This December marks our 6 year anniversary of Northgate Living Magazine! We have learned a lot about our community over the past 72 months and have had a blast doing it! We have many more wonderful families to feature and stories to share. On behalf of our publisher, Jo Peek, our photographer, Julie Cheshire Photography, myself, and all of our talented contributors, we want to thank you for letting us share the stories of our community. We also want to thank all of our sponsors for making Northgate Living Magazine possible. Our feature family this month is the Moradians, huge fans of the 49ers and tequila. I hope you enjoy their story and are reminded of all the reasons we love Northgate! I’m wishing you all a happy holiday season. This December I will be counting my blessings and remembering how special it is to be with family. I’m eager to hear from you and share your stories whether you have gardening or book tips, an adorable pet, an interesting adventure to share, a hobby, a recipe, a charity you’re involved with, or any other topic you think the Northgate neighbors would like to hear more about. I’m also looking for families to feature each month on the front cover. I believe that interesting stories don’t just come from celebrities, but from our own communities. Everyone has a story to tell, and I’d love it if you’d let me tell yours. Send your articles and photos to knavolio@bestversionmedia.com. Look for us online too at www.NorthgateLivingCA.com and on Facebook and Instagram. Warmly,

Resident Feature Shahab is also an importer of an artisanal, small-batch tequila called El Fogonero Tequila. It comes from a small town in the lowlands of Jalisco called Amatitan. The Moradians enjoy sharing their tequila with friends and neighbors at their annual Cinco de Mayo party where they pair their tequila with fine Mexican bites. El Fogonero Tequila can be purchased online at www.gofogonero.com , and Northgate families can use the friends and family promo code “elfogonero” for 20% off purchase. Afi was born in Tehran and came to the U.S. at age 14. She spent her teen years in Menlo Park, attended Foothill Junior College and San Francsico State University where she majored in biology. She first worked in dentistry as a surgical assistant, but later got the urge to pursue real estate. Her mom was a successful agent, and other family members were also involved in the industry. In 2014 she got her real estate license and now works for Compass in Walnut Creek. It’s a job that allows her the flexibility to juggle the demands of mother, wife and professional.

Meet the

Moradians Grateful to be part of Northgate

The Moradians have two sons. Nicolas is 21 and is a senior at Arizona State University, majoring in business. When he was at Northgate High School, he played on the basketball team for all 4 years including varsity and played saxophone for the Northgate Band. Darius, 13, is in 8th grade at Foothill Middle School. He enjoys guitar, basketball, and Kung-Fu at the infamous Tomizaki’s Champions. He is currently a purple belt and loves the challenge and discipline of the sport.

hahab and Afi met on a blind date in 2006. Even though Shahab was 45 minutes late to the dinner at Chaya in San Francisco, he some how managed to get Afi’s attention as she was headed out the door. “Even though the first date was a disaster,” Shahab recalls, “we both made the best of it…and made it to a 2nd date. By the 3rd or 4th date we were already falling in love.” Eight months later Shahab proposed in Hawaii, and they were married in August 2008.

The Moradians are big 49er football fans. When Shahab was only 10 years old, Bill Walsh and Joe Montana led the team to its first Super Bowl win in 1981. “I instantly fell in love with the team and had the pleasure of growing up in the Bay Area and enjoying 4 more World Championships!” adds Shahab. Each year the family chooses one away game to attend as a way of supporting their team and seeing other cities across the country. They’ve traveled to Seattle, Phoenix, Sofi Stadium in LA, Green Bay, Philadelphia, Denver, and New Orleans.

They both spent part of their youth in the Bay Area. Shahab moved to Mill Valley when he was 4. His grandparents immigrated from Iran a year later and had a huge influence on his life, bringing exposure to his Persian roots. He attended Tamalpais High School, College of Marin, and UC Berkeley where he got a bachelor’s degree in international relations. He then went on to get an MBA at Golden Gate University. His career has been focused on financial advising and management. He started out at Morgan Stanley on California St. in San Francisco, then was hired by Merrill Lynch and later recruited back to Morgan Stanley. In 2016 he went independent and took his clients to Wells Fargo Advisors where he is currently a managing partner within his group managing $350 million dollars in client assets.

