A plan to redevelop West Vancouver’s Inglewood Care Centre to provide 725 units of seniors housing, including 364 long-term care beds, has received the green light from West Vancouver council.

Council members voted unanimously June 29 to give third reading to bylaws approving the project.

The vote came almost nine years after an original plan for redevelopment of the care centre came to council and five years after Baptist Housing first submitted an application. And followed both an unusual meeting where two council members walked out in an attempt to delay a vote on the project and a multi-hour public hearing where the project received overwhelming support.

On June 29, Coun. Peter Lambur, who was one of those who walked out, acknowledged the massive public support for the project.

“It’s unlike anything that I’ve seen in my tenure on council,” he said, “To me, this is a remarkable show of community support for our seniors, who, as many who spoke at the public hearing noted, are a dominant and growing demographic cohort. This is who we are.”

City to build new disc golf course at Eastview Park BRENT RICHTER

The City of North Vancouver’s Eastview Park is set to become home to a new purpose-built nine-hole disc golf course and trail.

Mayor Linda Buchanan made the announcement at Eastview on July 2.

Disc golf has been one of the fastest growing sports because it is affordable and accessible for people of all ages and abilities and it gets people out into nature, Buchanan said. But it has had a contentious history at Eastview since it was first established in the park in 2009.

Neighbours have complained to the city about having to dodge flying discs while they walked trails that criss-crossed fairways. They have also reported players smoking, drinking or consuming drugs on the course, damage to vegetation, and intimidating behaviour from a small portion of the golfers.

Council debated removing disc golf from the park entirely and relocating it to somewhere outside the city, but a majority voted in 2024 to ask staff to redesign the park so it works better for all users.

“This project represents years of planning, technical expertise and most importantly listening to our community,” Buchanan said. “Good parks don’t ask people to choose between recreation and nature. The best parks successfully support both.”

The new professionally designed course is kept to the inner portion of the park.

“Ideally, less conflicts, less having to yell ‘fore!’” said Allison Tweedie, parks planner.

The only other options for disc golf on the North Shore are a short course near Rockridge Secondary School. An 18-hole course that was located at the top of Grouse Mountain is now permanently closed. The District of West Vancouver has also announced plans for a disc golf trial on the Ambleside Par 3 golf course in winter.

The Eastview Park project has a budget of about $300,000. The work is expected to

take three months.

Tweedie acknowledged that the vision is a compromise and that some neighbours won’t be pleased with the final result.

“There’s definitely residents that aren’t happy with disc golf being in the park at all,” she said. “We’re hoping that even if disc golf wasn’t something that they necessarily wanted, we’re going to be improving the situation and improving the sense of safety and comfort.”

Other residents have shown excitement for the changes, Tweedie added. Among them is Richard Howard, an executive with the North Shore Disc Golf Association.

“We think it works well. Our hats are off to the staff as well that did their due diligence in finding out how to make a decent park work for everybody, and our hats are off to the council and mayor for supporting it,” he said.

Howard said he’d never even tried the game until he heard about the controversy in 2023. He came to check out the park for himself and a stranger invited him to play a round. He’s played almost every day since, gaining a lot of good friendships along the way.

“I was sold at that point,” he said.

In 2025, the city cleared some dead and dying trees left damaged by the looper moth infestation and drought, but no further trees will have to be removed for the coming park improvements.

“That’s the big thing,” Tweedie said.

“Because it’s a really special forest ecology here, our goal is to have as light a footprint as possible.”

Part of the budget will go toward new split rail fences to help keep disc golfers out of the rough, so to speak.

The association is well aware of the sport’s history and the neighbours’ concerns, Howard said, adding that part of their job is to ensure the sport is played “fairly, quietly and enjoyably with others.”

The course, which was designed with the help of a disc golf consultant, is good, Howard said, particularly as the game can still be played in a forested area.

“It allows people to get in the trees in nature and I think that’s a big plus for people,” he said. “We’re just looking forward to seeing it get finished and get out here and play.”

RCMP INVESTIGATION

North Vancouver bus crash sends two to hospital BRENT RICHTER

Two people were sent to hospital after police say a TransLink bus driver suffered a medical emergency at the wheel and crashed in Lower Lonsdale.

North Vancouver RCMP say the crash happened around 9:45 a.m. on June 30 on West Third Street at Mahon Avenue.

Witnesses told investigators the bus was

headed west on third when the driver went into medical distress, causing the bus to collide with several parked cars and then a tree.

The driver was taken to hospital and is being treated. One passenger also suffered minor injuries.

North Vancouver RCMP and the Integrated Collision Analysis and Reconstruction Service are now investigating exactly what happened.

“We are relieved that no passengers were seriously injured in this collision, and our thoughts are with the bus driver as they receive medical care,” said Cpl. Mansoor Sahak, North Vancouver RCMP spokesperson.

A new 96-unit affordable housing project is in the works in West Vancouver.

The municipality, which has attracted the ire of the province over the pace of housing approvals and construction in the past year, announced last week that a new 96-unit affordable rental housing project will be built on municipal land close to municipal hall.

Mayor Mark Sager made the announcement at a council meeting Monday, June 22.

The project will be built on land currently made up of four municipally-owned lots at 15th Street and Fulton Avenue.

Two of those parcels are currently vacant while one is rented to a residential tenant. The West Vancouver Foundation office is also located on one of the parcels, but will be moved to the community centre, according to the district.

Last year, council rezoned the land to make way for the project, which already complies with West Vancouver’s official community plan.

The municipality is partnering with Catalyst Community Development Society, chosen after a request for proposals in the fall, to build and operate the project. Under the terms of the deal, the municipality will grant Catalyst a 60-year lease to build and operate the housing project. All of the 96 rental units are expected to rent for below-market prices.

Sager said council decided to move on

the project after watching the enormous success of the Kiwanis affordable housing project on 22nd street.

Developed by Kiwanis North Shore Housing Society, that project, comprised of two six-story buildings at 950 and 970 22nd Street, opened in December. The Kiwanis project includes 156 rental units at rents 75 per cent of the current market value.

The units are reserved for people with connections to West Vancouver, such as those who work or have children attending local schools.

“That filled immediately,” he said, with many more people still on the waiting list.

Details of what the new affordable housing project will look like, including what mix of units will be built and what kind of rents they are expected to go for, are still being developed, but Sager said he expects Catalyst will be moving quickly to get construction underway.

Like the Kiwanis project, the new affordable rental building in West Vancouver will give priority to people who work in the municipality. Catalyst will work with Polygon to build the project, according to the district.

Catalyst president Scott Dutchak said in an emailed statement that his organization was excited about the opportunity but added there are still some commercial details that have to be finalized before he can say more about the project.

Coun. Nora Gambioli said the project is good news for the district, adding she hopes to see it get underway quickly.

CapU celebrates opening of on-campus student residence JANE SEYD

When kinesiology student Manroop Kaur first started attending Capilano University, she lived in Burnaby, across the Ironworkers Memorial Bridge. It was the closest place she could afford at the time, she said.

“I spent three hours commuting and I had three hours of classes.” The commute left her with little energy and she stopped going to university events, daunted by the time it would take her to get home.

That all changed in her third year when she moved into the university’s nearby temporary student dorm on Dollarton Highway.

Whether it was a trivia night down the hall or a movie night someone knocked on her door to invite her to, being with other students was a game changer, said Kaur.

“I didn’t have to go looking for a connection. It just shows up.

Now, students at Capilano University will have an even bigger opportunity to take part in campus life with the opening of CapU’s first-ever on-campus

housing.

On Monday, June 29, politicians, students and university leaders were on hand to celebrate the official opening of the North Van campus’s new student housing residence.

The new six-storey building,

known as Treehouse (or Lam̓íwa/ θqétəw̓tx) will provide living space for 360 students in a mix of single and double dorm rooms.

The student residence also includes a 250-seat dining hall, shared kitchens, washrooms and laundry, administrative space, a multipurpose room, student study and lounge spaces, and secure bike storage.

