What you need to know before building Whether you are planning a brand-new home, adding a room or renovating an existing structure understanding South Africa’s building regulations could save you thousands of rands and a great deal of frustration.
• Title deed or proof of ownership • Zoning certificate confirming permitted land use • Registration with the National Home Builders Registration
The law is clear: No plans, no building Under the National Building Regulations and Building Standards Act (Act 103 of 1977) no construction may begin without approved building plans from your local municipality. This
Council (NHBRC), particularly for new residential builds • Relevant compliance certificates for energy efficiency, fire safety and accessibility. How long does approval take? Municipalities are legally required to approve or reject plans within 30 days for projects under 500 m², and within 60 days
applies to new buildings, extensions, alterations and, in most cases, even outbuildings. Building without approved plans is not only illegal; a building inspector can order construction to stop immediately and a court may require you to demolish the structure at your own expense. Fines and even imprisonment may apply. Who draws up your plans? Only professionals registered with the South African Council for the Architectural Profession (SACAP) may design and submit building plans to a local authority. Before appointing anyone verify their SACAP registration and ensure you sign a written agreement that clearly outlines the scope of work, fees, responsibilities and professional-indemnity insurance. What your municipality will need When submitting plans you will typically need: • Architectural drawings (site plan, floor plans, elevations and sections) • A structural engineer’s report
for larger developments. In practice, timelines vary: • Simple single-storey residential: 4-8 weeks • Standard residential: 6-12 weeks • Heritage areas: 12-24 weeks New safety framework Following a series of fatal building collapses nationally the Minister of Public Works and Infrastructure launched a new national construction-safety framework in July 2026, introducing stricter oversight, competency-certification requirements and tighter compliance checks. The technical standards governing construction, known as the SANS 10400 series, were also updated in 2026, covering foundations, floors, glazing, fire installations and accessibility requirements. The golden rule Always work with registered professionals, always obtain approved plans before breaking ground, and always check with your local municipality about any specific local requirements. Cutting corners has far-reaching future costly implications.

