House values within the Kaipara district have jumped 20.6 per cent in the past year according to the House Price Index report released by Quotable Value property valuers, with housing on the east coast pushing the market.

The significant increase over a 12-month period has been driven by “people predominantly from Auckland relocating, buying holiday houses and retiring in Mangawhai,” according to registered valuer for QV, Jeff Robinson. “Mangawhai is well ahead and that includes both sections and houses. It’s basically a 25% lift in value. Being close to Mangawhai, Kaiwaka has seen a similar increase, whereas Paparoa and Maungaturoto are a little bit less with a 15–20% increase in residential value. Towards the west coast, Dargaville and Ruawai have seen 10–15% lift in residential values.” Mr Robinson said that even though the west was still fairly slow in comparison to the east, house values had started to lift slightly. Dargaville Ray White Real Estate agent, Jean Johnson said Dargaville was only a small portion of the Kaipara area experiencing this increase.
“I wouldn’t think we would be making a major dent in this increase report. Our prices are affordable compared to other regions and most of our buyers are from out of town. In the last 12 months, we have experienced this buyer change,” she said. Down the road at Dargaville First National, agent John Powell believed the report was not a true reflection of all house values throughout Kaipara but as long as net migration from Auckland remained it would mean more ‘blue collared’ workers would continue to move to areas like Dargaville. “We are selling more properties. In the last year we sold 63 more properties than the year before — that’s really significant. My biggest concern for Dargaville is the future of residential development. No one is building subdivisions so how do we grow?” Both agents agree that buyers are predominately from Auckland, while

Mr Hinton predicts the increase in property values in Mangawhai, Kaiwaka and Wellsford will continue because of the demand at present. “The new motorway will push prices again because it makes these areas accessible and will knock (travelling) time off,” he said. “I know you can’t get tradesmen in Mangawhai, they are that busy, so that tells you the demand is definitely there. It’s a great option for the elderly people moving up and selling their house in the Auckland market. It allows them to move with money and then spend locally — it’s a natural drift north.” In 2016 there were 244 building consents issued by Kaipara District Council for new dwellings in Mangawhai. ¢
