March always feels like a collective exhale. The days grow longer, spring begins to peek through, and our town comes alive with opportunities to gather, celebrate, and reconnect. There’s something energizing about this season—it invites us outdoors, into conversation, and back into the heart of our community.
This month is lled with meaningful and joyful events that bring us together, including the Vienna Photo Show, the much-loved Flashlight Egg Hunt, and special celebrations surrounding the USA’s 250th Anniversary. These moments give us a wonderful chance to share community spirit with our neighbors and celebrate the traditions and milestones that make Vienna so special.
Our feature article this month celebrates Rob Fisher of Fisher Custom Homes, a true philanthropist and community leader. Rob is more than a respected builder—he is someone who consistently gives back, creating opportunities that uplift and strengthen our town. His generosity, vision, and commitment to service continue to leave a lasting impact, and we are proud to share his story.
We are also honored to spotlight the Alzheimer’s Association as our Non-Pro t Spotlight this month. Every dollar raised supports individuals and families in our community who are affected by Alzheimer’s disease. Whether offering support to those facing Alzheimer’s, advocating for the rights and needs of individuals living with dementia, or advancing critical research, the Association works tirelessly toward improved treatment options, prevention, and ultimately, a cure. The National Capital Area Chapter serves Washington, D.C., Northern Virginia, and Suburban and Southern Maryland, providing vital resources and hope close to home.
As you enjoy this issue, I encourage you to participate in local events, support our nonpro ts, and connect with your neighbors. And as always, please remember to support our advertising sponsors—these local businesses make Vienna Living possible and play an essential role in keeping our community vibrant and strong.
Here’s to a March lled with connection, compassion, and pride in the community we share.

A Neighbor Who Builds
SUBMITTED BY TANIA REYES
PHOTOS PROVIDED BY MAURICIO CORDIERO

Vienna residents know Rob Fisher long before they ever see his logo on a sign. They see him on the sidelines, at town events, on Church Street with his Labrador, Amazing Grace and, in the grocery store aisle catching up with past clients who’ve become neighbors and friends.
Rob grew up just down the road in McLean and graduated from Langley High School before heading to James Madison University, where he earned a degree in psychology and business. After college, he took a detour many only dream about: traveling around the country and spending a year as a ski bum in Colorado, soaking up adventure before returning to Northern Virginia. Back home, he found his footing with Foley Custom Homes in Vienna, getting his start in the building world while quietly falling in love with the town’s small-scale charm and strong community spirit.
By 1987, Rob and his wife had chosen Vienna as the place to put down roots and raise their family. They welcomed three children and jumped into local life the way so many Vienna families do through youth sports, coaching, volunteering, and taking care of the elds where the kids played. Weekends were spent not just on the bleachers but behind the scenes, mowing grass, organizing, and pitching in wherever an extra hand was needed. Those early years shaped Rob’s view of Vienna as more than a place to live; to him, it became a community to help nurture and grow.
Professionally, Rob’s path took him through regional and national home-building companies, where he spent 12 years building in Old Town Alexandria along the Potomac and another 13 years in National Home Building as a regional Vice President of construction. That combination of hands-on experience and executive leadership gave him a deep understanding of how homes are built at scale and how to deliver a high
level of service to homeowners. Even as his responsibilities grew, his heart kept coming back to Vienna. As he watched the town begin to redevelop, he realized he didn’t just want to observe the changes he wanted to help guide them.
In January 2010, he made the leap and started Fisher Custom Homes, choosing to build in the very town where he lived, volunteered, and raised his kids. In true Vienna fashion, Fisher Custom Homes began humbly. Rob ran the business from his home and worked out of Panera before eventually landing of ce space at 131 Church Street, a building that also houses other local small businesses.
Despite its success, Fisher Custom Homes has deliberately stayed small and personal. The team is just Rob, his Vice President of Field Operations, Troy Wallace, and Amazing Grace, the Labrador who often steals the show. Rob and Troy rst worked together in