Even the family dog is a 49er fan too! Their sweet chocolate lab, Coco, has two 49er jerseys of her own. She’s a friendly girl who wants to say hello to everyone. The Moradians have been part of the Northgate neighborhood since 2014. They chose it because of the good schools, warm weather, great downtown, and the true sense of community. “We love the community and the fact that people here are nice, easygoing and friendly,” says Afi. working hard and playing hard, having a good sense of humor and not taking life too seriously. Speaking of playing hard, the family loves their annual trip to Hawaii, hiking at Castle Rock Park with Coco, and creating festive displays in their front yard depending on who the 49ers are playing each week.

dopt a new best friend at ARF in Walnut Creek! View available dogs and cats online or visit ARF in-person: Tuesday-Sunday, 12-6 pm, with early-bird sign-in available on weekdays beginning at 9 am. Our team is excited to guide you in choosing a pet, share information about their history and behavior, and provide helpful resources. Here are a couple of our adorable animals looking for love:

Barry is a darling pup who is a little on the shy side, but once he gets to spend a little time with you he comes right out his shell and is ready to play! When he gets into his playful mood, Barry likes to run around and chew on his favorite toys. After he gets some energy out, he is ready to cuddle up on next to you for a nice nap. Barry has a positive history with other dogs and currently weighs 67 pounds.

Guanabana may be unsure at first but with each passing day, his trust in his human companions grows stronger! He has been on his own for so long that he’s nervous to say hello, but once that petting starts, you’ll hear the purrs get going! This guy needs a little extra love and support for him to truly feel at home! Could you be the one to give him the love he needs? Bonus: Guanabana’s adoption fee has been prepaid by a generous donor.

Value Proposition

By Jo Peek

Expert Contributor A value proposition is a statement that clearly identifies the benefits that a company's products and services will deliver to customers. A well-crafted value proposition is a powerful tool for local businesses. It’s a critical part of any marketing strategy, as it helps identify and communicate the value of your products or services to your target audience. Let’s look at the benefits of a strong value proposition:

▶ COMMUNICATING YOUR BRAND Your value proposition is a great way to communicate the essence of your brand to your potential customers. What do you do better than the competition? It’s important for your business to stand out with its own value so customers are compelled to support you. A 2017 study found that dissatisfaction and service failures were often due to misalignments between a business’s value proposition and the buyer’s desired value.1 In other words, make sure that your value proposition correlates well with your customers and then deliver on your promises.

▶ ATTRACTING & RETAINING CUSTOMERS A strong value proposition helps you stand out while giving local residents a reason to choose your business instead of the competition. Up to 65% of businesses take time to establish value propositions. Yet, according to Statistics Lab, around 90% of people don’t make up their mind about which brand to do business with before they start their search.2 If your value proposition is clear and compelling, it will not only attract new customers, but also help you keep your existing customers coming back for more.

▶ DIFFERENTIATING YOUR BUSINESS Your value proposition is a big part of what differentiates you from the competition and it helps your prospective customers decide that you’re the business to go with. If there’s no difference between you and your competition, there’s no clear reason why a customer would be persuaded to do business with you. Make sure your value proposition includes why your business is unique and be sure to include specific information about how customers benefit from working with you. The more clearly you set yourself apart from your competitors, the more results you’ll see from building a strong value proposition. Source: www.sciencedirect.com

Northgate Girls Flag Football By Shannon Polkinghorn, Resident since 2004, Sports Photographer

G

irls football? Yep, you heard right. But this isn’t the powder puff football you may be thinking of from the old days; this is football. Real football. Girls flag football! After exhaustive efforts from coaches Lauren Lahey and Allie Zachary together with administrators including Vice Principal Tyler Rosencrans, girls flag football has come to Northgate. And these girls are good! On any given Wednesday, you can see these girls in action whether it’s a bomb from quarterback Donatella Borvice to receiver Sadie Hansell, a sneaky fast run by Sara LaVay, or a sweet catch by Katelyn Takashi

or Symone Jewell. And don’t sleep on the defense who shut out and/ or allowed no points against them in multiple games this season. More than being good however, these girls are learning some valuable life lessons. And if they forget how important and valuable their participation and contributions are to their sport at Northgate, coaches Lahey and Zachary will not let them forget. It’s up to the girls – these girls playing in this inaugural season – to grow it. And that is no easy task. Learning a new sport is never easy, especially

12

DECEMBER 2023

one that no girls in our community have ever played. For any girl, much less one of high school age, that can be terrifying. That’s why Lahey and Zachary constantly remind the girls of their value and importance in this program. The girls are tasked with building something bigger than themselves, something that will grow and thrive for years to come. Lahey and Zachary describe the girls as revolutionaries. Or pioneers if you will. Because although the administrators and coaches brought the program to Northgate, the program will end if the girls don’t grow it. And growing it they are. The coaches say they have already received great feedback from the girls currently playing and hope that the joy they are experiencing will translate to more girls wanting to join. Next year, Coaches Lahey and Zachary plan to start practicing in mid-July and double the games played.