5 abandonment rises when contractors fail to meet their obligations to workers,” says Hattingh. “Exploitation oen targets vulnerable workers willing to accept belowminimum wages, including undocumented foreign nationals employed under similarly precarious conditions.”
Building or Renovating?
Five Questions Every Homeowner Should Ask
Residential construction and renovation activity remains significant. According to Statistics South Africa, residential building plans worth R46.9 billion and additions and alterations worth a further R30.2 billion were approved in 2025. While homeowners oen focus on price, timelines and references, compliance, worker protections and certification oen determine whether a project runs smoothly or ends in dispute. “Building and renovation projects involve multiple parties and significant risk,” says Danie Hattingh, spokesperson for business at the Building Industry Bargaining Council (BIBC). Before appointing a contractor, Hattingh advises homeowners to ask five key questions: 1. Is the contractor registered and compliant? A reputable contractor should be able to provide evidence of relevant and statutory registration. Within the BIBC's jurisdiction, all contractors, including principal contractors, subcontractors and labour-only contractors and their employees must be registered with the Council. Homeowners should also verify compliance with the National Home Builders Registration Council (NHBRC), South African Revenue Service (tax compliance), statutory obligations relating to the Unemployment Insurance Fund (UIF) and Skills Development Levy (SDL), and compensation cover through the Compensation Fund or Federated Employers Mutual Assurance Company (FEM). 2. Are workers' wages and benefits up to date? Compliance goes beyond paperwork. It ensures workers receive the wages, pension contributions and benefits they are entitled to. Contractors who evade these obligations gain an unfair advantage while increasing risks for workers and clients. “The risk of poor workmanship, delays and project
3. Are the tradespeople on site properly skilled and certified? Building work requires specialised skills. Hattingh advises homeowners to verify the skills and experience of the team doing the work, rather than relying solely on the qualifications of the person who secured the contract. Using unskilled or uncertified labour increases the risk of poor workmanship, delays, safety incidents and costly repairs. Knowing who is on site also improves security, supports emergency response and reduces the risks associated with unregistered workers. 4. Who carries liability if something goes wrong? Before work begins, homeowners should understand who is responsible for worker safety, insurance and any incidents on site. 5. Is there recourse if the contractor disappears or fails to complete the project? A written contract, clear payment milestones and proper documentation are essential protections. If a contractor abandons a project, breaches the contract or delivers defective work, homeowners should review their contract, document the site, formally notify the contractor and seek professional advice. Keeping records of agreements, payments, communications and inspections can also be critical when seeking remedies or recovering losses. Ultimately, choosing a compliant contractor protects more than the homeowner. It supports fair employment practices, rewards responsible contractors and helps build a more sustainable industry. About the Building Industry Bargaining Council (BIBC) Established by employer organisations and trade unions in the Western Cape's building industry, the Building Industr y Bargaining Council (BIBC) ser ves as a collaborative platform where both parties negotiate terms and conditions of employment through collective bargaining. How to choose an architect hitect What is the difference between an architect and a draughtsperson? An architect holds a professional degree, is registered with the South African Council for the Architectural Profession (SACAP) and is trained in both the creative and technical aspects of building design, including structural performance, energy efficiency, materials and compliance with building regulations. A draughtsperson prepares technical drawings but may not offer the same depth of design expertise or professional liability. For anything beyond a simple outbuilding, an architect is the recommended choice. What does an architect actually do? A registered architect can manage every stage of your project, including: • Briefing and concept design – translating your vision into a workable design; • Design development – refining layouts, materials and finishes; • Drawing and documentation – producing the plans required for municipal approval; • Municipal submission – submitting and managing the approval process; • Construction monitoring – overseeing the building process to ensure the work matches the approved plans and meets
When buying or selling property the absence of an occupation certificate can be a legal and financial complication. What is the difference between a building contractor
quality standards; • Contractor coordination – managing communication between all parties on site. Can I make changes to plans once they have been approved? Yes, but any significant changes to approved plans must be resubmitted to the municipality for approval before the amended work proceeds. Making unapproved changes on site is illegal and can create serious problems when selling your property, as compliance certificates must reflect the actual structure as built. What is an occupation certificate and do I need one? An occupation certificate, also called a certificate of occupancy, confirms a building has been completed in accordance with the approved plans and complies with all relevant regulations. Without it, it is technically illegal to occupy a newly built structure. Your municipality issues this certificate after a final inspection by a building inspector.
and an architect? An architect designs the building and manages the process. A building contractor physically constructs it. They are two distinct roles, although they work closely together. It is important that your contractor is registered with the National Home Builders Registration Council (NHBRC) for all new residential builds. This protects you, the homeowner, against structural defects for a period after completion. What should I look for when choosing an architect? • Verify their SACAP registration before signing anything; • Ask to see examples of previous work, particularly projects similar to yours; • Check references from past clients; • Ensure the fee structure and scope of services ate clearly set out in a written agreement; • Confirm they carry professional indemnity insurance; • Choose someone who listens to your vision and communicates clearly.

• ’n Vyfjaarstruktuurwaarborg. • Indien ’n geregistreerde bouer in gebreke bly, kan ’n geldige klagte by die NHBRC ingedien word, mits dit oor strukturele probleme gaan. Praktiese wenke • Kry eers volledige bouplanne voordat jy kwotasies aanvra.

Green homes are in demand nowadays While the drive to eliminate plastic straws and single-use plastics was an eye opener in the push to
Solar heating (if you don’t already have that) will not only save on electricity costs and power your hot water needs but
adopt more sustainable and green lifestyles, for South African homeowners the need to adapt to the persisting electricity and water crises are likely to be a major boost for green home features, according to the Seeff Property Group. Globally, the drive to more sustainable living has gained significant momentum over the past decade. Locally too, greening is gaining momentum, especially in and around homes. If you have not yet considered introducing green features into your home, then now is the time to start, says Seeff. These are not just a good investment, but given the realities of the electricity and water crises buyers are now likely to be swayed by these additions. Turning the housing sector green is just one of the pillars of government’s green economic strategy. Already, most new developments boast greening elements. Beyond just taking measures
can power your home including the security system, vital during power outages when homes and neighbourhoods become vulnerable. At the very least, an inverter system is a worthwhile investment as it can power your security system, internet and television and ensure that you can still charge your phone. These can be integrated with your current electricity system for a seamless switch-over during an outage, ensuring continued power for vital lights, appliances and so on. To ensure you are not left in total darkness, consider rechargeable LED light fittings or those that can be plugged in at various spots around the home. They charge when the electricity is on and will then come on automatically when the power is out. It goes without saying, gas-powered cooking appliances are now almost a necessity while indoor braais and wood-burning fireplaces will be highly sought-after when winter sets in. Another must-have is a
to reduce your carbon footprint and impact on the environment the move to greening homes is a vital economic boost. So what should households be doing? By now all homes should be focusing on water saving and cutting back on electricity usage. Basics such as installing energy-efficient lights, turning lights and appliances off when not in use and adjusting geyser and fridge temperatures can make a broader difference. There should also now be a focus on energy-efficient appliances and don’t forget to focus on water-consumption when choosing a washing machine. Aside from the hygienic benefits a dishwasher also uses less water than hand washing. Features such as solar panels, rainwater tanks, double glazing, well points and boreholes are now becoming important features for any home.
rainwater-storage tank and grey-water system to provide for garden and outdoor water needs while a more sophisticated system for indoor non-potable needs such as toilets will certainly add further value. A water-purification system in the home will also likely become a future need. Water-wise gardens are another important aspect of green homes. By focusing on indigenous plants you can reduce water consumption and ensure your garden looks good even during drier seasons. Be sure to make use of a controlled sprinkler system as it uses less water compared to a hosepipe. Recycling and waste reduction are further areas to focus on. Properties with large gardens could incorporate a compost system for fruit, vegetable and other suitable waste. Nowadays all homes should be practising recycling, for most neighbourhoods have some kind of recycling initiative.

