From the President February is a busy month for the North Texas Home Builders Association. Vice President John Harmon and I will be attending the International Builders Show February 4-6, John will be directing the General Membership Meeting on Wednesday, February 12 with Senator Craig Estes as our guest speaker and Jose, John & I will be attending the TAB winter board meetings February 26 & 27th. Among all the meetings going on many members will be participating in Art’s Alive Home Garden Festival February 22 & 23rd at the Ray Climber’s Exhibit Hall and the Publications & Communications committee will be wrapping up their latest production the 2014/2015 Membership Directory. I am proud to report the NTHBA is alive and flourishing.

On January 27th, the Government Affairs Committee met with Mayor Glen Barham, City Manager Darron Leiker, Assistant City Manager Kevin Hugman, City Attorney Miles Risley, Building & Code Administrator Bobby Teague, District 1 Councilor Ben Hoover, District 3 Councilor Brian Hooker and Henry Florsheim President & CEO of the Chamber of Commerce and Industry at the NTHBA Office. The purpose of the meeting was to establish a working relationship with the City of Wichita Falls and gain better lines of communication. The meeting was extremely educational in regards to the water reuse project as well as possible stage 5 implementations. Stage 5 restrictions have not been finalized.

One of the main concerns regarding stage 5 restrictions for the builders was whether the city would quit issuing water meters.

According to the city there has not been any discussion to stop issuing water meters for residential or commercial purposes. The city does not in any way want to impair the building industry. In fact it was mentioned that non-potable water will still be available for both residential and commercial builders to use for dirt and foundation work. At some point after the reuse project is in full operation the non-potable water may be limited. City Attorney Miles Risley mentioned there is an application through TCEQ for temporary water rights to a 10 acre feed on the Red River that would allow a builder to truck water in.

A question several builders have had that was asked is who determines when the city will implement charges for items such as water meters and how is it communicated to those who are affected.

City Manager Darron Leiker explained during the process of determining the budget if there is a short fall the staff is asked to research ways to make up for the short fall. During their research items such as water meters that were costing the city a modest amount was being absorbed so the staff would recommend to council to pass this cost on to the consumer. The city would communicate these changes through newspaper and television and expressed they would work to communicate these changes better in the future.

In conclusion, the city conveyed they are very interested in having open lines of communication with the North Texas Home Builders Association and having a working relationship to help keep us informed as well as us helping them inform and educate the public.

Mayor Barham told the committee any help discrediting negative rumors about Wichita Falls would be a tremendous help. If anyone is exposed to deceptive information Mayor Barham encourages them to call the city to confirm the information. This will not only give you the opportunity to tell others the truth it gives the city the opportunity to correct the accusations when they first begin.

I am excited and optimistic we will continue to have a healthy and active relationship with the City of Wichita Falls for many years to come.

Home Builders help four area non-profits The North Texas Home Builders Association made donations to four area non-profit organizations Thursday, Jan. 9, at the associationâ&#x20AC;&#x2122;s January membership luncheon held at the Kemp Center for the Arts.

Presented with donations were the Childrenâ&#x20AC;&#x2122;s Aid Society, Faith Refuge, Patsyâ&#x20AC;&#x2122;s House, and Straight Street.

Sheila Choate, executive director, said the Childrenâ&#x20AC;&#x2122;s Aid Society of West Texas provides help and shelter for abused or neglected children.The organization has been helping children since 1912. She stressed the need for more foster homes in the Wichita Falls area.

Keri Goins, executive director of Patsyâ&#x20AC;&#x2122;s House, said the childrenâ&#x20AC;&#x2122;s advocacy center offers a safe place for children. They work closely with Child Protective Services and offer free counseling.

J.J. Schweiger, executive director of Straight Street, said Straight Street creates a safe, Christian environment for at-risk youngsters between the ages of 11 to 18. She noted that NTHBA members Mark Lam and Bill McGregor are big sponsors of the program. She added that Straight Street has more than 100 kids visiting their facility each night.

NTHBA President Barney Brock also said the North Texas Home Builders Association is seeking applications for the associationâ&#x20AC;&#x2122;s scholarship program. The deadline is May 1, and interested persons can apply at www.nthba.com. The scholarship guidelines are found on the website. The scholarships are for anyone graduating from high school or currently in college who live in Wichita, Archer, or Clay counties and who want to go into the construction field.