national home building, and Rob always knew he’d bring Troy on board once the workload allowed. Twelve years later, they’re still side by side, overseeing every project together and relying on a trusted circle of tradespeople and consultants to bring each home to life.
For Rob and Troy, building a custom home is less about contracts and schedules and more about relationships. Each project can take as much as a year, or more, from design to move-in, which means they walk closely with families through one of the biggest decisions of their lives. They strive to make the process fun, exciting, and transparent, always reminding clients that not everyone gets the chance to design a home around their own dreams. They build each house as if they were going
to live there themselves, paying special attention to what’s behind the walls the things most homeowners never see but rely on every single day.
Rob never really says goodbye to his clients. He runs into them at local restaurants, on the W&OD, at school events, and at town festivals. He gets to see the houses he built turned into homes, with families decorating porches for holidays, kids playing in the yards, and parents chatting on the sidewalks. That, he says, is one of the most rewarding parts of what he does—watching families weave their own stories into the community fabric he has quietly helped create.
Rob’s commitment to Vienna extends far beyond construction sites. Fisher Custom Homes has consistently stepped up as a supporter and sponsor of beloved town traditions and organizations, including Evening in White, Viva Vienna, Oktoberfest, and serving as the lead sponsor for the Town of Vienna Halloween Parade. The company regularly backs local school events and fun runs, supports One Neighborhood Foundation, and lends its name and resources to the Vienna Police and Fire Departments and the energetic Vienna Jammers. Rob is also a longtime member of the Vienna Business Association, staying actively engaged with other local businesses

and community leaders who care deeply about Vienna’s future.
Ask Rob why he pours so much of his time and resources back into the town, and his answer is simple: Vienna has been good to him, his family, and his business. Supporting local events and organizations feels like the natural thing to do when your livelihood is so closely tied to the health and happiness of the place you call home. He doesn’t just sell the idea of living in Vienna he lives it, every day, as a 38-year resident who can speak from experience about its schools, parks, traditions, and neighborly spirit.
In the end, Rob Fisher doesn’t see himself only as a custom home builder. He sees himself as a neighbor helping other families nd their place in a town he loves. Whether he’s on a job site, at a community event, or running into past clients in line for coffee, Rob is doing what he’s always done—quietly helping build Vienna, one family and one front porch at a time.

Do What You Love ALZ toend
SUBMITTED BY TANIA REYES | PHOTOS PROVIDED BY ALZHEIMER'S ASSOCIATION NATIONAL CAPITAL AREA CHAPTER
A LIFELINE CLOSE TO HOME
Serving Washington, D.C., Northern Virginia, and Southern Maryland, the Alzheimer’s Association National Capital Area Chapter offers free education, support, and resources for people living with Alzheimer’s and the loved ones who care for them. Whether it’s a newly diagnosed neighbor trying to make sense of the next steps or an exhausted daughter looking for a support group, there is always someone on the other end of the line who understands. Alongside that one-on-one help, the chapter drives major fundraising and awareness efforts through its two signature campaigns: the Walk to End Alzheimer’s and Do What You Love to End ALZ.
The organization’s roots stretch back to 1980, when founder
Jerome H. Stone and a small group of families asked a simple but powerful question: what if there were a national, independent nonpro t entirely focused on Alzheimer’s? From that idea grew the leading voluntary health organization in Alzheimer’s care, support, and research, a movement that now touches countless lives in our region.
WHERE VIENNA SHOWS UP
You can see that movement in action at community events. Each fall, more than 600 Walk to End Alzheimer’s events take place including local events in Reston, Manassas, and Washington, D.C., participants gather and carry owers in different colors that

represent their connection to the disease. It’s part fundraiser, part reunion, and part promise that no family will walk this road alone. Do What You Love to End ALZ adds another layer of creativity, turning everyday passions into powerful fundraisers. Locals have organized everything from voiceover competitions and tness classes to ag football games.
This spring, Vienna gets its own spotlight with a week-long community “Dine & Donate” event, created in partnership with the Vienna Business Association taking place at various Vienna locations. It’s the kind of night where grabbing a meal or coffee with friends suddenly feels like a concrete step toward better Alzheimer’s treatments and, one day, a cure.
PURPOSE. IMPACT. HOPE.
In Virginia alone, more than 164,000 people are living with Alzheimer’s, supported by over 346,000 family caregivers. Behind every statistic is a story: a spouse learning to manage new behaviors, an adult child juggling appointments and work, grandchildren trying to understand why Grandpa repeats the same questions. The chapter’s educational Programs, support groups, and helpline (800.272.3900) give those families tools, guidance, and a sense of community they might not nd anywhere else.
For one local leader, Ann Sundius, the mission is deeply personal. Her connection began in the New Hampshire mountains, where she joined hikes to honor families facing Alzheimer’s through Do What You Love to End ALZ. Her mother
lived with Alzheimer’s for more than 15 years, and that long journey turned awareness into action. In January, she stepped into a new role as Director of Do What You Love to End ALZ for the National Capital Area Chapter, now helping others dream up the very kinds of creative events that once inspired her.
VIENNA’S POWER TO CHANGE THE STORY
During her rst week, she spoke at the Vienna Business Association’s Health & Wellness Luncheon. After a brief introduction, something remarkable happened: person after person approached her to share their own connection to Alzheimer’s and say, simply, “How can I help?” The Dine & Donate event was then born.
Businesses across Northern Virginia are longstanding supporters and form Walk teams, sponsor events, and encourage employees to volunteer. For many, participation has become a point of pride, and a way to let customers and coworkers know: if your family is facing this disease, we are standing with you.
Behind all the events is one message the chapter is eager to share: there is real hope. New treatments are emerging, scientists are discovering ways to reduce risk, and early detection is improving. Every step taken at a Walk, every meal shared at a Dine & Donate, every creative Do What You Love fundraiser, helps push that progress forward.
If you’d like to be part of that movement, by joining the Vienna Dine & Donate, hosting your own fundraiser, or simply learning how to get involved, you can reach Ann at AnnSundius@alz.org to take the next step.