DIY projects to refresh your home
Updating your home’s look doesn’t have to be expensive or time-consuming. With a few simple décor tricks and the right colour choices, you can transform your space with minimal effort. You can add personality to your home without a full renovation. Whether you’re refreshing a single room or your entire home – small changes can make a big difference. Dulux named three harmonious indigo shades as the 2026 Colour of the Year under the theme “Rhythm of Blues” : Mellow Flow (an airy light blue), Free Groove (a vibrant cobalt), and Slow Swing (a meditative dark navy). Here are some expert tips to help ensure smooth sailing with your next DIY project that are sure to enhance your home’s look and feel. 1. Start with colour: Paint an Accent Wall, one wall painted in a soft, grounding shade. One of the quickest ways to refresh a space is colour. An accent wall instantly adds depth and character to any room. “Colour plays a huge role in setting the mood of a space,” said Palesa Ramaisa, a Dulux colour expert. “The Dulux Colour of the Year 2026 palette was designed to bring a sense of comfort and connection to our homes, reflecting the warmth and togetherness we crave in our daily lives.” 2. Upcycle old furniture with a fresh coat of paint: Instead of buying new furniture, give your existing pieces a makeover. A worn-out coffee table, bookshelf or dresser can be completely transformed with a coat of paint. Use a rich colour for a bold statement or a soft one for a fresh, airy feel. 3. Layer textures for a cosy feel: To create a more inviting
space layer different textures; think woven rugs, chunky knit throws and linen cushions. Pairing soft fabrics with wooden or metallic accents will add dimension and comfort to your space. 4. Refresh your walls with DIY art: Can’t find the perfect artwork? Make your own! Use leftover paint from your accent wall to create abstract designs on canvas. The Dulux Colour of the Year 2026 colour range offers versatile tones that blend beautifully together. Experiment with brush strokes and layering for a unique piece that fits your space. 5. Add life with plants: Nothing brightens up a home such as greenery. Indoor plants such as ferns, succulents and peace lilies not only purify the air but also bring a fresh and natural feel to your décor. Use stylish pots to tie into your colour scheme. 6. Revamp your kitchen or bathroom with painted tiles: If your kitchen or bathroom tiles are outdated there’s no need to replace them; just paint them! You will need to clean the tiles thoroughly and allow them to dry. If there is any mould on the grouting or sealant use a bathroom fungicidal spray to kill it before applying any paint. Mask off the silicone sealant and edges of the tiles, then apply a coat of Dulux Supergrip All Purpose Primer and allow to dry, and finish off by applying two coats of the Dulux Pearglo or Dulux Quick Dry Satinwood. Painting your tiles in deep grounding shades can give it a modern, refreshed look. 7. Play with lighting for mood enhancement: Good lighting makes all the difference. Swap out white lights for warm LED bulbs, or add fairy lights and candles for a cosy ambience. Using lampshades in Soft Peach or Golden Glow will enhance the warmth of your space.

