHA standard products and programs, which allows borrowers to finance up to $3,500 to pay for basic weatherization items, such as thermostats and insulation.

Say No to Sprinkler Mandates Fire sprinkler installers and manufacturers are stepping up their efforts to mandate sprinkler systems in one- and two-family homes through the International Residential Code– even though code officials and elected leaders have overwhelmingly rejected these plans.

Here’s what you need to know.

Smoke alarms work.

Sprinklers aren’t cost effective.

The Fire Protection Research Foundation puts the average cost of a residential sprinkler system at $6,000.

That’s not affordable to many families.

In fact, just a $1,000 increase in home prices keeps more than 200,000 households out of the market.

Sprinkler proponents say they have the numbers to prove their products work better – but those numbers are based largely on multi-family projects. Ensuring that every home had at least one working smoke alarm would save about 890 lives every year in our country. This would benefit everyone – not just those who can afford a new home.

Beware of false claims.

According to the National Fire Protection Association’s U.S. Home Fires Fact Sheet, the leading cause of unintentional home fires are cooking equipment, heating equipment and electrical distribution and lighting equipment. NewerIsaiah homes are built to a 7:14 system of building codes explicitly designed to make homes safer, and reduce the need for makeshift lighting and heating solutions.

Fires are more likely in older homes.

Home fires are tragic. But building codes apply only to new homes. And in states where we can match the age of affected homes with standard national fire data, fatalities are heavily concentrated in older homes. To reduce fatalities, we need to make older homes safer: Working smoke alarms make a life-saving difference.

Residential fire sprinklers aren’t designed to save property.

Fire sprinklers can even increase property loss because of the significant water damage they can cause. If the occupants are away or in a different part of the house – or if they accidentally discharge – the amount of water released can be quite considerable.

Court Ruling Suspends New EPA Water Rule

NAHB today commended the U.S. Court of Appeals for the Sixth Circuit for enacting a nationwide stay on Environmental Protection Agency (EPA) regulations that dramatically expand the definition of “waters of the United States” under the Clean Water Act. “We applaud the court for taking this action to suspend EPA’s water rule,” said NAHB Chairman Tom Woods. “NAHB has been working diligently on the legislative and legal fronts to overturn this rule that raises housing costs, tramples states’ rights and adds unnecessary regulatory burdens to small businesses.”

As required by law, EPA failed to consult with state and local governments, confer with business stakeholders, comply with regulatory requirements or produce an accurate cost-benefit analysis.

“The EPA had said the new definitions were needed to bring clarity to the regulations. We fought back in hearings, written testimony and comments, and finally, a lawsuit – because these new rules did nothing but muddy the waters – confusion that would lead to costly permitting delays and hamper our nation’s economic recovery,” Woods said in a letter to members announcing the decision.

In its ruling, the Sixth Circuit stated: “A stay temporarily silences the whirlwind of confusion that springs from uncertainty about the requirements of the new rule and whether they will survive legal testing. A stay honors the policy of cooperative federalism that informs the Clean Water Act and must attend the shared responsibility for safeguarding the nation’s waters.”

So while the federal courts figure this out, the agencies will have to use their previous definitions. For the time being, EPA and the Army Corps of Engineers must prove that a water is jurisdictional before automatically sweeping it into their regulatory nets.

“Our members want to protect the nation’s waters, but we need clear rules,” Woods said. “Today’s court decision is a step in the right direction.”

Publication & Communications Committee Committee is kicking off the production of the 2016/2017 Membership Directory. The plan is to have the new publication in the hands of members and out in the community by the end of January 2016. If you have someone you know that has been thinking about becoming a member please encourage them to do so before December 15, 2015 so they are able to be listed in the directory and take advantage of the advertising opportunity.

Budget & By-Laws Committee is working on the 2016 Budget and will be offering partnership levels to members once the details have been established. The NTHBA will also be looking for corporate sponsorships for 2016.