All rooms at the new residence come with a built-in meal plan.

The cost of living in residence is $6,250 per term for a shared double room and meals, which works out to about $1,800 per month.

The cost of a private room with meals is $7,150 for about $2,000 per month.

The first 50 students moved into the new building in May, with full occupancy expected when the fall university term starts in September.

The opening of the residence this week marks a major milestone for the university.

Since 2017, the university has been renting a former boarding

school on Old Dollarton Road for student housing from property owner Darwin Properties. But that arrangement was always slated to be a temporary fix until more permanent student housing was completed.

The new residence was built over three years at a cost of $58.2 million. Of that, the province provided a $12.5-million grant plus a $29 million loan towards construction, while Capilano University kicked in $16.7 million.

University leaders said Monday they were lucky to have locked in a construction contract before prices began their dramatic escalation. The same building starting construction today would likely cost much more, they said.

“Investments like this don’t just support students, they support the whole community here on the North Shore. By creating more on-campus housing, we’re easing pressure on the local rental market,” said Minister of Infrastructure and North Continued on A7

“I am a former CapU student myself and remember the fun of coming up to the campus and realizing there isn’t much after-school life up here because there is no housing,” said District of North Vancouver Mayor Mike Little. “So now we are starting down the road of producing on-campus housing, supportive housing possibly off-campus as well and trying to make a real district up in this area that is supported with student life.”

“I am very glad to see this project come forward, but there are other ones still to come that will also support a long future here for the university within our community,” he said.

Most speakers Monday said the opening of the new residence hall is just the beginning of what’s needed at CapU. About 65 per cent of CapU students currently commute

to university from across the Ironworkers bridge, said Jason Dewling, university president.

For the new residence, there were 580 applications for just 360 beds, and a 300-student waitlist is typical for housing.

Ryan Blades, associate vice-president, facilities and campus planning for CapU, said unfortunately there was no option to keep the previous boarding school dorm open.

That said, there are already plans in the works for a second phase of the new residence, which could add space for another 150 students if funding is approved by the province.

The plan is for that to eventually be built on an adjacent parking lot.

The on-campus housing isn’t the only iron in the fire for CapU student housing.

The District of North Vancouver has also approved a project by Darwin Properties to build 315 rental homes, just off campus from Capilano University, at 1310 Monashee Dr., half of which will be exclusively for students, faculty and staff.

The property, which was previously occupied by dog kennels and

is now vacant, will eventually include two six-storey buildings centred around a courtyard, with 8,570 square feet of commercial/restaurant space at ground level.

Of the 315 units, 32 will be offered at below-market rates for CapU students. Another 126 will be leased at market rates exclusively for Capilano students, faculty and staff.

The remaining 157 will be open to the general public at market rates.

Forum Asset management has also presented a preliminary proposal to the District of North Vancouver council to build a 21-storey tower on Hunter Street to provide 426 ‘microunits’ of student housing. Forum is proposing to build the tower on a four-lot land assembly of just under 21,000 square feet southeast of the existing Seylynn Village development.

Along with the micro suites ranging from 160 to 220 square feet, the project would include a communal study area, gym and lounge.

Both the developer and Capilano University officials have asked council to fast-track the project, citing an urgent need for more student housing on the North Shore.

ast week, West Vancouver council took a big step with the approval of the Inglewood Care Centre’s redevelopment plan. When completed, the project will provide 725 units of seniors housing, including 364 long-term care beds. It sounds like a lot, but it’s not.

In the time it’s taken for this project to win approval, we’ve lost 200 beds with the closure of two other aging care centres on the North Shore. A lot has changed in the nine years since a plan for Inglewood first came forward. West Vancouver – already one of the oldest communities in B.C. – got collectively older.

Most people don’t picture themselves in need of care. That’s for other, older unhealthy people, they tell themselves. But aging is something that tends to creep up on people and policy makers alike.

One moment you’re living your best retirement years of golfing, travel and visiting the grandkids. Then something happens. Life throws way more curveballs the older we get. Suddenly there’s a need for care that nobody anticipated.

That’s where the Inglewoods of the world step in. We’re thrilled that Baptist Housing will soon be moving forward with their plan.

That’s something to celebrate. But so much more is needed.

There’s still a shortfall of up to 800 longterm care beds on the North Shore. And the wait time for “non-urgent” placement is a year and a half long.

If we judge a society by how we treat our most vulnerable, we can and need to do better.

Our older selves will thank our younger selves for doing so.

This World Cup gives Canadian kids something to shoot for ANDY PREST

There were many special moments for Canadian soccer in Vancouver over the course of the last month.

In the minutes before that very first World Cup game hosted here, Turkey versus Australia, more than a few people I know were wiping away tears as those massive flags were unfurled on the BC Place field. For lovers of the game in this country, it was hard to imagine such a scene given the state of men’s soccer in Canada 30, 20, even 10 years ago.

When Canada played their first Vancouver game, I may have jumped up in the media section and let out an unbiased yell when Cyle Larin tapped home a

rebound to give Canada a 1-0 lead in their matchup against Qatar. It was exciting!

That same game saw the horrific injury to Ismaël Koné, which led to several powerful moments: the concerned hush that silenced the whole building; the wave from Koné to let everyone know he was OK despite visual evidence confirming he was not; the ovation the crowd gave him six days later when he walked on crutches to the centre of the pitch to salute the fans following the team’s final game in Vancouver.

There was the incredible 6-0 win over Qatar – the team’s first ever World Cup victory! – as well as the top drawer goal Canada scored in a losing effort against Switzerland.

None of those, however, were as personally poignant for me as a quiet moment before the Switzerland vs. Canada game.

I started playing soccer when I was five, and I coached younger players when I was in high school. I left coaching for many years but came back when I had kids of my own. Becoming a parent coach happened in a way that will sound very familiar to many other parents: I signed up to be an assistant coach on my oldest kid’s first team, and when I showed up to the first practice I learned there was no head coach. The clipboard was mine by default.

Those early days were as much about keeping kids from running to the playground or bashing into each other as they

were about teaching soccer skills, but I loved it. Well, I liked it, at least.

I kept at it. And when my younger son was old enough to play I started coaching his team too, feeling a bit more confident in my ability to keep kids off the swing set.

I coached both of those teams for several years, with a few lows and many, many highs. It’s been incredibly rewarding, one of the best things I’ve ever done in my life.

My coaching career, at least for now, came to an abrupt end just this year when both of my kids were promoted to teams that are beyond my reach as a coach. I’m ecstatic for them, but there’s also a touch of mourning as I step away from coaching Continued on A9

I love living on the North Shore. My family has called North Vancouver home for 14 years, and I have lived here on (mostly) and off for nearly five decades.

I chose to raise my family and build my business here because I believe in this community.

But our transportation network is no longer supporting the people who live, work, and invest here.

Recently, my husband picked up our 13 year old son from sailing camp in West Vancouver at 3 p.m. They arrived home in Deep Cove one hour and 45 minutes later.

Much of that time was spent sitting almost motionless, simply trying to get onto Keith Road.

Yes, there was a FIFA match. Yes, it was raining. But anyone who lives here knows this wasn’t an isolated event. It has become a pattern.

The impact reaches far beyond commuters. A friend who lives near Sixth Street and Sutherland told me that when traffic backs up around Keith Road, drivers flood nearby residential streets looking for shortcuts. On particularly bad days, she has had to park blocks from her own home and walk back with her two children because her street was gridlocked.

But we need to ask an important question: How should people travelling within the North Shore move efficiently from west to east without becoming trapped in regional bridge congestion?

I respectfully call on the province, TransLink, and the three North Shore municipalities to work together on a comprehensive review of east west mobility and to share with residents what solutions are being considered.

I love this community. That’s exactly why I believe we can, and must, do better.

So what happened at Switzerland versus Canada? In the moments before the game I was sitting in my seat on press row, scanning the field for the kids holding the flags as a kind of honour guard for the players.