When planning a new home it is easy to get caught up in the excitement of design choices – the kitchen layout, colour palette, finishes. But beneath all that, quite literally, lies one of the most important structural decisions you will ever make – the quality of your bricks and paving. In the Overberg, where homes must withstand coastal salt air, strong winds, heavy winter rains and intense summer
to regulate indoor temperatures naturally and reducing your dependence on heating and cooling systems. In an era of rising electricity costs this is a benefit that pays dividends every single month. Always insist that your bricks comply with SANS 227 (burnt clay masonry units) or SANS 1215 (concrete masonry units), and ensure your contractor sources materials from a reputable, certified supplier. Paving: More than just good looks
heat, the materials you build with are not just a matter of aesthetics; they are a matter of structural integrity, longterm value and peace of mind. Bricks: The backbone of your build Bricks are the primary structural component of most South African homes, and their quality directly affects the strength, durability and energy efficiency of the finished building. High-quality bricks are denser, more uniform in size and far more resistant to moisture absorption, a critical factor in the damp coastal conditions of the Overberg. Poor-quality or substandard bricks are more porous, which means they absorb water more readily. Over time this leads to cracking, efflorescence (the white salt deposits that appear on walls) and, in severe cases, structural damage that is extremely costly to repair. In a salt-laden coastal environment this process accelerates significantly. Good bricks also offer superior thermal mass; they absorb heat during the day and release it slowly at night, helping
Quality paving does far more than enhance your home’s kerb appeal. Driveways, pathways and outdoor-entertainment areas are subjected to constant wear – vehicle loads, foot traffic, rain, UV exposure and temperature fluctuations. Inferior paving cracks, shifts and deteriorates quickly under these conditions, creating hazards and expensive repair bills. High-quality paving bricks and slabs, properly installed on a well-prepared base, will last for decades with minimal maintenance. They resist fading, cracking and surface erosion, and maintain their appearance and structural integrity year after year. When it comes to paving, the installation is equally as important as the material itself. A poorly laid surface — regardless of the quality of the pavers - will fail prematurely. Always use a qualified, experienced contractor and ensure that the sub-base is correctly prepared and compacted before laying begins.

Design a garden that is water-wise Building a new home is the perfect opportunity to get your garden right from the very beginning, and in the Western
grasses are naturally drought-tolerant once established, require little to no fertiliser, and provide year-round interest and colour.
Cape, where water is a precious and increasingly scarce resource, designing a water-wise garden from the outset is not just a smart choice; it is a responsible one.
Grouping plants with similar water needs together, a practice known as hydrozoning ensures no plant is over- or under-watered, maximising efficiency across your entire garden. Design your irrigation intelligently When planning your garden design your irrigation system at the same time. Drip irrigation delivers water directly to the root zone of each plant, eliminating the waste associated with overhead sprinklers. Installing a programmable timer ensures watering happens early in the morning, when evaporation rates are lowest, and only as often as your plants genuinely need it. If your budget allows, consider harvesting rainwater from your roof into storage tanks. In the Overberg winter rainfall can be captured and stored to supplement garden irrigation through the dry summer months, reducing your reliance on municipal water supply significantly. Hardscaping with a purpose Reduce the total area of lawn in your garden design; grass is one of the most water-hungry elements of any garden. Replace large lawn areas with permeable paving, gravel, decomposed granite or indigenous ground covers, which require a fraction of the water and maintenance that grass demands. Permeable surfaces also allow rainwater to soak into the ground rather
The good news is that a water-wise garden does not mean a bare, brown or uninspiring outdoor space. With the right planning, plant selection and irrigation design you can create a lush, low-maintenance garden that thrives on minimal water and enhances both the beauty and value of your property. Start with the soil Healthy soil is the foundation of any water-efficient garden. Before planting invest in improving your soil structure by incorporating generous amounts of compost. Well-composted soil retains moisture far more effectively than compacted or sandy ground, reducing how often you need to water. A thick layer of organic mulch – at least 75 mm deep – applied around all plants will further reduce surface evaporation, suppress weeds and regulate soil temperature. In the Overberg’s hot summers, mulch can make a dramatic difference to how much water your garden actually needs. Choose plants wisely This is where the Overberg has a genuine advantage. The fynbos biome, one of the most biodiverse plant kingdoms on earth, is perfectly adapted to the Western Cape’s hot, dry summers and wet winters. Indigenous plants such as restios, proteas, leucadendrons, ericas, agapanthus and ornamental
than running off, recharging the soil and reducing stormwater runoff. Plan before you plant The most important water-wise principle of all is this: plan your garden before you plant it. Consider the orientation of your stands, where shade falls at different times of day, and which areas are exposed to the prevailing south-easterly wind. A well-designed garden layout, with shade trees positioned to reduce heat load on the house and windbreaks protecting vulnerable plants, will perform far better with far less water than a garden planted without thought. The Overberg’s natural environment is extraordinary. A water-wise garden does not just conserve water; it celebrates the unique landscape we are privileged to call home.

