Nine years after the Baylys Beach Sunset West subdivision application was first lodged, the project is now restarted and moving ahead. The project has been sold to new developers in a move expected to increase the size of the beachside community by a massive 33 per cent. “But despite the fact that this community will be going from 200 ratepayers to nearer 300 over the next few years, there has never been any planning done for a commercial area for the township,” said Baylys Beach Society chairman, Maurice Weatherall. “This need will become glaring as the prospect of another 86 houses in the subdivision boosts the area economy. We will have tradesmen, owners and visitors providing a real financial boost to the area. And while it’s important to have progress, it’s also important to plan for the future, but that planning has been missing here.” The subdivision will also mark a local divide, with the developers committed to a sewage scheme for the new properties, while the older part of Baylys Beach will not be connected. In 2004 the Kaipara District Council worked with the original developer to install two temporary holding tanks to service the subdivision until a public wastewater scheme, then under consideration for the coastal settlement, became available. In the interim, council was to be responsible for the emptying of the holding tanks and the recouping of associated costs.

However, the proposed community wastewater scheme was then dropped, in the face of mounting costs, as the sewage system for Mangawhai on the east coast burgeoned into a monster that ultimately bought down the Kaipara District Council under an $80 million debt burden. With a public scheme for the community now very much on the backburner, the onus is back on the new Sunset Beach developer to fulfill the original resource consent conditions. currently completing installation of the Innoflow wastewater system that was originally consented to permanently service the 86 lots on the property. Sunset West’s agent in Dargaville, Neil Sinclair of Bayley’s Real Estate, says the system is expected to be completed by April and that all stages of the subdivision are now available and priced to meet the market. “In addition to being a permanent solution, the yearly costs to lot owners for the Innoflow system will be considerably less than the current council rates for the holding tank service,” he said.
