A Trip South Ends With Some Questions

The Mashulaville Dormitory is exploding with hilarity. Our mishmash of a group of young Amish folks from Pennsylvania, Nappanee and civilization is in the common room playing a game of What Would You Do If …? on the first day of 2015.

We arrived here in Mississippi late Saturday, attended church on Sunday and managed to get some work done this weekend. Now it’s Thursday and the trip is almost over. This game is a fitting grand finale.

Each of the 20 or so participants writes down three What Would You Do If …? Questions on one sheet and three random answers on another sheet. The papers are passed out at random, each participant getting a set of questions and a set of answers.

They’re read in rotation around the room, each player asking a question of the person beside him. Then the second person reads his answer.

Some of the combinations are fitting, such as: “What would you do if it snowed five feet?”

The answer is, “I would praise the one who sent it.”

Some are awkward, such as the one I have to read. “What would you do if I asked you to marry me?”

The lass I’m “asking” is from Pennsylvania, she is certainly a nice girl, but I am nowhere near ready to pop the question. Her answer extinguishes any sparks. “I would throw mud at his horse and run like crazy.” So much for that. I just want to know who the joker is who wrote down that question.

Some combinations are funny and at least one rises to gut-bustingly hilarious. This is when Rachel Glick asks Junior Beiler, “What would you do if I kissed you on the cheek?”

Junior is laughing too hard to read his answer, so I read it for him. “I would jump up and down and shout, ‘You bet!’”

At 1 a.m. Friday morning, the drivers come. It is time to leave Mississippi. So we do. But it will be a long time before we forget this week.

Our three van loads of Yankees roll northward through a dark and quiet Mississippi. We pass through Tennessee and into Kentucky. We stop for breakfast and then at Mammoth Cave in Kentucky.

This is my first visit to a truly remarkable piece of God’s creation. Mammoth Cave is the longest known cave in the world with 400 miles of recorded passageways.

Our first tour covers two miles and takes us through places like “The Rotunda,” “The Bottomless Pit,” “Fat Man’s Misery” and “Tall Man’s Misery.” We find no trace of Tom Sawyer and Becky Thatcher.

We hit one other tour before we leave. This one is called “Domes and Dripstones” and many of us feel it is the more scenic of the two. The highlight of this tour is a place called “Frozen Niagara,” a huge mass of flowstone that exhibits God’s creative might.

Kentucky marks our parting with the other groups. It is bittersweet, as the ending of so many such trips are. It is such a joy getting to know these fellow Christians and then it is a bit wrenching to part. But, we would do it again in a heartbeat.

If I may paraphrase the popular saying, “It is better to have met and parted than to never have met at all.’

We quite deliberately neglect to ask the girl from Pennsylvania for her sentiments on this.

It’s a good problem to have—your home or land is worth a lot more than it was a few years ago. But that profit, known as a capital gain , can sometimes come with a tax bill. Many sellers start thinking about this just before a sale—or sometimes not until they’re already sitting at the closing table. The truth is, it’s a fair question to ask early. That way, you’re not guessing whether a tax bill is coming after the fact.

Most of the time, if you’ve lived in the home and owned it for at least two of the past five years, you’re not likely to owe anything. The IRS allows you to exclude up to $250,000 in gain if you’re single, or up to $500,000 if you’re married and filing jointly. The IRS puts it this way: “If you have a gain from the sale of your main home, you may be able to exclude up to $250,000 of the gain from your income, or up to $500,000 on a joint return in most cases.”

The key words here are main home . If it’s a second home, rental, or land, those rules don’t apply, and it’s worth checking in with your tax preparer to see what might. Even if taxes are owed, they’re not collected at closing; if anything is due, you’ll handle that at tax time the following year.

That $250,000/$500,000 exclusion has been around since 1997—unchanged, even though home prices have more than tripled in many areas. As more long-time homeowners bump up against those limits, lawmakers have started to take notice. A few proposals in Congress aim to raise the cap or adjust it for inflation, but nothing’s passed yet. For now, it’s a good rule to know— and one to keep an eye on.

The cost of permanent improvements—things like additions, a new roof, or upgraded systems— can raise what’s called your adjusted basis . That’s essentially your investment in the property: what you paid for it plus the cost of major improvements. The higher your adjusted basis, the smaller your taxable gain.

“Improvements add to the value of your home, prolong its useful life, or adapt it to new uses. You add the cost of improvements to your basis.”

Repairs and upkeep—like fixing a faucet or repainting a wall—don’t count toward your basis. But larger updates that change or extend the life of the property do. It’s one of the reasons it pays to keep receipts, even if a sale is still a few years off.

Sometimes, sellers assume that taxes are handled at closing. They’re not wrong when it comes to local property taxes—the title company may be able to work out who owes what for the current year and divide it fairly between buyer and seller (a process called tax proration ). But any capital gains taxes owed? That’s a federal matter, and it falls outside the title company’s job. Unless a special case applies, nothing is held back for the IRS at the table. If taxes are due, you’ll report them yourself with your income taxes.
