REAL ESTATE UPDATE DECEMBER 2023

Q:

A: Under a fixed term agreement, the length of the lease is binding. If a tenant makes the decision to vacate prior to the lease end date, they have absconded from the tenancy (commonly referred to as “breaking the lease”). When a tenant breaks the lease, they are held responsible for costs that would be incurred by the landlord or agent in finding a new tenant. These costs include a portion of the reletting fees, pro-rata advertising costs and compensation to the owner for rent until the property is re-let. Formulas set out by SACAT are used to determine the portion of re-letting and advertising owed to the owner.

Can my tenant leave before their lease end date? As a landlord, you are not obligated to start advertising the property until the keys have been returned and you have vacant possession. However, you are obligated to mitigate the tenants’ losses, meaning that you are required to lease the property as soon as practicable. You may have to take further steps, such as reducing the rent, to secure a new tenancy. In such events, you can claim compensation in loss of reduced rent for the remaining lease term. COMMUNITY CONVERSATIONS Top job on Top Dog competition Love of dogs is one of life’s purest pleasures so I was enthralled by photos of top dogs in NL/Nov/p10. I keep returning to this page for a dose of ‘feel good’. Northern Living you did a TOP JOB on the TOP DOG competition. Martha Hudson Enough Enough of Welcome to Country. Aboriginals do not own Australia; the country belongs to all of us - old and new inhabitants. I should not be welcomed to my own country. Seb Sweeney Rent freeze After a lifetime of work and shrewd investments, my wife and I have a modest property portfolio to fund our retirement. Applying a rent freeze on rents is a frightening idea. Where does the money come from to pay for ever-increasing rental expenditure, for example rising council rates, emergency levies, water rates, cost of repairs and maintenance and increased interest rates for owners paying a mortgage. Then there are the increasing prices charged by property managers and accountants. There is no freeze on these services. M Henschke, Salisbury Downs

Movie reviews Thank you for the book and movie reviews in Northern Living each month. I have watched every movie online that you have recommended and enjoyed each one. Looking forward to the next one. Gail, Trinity Green Good news Gail, we have more summer entertainment coming your way, with a great book review (page 20) and movie review (page 22) in this issue. NL No toll roads It’s a breeze getting from the city to Salisbury via our modern freeways. The fact that SA has no road tolls is an excellent way of helping curb the cost of living. George Mazibraent, Salisbury Motorcyclist deaths Three days a week I drive to work in Salisbury from The Hills. Yes, the roads are narrow and winding and a kangaroo might to jump out any time so extra care is needed. But it’s not the roads that cause me concern, it’s the reckless and fast driving of motorcycles (often on the wrong side of the road). No wonder the RIP list is so long. I shudder to see inevitable accidents coming. Marilyn Hackett, Uleybury

Sound Real Estate Advice I’m enjoying the regular articles from Harcourts. The rules change so often, it’s hard to keep up and it’s nice to hear about the tenant’s rights for a change. I have the worst agent who doesn’t care about me, the owner or the property. What can I do about it? Sam, Gawler

INAUGURAL MAWSON LAKES CAR SHOW A HUGE SUCCESS The first Mawson Lakes Rare & Classic Car Show attracted over 5,000 visitors to Mawson Lakes and raised much-needed funds for Movember Australia. The atmosphere was buzzing with energy, enthusiasm and great vibes. Families, car enthusiasts and residents from near and far came together to celebrate the beauty of rare and classic cars while enjoying a fun-filled day. The event showcased a spectacular lineup of 130 rare and classic cars, each with its unique story and charm. Historical ambulance and fire engines added a touch of nostalgia and proved popular for unique photo opportunities.

The event was organised by the Rotary Club of Mawson Lakes and supported by major sponsor LJ Hooker and partner GCutz who each played pivotal roles in making the Mawson Lakes Car Show a reality. We are already looking forward to next year's Mawson Lakes Car Show, on Sunday 10 November 2024, with even more exciting features and opportunities to make a positive impact on our community and beyond. Thank you, Mawson Lakes, for making our first car show a spectacular success.