Additionally, next year the CIF will offer sanctioned NCS playoffs and California state playoffs. For this inaugural season, the girls absolutely did their coaches, their school, and their community proud as they finished the season as co-champions of the DAL and went 8-1 in league and 10-4 overall. Congratulations to Coaches Lahey and Zachary and the entire girls flag football team on an outstanding inaugural season. Here’s to many more!

Glen Barker,

Northgate HS Sports Medicine Teacher, Inspires Students By Erin Kim, Northgate HS student

G

len Barker started the first SMED program in California at Northgate High School thirty-three years ago in 1990. The program consists of an in-depth study of human anatomy, taping of athletes, training in emergency medical care and evaluating athletic injuries at all home games. SMED students are trained to be able to promptly address severe injuries including dislocated limbs and head injuries across all sports. In these types of situations, the trainers do everything they can to alleviate immediate pain and to keep the athletes calm until an ambulance or further help arrives. Current junior Srishti Palbakar states, “The class is a lot of work because it is so anatomy based- we have to know every single muscle and bone in the human body. It took a lot of time for me to get the hang of all the terms. Now that I know them like the back of my hand, I can apply them to almost any real game situation.” In addition to providing support for Northgate athletes, Glen has another goal: to prepare his students for high level medical careers and “to see students come to me for the first time as sophomores develop their knowledge in anatomy and medicine over the three years I have them.” Glen has proved to be successful in his goal as numerous former SMED students have greatly benefited from the program and have gone on to become successful surgeons, physicians, and physical therapists. Dr. Jaimie Hearn, NHS Class of 2012, says, “Glen was the most instrumental mentor I’ve had to date - he knew just how to push you while creating a supportive and fun learning environment. I still use the knowledge and skills I learned in his program to take care of my patients’ today!” Another former student, Lauren Curry, Registered Nurse and Functional Nutritionist, NHS Class of 2009, adds “ Sports medicine was one of the few high school classes that provided so much hands-on learning. I was fascinated by the anatomy and physiology of the human body and am so grateful for the practical knowledge I gained from this class. Glen inspired me to pursue medicine and turn my passion for health into a career.” Prior to working fulltime as an athletic director at Northgate High, Glen was a clinical therapist. When Glen is not at Northgate teaching, working football games and changing lives, he enjoys various forms of exercise including Bikram yoga and cycling around his home in Healdsburg near Sonoma around twice a week. He moves back to Canada during the summer where he bikes almost every day.

Tooth Replacement with Implants

By Dr. Tobian and Dr. Kiefer, Tobian Kiefer Dentistry

W

hether it is due to injury, decay, gum disease, or other reasons, losing a tooth can be a distressing experience, effecting not only your oral health but also your self-esteem and overall wellbeing. Fortunately, modern dentistry offers several options to replace missing teeth. Among these, dental implants have emerged as a revolutionary solution that offers numerous benefits over traditional dental bridges. A dental implant is a biocompatible “screw”, traditionally titanium that is surgically inserted into the ridge of the jawbone. It is then restored by attaching an implant crown to a supportive post connected to the implant after it has integrated into the jawbone. One of the most compelling reasons to choose dental implants is their ability to closely mimic the appearance and function of natural teeth. Having an implant placed is a surprisingly simple procedure with patients experiencing little to no discomfort. Dental implants offer significant advantages in terms of oral health. Unlike traditional bridges, which may require the alteration of adjacent healthy teeth, implants do not effect the neighboring teeth. The surrounding teeth are left untouched, preserving their natural structure and strength. This is important for the long-term health of your entire mouth. Dental implants are renowned for their durability and longevity. They have success rates in the high 90th percentile. When properly cared for, they can even last a lifetime. This is a notable advantage over traditional bridges that tend to have a shorter lifespan and may require replacement every 10 to 15 years. This long-lasting solution not only provides peace of mind but also proves to be cost-effective in the long run. One of the lesser-known benefits of dental implants is their ability to preserve bone density in the jaw. When a tooth is lost, the underlying bone begins to deteriorate over time. Dental implants, by integrating