They finally emerged from the tunnel and stopped to wait for the players. I frantically waved at one, and he coolly waved back. It was my son.

He was one of the lucky few from North Van FC chosen for the task. I couldn’t help but think what a neat little coda that was to all those years of coaching, watching my own son on a World Cup pitch.

Canadian kids have always dreamed of playing in a World Cup, but when I was a kid it was just that: a dream (and sometimes more of a nightmare watching Canada try to qualify for the World Cup).

But now it’s here. It’s real. It’s not just a dream. My son likes to claim that he needs no external motivation to push him along in the sport, but I know that for him and thousands of other young kids across the country, seeing those players on screen, or in person, was a powerful source of inspiration.

It’s mind-blowing to think of where we were as a soccer nation – the men’s team was ranked 122nd in the world just 12 years ago – to where we are now.

This tournament was far from perfect – one thing I love about soccer is its affordability for all, and this was far from that – but I love what it has done for kids across the country.

Coaches talk a lot about setting goals.

For Canadian kids, those goals have never been bigger.

The head coach of a private volleyball club in North Vancouver who was once a star volleyball player in international competitions has been charged with 10 sexual offences, most of those involving teenaged girls.

On Thursday, North Vancouver RCMP announced charges had been laid against Iraj Mozaffari, 57, of North Vancouver.

Mozaffari is head coach and founder of the Toop O Toor Volleyball Club in North Vancouver, which he started after immigrating to Canada from Iran.

Mozaffari has been charged with three counts of sexual interference of a person under 16, two counts of touching a young person for a sexual purpose, and five counts of sexual assault.

The incidents are alleged to have happened between January 2016 and December 2024 in North Vancouver.

Four of the victims were girls under 18 at the time of the alleged offences, said Cpl. Mansoor Sahak of the North Vancouver RCMP. One of the victims was an adult.

Police announced in April 2025 that they had launched an investigation after receiving multiple reports in December 2024 that teenagers had been sexually assaulted by a volleyball coach while participating in a local volleyball club.

At that time, police also urged anyone with information to come forward.

On Thursday, Sahak praised the victims for being willing to speak to police.

“Without their courage, we would not be in the position we are in today.”

He added anyone who is a victim of sexual offences or experiencing trauma related to past incidents can call the RCMP’s victim services unit at 604-969-7540.

According to a story in the North Shore News in 2024, Mozaffari started playing volleyball around the age of 15, captained Iran’s national youth team for two years and the Iran B national team for another two years. When he joined the national

After ending his professional career as a player, he was selected as the coach of Iran’s national team before immigrating to Canada.

Mozaffari has not yet entered a plea to the charges and none of the charges have been proven in court.

Following an appearance in North Vancouver provincial court July 2, Mozaffari was released on conditions including surrendering any travel documents, not to teach, coach or mentor volleyball or any other sports, not to continue with either volunteer or paid positions that put him in a position of trust over anyone under the age of 18, and not to go to any public park, swimming pool or recreation area where anyone under age of 16 is likely to be present.

Mozaffari is due back in court July 15.

North Van to permanently close parts of Hastings Creek Trail HILARY ANGUS

District of North Vancouver council has voted to permanently decommission two sections of the popular Hastings Creek Trail, citing ongoing safety and environmental concerns with no clear solution in sight.

The district first confirmed their plans to decommission the trail in February, but the subject was brought to a vote at a special council meeting on June 15, after significant public opposition to the closure. A petition against the closure by a local resident has garnered more than 1,600 signatures as of press time.

District councillors debated the closure for nearly 40 minutes last Monday, with Coun. Jordan Back calling the decision “one of the more difficult decisions that’s before us tonight,” but ultimately moved forward with the decision due to the long-term infeasibility of safely maintaining the trail.

These include the natural meandering course of the creek which undercuts the slopes and destabilizes infrastructure; significant bank erosion caused by high stream flows during increasingly frequent storm events; ongoing slope instability along the steep ravine; and the fact that the creek corridor sits on glacial till, an “inherently unstable” ground base that makes trail building difficult,

according to district staff.

“We have four natural processes that are working against any permanent trail solution,” said Monica Woods Marshall, the district’s section manager for urban forestry and natural areas.

“There have been many studies, geotechnical reports, localized slope failures, infrastructure damage, trail closures, and repairs,” Woods Marshall said, referencing a 40-year timeline of efforts to preserve the trail, and a 2021 geotechnical assessment that identified 13 problem areas as medium- to high-risk to trail users.

In March, in response to the community petition, the district engaged five separate trail building contractors to assess the options for preserving the trail.

Staff presented council with three options going forward: Decommission the central and southern sections of the trail; decommission the central section and do capital works on the southern section; or do major capital works on both sections.

The first option would cost $500,000 and is already budgeted for. The second two options would cost $2.5 million and $5 million respectively, and would have to be referred to the budget process.

Steve Jenkins, district manager of parks, said he still would recommend decommissioning the trail even if money were no object.

“The underlying challenge is the soil. Nothing you do to that is ever going to change, so you might fix the problem in one spot … but you’ll find another spot, so onward and onward,” Jenkins said. “I don’t think there’s a long-term solution that will ever make this stable.

You’ll just be chasing it with more money.”

Coun. Lisa Muri said “all the options are awful,” acknowledging that $2-5 million is too high a price tag for taxpayers to absorb on maintaining one trail with solutions that likely won’t even work, but decommissioning such a well-loved trail with no alternative route is also hard to stomach.

Council ultimately carried the

motion to decommission the trail.

Mayor Mike Little noted that the decommissioning of the trail will not make a significant material difference to users of it in its current state.

“It’s not all-ages accessible, it’s not currently being maintained. It has a closed sign at the top and bottom from the Hoskins entrance as well,” he said. “There’s blockages…. Obviously the bridge is out at the bottom of it.”

Little said he expects residents will continue using the trail at their own risk, as they have already been doing despite signs indicating it’s closed.

The $500,000 budgeted for decommissioning the trail will be used for removing hazardous infrastructure, removing invasive plants and replanting native ones, and engaging with the local community about the best use of adjacent spaces going forward.

Neighbours sue after tree cut allegedly without consent GLEN KORSTROM

Owners of two adjacent homes in West Vancouver are embroiled in a lawsuit in which plaintiffs allege one neighbour cut down a shared tree without consultation or permission.

The tree in question was allegedly a cherished ancient cedar that was between 50 and 60 feet tall and was 30 feet wide.

Karen Dietz and John Morgan filed their notice of civil claim in B.C. Supreme Court June 15.

In it, they claim neighbour David Stevenson hired arborist Nick Woods and Woods’ company, Treeline Management – all listed as lawsuit defendants – to cut down a tree that “straddled the property line” between Stevenson’s home on Haywood Avenue and Dietz and Morgan’s home on Gordon Avenue, in December 2024.

When the plaintiffs returned home, they claimed that they found the tree gone, except for a bare 16-18-foot-tall trunk.

“The tree was not unsafe and was not required to be cut such that it was reduced to a bare trunk,” the plaintiffs said.

The plaintiffs further claimed that the tree cutters “wilfully and

intentionally entered onto [their] property, damaged the plaintiffs’ fence and garden and left behind large pieces of wood cut from the tree.”

An alternative scenario, they claimed, was that the tree cutters were negligent in damaging the plaintiffs’ fence and garden, and leaving behind large pieces of wood cut from the tree.

None of the defendants sought consent from the plaintiffs to enter their property and cut the tree, the plaintiffs said.

None of the allegations in the lawsuit have been tested in court. No response to the lawsuit has yet been filed but Business in Vancouver phoned Stevenson, who is an elected school trustee, to ask for his response. He declined to provide one.

BIV also emailed Treeline Management to ask for a response, but none arrived by press time.

The lawsuit cites the District of West Vancouver’s Tree Bylaw

4892, 2016, and claims that the regulation identifies the tree as being “protected.”

The plaintiffs alleged that Stevenson either wilfully or negligently failed to comply with the requirements of the bylaw and its permitting procedures.