The good news is that small, consistent actions, combined with the right technology and community awareness, can significantly reduce risk.” They also advise homeowners to consider the following safety and security measures: • Strengthen your perimeter: Your first line of defence is your boundary. Check that your walls, fences and gates are solid, difficult to climb, and in good condition. Additionally, ensure your gates are securely locked and that keys cannot be easily reached. Install burglar bars on windows that are easily accessible, if required. • Use alarm systems: No single measure is enough on its own. Solar panels the answer The winter season in mid-flight is perhaps a good time to assess how effectively the solar panels currently installed at our home are serving their purpose. Are they rising sufficiently to the challenges of the season with its attendant weather patterns, and when last did you check the wiring? “I must emphasise the importance of using properly registered solar-installation companies to ensure safe, high-quality installations,” says Dr Rethabile Melamu, CEO of the South African Solar PV Industry Association (Sapvia). “Through our PV GreenCard programme, SAPVIA promotes industry standards and compliance with national regulations.”. The PV GreenCard “as-built report” documents the installation process and ensures adherence to best practices. It is issued by certified installers who have undergone specific solar installation training and assessment in conjunction with the Certificate of Compliance. “Using certified installers not only protects the reputation of the solar PV industry,” says Melamu, “but also safeguards end-users by ensuring installations meet both
tates cleaning; for optimum output a minimum of twice a year cleaning is recommended.” Depending on the inverter and battery pack you installed you could look at a lifespan of around 5 to 15 years, although older systems may not have as long a life span as the newer models. It is worth noting that quality inverters and batteries come with longer warranties and tend to be more durable and reliable. The usage patterns for both inverters and batteries also affect their life span; their frequency of use and power drawn tend to shorten their life span. local and international standards. This initiative is part of our effort to support the growth of the solar PV market in South Africa while maintaining safety and quality.” A solar system, at the heart of it, needs to be treated as a piece of electronic equipment that should be looked after and maintained, in the same way you would look after your car (for example). Most solar systems in South Africa are hybrid, with components such as solar panels, wiring, inverters, batteries and monitoring software. Solar panels themselves tend to be low-maintenance, but they are exposed to the elements every day and should be checked to see if there is any dust that has gathered or anything else that impacts the panels and their ability to generate power for you. “We encourage homeowners to monitor their energy output closely via their monitoring software and apps,” Melamu says. “An energy output decline of 15% necessi-
tion of connections and monitoring of wear and tear are recommended. “If your system was installed some time ago then it may be a very good idea to get an accredited service provider to visit as soon as possible,” says Melamu. “While they’re about it ask them to check the wiring, whether they are still safe and secure, and properly insulated. “This is where the PV GreenCard As-built report comes in handy, as it documents models and warranties of components. “With winter here it is certainly a very good idea to stress-test your solar system on the days between the cold spells. It is a time when fixing small problems today could help you avoid big and expensive problems down the line.” • For more information on all aspects of the solar PV industry please feel free to visit the Sapvia website at www.sapvia.co.za

How to maintain your roof Generally, people don’t think about roof maintenance until a massive leak appears once the rainy season sets in.

