We are so excited that you are joining us in the rebirth of Bell Works, a renowned hub of innovation, rich with the history of discovery and imagination. With your participation, Bell Works will foster the spirit of collaboration and inspiration. Our first and highest priority is ensuring that you are provided with tenant services of the highest quality. The information presented in this letter is intended to assist you in a smooth transition to your new office. Although comprehensive, this letter is not all-inclusive.

In the coming weeks, you will receive more detailed information on fire, life safety, and emergency procedures.

Bell Works is actually four distinct buildings. The original structure was completed in 1961, and then expanded in the 1980’s to become the spaces we enjoy today.

OUR BUILDING IS ON THE NATIONAL REGISTRY OF HISTORIC PLACES. THAT MEANS THE ORIGINAL BONES OF THE BUILDING CANNOT BE CHANGED.

Bell Works is home to the largest photovoltaic skylight in the U.S.

Nobel prizes have been awarded for work completed at Bell Laboratories.

Bell Works is considered a Mid-Century modern architectural masterpiece, known as the biggest mirror in the world.

Today 4,000 workers (and counting!) call Bell Works home.

The 2 million square foot building is roughly the size of the Empire State Building tipped on its side.

Architectural Digest named Bell Works the most iconic building in New Jersey.

Moving around Bell Works

Entering Bell Works

Your primary entry to the site is from the Middletown Road entrance. Please use this entrance when entering and leaving the site.

Parking

All tenant employees, are required to park in nondesignated spaces in the lots at the East and West Entrances. Please park in the lot closest to the building your company occupies. (See site plan below).

The parking lot immediately in front of the Main Entrance is reserved for Conference Center Attendees, Retail Customers, and Visitors. Parking in this lot will be strictly enforced. Handicap parking is available in all lots.

In addition, all tenants must have their vehicles registered and must display a parking decal. A parking decal can be obtained from Security at the Main Entrance.

Building Access Hours

The main entrance doors are open from 5:00am to 10:00pm seven days a week.

After-Hours Sign In/Out

When entering the building after access hours, sign in and out with Security at the Main Reception Desk. Security is not authorized to grant suite access without permission from a principal tenant contact and Building Management.

Keys, Locks & Access Cards

Upon move-in, Bell Works will provide keys for interior doors to supervisors and managers. See security for access cards and parking decals. The access cards have been programmed to allow after hours access to the Main Entrance of the building, turnstiles, and stairwells. Please keep a record of your company’s card assignments and notify security of any changes, such as terminations, lost, stolen or damaged cards. Your initial access card is available for $10.00. Lost or damaged Cards can be replaced for $15.00 per card.

Services at Bell Works

Bell Works Concierge

Our primary concierge station is located at the main entrance of the building. The concierge is there to assist you and your guests upon arrival. Please email Bellworksconcierge@inspiredsd.com prior to your guest’s coming and please be sure to include the name of your guest, day, and approximate time of arrival as well as any specific instructions, i.e. a number to call upon arrival.

Mailroom

Mail and packages delivered by United States Parcel Service, Federal Express, United Parcel Service, DHL and other carrier services, are delivered to the mail room located on S1 Level of the West Elevator Tower (exit elevator and make a right) for pickup between the hours of 8AM and 4PM, Monday through Friday. Please place outgoing mail (letters) in the mailbox at the front reception desk. Outgoing packages can be placed in the mail room for pick-up or placed in the drop boxes outside the main entrance. Larger deliveries typically are delivered to the loading dock on the lower level on the West side of the building (see the following paragraph). Please address all incoming mail with your name, company name and suite number. Mail and packages not picked up will be returned to the respective carrier after seven days.

Loading Dock and Freight

Elevator

The loading dock is located on the lower level on the West side of the building. Use of the loading dock and freight elevator is primarily for larger deliveries. Bell Works has three loading/ unloading bays with hydraulic levelers and freight elevator with an 8,000 lb. maximum weight limit. Overhead doors have a 13’ clearance. Use of the loading dock and freight elevator must be coordinated with Building Management. Building Management will notify your designated contact of any deliveries. Loading Dock hours are from 7:00am-3:00pm.