After

with the bone, stimulate and preserve bone density, preventing the bone loss that commonly occurs at the site of a missing tooth. This helps maintain the integrity of the jawbone and the surrounding teeth by preventing the process of bone loss that naturally occurs. When it comes to replacing missing teeth, dental implants stand out as the superior choice for many reasons. Their natural appearance, durability, and impact on overall oral health making them an excellent investment in your smile and well-being. While traditional dental bridges have been a viable option for many years, they come with significant disadvantages, such as the alteration of adjacent teeth, limited longevity, and higher costs in the long run. However, not everyone is a suitable candidate for dental implants. The success of the procedure depends on many factors including the patient’s overall health, the quality of the bone in the implant site, and proper post-operative care. Finding Balance During the Holiday Season and Beyond Tips from Behavioral Fitness By Allison Mayo, Behavioral Fitness, Resident since 2013 Behavioral Fitness (TM) - on a mission to help people live better. The holiday season is upon us, and while it’s often associated with joy, festivities, and togetherness, it can also stir up a myriad of emotions, ranging from happiness and joy to grief and sadness. Here’s a valuable tool that can help us navigate life with a sense of balance and well-being: The 8 Dimensions of Wellness. In the hustle and bustle of holiday preparations, it’s crucial to stay connected to our values and prioritize our mental and emotional well-being. The 8 Dimensions of Wellness, developed by the Substance Abuse and Mental Health Services Administration (SAMHSA), offers a dynamic approach to maintaining a balanced life.

How can these dimensions help us live life in balance?

Emotional: Emotions give us clues as to what we need. Acknowledging your emotions and recognizing where your emotional currency is being spent can help you determine where to adjust. Learning to effectively set boundaries or ask for support can be an important and necessary skill to be our best selves.

Social: Stay connected with loved ones. Foster meaningful relationships, spend quality

time with family and friends, and seek support when needed. For those with a lot of social engagements it’s ok to say no if you find yourself with too many social commitments. Remember that social connection may feel lacking for some, and the season may bring up reminders of losses. Checking on neighbors, being a good listener and acknowledging how someone feels, or volunteering can go a long way in promoting a sense of social connection.

Physical: Give attention to your body’s needs related to movement, sleep, and nutrition.

how the 8 Dimensions of Wellness can guide you toward a more balanced and fulfilling experience in life. Remember that you are not alone in your journey, and seeking support from friends, family, mental health professionals, or Behavioral Fitness (TM) is always a valuable option. Behavioral Fitness (TM) provides education, tools, resources, and experiences rooted in behavioral science and inspired by Blue Zones research of the longest lived and healthiest places on earth to help you live better. If you would like to learn more about Behavioral Fitness(TM) check out www.behavioralfitnesstoday.com or call/ text 925-818-8062.

With the cold weather and less daylight upon us, it might feel harder to get some exercise. Finding a friend to walk with or taking a new fitness class can help make it fun and introduce an element of novelty. Consider meal prepping some healthy meals for the freezer for those days you don’t feel like cooking.

Spiritual (and/or Joy): Connect with your inner self and your beliefs. Engage in practices

that fill your heart and bring you joy, peace and fulfillment. In a time where there is so much giving to others, consider making a list of some of your favorite things to connect with yourself.

Intellectual: Challenge your mind by learning something new or engaging in creative activities. This can be a great distraction from holiday stress and can also promote a sense of joy.

Occupational: Find satisfaction in your work or daily activities. Re-align yourself with your purpose and values.

Environmental: Create a harmonious living environment. Declutter your physical space to make room for inner peace and joy.

Financial: Create a budget for holiday expenses to avoid unnecessary stress about money. As we approach the holiday season, take a moment to reflect on your values and consider Where residents find and recommend the best local, trusted businesses

Renovation vs. Relocation:

Making the Right Choice for Your Family By Gordon Reese, Gordon Reese Design Build. Resident since 2008

I

n the ever-evolving realm of homeownership, one timeless question continues to linger on the minds of many: Should we move or improve? This dilemma is often fueled by the desire for more space, a modernized kitchen or bathroom, or simply refreshing the look and feel of your beloved abode. In this era of soaring mortgage interest rates and costly real estate transaction fees, the decision to stay put and renovate can offer a multitude of benefits beyond the obvious. As remodeling professionals, we are here to show you why staying in your cherished neighborhood and enhancing your existing home might be the better choice.

Creating More Space

The desire for more space is one of the most common reasons homeowners contemplate moving. Whether it’s for a growing family or simply a desire for extra room, adding space to your existing home is often a more cost-effective solution. You can build an addition, convert a basement, or even go up with a second-story addition. With a skilled design team, you can make the most of your existing space and transform your home to meet your family’s evolving needs.