Just think of the worst-case scenario; you are at work or away for the weekend and return to a flooded house with your recently cleaned carpets destroyed, damaged walls and even electrical equipment no longer working owing to water seeping in through your roof. This is exactly why homeowners should take roof maintenance more seriously. A roof requires ongoing maintenance to prevent leaks, to identify minor problems before they become major costly problems and maximise the amount of time before needing to replace your roof. This article gives some practical information on how roofs function and how they should be maintained. Regular inspection and maintenance of your roof is needed to reduce the likelihood of premature leaks and aging. On a daily basis roofs are exposed to sunlight, rain, hail wind and temperature changes that gradually break down the roofing materials. Eventually the replacement of the roof will be necessary. However, with proper maintenance and care the service life of
winds (checking for loose, broken or missing tiles, for example), extreme rain or hail, or if construction has taken place on the roof area. The inspection should also include the underside of roof structure or decks and the outside of the building as these areas may indicate potential problems with your roof. Skylights and other roof penetrations may require specialised attention and specific knowledge of how these fixtures interact with the roof assembly. Roofing contractors are generally equipped with the tools and skills to perform the required maintenance to the roof. The contractor will be able to replace damaged materials, perform the cleaning and upkeep of drains and gutters, and can re-secure metal flashings and re-apply any sealant that has failed.
the roof can be maximised. Given proper maintenance, roofing systems can have a “leak-free life”. Provided the roof has been properly designed, constructed and maintained, the roof should not leak over this time span. After this time the roof system may continue to provide many years of service, but leaks should be expected, increasing in frequency and severity, until such time as the roof requires replacement. Unscheduled maintenance and repairs may be needed to fix damage to a roof that may have occurred during a severe encounter with the South-Easter down in the Cape of Storms, or other extreme weather event. Carrying out proper maintenance and identifying potential problems prior to experiencing an actual roof failure will reduce the likelihood of costly premature damage. If a leak occurs through a portion of the roof and goes undetected for a period of time you may experience damage to the building structure and interior finishes. Roofs should be inspected once a year at the end of the dry season to address any damage that may have occurred and prepare for the upcoming wet season. Your roof should
All roofs require regular inspection and maintenance. This should be done by a professional roofing contractor as it involves specialised knowledge, equipment, training and safety requirements. Here are some self-service tips on roof maintenance: • Inspections: Regularly inspect your roof for signs of damage at least twice a year, especially before and after major weather events. Look for signs of damage, water stains or mould. • Debris removal: Remove leaves, branches and other debris from the roof and gutters to prevent water pooling and damage. • Ventilation: Ensure proper ventilation: Good air flow in the roof cavity helps prevent dampness and rot. • Addressing damage: Don’t ignore minor cracks or leaks, as they can worsen quickly. Replace damaged tiles and roof sheets, and gutters. • Overhanging branches: Trim overhanging branches as these can cause blockages and damage to the roof and gutters. • Professionl help: Seek professional assistance when it comes to repairing major roof damage, not only to protect your roof but your entire home as well.

Importance of roof trusses in a dream home When people picture their dream home, they rarely think about what sits above their heads.
In South Africa, timber roof trusses must be designed by a qualified structural engineer and comply with SANS 10243. Repu-
Yet the roof-truss system, hidden beneath your tiles or sheeting, is one of the most important structural components of any building. Get it right and you will never think about it again. Get it wrong and the consequences can be severe. What exactly is a roof truss? A roof truss is a pre-engineered structural framework, usually manufactured from timber in residential buildings, which supports the roof covering and transfers its loads safely through the walls to the foundation. Modern trusses are highly engineered and precision-manufactured in a factory using structural-grade timber and galvanised nail plates, then delivered to site, ready for installation. This controlled manufacturing process produces a level of accuracy, consistency and strength that is difficult to achieve with site-built roof structures. Why quality trusses matter Your roof must support far more than just the weight of tiles or sheeting. It must also withstand loads from ceilings, insulation, possible solar panels, wind uplift, heavy rain and, in some areas, hail or falling branches. In the Overberg strong south-easterly and north-westerly winds, combined with winter storms, place
table manufacturers use SANS-compliant structural timber, provide certified engineering drawings and ensure the timber is correctly treated against borer, fungal decay and moisture— particularly important in the humid coastal conditions of the Overberg. Avoid fabricators who are not audited and certified by the SABS or a similar recognised certification body. Roof coverings, ceilings and thermal insulation complete the system A roof truss is designed as part of a complete roof system. The choice of roof covering, ceiling, insulation and even solar panels affects the loads the trusses must carry. Heavier roof coverings, such as concrete tiles, require different truss designs from lightweight metal sheeting. For this reason your truss manufacturer must know exactly which roof covering and ceiling system will be installed. The roof covering, underlay, flashings, ceiling and trusses are engineered to work together as one weather-resistant, energy-efficient structural system. A critical consideration when choosing your roof covering if you are located close to the ocean in the Overberg region is the long-term risk of corrosion. Getting expert advice in choosing the correct material and roofing system will optimise the
significant demands on roof structures. Poorly designed or manufactured trusses can deflect, twist or fail, leading to cracked ceilings, roof leaks, damaged walls and, in extreme cases, structural collapse. Choosing the right truss system
lifespan of your roof. Around 30% of the total heat loss in a house is lost through the roof. Properly insulating the roof and complying with SANS10400-XA are paramount to a house’s thermal comfort. Choose a truss fabricator who can assist you in designing the complete system. Installation matters Even the best trusses can fail if installed incorrectly. They must be erected by experienced contractors in accordance with the engineer's drawings, with the correct spacing, bracing, and wall fixings. Trusses should never be cut or modified on site without written approval from the structural engineer. The smart investment Quality roof trusses, compliant materials and professional installation provide a roof structure that can last the lifetime of the building. In a demanding climate like the Overberg, investing in a properly engineered roof system is one of the smartest decisions a homeowner can make.