Tenant Services

Please call or email the Building Management office for all service and/or maintenance requests regarding air conditioning, lights, restrooms, plumbing, electric, janitorial, leaks or other maintenance items. If you have installed plumbing, supplemental HVAC, or above-standard lighting in your suite, repairs and maintenance of these items will be your responsibility as well as systems that exclusively serve your suite. Building Management can arrange maintenance for these items using our Preferred Vendor network or you can arrange using your own vendors. Non-Preferred vendors must comply with Bell Works insurance requirements and building rules & regulations. Please contact Building Management for a copy of the Bell Works insurance requirements. A list of authorized vendors can be obtained from the Building Management office.

Legal Holidays

On Legal Holidays, the office component of Bell Works will be closed, however the Block will be open to the general public and retail customers. Tenants will be able to access the building using the access card reader located at the main entrance. You should have received your access card upon moving in. Services for office tenants are not provided on the following holidays: New Year’s Day, Memorial Day, Independence Day, Labor Day, Thanksgiving, Christmas Security will be on site located at the main reception desk to assist around the clock.

Janitorial Services

Janitorial service is provided by EMR Cleaners, Monday through Friday. Service to your suite will commence on the first day of occupancy, unless you have requested otherwise. If you have any special cleaning requirements, please advise Building Management and we will schedule a meeting with our vendor at your convenience. A day-porter/matron is on duty Monday through Friday from 7:00 AM until 11:00 PM to keep lobbies, corridors, common areas and restrooms clean. If you observe a janitorial problem in any of these areas, please call tenant services so that we may immediately dispatch the day-porter.

Refuse Containers

Tenants are required to equip each desk, office or work station with two waste receptacles. One for food waste and other nonrecyclable items, and one for recyclables. The receptacle for recyclables must be Blue for easy identification by the janitorial staff. Momouth County practices “Single Stream” recycling. Recyclable items include: office paper, newspapers, magazines, cardboard, bottles and cans. Paper products and containers used to package food should not be placed in the recycle receptacles.

Security

Security

Bell Works is staffed by full time concierge/security personnel. Security personnel is on site 24/7/365. Should there be a need to contact them, please call: 732-856-0009.

A Bell Works Concierge is seated at the main entrance reception 24 hours a day, 7 days a week. (Any special requests should be cleared with Building Management).

Vandalism, theft, or any other incidences should be reported immediately to Security and/or Building Management.

Tenant Improvements

Any tenant improvements/construction, remodeling, or electrical work performed after initial move-in must be approved and coordinated through The Building Management office. All work must meet State and local building, electrical, plumbing, fire and safety code requirements. If you contemplate any such work, please involve us as early as possible to reduce time loss and to ensure expeditious completion of your plans. All work must be permitted and inspected by applicable municipal inspectors.

Abnormal Conditions

Please report any problems or abnormal conditions which you may observe anywhere in Bell Works to Tenant Services or Security. We will endeavor to respond immediately to ensure that the project is one which we can all be proud of and enjoy each day.

General Information

Solicitation

Solicitation is strictly prohibited. If at any time you observe solicitors in the building, please notify security immediately.

Smoking

In compliance with State Law, smoking is prohibited inside the building or on the deck. For the convenience of building employees who smoke, we have established designated smoking areas. Ash urns are provided in this area. As a courtesy to non-smokers and all guests to our buildings, we ask that you please adhere to the following guidelines:

Please use designated smoking areas and refrain from smoking at building entryways or in stairwells.

Please use the smoking urns provide for disposal of ashes and cigarette butts.

Do not discard cigarette waste on walkways, planters or building landscaping.

Please do not smoke in front of the building or any of the building entrances.

Vaping is not permitted anywhere inside the buildings common areas.

Wellness Room

Take a moment to yourself in our private Wellness Rooms located on the first floor of the concrete elevator towers. Perfect spot for breastfeeding mothers.

Bar Bella

Head to Bar Bella for an after-work drink, meet a client, or host an event! The bar is on the Roof Deck in the warm months, and “inverno” at the Bar Bella Inverno + Lounge during the winter.

Basketball Court

The Basketball Court in the West Atrium is the perfect place to get away from your desk or have some play time with your colleagues! Check the Bell Works website for tenantonly times. Contact Concierge to reserve court time.

Conference Center

Get down to business with the state-of-the-art conference rooms located in the lower level of Bell Works, designed to drive productivity and foster success! Conference rooms vary in size to best accommodate your meeting.

Roof Deck

Need a change of scenery or to get some fresh air? Head to the Roof Deck to relax on our beautiful terrace, and maybe take a lap around Zen Lake to get your steps in mid-work day.