The plaintiffs claimed that losing the tree means that they have lost the use and enjoyment of their land, as well as privacy and shade.

They also claimed that they lost the value of the tree itself, including its lumber. They also had to pay to clean up after the tree cutting to remediate the damaged area and to repair their fence and garden.

The plaintiffs did not specify exactly how much money they want as compensation, but they are seeking general, special, aggravated and punitive damages plus interest and costs.

They also want an injunction requiring the defendants to remove the tree trunk.

Polygon honours renowned photographer Greg Girard BRENT RICHTER

In 1972 – decades before Instagram – 16-year-old Greg Girard checked himself into a Downtown Eastside hotel with little more than some rolls of film and gut feelings.

The teen produced arresting images of the neighbourhood and its people, capturing the contrasts of neon on night, streetscapes and skylines, old and new.

“I discovered downtown Vancouver through my camera. I didn’t know the city.

And it was a kind of fascination about this unknown, hidden, adult world,” he said. “It was cheap hotels, cheap restaurants and cafes, but it was a whole functioning blue collar down-at-heel world.… It was dense with interesting stuff once you started paying attention to it.”

They were the beginnings of a trajectory that has led Girard around the world and into international accolades for his volumes of photos. Now, the pre-eminent Canadian photographer is being honoured with an extended exhibition at North Vancouver’s Polygon Gallery.

The exhibit presents more than 160 photographs shot between 1972 and 2026 – many of them never published before – tracing Girard’s evolution.

“It’s terribly gratifying, as you might imagine. I mean, when you begin, you have no idea if anybody’s ever going to see anything,” he said. “It’s one of the key lensbased photographic museums in Canada.”

Girard worked as a photojournalist.

Covering natural disasters, civil war, coups and royal visits paid the bills, but shooting for magazines is a different discipline than shooting for one’s own interest, he said.

“Hong Kong is an incredibly stimulating, modern city with interesting scruffiness at its immediate edges and so I loved the city and was trying to photograph it as best I could. And that just meant walking around a lot day and night,” he said. “I sort of felt

like I had everything to myself, which was great.”

Eventually, Girard returned to Vancouver in 2012 to find a much changed city. The port where he shot industrial landscapes and blue collar workers had become cordoned off by security fencing so he sought new vantage points on the North Shore.

And he did find an audience that his 16 year-old-self would have found difficult to

conceive – almost 250,000 who follow him on Instagram where he shares his works.

It’s the vintage material from the 1970s and ’80s that draw the most engagement.

“I think there’s a lot of attention to the way things used to be in the pictures,” he said. “I think nostalgia, of course, plays a role but also there’s a sense of discovery.”

The launch of the Polygon exhibit coincides with the release of Girard’s latest book, Photographs 1972-2026, a compendium that, much like the Polygon show, captures the scope of his career.

“When people think of Greg Girard, they often call to mind images of urban settings at night, long exposures, empty streets, and neon lights,” commented Elliott Ramsey, who co-curated the exhibition with gallery director Reid Shier. “His reputation for photographing cities in transition is so established that what often gets left out of the conversation is how excellent he is as a portraitist.”

If there’s anything Girard hopes that audiences will take away from his show, it’s that virtually anyone can follow the same creative pursuit. And it’s a key time for that message to be heard, he said.

“These days, images can be generated by sitting in front of a screen in a room by yourself … I think that would be abandoning something that matters that can be interesting, revealing, moving, engaging,” he said. “There’s that thing that photography has, walking out the door and going out into the world.”

The exhibit runs at the Polygon Gallery from July 10 to Oct. 25.

District of West Vancouver council voted unanimously June 8 to commission Standing on Shoulders, an 11-foot tall aluminum sculpture by artist Martha Sturdy, in Horseshoe Bay Park.

Visually, the piece features a sphere stacked on top of a cube appearing to be on the verge of tipping, intended to remind the viewer of the precariousness of how we experience life, according to Sturdy, and to represent “the shared human experience of connection to place, connection to nature, and connection to the past.”

“We build upon the histories of our ancestors and our paths are informed by those that came before us. We carry with us an often-subconscious connection to our roots, while spending our lives working to establish strong roots of our own,” Sturdy’s statement reads. “Horseshoe Bay is a place of coming and going, a place of memory-making, a place of new trajectories, a place of exploration, a place of shared family experiences, and a place of connection to the natural environment.

Standing on Shoulders aims to encapsulate that.”

Sturdy’s grandfather was one of the original homeowners on the west side of Horseshoe Bay. She spent her summers

visiting him and drawing inspiration from the landscape before going on to a career of international acclaim. In 2025, she was named to the Order of B.C. Other works of hers have been shown publicly in West Vancouver but only ever temporarily at the Harmony Arts Festival and West Vancouver Art Museum, said Erik Vaartnou, chair of the district’s public art advisory committee.

“Our committee considers her to be a major artist and an important figure in the West Vancouver art scene,” he said.

“Overall, the committee believes that this artwork would make a strong contribution to Horseshoe Bay Park and to the district public art collection.”

The brushed aluminum of Standing on Shoulders will be covered in a clear coat finish to protect it from the elements and minimize maintenance costs over its life.

The district will spend up to $140,000 from its public art reserve, which is funded by developers, on the piece. As of December 2025, that fund had about $850,000 in it.

Council members were highly supportive of the committee’s recommendation.

Coun. Nora Gambioli, though, said she foresaw some visitors to the park perceiving the sculpture as more of a climbing apparatus than a piece of public art.

Vaartnou said it will be designed and constructed to withstand even the most discerning critic admiring it while clinging to the sides.

“I’ll let my son know,” Gambioli responded.

Presentation House Theatre set to celebrate 50th season HILARY ANGUS

North Vancouver’s Presentation House Theatre is busy prepping a landmark season to celebrate 50 years of community theatre on the North Shore.

“I think there’s a real need for what we do and what we provide,” said Keltie Forsyth, PHT’s artistic director. “It’s an opportunity for people on the North Shore to come here to see great theatre, sometimes also music and dance, and it’s also a really important community space.”

The Presentation House has gone through many iterations since it opened its doors in 1976.

It originally opened as a museum and gallery space, and then with some creative fundraising from a dedicated team of community members, the theatre portion of the building opened the following year.

In the decades since, the building has been a home for

in art, which is so fundamentally important to building civil society and making civil life, and telling our stories about who we are and who we want to be to each other,” Forsyth said.

In 2012, under the direction of the former artistic director

Kim Selody, the organization focused its efforts on providing high-quality theatre to children and families, with the Theatre for Young Audiences programming.

Forsyth has carried that torch through her tenure.

In addition to shows, PHT offers summer camps and education programs for children, as well as storytelling workshops in schools, and a Black History Matters program, which teaches anti-racism to kids.

“We are learning increasingly how important access to artwork is for children,” Forsyth said, citing several recent studies about how access to art increases children’s empathy, self-confidence and social skills.

“In this time where I think we are struggling to figure out as a society how we connect, how we communicate, how we talk to each other, and how we care about each other, I think participating in art is really fundamental in terms of building those skills

for kids,” she said.

To mark the 50-year celebration, PHT is launching a new batch of home-grown holiday hits that Forsyth hopes will become new holiday traditions for North Shore Families.

They’re jumping off this year with an original production of the Sword in the Stone, based on the book by T.H. White, which will debut in December.

“I literally just had actors bring me to tears just auditioning, so I think it’s going to be really wonderful,” Forsyth said. “We’ve really emphasized bringing as many North Shore artists into that process as possible. So, I’m hoping it’s going to feel really local and … from our community.”

In the meantime, the PHT team is prepping a stacked season of theatre which will kick off in September, and a summer of workshops and camps for kids.

Carver honours mother with memorial pole for oncology clinic ABBY LUCIANO

It all happened fast.

In February 2022, Darren Yelton received a phone call from his mother saying she was feeling ill. He quickly took her to Lions Gate Hospital, where doctors and nurses started running tests to see what was wrong.