Weatherproof your home It is crucial for homeowners to safeguard their valuable investment by ensuring weatherproofing measures. Shielding your property from impending storms is essential to protect its integrity. While it may be expensive to make the necessary upgrades any improvement made to the home should be viewed as an investment rather than an expense. “Most upgrades will add value to the property,” a spokesperson for RE/MAX said. “At the very least it will protect the resale value of the home, as a poorly maintained property is likely to sell for less than a home that is in good condition.” To help homeowners prepare their home for heavy rains and strong winds, RE/MAX of Southern Africa shares some weather-proofing tips. 1. Add a stormwater drain: If your property does not already have a stormwater drain somewhere on the property then this is an important upgrade to make to prevent water pooling along the exterior of the home and causing damage. Those who do already have a drainage system in place need to check it regularly to clear any debris that could cause blockages away. 2. Upgrade wooden frames: If possible, replace any
and wind in, yet it’s so easy to cover up these areas with a door sweep. You will find draft excluders or door sweeps at your local Builders Warehouse, and there are a variety of options to choose from. Good to know: In the event that a door swells during the rainy season, don’t attempt to sand away any wood from the base of the door. Once the absorbed moisture dries out the wood will return to its previous form and will no longer stick.
wooden exterior window or door frames with more durable options (such as aluminium) to prevent leaks or rot from occurring. If this is not possible make sure to sand the frames down and varnish them to get them in good condition before the storms. 3. Check the roof and gutters: Another important aspect to maintain is the home’s roof and gutters. As these are tricky places to access many homeowners tend to overlook them. After a storm it is advisable to get up on the roof to check for any damage and/or blockages that may have occurred. It is also advisable to have the roof cleaned regularly to prevent damage from occurring. 4. Trim trees back: Those with established trees near their home are advised to trim big branches back that may fall and cause damage to the property during a storm. It may also be worth adding extra top soil to make sure the plant is not uprooted by any strong winds. 5. Gaps under doors: Large gaps under doors let water
Sanding the door while it is still swollen will result in an even larger gap once the door returns to its normal state. 6. Roof leaks: It’s always a good idea to give your roof an annual inspection. Tiled roofs fitted with ridge caps that are mortared in place can have the mortar deteriorate over time, and these areas can be the cause of leaks in the roof, as can slipped or broken tiles. On tin roofs rust can eat away at fastenings and result in leaks. Also, flat roofs can be susceptible to leaks where water has a chance to pool and damage the roof coating. Maintaining the home becomes even more important for those who are selling over the winter months. Buyers will make lower offers if they see potential issues with the home that they will need to fix. To have the best chance of receiving full price offers sellers should address any issues and make the property as appealing as possible to buyers. (Sources: Home-Dzine and RE/MAX of Southern Africa)

With South Africa’s hot summers having an air conditioner in the home is a pleasure that the whole family enjoys. However, an air conditioner that is not properly maintained can lead to sky-high electricity bills for disappointing levels of cooling. Keeping your air conditioner in good working order requires regular maintenance. Much of the maintenance you can do yourself, although it is a good idea to have a technician come
clean it can be time-consuming to do properly. Using your household vacuum cleaner to clean your vents is far quicker and more effective too as dust particles are sucked up and not allowed the opportunity to settle behind the vents. If your vents are looking grubby, try using the soft brush attachment for your vacuum to loosen built-up grime. Outdoor unit Once your indoor unit has been cared for it’s time to head outdoors to check on the compressor or heat pump, depending
out to service the unit at least once a year. Keeping filters clean Given South Africa’s often dusty climate, cleaning your air conditioner’s filter is an essential task that should be done at least once a month when the unit is being used; and before using again after a period of no use during the cooler months. Dirty filters block the airflow within the air conditioner, which has a significant impact on both power consumption and cooling. They can also compromise the air quality within the home, which could have health consequences for your family. Some air conditioners contain filters that can be cleaned and reused, while others are only single-use filters and require regular replacement. Even if your filter is the type that can be reused it will still need to be replaced from time to time due to wear and tear. Your owner’s manual will tell you whether your filters can be cleaned and how to do so. Vacuum your vents While a duster can be used to keep your air-conditioner vents
on the type of air conditioning unit. The outdoor component of air conditioners is very often neglected, but their condition determines just how effective and efficient your unit is. Your first task is to make sure the unit has a clear space on and around it, paying particular attention to any garden debris that may have piled up in front of it. Your outdoor unit should always have free space around it for optimal air flow. Having cleared the surrounding space remove the outer covers of the unit to expose the fins. First check for any bent fins and gently straighten these with a butter knife. Your household vacuum cleaner is a handy cleaning tool for your outdoor unit, and if you have a soft brush attachment you can use this to loosen built-up grime. If you use this attachment, be sure to follow the direction of the fins and be gentle to avoid bending any of the fins. Your garden hosepipe is perfect for rinsing off the fins, but be careful not to have it on a high-pressure setting that could bend the fins. Once complete, replace the outer covers.