A Modern Kitchen and Bathroom

The kitchen and bathroom are two of the most heavily used rooms in any home. A modernized kitchen with all the latest appliances and fixtures can not only enhance your daily living but also add value to your property. A renovated bathroom, complete with contemporary amenities, is equally appealing. Why go through the hassle of moving to find these luxuries when you can achieve them within the comfort of your current home?

Accessory Dwelling Units (ADUs)

In recent years, Accessory Dwelling Units (ADUs) have become increasingly popular. These self-contained living spaces, either attached to or within your existing home, can serve a multitude of purposes. Whether you need additional space for guests, an office, or an extra income stream by renting it out, an ADU is a versatile and valuable addition to your property.

Cosmetic Touches and Curb Appeal

Sometimes, all it takes to breathe new life into your home is a few cosmetic touches. Fresh paint, new flooring, updated lighting, and landscaping improvements can do wonders for your property’s curb appeal. You don’t have to uproot your family and leave the neighborhood you love to enjoy a more aesthetically pleasing and comfortable home.

Embracing Outdoor Living

Beyond the walls of your home, don’t forget to take full advantage of our welcoming climate. With outdoor living improvements, you can create a haven right in your own backyard. Install a deck or patio, complete with comfortable seating and a grill for outdoor dining. Add a pergola for shade or a fire pit for cozy evenings under the stars.

One of the most compelling reasons to choose renovation over relocation is the attachment you have to your current neighborhood. You’ve built relationships, established a sense of community, and have a deep-rooted love for the area. Moving often means leaving all of this behind, which can be a difficult emotional toll to bear. Renovating your home allows you to keep the location you cherish, creating a space that better suits your needs.

Final Thoughts

In summary, as you ponder the timeless question of whether to relocate or revamp, consider the economic benefits of enhancing your current living space. A thoughtfully executed renovation can not only elevate your daily comfort but also prove to be a more appealing alternative to uprooting. While the decision is never straightforward, we hope this article has provided you with fresh perspectives. Your dream home could be closer than you think, waiting to be revealed through renovation.

Sweet Traditions:

Hosting a Memorable Cookie Exchange Party By Lisa Crossett, Resident since 2001

T

he holiday season is upon us, bringing with it a sense of warmth, joy, and the delightful aroma of freshly baked cookies. If you’re looking to infuse a festive cheer into your gatherings, consider hosting a Cookie Exchange Party. It’s a delightful way to celebrate the spirit of giving, share delectable treats, and create lasting memories with friends and family. Through food blogging, I met a group of bay area women food bloggers who share the same passion for food and blogging. We bonded quickly as friends and for the last 12 years, we get together every December to have a gourmet potluck and cookie exchange. Our group of seven, reside in four different bay area counties, which gives us the opportunity to rotate who hosts our yearly soiree. I look forward to this get together each year and catching up with everyone along with eating amazing food and taking home a bounty of cookies. It is relatively simple to organize your own cookie exchange get together. The first step is to determine your guest list, date, time, location and send out invitations via evite, email or the mail. Next you can decide how you want to allocate or have your guests select which potluck item they want to contribute. I suggest having each guest bring a copy of their potluck and cookie recipe to share. This is a great opportunity for your inner Martha Stewart to shine through a festive decorated table to enjoy all the tasty potluck delights. You can pick a theme for the potluck or let your guest surprise you. I would consider creating a holiday signature cocktail to serve at your party. A few other festive touches to consider create a holiday playlist, light pine scented candles, complete your seasonal decorating, and the dining table reflects the time of year. This time-honored gathering is not just about swapping cookies; it’s a celebration of camaraderie, creativity, and the love that goes into crafting these delectable bites of happiness. I suggest having each guest to bake enough cookies to create artful holiday boxes containing 6 to 12 cookies for each person attending the cookie exchange. A nice touch is to attach the cookie recipe to each package. In addition, bring an extra dozen cookies to place on a large platter for the guests to enjoy for dessert. You get a sneak peek of the diverse assortment of cookies that you will take home.

The holidays are a special time of year to create memories and traditions. A cookie exchange is a fun event that you can choose to bake together, then package OR complete that task at home which we choose to do. I have included one of my favorite cookie recipes for the holidays and is a crowd pleaser. I wish each of you a festive and tasty holiday season. Cheers!!! NORTHGATE LIVING CA 19
