Commercial Real Estate Growing: Realtor Bobby Schaaf confident in address to Home Builders’ March luncheon

By Lee Grace, Classified Writer Commercial Realtor Bobby Schaaf, co-owner of Domain Real Estate Services, told a large gathering at the March 1 luncheon of the North Texas Home Builders Association gathered at the Kemp Center for the Arts that L to R: Kaci Hill, Bobby Schaaf, Stan Mountain commercial real estate is growing. “The phone is ringing today,” he told the crowd, “while two years ago when I was last here to speak to you the phone was not ringing.”

He said the center of commercial real estate in Wichita Falls is shifting from the corner of Kemp, Midwestern Parkway and Call Field Road slightly west to the intersection of Call Field Road, Lawrence Road and Rhea Road.

“One reason is that land is available for development of new and exciting stuff.” He added, “Co-tenancy is what drives this development. Quail Creek Shopping Center validates and verifies to other retailers that this is a good market.” He cited the new El Fenix Mexican Restaurant as an example.

Schaaf said the Old White’s Auto Store building on Call Field Road should be torn down in the near future to make way for a new 12-acre shopping center. The proposed plan includes locations for restaurants and retail areas, as well as ample parking.

“The re-worked intersection of Lawrence Road, Rhea Road and Call Field will be a huge benefit to this area.”

Other prime commercial development tracts include 14 acres behind the Wal-Mart Super Center on the extension of Maplewood, approximately six acres on Maplewood behind the new Cavender’s Boot City, and 12 acres on Kell near the U-Haul Rental Center.

“Wichita Falls is a hub for residents within a 60-mile radius of the city,” said Schaaf. “There are approximately 600,000 people within this area from Lawton to the North, Childress to the west, Bowie to the east, and Graham to the south. They travel to Wichita Falls to shop, dine, visit the doctor, and come for entertainment. This is why major retailers are looking at Wichita Falls. Our city’s daytime population jumps to 230,000 with people coming to our city.

“In the past 60 months we’ve had 82 new retailers open businesses in Wichita Falls. That tells you our retail market is alive and well. One example is Academy Sports, located in Quail Creek Shopping Center. They offer the whole thing and more. They would not be here if this was not a vibrant market.” One benefit of the growing commercial activity in Wichita Falls is the city’s growth in sales tax revenue. “In 1998 the first two Super Wal-Marts opened. That year we recorded a huge jump in sales tax revenue. Since 1998, that revenue is up 168 percent.”

Schaaf also spoke briefly about residential real estate. He noted, “Residential growth follows commercial growth.” He said residential real estate sales dropped in 2011 from 2010, but that he sees growth coming this year.

He suggested, “This is not a bad time to consider building a spec home.” He closed by saying, “I am excited about Wichita Falls. Technology has pushed productivity through the roof. Retail has kept Wichita Falls growing. People now believe in us.”

In other business, NTHBA Scholarship Chairman Jeff McClatchy said the application process for the scholarship program is beginning. May 1 is the deadline for applications. He added that applications have been given to all area high schools.

Now membership equals cold hard cash! Your National Association of Home Builders is stepping up to provide extra support to local HBAs with the announcement of a new membership initiative – the Beat 2011 program.

Now HBAs and Spikes can “cash in” on outstanding membership performance. Local HBAs will receive a special incentive if they grow their Builder and Associate membership by the end of 2012. Any HBA that has, as of the end of the day on December 31st, 2012, a higher Builder and Associate membership total than they had on December 31st, 2011 will receive 50% of their national dues ($75) for every additional Builder and Associate member on their roster above the prior year end total. For example, if your association ended 2011 with 200 Builder and Associate members and finishes 2012 with 220 (20 additional members), you will be eligible to receive a $1,500 incentive, to use as the local sees fit.

Every month, NAHB will recognize the leading local association and Spike from each of the seven size categories.

To help sweeten the deal and encourage some friendly competition, these HBAs and Spikes will be put into a monthly drawing for a new iPad (one each for HBAs and Spikes) and will also become eligible for a special year-end grand prize drawing.