He added that the Kickoff Luncheon for the 2014 Parade of Homes will be Friday, June 6, at the Sikes Lake Center.

during his time at Humphrey Printing that Tim was introduced to the N T Home Builders Association. He was asked to join and serve on the Communications and Publications committee because of his expertise in printing.

Tim is currently serving his fourth term as Secretary of the NTHBA. During his time as Secretary and Chairman of the Communications and Publication Committee, he has overseen the re-design of the NTHBA newsletter, The Reporter. Along with his committee he developed the NTHBA pamphlet which has proven helpful in educating prospective members about the benefits of becoming a member of the NTHBA. Associate Leadership ~ The Volunteer "Every Beginning Starts With A Commitment" “In the arena of human life the honors and rewards fall to those who show their good qualities in action.” ~ Aristotle Joining a local home builders association (HBA) gives you your first start at contributing to the building industry. You are a general member and that in itself is taking action towards helping the industry.

Some are very content in being that general member and there is nothing wrong with that position. Without general members there is no HBA. There comes a time when general members are asked to donate time to a committee, task force or an event. They are asked through an HBA publication, speaker at a general membership meeting or "one on one" by a fellow member. Some just read or listen, others have their interest piqued. Those who have that desire to learn more about donating time are about to climb steps that lead to the first level of leadership; An HBA volunteer. In a past blog article titled "Voice of One, Power of Three" we discussed the purpose of the Federation.

Understanding the level of membership that you invest your time and what each level brings, in terms of benefit to the building industry, will help you understand the need for volunteers.

Every Beginning Starts With A Commitment You are interested in investing time and you are ready to make the commitment to HBA volunteerism. Choosing to be a volunteer is the first step in becoming an HBA leader.

The Federation is built on foundation blocks and one of those blocks is volunteerism. A true volunteer is the back bone to any level of the HBA and always will be. How you choose to participate is up to you and that choice will ultimately decide your reputation. In my opinion, reputation is everything in the business world.

Your local executive officer is your first official conversation. Make your intentions known and ask for guidance on where you could begin. This could be based on your interests or professional discipline or maybe even where there is an absolute need for additional participation.

The local executive officer knows all the committees, councils and events and he\she can get you started right away.

When you do start know that there are right ways and there are wrong ways when investing your time and they both come with how other members view you as a professional. For the purpose of this article I will refer to committees, task forces and events as "Initiatives."

Wrong ways: 1. Resume building ~ You join the initiative because you really think it makes you look good to others.

Christmas In Action is accepting applications for home repair for 2014. Although applications are accepted all year, to be considered for the main volunteer repair day on April 27, 2014 applications must be received by March 15, 2014.

Christmas In Action is a volunteer nonprofit organization which began in 1983 through the efforts of Bobby Trimble of Midland and Mary Ward of Wichita Falls. Volunteers work together with the community to rehabilitate the homes of low-income elderly or low-income disabled home owners so that they may continue to live in warmth, safety and independence.

We are….“Neighbors Helping Neighbors.” Repairs are done free of charge for qualified recipients of the program. Donations are accepted from those homeowners who would like to give to a token of appreciations to help others in the community.

To qualify the applicant must • own and live in the home needing repairs, • provide documentation of ownership • proof of income • and the home must be in Wichita County.

Repairs for selected applicants are scheduled for the last Saturday in April 2014, but more urgent repairs may be done sooner on a case by case basis.

Not every person who requests repairs receives assistance; everything is based on the number of volunteers and money available. In 2013 CinA completed 110 projects for Wichita County low income elderly and disabled homeowners.

The organization relies on grant funding and monetary donations from Wichita Falls, Burkburnett, Iowa Park and Electra to repair homes as well as skilled and unskilled volunteers to make the repairs.

2013 Year End Totals We currently have 140 applications on file 63 were completed by volunteers 30 DNQ (did not qualify) 5 were cancelled 13 remained open 24 awaiting evaluations because of late applications and will be carried over to 2014 And 5 were contract only 2013 year total of 110 completed projects for Wichita County homeowners which brings our total to 2807 homes repaired with the help of 59,777 volunteers since 1983.