About 40 minutes later, a doctor came out sharing that his mother, Dolores Yelton, had terminal colon cancer.

The news was devastating, and Yelton quickly saw how fast the cancer progressed. His mother died six weeks after being diagnosed.

That was when the Sḵwx̱wú7mesh Úxwumixw (Squamish Nation) master carver decided to craft a nearly 19-foot totem pole to honour his mother and raise funds for the Lions Gate Hospital oncology clinic.

“When they’re told that they have some sort of cancer, it affects the person who has

PAUL MCGRATH / NSN the cancer big time, but it also affects their family members just as much,” Yelton said. “I felt in my heart that I needed to do something to address this cancer problem for not only my mother, but all patients who walk through

that door.”

Yelton’s latest work is carefully designed to honour his mother and share broader meanings.

The totem pole itself is a woman half wrapped in a blanket.

The parts of the body that are exposed outside of the blanket symbolize the harsh reality that cancer can enter anywhere, Yelton said, while the other half under the blanket symbolizes protection against sickness, a West Coast traditional ceremony practice.

On the blanket, Yelton carved two hummingbirds, a butterfly and a unicorn – all creatures his mother loved.

The hummingbird represents love while the butterfly symbolizes peace, Yelton said. If a butterfly comes by during a funeral, he said it helps guide that loved one into the spirit world.

As for the unicorn, it was just simply her favourite creature.

“She had a lot of unicorn stuffed horses, pictures and everything in her home had to do with a unicorn horse because she loved just the look of [them],” Yelton said.

Yelton has seen cancer heavily impact his extended family,

losing seven members over the years. With the disease hitting so close to home, he hopes one day there will be a cure.

Memorial plaques will be placed on the pole, honouring all those who lost their lives to cancer. The plaques cost $250, and 80 per cent will go directly to Lions Gate Hospital’s Oncology Clinic. The totem pole can hold almost 2,000 names, and Yelton’s goal is to raise half a million dollars.

“It’s all for a good cause and hopefully it’ll raise awareness of how cancer really does so much harm to the body,” Yelton said.

“We need to find a cure for it so families like myself and families out there don’t have to suffer from this horrible disease.”

A ceremony for the memorial totem pole will be held at a future date at Lions Gate Hospital.

North Van crews rescue paraglider caught in tree canopy BRENT RICHTER

District of North Vancouver Fire and Rescue Services members plucked a paraglider out of the park Sunday after he was blown off course.

Tandem paragliders on the North Shore routinely take off from the top of Grouse Mountain and then land in Cleveland Park. A pilot and his passenger nearly completed the manoeuvre Sunday afternoon around 5 p.m. when they ran into trouble about 75 feet up off the ground.

“He was just about to land in the centre of the field when a big gust of wind caught him and just pushed him into the trees on the north side of the park and caught him in the canopy and hung the two of them up there,” said assistant fire chief Brent Steacy.

The pilot was able to free himself, secure his passenger to the tree and then climb down and call for help.

District crews brought in their high angle rope rescue team, who climbed up to the stranded paraglider and transferred him to a separate harness and safely

brought him down through the branches.

The passenger who needed rescuing was an ex-U.S. Navy fighter pilot visiting from Texas.

“I think his ego was crushed a little bit that he had to get help out of a tree after I’m sure he’s flown in much more precarious situations than that,” Steacy said. “They were in good spirits and had a laugh.”

The paragliding pilot was highly professional and helpful, Steacy added, and no one was injured.

“It could have gone way worse. It could have driven them right into the ground or pushed them out into power lines,” he said. “It does happen. If you’re going to do these somewhat dangerous activities, just be prepared that things could go wrong and there is the possibility of mishaps.”

District crews were out for rescues four times over the weekend. Steacy said crews have noted a lot more people on the trails with the FIFA World Cup tournament drawing thousands of visitors into town, but he said the call volume for rescues has stayed steady compared to previous summers.

3-time Olympic athlete Channell retires from racing DAVID SONG

North Vancouver’s Jane Channell is hanging up her sled for good.

The 37-year-old leaves her sport of skeleton as a three-time Olympian, Crystal Globe winner and fourtime IBSF World Cup medallist. Channell placed 18th in women’s singles at February’s Milano Cortina Olympic Games while uniting with Josip Brusic to finish 15th at the mixed team relay.

“To be inside a highly physically demanding sport for 15 years is a long time and I feel like now is the right time to move on,” Channell said in a press release.

“Skeleton is my family, and that is why it is difficult to step away and why it has taken me so long to come to terms with doing this. The community that the Canadian program has right now is like nothing else.

Through the ups and downs, and all of the support – loud and quiet - it’s been a ride.”

After concluding her time as a Simon Fraser University sprinter, Channell moved to the Sea to Sky in 2011 to train at the Whistler Sliding Centre (WSC).

“Looking back on when I first started, I could not have imagined that it could take me to the places it did.

I was lost at that time. I was confused and I was likely avoiding the real world,” Channel said. “As I reflect on it now, moving up to Whistler to do skeleton really allowed me to find myself. It gave me closure on things while allowing myself to grow into who I have become today.”

Canadian skeleton head coach and high-performance director Joe Cecchini labelled Channell “the heartbeat of our program” as an athlete who stuck around after Beijing 2022 to help rebuild said program in a time of change and turbulence.

Her teammate, record-breaking world champion Hallie Clarke, said this on Instagram: “Resiliency, generosity and strength, the first few things that come to mind when I think of Jane. An incredible career, but more importantly, an indescribable impact off the ice.

I’ve had the honour to call Jane a teammate, friend and mentor…thank you Jane, from the bottom of my heart, for always being you, showing up, and setting the best example of a leader for me to learn from. Skeleton in Canada is lucky to have you in its legacy.”

“I could have stayed around longer, and I would have been more than capable to slide, but if I did that, I feel like I’d be blocking that next step for athletes coming up the pipeline who now deserve the opportunity and I don’t want to do that,” Channell explained. “To everyone who has been part of this journey, thank you. Thank you for believing in me, supporting me and standing by me through every high and every low.

“This sport has given me so much more than I ever imagined and I will forever be grateful for the people, memories and experiences that came with it. While this chapter is coming to an end, it will always be a part of who I am.”

“So this is actually a rare opportunity,” she said.

Coun. Linda Watt added the impacts of having longterm care beds available also have ripple effects in the community, especially for caregivers and families.

“Anybody in this room, your life can change in a heartbeat,” she said.

Updated plans include replacing the existing 230 publicly-funded long-term care beds at Inglewood with a new 364-bed long-term care facility. All 230 existing beds would remain open during the first phase of construction, while the new long-term care home is being built.

A second phase of the project would include construction of an eight-storey, 161-unit seniors rental housing building on the site, with 20 per cent of units below market rates. It would also include a nine-storey, 200-unit building with seniors in independent living.

The proposal has changed since it was first brought to the District of West Vancouver in 2021, consolidating five buildings into four with lower heights. The plan also includes a larger open space, designed as a “park-like” setting on the site.

Baptist Housing also bought four single-family properties on Burley Drive to provide more of a buffer between the care centre and surrounding neighbourhood.

District staff noted the project application includes 349 parking spaces, which is more than required by the

Among the approvals granted by council was a request to waive $4 million in development cost charges for the project because it delivers on a needed community benefit.

the public hearing for the project held last month.

Kinna said a big difference between the mothballed long-term care projects being built by the province is they were to be publicly built, owned and operated directly by the health authorities, while Baptist Housing is a private non-profit, which is financing the project with a mortgage. Funding from the Ministry of Health is to subsidize operating costs of the long-term care beds, as is the case in the current Inglewood Care Centre.

Kinna added rental housing for seniors built by Baptist also includes social programs to build connections among residents.

Kinna said West Vancouver already has double the concentration of seniors as other Metro Vancouver communities and that is expected to grow by 50 per cent in the next 10 years. There is currently a shortfall of between 500 to 800 long-term care beds on the North Shore, said Kinna, which is only expected to grow.

