GOOD NEWS - Homebuilder confidence in the U.S. arose more than forecasted in July to the highest since January 2006 as companies grew more upbeat about sales prospects. The National Association of Home Builders/Wells Fargo index of builder sentiment climbed to 57 this month from a revised 51 in June, the Washington-based group reported today. The reading surpassed all but one forecast in a Bloomberg survey of 49 economists. The gauge has climbed 13 points in the latest two months, the biggest back-to-back advance since January-February 1992. (By Jeanna Smialek) NAHBA website.

Helped by the energy sector boom, Texas home prices have regained all the value lost during the recession and housing crash, according to a new report by CoreLogic Inc. Texas joins Oklahoma, South Dakota and Nebraska as the three U.S. states where home prices are now rising above pre-recession levels, according to the new report. On average, home prices in U.S. states are 14.2 percent below where they were before the housing market decline. And five states – Arizona, Florida, Michigan, Nevada and Rhode Island – are still 30 percent below peak price levels. North Texas home prices have risen to a record high $185,820 median price, according to data from real estate agent sales.

Construction will continue to be the main driver of job growth in Texas and across the country, a group of economists forecast Tuesday. “Construction is only getting started,” IHS Global Insight economist Steven Frable said during a webcast about the employment and housing market rebound. “As the housing rebound continues and housing starts increase this year and in all of 2014, we expect the construction sector to start posting double-digit gains in most states.” Nine states, including Texas, already are at or above their pre-recession peak employment. IHS ranked Texas No. 3 for its annual job growth rate of 3 percent as of May. (By SHERYL JEAN) Dallas News.

Green homes, green fleets:Texas builders use clean propane in construction and on the road AUSTIN — Builders across the state of Texas already utilize propane in green building, offering customers the option of clean, efficient propane gas for water heating, cooking, home heating and standby generators. However, many Texas builders are just discovering the benefits of powering their own vehicle fleets on clean-burning propane autogas.

Autogas fleets save an average of $1.50 per gallon on fuel costs, and propane-powered vehicles also require less maintenance while achieving similar range, torque and towing capacity as gasoline vehicles. Propane autogas is an ideal choice for building, construction and roofing company fleets because it’s dependable and delivers virtually the same vehicle performance as conventional fuel.

At the Sunbelt Builders Show hosted by the Texas Association of Builders in San Antonio on June 24-25, builders from across the state gathered to discuss innovative industry technology. The Propane Council of

Texas educated builders on the many resources available for building with propane, and also promoted propane autogas for their fleets.

“The propane industry has partnered with vehicle manufacturers like Ford and GM to create vehicle platforms perfect for construction professionals that they can order straight from the dealership, such as the Ford F-Series trucks and Ford E-Series Vans,” says Jackie Mason, Educational & Marketing Director for ProCOT. “Builders and other fleets can also convert existing fleet vehicles with many aftermarket options from various alternative fuel kit manufacturers.”

Many companies in Texas are already powering their fleets on propane autogas, including ARS,Thyssen-Krupp, Schwan’s and DHL. There are more than 21 million auto gas vehicles worldwide, according to the World LP Gas Association, making it the most widely used alternative fuel globally. Autogas is also a domestically produced fuel, with ninety-eight percent of the U.S. propane autogas Continues on page 6

North Texas Home Builders Association Award Scholarships The North Texas Home Builders Association held their monthly general membership meeting July 11, 2013 at the Kemp Center for the Arts. President Steven Hinson conducted the meeting with the normal announcements of Birthdays, Renewals and upcoming events. Eric Nelson introduced Maj. Sam Ulmer from the 363rd Training Squadron who played a video he produced of his team who participated in the Tough Mudder competition in April.

NTHBA sponsored the T-Shirts and the 363rd TRS was the largest team participating with 15 members.

Maj. Ulmer announced his team was able to raise over $1000.00 through the event to go to the wounded warrior fund. Maj. Ulmer said he loved the torture so much he signed up to participate in another Tough Mudder event in August at Waco.

Scholarship Chairman Randy Schaffner had all eyes on him as he spoke. Randy had the opportunity to award 5 scholarship recipients with checks of $750.00 from funds made possible from the members who purchase web site banner ads each year. Each of the recipients has a direct understanding of the career they are pursuing. Mindy Schroeder of Windthorst is attending MSU to someday become one of Wichita Falls women builders.

Working with her parents in their construction and rental business Mindy has firsthand knowledge of what it takes to be successful in the home building industry and has the drive to gain the information necessary for her to excel in this career. Bryce Tucker is attending MSU and pursing a mechanical engineer degree to continue what has been very much a way of life. Bryce has had the opportunity to learn to construct farm buildings and farm with his parents on their family farm.

Kolten Booher is attending Texas A & M with the intentions of majoring in construction science and architectural engineering. Kolten had originally set his sights on becoming an electrical engineer after growing up and learning the electrical aspect of the home building industry from his father but after his first semester and

exploring other fields has since decided he is more interested in the construction aspect of the industry rather than the electrical field.

Jeffrey Maldonado is attending University of North Texas and is no stranger to the home building industry. He is planning to major in construction engineering technology. Living in the world of landscaping along with his father in their family business has given Jeffrey the opportunity to gain an interest in construction. His future plans after graduating is to come back to Wichita Falls and help grow his father’s landscaping business into a commercial company. Colton Carnes of Archer City is attending Vernon College to retrieve an Associate’s degree in HVAC and continue to seek further knowledge of the building industry through employment with an HVAC Company and get on the job training. Later he is interested in furthering his education to obtain plumbing skills. His municipal job with Archer City has made him aware of the importance of work ethics, regulations associated with and the skills and certifications needed in the building industry.

The Scholarship committee which consisted of Chairman Randy Schaffner, Bobby Rowland, Pam Esch and Justin Davis did a fantastic job sorting through the dozen of applications received to find the ones who had the best qualifications to receive scholarships.

In closing President Steven Hinson announced the next meeting will be August 1, 2013 at the Kemp Center for the Arts and Wichita Falls Public Works Director Russell Schreiber will be the guest speaker.
