ECONOMIC IMPACT - I wanted to pass along this article from NAHB to remind us all why our industry is so very important to our country’s economic growth.

According to economists at the National Association of Home Builders, the one-year estimated local impacts of building 100 single-family homes in a typical metro area include $21.1 million in local income, $2.2 million in taxes and other local government revenue, and 324 local jobs.

But what does that economic impact mean in the real, day-to-day lives of community residents?

Just think about it. When a family moves to a community and buys a new house, they will likely shop at local stores to buy furniture and accessories to decorate the home. They will fill their car’s gas tank at local gas stations so they can get to the stores, have local mechanics work on the car when it breaks down or needs the oil changed, or buy a new car at a local dealer when it’s time to replace the old one.

The family may need to hire local companies for regular services to maintain their home, such as landscaping, house cleaning, pet sitters or pool upkeep.

This increases enrollment, meaning more teachers, janitors, cafeteria workers and other school support staff will need to be hired. Those kids will also join sports leagues and other activities, buy equipment and pay registration fees that provide stipends for referees and coaches.

All of this economic activity puts income into the pockets of local business owners and their families, who can then afford to go out and spend money themselves, which recycles even more money into the community’s economy.

The new family also pays local and state taxes.

These tax revenues help pay for a wide range of government services, including school teachers, police departments, refuse collection, parks maintenance and road repairs.

Over the long term, as the families who move into new homes become part of the community, their positive impact continues. NAHB estimates that those 100 new homes also provide the community Continue to pray for our members’ health, with additional, annually-recurring impacts of $3.1 million in local income, $743,000 in taxes and other families, and businesses as well as the revenue for local governments, and 53 local jobs. armed forces, our leaders, and our country.

Families who buy a newly built home enjoy benefits including safety, amenities, energy efficiency and floor plans to fit a modern lifestyle. But the advantages of new homes extend far beyond the buyers and the builders—residential construction has a positive, direct impact on the local community for years.

On 21 Apr 13, 11 personnel with the 363 Training Squadron set out to accomplishThe Premier Obstacle Course Series In The World, “The Tough Mudder.” Tough Mudder events are hardcore 10-12 mile obstacle courses designed by British Special Forces to test your all around strength, stamina, mental grit, and camaraderie. Tough Mudder is a proud supporter of Wounded Warrior Project. To date, Tough Mudder participants have raised over $5 million to support thousands of warriors returning from the battlefield. The 363 TRS team, led my Team Leaders SSgt Kraig “Fatman” Barritt and SSgt Stefan Marth, started and finished the course as one team. The team battled through swimming in ice-water, climbing 200-foot hills that only mountain goats are accustomed to, and running through a field of 500+ live wires — some carrying as much as 10,000 volts of electric shock. While it was one of the most physically and mentally demanding challenges most of the team had ever faced, teamwork was the key. A special thanks to the North Texas Homebuilders Association for donating our jerseys, as pictured. It is something special to have a community like Wichita Falls that gives unconditional support the military. Overall, the 363 TRS team donated a little over $300 to the Wounded Warrior Founded, in addition to the portions of the entry fees that are put toward the Foundation.

Parade of Homes attracts large crowd

The 61st Annual Parade of Homes was a huge success with a record turnout for the nine-day event, said Steven Hinson, president of the North Texas Home Builders Association. “We sold 307 more tickets than last year, for a total of 2190.

We have had an increase in attendance each of the last three years.�

The Parade began with the “Kickoff Luncheon� on Friday, May 31, at Clark Student Center on the campus of Midwestern State University. A total of 142 persons attended the luncheon that included a More than 140 persons attended the Parade of silent auction benefiting the Homes’ kickoff Luncheon prior to the opening of the Parade.

Texas Association of Builders HOMEPAC fund that is distributed throughout the state of Texas to help elect officials who work to keep the home building industry vital and homes more affordable for the buyer.The Kickoff Luncheon was sponsored by Landmark Title. The food was prepared by the Kiowa Kooks.

Following the luncheon, a ribbon-cutting ceremony was held at the Showcase Home in Canyon Trails. The ribbon was cut by Mayor Glenn Barham.

A total of 15 homes were open for viewing during the Mayor Glenn Barham cuts the ribbon for the Showcase Home for Builder Stan Mountain and the rest of the Parade.

Again this year, members of the North Texas Home Builders Association.

Builders Lumber Company was the corporate sponsor for the Parade.

Builders participating in the Parade included R.J. Wachsman Homes, Harmon & Holcomb Homes, Dennis Company, Douglas Custom Homes, Klasse Homes, Lance Friday Homes, Rhone Building Corporation, Skyline Developers, Thompson Brothers Construction, and Garnel Construction.

effective if it returns at least 10% in energy savings in the first year, other approaches -- for example, those pegged to the current rate on a fixed-rate mortgage -assume a much smaller rate of return will do. NAHB's economists argue that the common practice of using the current mortgage rate to discount energy savings is unrealistic, fails to account for buyers' borrowing constraints and doesn't reflect the way that consumers actually evaluate alternatives when deciding on which features to include in a new house. The article presents evidence from three different sources about rates of return that more realistically reflect household decision alternatives, all of which are in the same neighborhood as (though slightly higher than) the 10% return in NAHB's current policy. Meanwhile, it argues that the current mortgage rate of 4% is far too low of a benchmark against which to compare utility savings because doing so will result in some features being classified as cost-effective that are clearly priced higher than the market will bear. While NAHB surveys have shown that most home buyers do care about energy efficiency and are very interested in features of the home that can lower utility bills, home buyers on average say they need to save 14% of the upfront cost per year to make an investment in energy efficiency.

"Before You Know It....The International Builders Show '14"

As NAHB’s Convention Chairman, it is my job to be really excited about the upcoming International Builders’ Show (IBS) in Las Vegas. But let me tell you why this show will be different and has this 34 year veteran of IBS watching the calendar in anticipation. NAHB and the IBS have joined forces with the National Kitchen & Bath Association’s “Kitchen & Bath Industry Show”, known as KBIS. The two largest and most important industry shows will be held in the same place at the same time in the Las Vegas Convention Center. Your IBS badge will give you access to both trade show floors. A greater range of products than we’ve ever seen at IBS will be yours to see next February 4-6. KBIS attendees will be able to visit the IBS floor as well. What an awesome deal, two shows for one!

For suppliers who serve the home-builder and the kitchen and bath design markets, this is nirvana. Both audiences at one show. The whole range of specifiers, design and construction professionals should make marketers heads spin with opportunity.

NAHB and NKBA have taken the partnership even further and have dubbed that week, “Design and Construction Week”.

Residential construction associations and organizations are being invited to join us in Las Vegas creating for what will certainly be the most important industry gathering of the year.