Residents who came out to the public hearing on the project June 23 urged council to approve the redevelopment.

Former long-time West Vancouver Capilano MLA Ralph Sultan, 93, said he’d looked into Baptist House and found the organization is financially solid.

“So when they say they’re going to do something, as an ex-banker, I think they’re actually going to do something and live up to it. They’re not going to say, ‘Gee, we ran out of money. We couldn’t do it,’” he said.

Sultan said his good friend former B.C. Attorney General Russ Fraser spent the last months of his life at Inglewood.

“This is a caring organization. And it’s reflected in their staff,” he said.

Many residents at the hearing told heartfelt personal stories of seeking care for family members, making long commutes to visit loved ones in care facilities in other areas of the Lower Mainland or watching that happen to their friends.

Andy Krawczyk said he has neighbours who recently moved out of Caulfeild into a private care facility, an option not possible for many.

“They’re my generation, my age,” he said.

Christine Banham stressed the reality of aging that often takes people by surprise.

“The time of life of being a senior is really dynamic, and I mean not that you’re out doing exciting things that you can post on Instagram,” she said. “It’s dynamic in that things change really quickly when you don’t want them to. When you have a fall and you break a hip, and all of a sudden, your spouse had a stroke, and she can’t come and live with you anymore because they won’t let her go from Lions Gate Hospital unless there’s an adequate level of care.”

“A lot of us just think, oh, it’s going to be, ‘I’ll go off into the sunset,’ but for a lot of people, it’s really a dynamic time of life in a very distressing way.”

In a statement after the vote, Kinna thanked council for its unanimous support and “for the thoughtful consideration this proposal has received throughout the process.”

“This is an important milestone in what is a once-in-a-generation opportunity to renew Inglewood for today’s residents and for generations of seniors who will call it home in the future,” he said.

One of my earliest permaculture teachers was Permaculture Education Institute founder Morag Gamble of Queensland, Australia. She influenced me profoundly, primarily with her kindness, humility and dogged determination to swim upstream.

Like me, she is married with three children. She refers to hers as nature kids; I refer to mine (now grown) as bush babies and like me, she cares deeply about community.

The Cambridge Dictionary describes community as a group of people living in the same geographic area or sharing common interests, culture or identity.

Community encompasses both physical neighbourhoods and groups united by shared beliefs or social ties.

Gardeners of all ages and skill levels share community. We share a belief that we are part of nature, not apart from it. We benefit, whether we realize it or not, from the connection we have with growing things and the permaculture (perennial systems) of the planet.

Kindness grows at the root of the gardening community. Notwithstanding so-called “Big Ag” (systems dependent on chemical and synthetic inputs, producing unhealthy outputs), most people who grow food have some awareness of their impact on the environment and each other.

In a recent newsletter, Gamble wrote that, “One of the greatest capabilities we have as caring humans who want to contribute to positive change is humanKINDness.

Being in service of life thriving.”

What a beautiful sentiment. Small acts of regenerative kindness, unfolding in tandem within a community of shared interests and purpose can over time, create a tsunami of positive change.

Sometimes we need permission to change our worldview and swim upstream.

A-listers like David Beckham, Pamela Anderson and Jennifer Garner use their platforms to spread the good word about growing their own food, joining long-time organic gardening advocates like King Charles and yes, of course the indefatigable Martha Stewart.

Here at home (on one of the Gulf Islands), we have our own delightfully inexpert food-gardening advocate in the much-loved comedic actor and writer Zach Galifianakis. In his new six-episode family-friendly series “This is a Gardening

During filming on Vancouver Island, Galifianakis gets to the core of growing apples, learns that tomatoes are more than just pre-ketchup, French-forages into a woodland tea party, gets to the roots of carrots and potatoes, gains kernels of knowledge about corn and digs into composting.

When asked by talk show host Jimmy Kimmel what inspired the show, Galifianakis explained that, in spite of owning a tractor and amateur gardening for 20 years, he wanted to learn from experts and also encourage younger generations to understand and care about where their food comes from. He believes too that, returning to agrarian practices is the ultimate remedy to the human condition. Amen to that!

In a spirit of kindness and community-building, the West Vancouver Memorial Library is hosting two free screenings (three episodes each, with refreshments) of “This is a Gardening Show” at the beautiful Gleneagles Clubhouse. I will be in attendance at the first screening at 6 p.m. on July 15 to answer questions about gardening, and local chef/author Bri Beaudoin will be in attendance at the second on July 22.

Did Canada score the best goal of the tournament so far?

I’ve had the pleasure of attending the FIFA World Cup games in the media section at BC Place, and here are some notes and thoughts as Vancouver’s official role in this tournament comes to a close.

In answer to the question in the headline, no – it’s probably not fair to say Canada scored the best goal of the tournament.

But there is a Canadian goal that I can’t stop watching, and it gets better every time I see it.

And it came in one of the team’s two losses. Canada took the L in their match against Switzerland at BC Place June 24, but they certainly scored a W goal.

Down 2-0 after giving up two goals to start the second half, the Canadians needed a spark and they got it courtesy of an absolute banger of a goal that looked like something out of a Brazilian playbook.

The midfielder took one touch to control with his right foot as the ball dropped over his right shoulder at the top of the 18 yard box, and then spun around

to take another touch with his left foot to arc a perfectly placed cross into the path of a charging Promise David. Running at near full speed, David reached his right boot across his body and nicked the ball out of the air and past the helpless keeper.

And here’s the crazy part: from first touch to last, the ball never touched the ground.

Three players combined to score a goal that started in their own half and ended in the back of the net without the ball touching turf. Stunning.

What made the goal even cooler was the trio that combined to score it – all three were secondary players coming into the tournament. de Fougerolles slid into the starting lineup only because of an injury to star defender Moïse Bombito. Saliba was thrust into a crucial central midfield role only after the gruesome leg injury to Ismaël Koné.

And Promise David started the game on the bench, coming in

as a sub just one minute before scoring the goal. World Cup magic.

So what is the best goal of the tournament? There are so many bangers to choose from.

I’m cheating here, but one of my favourite play so far, athletic wizardry from France’s Michael Olise, actually hit the post.

If I have to pick a goal, I’ll go with the mind-blowing strike from Cabo Verde’s Sidny Lopes Cabral that stunned the world, pulling the tiny nation – it’s the third smallest to ever qualify for the tournament – even with the giants from Argentina in extra time of their round of 32 game.

Cabo Verde didn’t end up winning the game, but that strike won all of our hearts.

Belgium puts on a show in BC Place game

Continued from A26 versus Qatar matchup was one I’ll never forget.

But the best team performance here in Vancouver was from Belgium. For 90 minutes here in BC Place they put on a spectacular show of elite attacking soccer in a 5-1 win over New Zealand. The first two goals from Leandro Trossard were scrappy to take the lead. Then the great Kevin De Bruyne scored and the place went wild, and the legend Romelu Lukaku subbed in and scored and the place got even louder. Lukaku set up the fifth to complete the rout, and I left the stadium knowing that was likely the best display of pure soccer we’ll likely see at BC Place in this tournament. The match highlights don’t even begin to reveal what a satisfying performance it was all over the field. Jérémy Doku was flying around, Thibaut Courtois was unruffled in goal, and the whole outfit just exuded class.

It was beautiful to watch.

Vancouver specials It was amazing to see BC Place

get glammed up, complete with real grass, for the whole world to see. And there were other great performances here over the first six games. Nestory Irankunda did all the crucial work as Australia withstood a Turkish onslaught and came away with a 2-0 win.

We had New Zealand for two games and they lost them both, but I couldn’t stop watching Elijah Just put in work. He was all over the field, and ended up with three of his team’s four goals in the tournament, including a banger here against Belgium. Good job, good effort.

For Switzerland, Johan Manzambi terrorized defences in his first two games here. He set up the first goal and scored the winner against Canada, and then did all the dirty work to set up the game-winning goal for Breel Embolo in the 2-0 round of 32 win over Algeria July 2.