Structure Is Strategy: The New Era of Small Business Acquisition Financing

The rules of small business acquisition nancing have shifted and most of the market has not caught up!
Over the past few months, changes from the U.S. Small Business Administration have quietly reshaped how deals are getting approved. Transactions are stalling in underwriting; structures that would've cleared two years ago are being reworked; risk and underwriting guidelines have gotten stricter. Change of control matters! Financial engineering alone will not carry a deal to closing in this environment.
For years, acquisitions were structured with minimal buyer capital, heavy leverage, aggressive add backs, and creative
Deals Aren’t Dying — They’re Getting Smarter

seller participation. That environment is tightening and lenders are scrutinizing whether the buyer truly controls the company post-closing.
In the new environment:
• Seller rollover equity is being examined carefully.
• Equity injections are being scrutinized.
• Debt service coverage ratios are being heavily stress tested.
And the result is low risk, disciplined, operator centric transactions.
In essence, well capitalized buyers with strong advisory teams are rising to the top. Underprepared searchers are discovering that enthusiasm is not equity & sellers who understand this landscape gain a strategic advantage. A nanceable business is the standard.
As an owner, clean nancial statements, documented add backs, and sustainable margins make underwriting smoother and offers stronger.
Well capitalized buyers are now smarter than over in ated headline prices and have increased their probability of closing by tightening their own nancial modeling and valuation. In this market, structure is strategy. The acquisition landscape is not shrinking; it is maturing and those who adapt will close.

Salm Poke Bowl © Best Version Media

By Rose Alexander
Poke (pronounced po-kay) is traditionally of Hawaiian origin and made with marinated ahi tuna and macadamia nuts. However, it lends itself well to variation. You can use just about any combination of rice, protein, flavorings and toppings. Here’s my favorite way of putting together this healthy and delicious lunch option!
Marinade

• 1 lb skinless sashimi-grade salmon filet, cubed
• 2 Tbsp sushi-style soy sauce
• 1 Tbsp sesame oil
• 1 tsp sriracha hot sauce, to taste
• 1 tsp honey
• ½ Tbsp rice vinegar
Bowl and Toppings
• 1 cup uncooked rice
• 1-2 Tbsp rice vinegar
• 1 1/4 cup edamame, shelled
• 1 carrot, peeled and shredded
• ½ cucumber, diced
• 1 avocado, sliced
• Salt and pepper, to taste
• Sriracha mayo, to taste (see step 3)
• Green onion, sliced
• Cilantro, for garnish
• Black and white sesame seeds, for garnish
Note: this recipe makes enough for five lunches.
1. Whisk all the marinade ingredients together and let the salmon sit for a few hours and up to overnight. If you have other proteins, you can use them as well – I added some leftover cooked shrimp that were very tasty.
2. Cook your favorite rice according to the package directions. Traditionally you would use short-grain sushi rice, but you could also use brown rice for a healthier option. I used plain white rice because it’s what I had on hand. When the rice is cooked, season it with the rice vinegar to taste. You will need to make a second batch of rice mid-week, as it doesn’t keep as well as the rest of the ingredients. It can be reheated in the microwave with a little water to soften it.
3. Prepare the sriracha mayo by mixing two parts mayonnaise to one part sriracha, to taste.
4. To assemble, place about a cup of cooked rice in a bowl, then top with a quarter of the marinated salmon, ¼ cup each of the edamame, cucumber and shredded carrot, and a fifth of the avocado. Season the vegetables with some salt and pepper, then drizzle with sriracha mayo and top with sliced green onions, cilantro and sesame seeds.