We completed 22 total roofing projects 5 being repairs 17 new roofs 19 total plumbing repairs 4 hot water heaters 13 repairs 2 replaced heating units 1 total ceiling replaced with sheetrock 3 total electrical 1 new service 2 repairs 2 tree removals where the home was in danger For a total contract amount of $56.588.00 ($30,000 being replaced by CDBG) Community Development Block Grant 861 volunteers spent $40,375.81 in building supplies Completed 6590 volunteer hours totaling $131,800.00 in services $40,375.81 + $131,800.00 + $56,588.00 = $228,763.81 in economic impact service for low income elderly and low income disable homeowners.

2. Marketing of your company ~ You just want to make sure your company gets exposure by your participation.

3. Over promise and under\don't deliver (sales 101) ~ you join the initiative and agree to take on a certain role in helping the overall initiative and drop the ball by lack of action. "Actions speak louder than words" must have been created for HBA volunteerism!

Any three, or in combination, will give you a short term burst in recognition. However, your "act" eventually wears thin and you'll earn a reputation for being all about you.

Benefits of the wrong way? NONE. None to the volunteer and none for the HBA. Right ways: 1. Understand that the "outside" appearance of any initiative helps with social networking, which will lead to business opportunities. This strengthens the most talked about benefit of being a member; making business connections that count.

2. Understand that the "inside" need for the HBA is dollars generated for HBA expenses. In other words, these initiatives help keep the HBA doors open.You may say "It's not always about the dollars!" Yes, directly, or indirectly, it is always about the dollars. Fundraisers like a golf outing? Net Profit generator. Task forces that help with certain problems need to help the members? Keeping them in business means bringing them in dollars. If dollars are made, memberships are renewed; again, bringing in the dollar. Every committee has a purpose and if you delve into the need you will see that is always about the dollars. Being about the dollars is NOT a bad thing, it's very much needed. Again, reread "Voice of One, Power of Three" and the "inside" need will become clearer.

3. Under promise and over deliver (again, sales 101). When you volunteer you volunteer by choice. When you make that choice, others within the initiative are counting on you to live up to your choice.

4. Join one initiative. Work at being the best you can be on that one. Time is valuable and when you commit to more Continues on page 11

Housing's Contribution to Gross Domestic Product (GDP) Housing contributes to GDP in two basic ways: through private residential investment and consumption spending on housing services. Historically, residential investment has averaged roughly 5% of GDP while housing services have averaged between 12% and 13%, for a combined 17% to 18% of GDP. These shares tend to vary over the business cycle.

Residential investment includes construction of new single-family and multifamily structures, residential remodeling, and production of manufactured homes and brokersâ&#x20AC;&#x2122; fees. Consumption spending on housing services includes gross rents (which include utilities) paid by renters, and owners' imputed rent (an estimate of how much it would cost to rent owner-occupied units), and utility payments. Including owners' imputed rent in GDP has been standard practice in national income accounting for a long time. Were owners' imputed rent not included, an increase in the homeownership rate would cause GDP to decline.

The table below reflects the categories in the "expanded detail" GDP statistics published by the U.S. Bureau of Economic Analysis.

Some of the numbers differ from previously reported results due to revisions in the consumption categories instituted by BEA in mid-2009.

The table below shows all GDP components in real (i.e. adjusted for inflation) terms, incorporating BEA's most recent inflation-adjustment factors. than one you will be taking time away from your first commitment as well as your job. Do not over extend your volunteerism unless\until you feel comfortable in your multi-tasking abilities. Do not be pressured to do more than you can give. Some go overboard in their Benefits of the right way?

1. I have come to the realization that how you act and perform as a volunteer sheds an enormous amount of light on how you are as a professional. Other members will want to be associated with this type of volunteer and this will help you will expand your social capital and develop a reputation as a member who makes "good things" happen.

2. You are investing your time into an organization that is helping to provide you with a career. The ultimate give and take, laws of reciprocity.

3. You should receive business introductions and opportunities as people get to see your commitment and get to know you. This takes time and building a great reputation will always take time.

When in doubt always ask questions. Talk to your initiative chairman or the executive officer for updates on how you are performing. They will, by nature, want to see you do well because you are part of the initiative. At the end of the day what you "put in will eventually come out" and that's how members will remember you.

Leadership begins with a commitment, continues with commitment and ends when the commitment ends. How you handle your committed time will define you as an HBA leader.