And then to top it all off here in BC Place we got to see a goal from the great Mo Salah, one of the world’s best players over the past decade, as Egypt won their first ever World Cup game. That was a moment. That was also a reminder

that it’s not just Canada chasing history.

“This means something to me,” a kid draped in an Egyptian flag was yelling to no one in particular as the clock wound down on that game.

Only one team can win the World Cup, but there are many winners.

It was exhilarating to see some of them here in person.

TSN’s time to shine For games I haven’t been able to see in person (God bless my media pass!), I must say I’ve been wildly impressed with TSN’s wall-to-wall coverage of the tournament. Aside from one host who seems not to know or care much about what is going on, everyone else has done a great job of covering all the action. I love seeing all the current and former national team players breaking it down. Shipyards comes alive for footy Continued from A27 provided both great analysis as well as amazing perspective about the long and often treacherous path the Canadian program has taken to finally reach this point.

And I must say we were blessed to have the duo of England-born Luke Wileman and Scotsman Steven Caldwell calling Team Canada’s games, and when they’ve been joined by former Republic of Ireland national team player Kevin Kilbane, you’ve got yourself a highly entertaining and informative mix of personalities, characters and accents. We’re lucky to have them. As they say across the water: brilliant.

PERMISSIVE TAX EXEMPTIONS NOTICE 2027 Permissive Tax Exemptions under provision of the Community Charter (SBC 2003) Chapter 26, Part 7, Division 7, Section 224.

It is the intention District of West Vancouver Council to consider Proposed 2026 Permissive Tax Exemption Bylaw No. 5433, 2026 at the regular Council meeting on Monday, July 6, 2026. The proposed bylaw will provide the properties listed below with an exemption from paying municipal taxes in 2027.

Extract of Community Charter Chapter 26 Part 7 DIVISION 7-PERMISSIVE EXEMPTIONS: General authority for permissive exemptions 224 (1) A council may, by bylaw in accordance with this section, exempt land or improvements, or both, referred to in subsection (2) from taxation under section 197 (1) (a) [municipal property taxes], to the extent, for the period and subject to the conditions provided in the bylaw.

224 (2) Tax exemptions may be provided under this section for the following: (a) land or improvements that (i) are owned or held by a charitable, philanthropic or other not for profit corporation, and (ii) the council considers are used for a purpose that is directly related to the purposes of the corporation; (c) land or improvements that the council considers would otherwise qualify for exemption under section 220 [general statutory exemptions] were it not for a secondary use; (d) the interest of a public authority, local authority or any other corporation or organization in land or improvements that are used or occupied by the corporation or organization if (i) the land or improvements are owned by a public authority or local authority, and (ii) the land or improvements are used by the corporation or organization for a purpose in relation to which an exemption under this Division or Division 6 of this Part would apply or could be provided if the land or improvements were owned by that corporation or organization; (f) in relation to property that is exempt under section 220 (1) (h) [buildings for public worship], (i) an area of land surrounding the exempt building, (ii) a hall that the council considers is necessary to the exempt building and the land on which the hall stands, and (iii) an area of land surrounding a hall that is exempt under subparagraph (ii); (h) in relation to property that is exempt under section 220 (1) (i) [seniors’ homes] or (j) [hospitals], any area of land surrounding the exempt building; (k) land or improvements for which a grant has been made, after March 31, 1974, under the Housing Construction (Elderly Citizens) Act before its repeal.

It is with sadness that we announce the passing of Calogero “Paolo” Firenze on June 24, 2026, at the age of 88. Surrounded by his family, Paolo went peacefully into God’s embrace at his home in Maple Ridge.

He was predeceased by his wife Maria; sisters Filippa, Francesca, and Angelina; brother Alfredo; and parents Teresa and Giuseppe. He survived by his daughters Miriam, (Wayne) and Elizabeth (Lawrence); son Giuseppe (Dianne); grandchildren Vanessa, Natasha, Matthew, Raquel (Connor), Scott, Marissa, and Stefanie; great-grandson Gabriel; brother Mario (Concetta); sisters Ida and Emilia; and his nieces and nephews and extended family in Canada, Italy, Spain, and Belgium.

Born in Enna, Sicily, in May 1938, Paolo arrived in Vancouver in February 1965 with Maria as newlyweds and settled in North Vancouver, where he raised his family. An expert finishing carpenter, Paolo worked on many construction projects in Greater Vancouver and, in his spare time, helped family and friends with various projects and pursued his love of gardening.

A funeral mass took place at St. Pius X Roman Catholic Church on July 7th, 2026.

It is with profound sadness that we announce the passing of Gregg Richard Walker Hallaway on June 27, 2026, at the age of 70, following a courageous battle with glioblastoma.

Gregg was born and raised in North Vancouver. He graduated from North Vancouver High School in 1974 before earning a Forestry degree from UBC in 1980. He began his career with L&K Lumber, where he formed lifelong friendships, before spending 30 rewarding years with BC Hydro. He retired in the spring of 2020.

Gregg was devoted to his family and lived life with quiet optimism, kindness, and determination. He loved staying active through fitness classes, tackling community projects on the Sunshine Coast, and spending time outdoors.

His happiest place was at the family cabin on Sakinaw Lake, where he spent summers beginning in 1960. Whether working alongside his dad on projects, enjoying early morning water skiing, or simply gathering with Diane, Mark, Marissa, family, and friends, the lake became the backdrop to some of his most treasured memories.

Gregg is lovingly remembered by his wife, Diane; his son, Mark (Vanessa); his daughter, Marissa (Brian); his cherished granddaughters, Madison and Layla; his brother, Ross (Becky); his extended family; and many dear friends. He was predeceased by his parents, Dick and Eva Hallaway and many beloved pets.

The family extends heartfelt thanks to the teams at BC Cancer, Lions Gate Hospital, North Shore Hospice, and the Palliative Care Team for their exceptional care and compassion.

Born in St. Gallen, Switzerland, Hildegard trained as a dress designer and spent several years working in the boutiques of Geneva before beginning a new chapter in her life. In 1959, after Anton returned to Switzerland to ask for her hand in marriage, she immigrated to Canada to join him in West Vancouver.

She arrived speaking very little English, carrying only her carefully packed trousseau, her Swiss optimism, remarkable courage, and an enduring belief that together they could build a wonderful future.

At the heart of Hildegard's life was her extraordinary 65-year marriage to her beloved husband, Anton.

Their relationship was one of unwavering love, deep respect, and true partnership. In 1972, Anton and Hildegard purchased a summer cabin on Hornby Island, where they spent countless happy summers creating treasured family memories that would span generations. An exceptional cook and gracious hostess, Hildegard was renowned for preparing beautiful meals and welcoming family and friends into her home. Her elegant dinner parties, thoughtful hospitality, and generous heart made everyone feel special and at ease.

Hildegard is lovingly remembered by her husband, Anton; her children, Christian (Lin) and Caroline (Kim); her five cherished grandchildren, Carlina (Anthony), Matias, Matthew, Jordan, and Daniel; and her treasured three-year-old great-granddaughter, Isla.

She will be deeply missed by all who knew and loved her, and her memory will live on in the hearts of her family and friends.

With sadness, we announce the passing of James “Jim” Biggan, just shy of his 85th birthday, after a long battle with dementia. Jim is survived by his wife of over 60 years, Gail; his three daughters, Shannah (Rick), Jodie (Tom), and Alison (Steve); his eight grandchildren, Kelsey (Matt), Drew (Morgan), Regan, Matt, Rhys, Bryn, Zach, and Abby; greatgranddaughter Kinsley; and sister Marilyn and her family. Jim was predeceased by his parents, Jim and Betty Biggan.

Jim grew up in Marpole and was involved in sports over many decades, first as an athlete playing highlevel soccer, football, rugby, and baseball, and also as a gold-glove boxer. He later became a coach for his daughters in softball and soccer, achieving much success with his teams. Through sport, Jim touched many lives and will be remembered for his contribution to growing women’s sports locally, nationally, and internationally.