Why aluminium windows are better choice For decades wood and steel dominated the window-frame market. Wood still has its place in rustic or

or traditional there is an aluminium solution to match. Environmental credentials. Aluminium is 100% recyclable, and the recycling process uses only 5% of the energy required to produce it originally. For homeowners who are environmentally conscious, as many in the Overberg are, this matters. Choosing your windows is a long-term decision: Whether you are building new or renovating take the time to consider style, size and materials carefully. Speak to a registered architect or reputable window supplier who understands the specific climatic conditions of the Overberg. Coastal salt air, strong south-easterly winds and intense summer sun all influence which products will serve you best. The right windows will not only enhance your home, but protect it for decades to come.
Strength without bulk: Aluminium is lightweight yet exceptionally strong, which means larger windows can be achieved without the need for heavy, intrusive frames. This is ideal for maximising views and light in open-plan living spaces. Durability with zero maintenance: Unlike wood, aluminium does not warp, crack or require periodic sanding, painting or varnishing. Unlike steel it doesn’t rust. In the coastal environment of the Overberg, where salt air accelerates corrosion, this is a significant advantage. Design flexibility: Aluminium can be formed into virtually any window style and is available in a wide

Gas stoves offer better temperature control, faster heat-up times and greater precision. From an environmental perspective natural gas produces fewer emissions than the coal burned to generate South Africa’s electricity, making it a cleaner option for cooking. A gas hob paired with an energy-efficient electric oven is a combination that many Overberg homeowners are choosing with great success.

Maintenance tip to keep your pool sparkling A clean, healthy swimming pool doesn’t just happen by itself. It requires consistent care and attention, but the good news is that pool maintenance doesn’t have to be complicated. By focusing on the “Three C’s” — Circulation, Cleaning, and Chemistry — you can keep your pool crystal clear and ready for relaxation year-round. 1. Circulation: Keep water moving Good water circulation is the foundation of a healthy pool. Your pump is like the heart of your pool system; it draws water through the skimmer, pushes it through the filter and returns it through the jets. This continuous flow removes debris and helps prevent algae growth. Run your pump for 8-12 hours daily, especially in warmer climates. A variable-speed pump is an energy-efficient option that runs quietly and saves money. Check your filter pressure gauge regularly; if it reads 10-15 psi above normal, it’s time to clean or backwash the filter. Also, clean the skimmer and pump baskets once or twice a week to ensure water moves freely and reduce strain on the pump. Angle pool jets downward and in a circular motion to help circulate water throughout the pool, including hard-toreach corners and steps. 2. Cleaning: Remove dirt and debris Even with good circulation debris can settle and accumulate in low-flow areas. Daily cleaning prevents stains, algae and
murky water. Brush the walls, steps and corners daily to prevent algae build-up. Skim the surface to remove floating debris such as leaves and insects. Vacuum weekly using a manual vacuum or an automatic pool cleaner to remove dirt from the bottom. Don’t forget to give special attention to “dead spots” such as behind ladders, steps and corners where circulation is weakest. 3. Chemistry: Balance your water Proper water chemistry keeps your pool clean, clear and safe to swim in. Test your pool water once or twice a week using a quality test kit or strips. Key chemical targets are:
• pH: Aim for 7,5 to keep swimmers comfortable and protect your pool equipment. • Alkalinity: Keep levels between 120-150 ppm to stabilise pH. Calcium hardness: Maintain between 200-400 ppm to avoid corrosion or scaling. Chlorine: Consistently sanitise the pool using sticks, tablets or granules. Phosphates: High levels encourage algae growth; test and treat if water turns green or cloudy. Shock your pool bi-weekly to eliminate contaminants and keep your sanitiser working effectively. Sticking to this simple routine ensures your pool will stay inviting, safe and sparkling all season long.