Jim worked in flexible packaging for many years, retiring in 1999. After retirement, he and Gail traveled extensively, and he especially enjoyed their annual trips to Palm Springs and Hawaii.

Jim took great pride in his family and shared an incredible bond with his grandchildren, who brought him tremendous joy. Like his parents before him, Jim and Gail could always be found on the sidelines supporting the kids.

The family would like to thank the staff at Deltaview who helped Jim live in comfort as the terrible disease progressed. While dementia took a lot from Jim, there were still glimpses of his humour, wit and pride in family to the very end.

A celebration of Jim’s life will be held at Beach Grove Golf Course (5946 12th Ave., Tsawwassen) on Tuesday, July 14th, from 2-4pm. In lieu of flowers, please consider a donation to a charity of your choice.

Janet died peacefully, surrounded by family, on Saint-Jean-Baptiste Day. While her father (Patrick John Power) served overseas in WW2, Janet was ever grateful for her early years spent with her mother (Julie Gilberte Miron) in a large, loving family on rue Montcalm in Hull, a home which became the source of many family stories—from pet pigs to petsde-soeurs.

Post-war, her family voyaged across Canada and Europe, launching a lifelong love of travel. After studying journalism at Carleton (and writing some very funny radio ads for CFRA), she worked in Toronto and Ottawa before being swept off her feet by dashing RCAF Flight Officer Ian Stewart.

Married in Ottawa in 1963, Janet happily joined Ian in his posting at RCAF Marville, in northern France.

She was squired around in Vespa convertibles, shown most of France, and may or may not have eaten her body weight in Dover soles and ice cream sundaes while pregnant with Duncan. Returning to Canada, Shannon was born in Ottawa, and the Stewarts decided to go north (Churchill, Janet’s own TV interview show, Ian’s rockets), south (New Mexico, White Sands, and a lifetime love of Mexican Christmas tree ornaments), east (Montreal where Ian studied for his PhD), before finally heading west to Vancouver, always on the North Shore, from Dollarton to Eagleridge.

Janet returned to work in the 1970s, honing her interviewing techniques (soon to be used on teenage children) at credit and HR departments at Sears and at Seaboard, where she made lifelong friends.

For 40 years her life was near-perfect. Travel with her family abroad and down the US coast, hitting garage sales, discovering the delights of Bellingham and the Monterey Peninsula (and buying properties in both, over the years), and always with her beloved “Pooh” at the wheel, while she rode beside him picking out potential dining finds from a stack of travel guides.

Although Ian’s illness and death dampened her last decade, she will be remembered for her fine correspondence and conversations, celebratory confections and delight in forest trails. She was a devoted mother and grandmother—our lodestar.

Janet leaves two children (Duncan and Shannon), six grandchildren (Caitlin, Brendan, Erin, Shannon, Gabrielle and Jacob), one great-grandson (Andrej), and another great-granddaughter on the way.

Janet and her family thank the office of Drs. Gordon Bird and Joyce Ching (Hello Natasha!), and welcome contributions to the Canadian Cancer Society or the Wild Bird Trust of BC. Fondly known as Kitch, passed away on his own terms on June 4th in the care of North Shore Hospice.

Kitch, a driver for North Shore Blue buses for 35 years, was extremely popular with all who boarded his bus, due to his quick wit and charm! With these traits, he was able to navigate social situations effortlessly!

He will be sorely missed by his sister, Ann, nephew Alaistair, and family in England.

His memorial will be held at West Van Legion on Saturday, July 11th, at 3pm.

It’s with great sadness that we announce the passing of Glyn Hughes, who died peacefully on June 26, 2026, while surrounded by family. He was and remains a shining example in everything he did, most especially to those he loved as a devoted husband of 66 years to Mary, father to Bev and Lindsay, and grandfather to Taryn and Garrett.

Though Glyn has moved on, the love for him remains – he will be missed each and every day.

It is with profound sadness that we announce the passing of our beloved mother, Jutta Vertegaal (nee Nitzsche), on June 28, at Lions Gate Hospital, surrounded by close family, at age 79.

Born in Munich, Germany, Jutta immigrated to Vancouver, Canada, in 1967, marrying John Vertegaal the following year. After raising her children, Jutta built a rewarding 20-year career with the federal government before retiring. In retirement, she devoted nearly 15 years to volunteering with Deep Cove Stage Society, earning the deep respect of the theatre community.

Fiercely independent, kind, and quick-witted, Jutta faced life’s challenges with remarkable courage. She had a gift for making people feel welcome and accepted. She lived authentically and on her own terms, leaving a legacy of resilience, integrity, and unconditional love.

Family was at the heart of everything she did. She leaves behind her partner, William (Bill) Ruptash; children, Karen (Jeff) Mackay and Ryan Vertegaal (Kerry Nicol); cherished grandsons, Tyler, Ashton, and Owen; sister, Barbara; and niece, Katharina.

A Celebration of Life will be held on in North Vancouver. Guests are encouraged to carpool or take public transit due to limited parking.

May the Sunshine of Comfort Dispel the Clouds of despair

Louise passed away peacefully at the age of 95. She was predeceased by her husband of 56 years Fred in 2015, and her brother Jim Ellett (Liz) in 2010. She is lovingly remembered by her two sons, Fred, Jr. and Robert; two stepdaughters, Bunnie (Antonio) and Patti (Dr. Rob); two grandchildren, Courtenay (Jorge) and Clayton (Amanda); three greatgrandchildren, Willow, Brooklyn, and Milo; and niece Judy (Doug).

Louise was born in 1931 in Edmonton, Alberta, and raised in Morinville. She was an elementary school teacher in Alberta before moving to North Vancouver in 1956, where she taught at Norgate, Lonsdale, and Queen Mary schools.

Louise and Fred were married in 1959. They lived in Calgary, Prince Rupert, and Vancouver before returning to North Vancouver in 1970. Once their sons were born, Louise's full-time job became that of a hard-working, stay-at-home Mom. Louise was an excellent cook and enjoyed hosting family and friends for dinners. She will be remembered most for her kindness, her generosity, and her smile.

Thanks to all of the staff at Evergreen House (one north) for taking care of Louise so well for the last 3 ½ years.

A memorial service will be held on Friday, July 17, at 1:00pm at St. Andrew's and St. Stephen's Presbyterian Church located at 2641 Chesterfield Ave., North Vancouver, B.C.

The world has lost the kindest, sweetest soul. Rose Marie Greenwood was born in Hamilton, Ontario to Stanley and Sophia Cheberinoff, where she grew up along with her younger brother, Stan.

In 1960, Rose met her future husband Harry at a book reading, and together they became active in many social, civil and political circles. The two married in 1964, beginning an equal partnership in which Rose supported Harry wholeheartedly in ventures he pursued, and inspired him to get involved in many of her own.

Rose was ahead of her time on every level, always curious, and interested in supporting causes such as world federalism, workers' rights and early childhood education, among others. She was an activist her whole life, from her involvement with the Canadian Peace Research Institute to developing programs that promoted expressionism and individualism in children.

Rose was a voracious reader with a sharp, discerning mind. She was drawn to writers with bold ideas — among her favourites were Kurt Vonnegut and Gore Vidal - and enjoyed sharing her love of books and ideas with others.

She was always quick to combine humour in both daily conversations and her overall outlook on life.

Rose never had a bad word to say about anyone.

She encouraged those she loved to try new things and to think for themselves, just as she always had.

In the early 90s, Rose and Harry moved from Hamilton to the Garibaldi Highlands, and later to West Vancouver, where Rose continued to offer warmth, generosity and gentleness to all who knew her. She was a devoted wife, a loving mother, and one of the kindest people to have walked through this world.

Rose is survived by her husband Harry and daughter Jill, and leaves behind a legacy of empathy, compassion, and an intrinsic belief in the dignity of every person. She will be deeply missed and long remembered. We love you, Rosie.