SEE YOU NEXT YEAR! Beau Brug, PRESIDENT Rotary Club of Mawson Lakes

A substantial contribution was raised for Movember Australia, a charity focused on men's health, including suicide prevention and cancer research.

The Story of KIRKMAN by MELISSA Originally published on www.feroscare.com.au

This is the story of Melissa Kirkman; a tale of how she transcended her disability to create this special shop. It is the imagination of one special girl, manifesting her own creations whether it be clothing, art and other things. There is no limit to what she can do. Melissa Kirkman isn’t your average 21-year-old. The local artist, who has autism and mosaic Down Syndrome has loved painting and drawing from a young age. Her house is like an art studio with paints, canvases, brushes and artworks everywhere. Her small business was born out of the COVID lockdowns. Melissa was struggling with the long hours at home – many of her social events came to a halt, and the fear of the virus limited her ability to get into the community. “Melissa wasn’t engaging in anything, and it was a struggle to get her back into the real world,” Melissa’s mother, Danielle, shares. “As a parent, it was really hard, but we persisted in looking at what she could do to stay engaged.” By working with the RED (Rapid Enterprise Development) team, Melissa was able to make her dream a reality. Together, they came up with the concept of printing Melissa’s designs onto t-shirts; from there, they secured the business name, the bank account and the online store.

The shirts have been a hit, especially in market environments, which Melissa loves. “Melissa is a wonderful and kind young woman who’s on a mission!” says TeeJay Milam, a Community Development Coordinator at Feros Care. “She is very enthusiastic about her art and business and tells me – “one day someone famous will wear my clothes.” “Feros Care are passionate about supporting people with a disability to build individual capacity and increase employment opportunities. So, having the opportunity to work with Melissa and others is amazing,” TeeJay adds.

“It’s never about how much we can make, it’s just about keeping Melissa engaged and excited,” Danielle says. “She loves coming up with new ideas – we’ll be venturing into coffee cups and stubby holders soon.”

“We launched Kirkman by Melissa Kirkman with three designs, and now we’ve got ten different tops available for purchase online,” Danielle adds. 8 northern

SAVVY ESTATES A JOURNEY OF GROWTH AND SUCCESS by Nicole Aspinall

Three years ago, Kim Rondeau embarked on a life-changing journey by founding her own boutique property management business. Today, Savvy Estates is an established and thriving local agency, with a growing team and a bustling commercial office in Greenacres. Kim, joined by her long-time colleague Sandy Hanatschek and later accompanied by Cassandra Leech, (pictured) has transformed the way clients experience property management. The savvy philosophy revolves around offering a stress-free and seamless experience, a sentiment that has propelled the business forward over the past few years. “Property management has been at the forefront of my real estate career for more than a decade, and the experience has paid off,” says Kim Rondeau, the driving force behind Savvy Estates. She attributes the success of the business to an honest approach and meticulous attention to detail. “As a result, I have seen my property portfolio explode, and Savvy Estates now manages investment properties all over the northern suburbs and throughout the metropolitan area.” 14 northern

Issue 185, Summer 2023/24

The strength of the Savvy Estates team lies in their qualifications as actively licensed property managers and sales agents. Kim, Sandy, and Cassandra form a formidable trio that provides clients with solid information backed by local market knowledge. This allows for a seamless transition between property management and sales, providing comprehensive services to buyers, sellers, and investors. As we look at the current real estate market, Kim sheds light on the challenges faced by landlords and tenants alike. “Increasing interest rates are impacting landlords, while tenants are grappling with a rental property shortage, making it difficult to secure rentals at reasonable rates. I expect that the high demand observed in recent months will persist from January through to March.” She advises that buyer interest remains strong though and properties are being snapped up fast and at record high prices. As Savvy Estates celebrates its third anniversary, the journey of growth and success continues, driven by a passion for excellence, a commitment to client satisfaction, and a team of professionals who truly understand the intricacies of the real estate landscape. Savvy Estates is offering FREE INTERNET MARKETING for all sales listings in December and January. Call Kim for an honest appraisal. 0451 688 522 www.northernliving.info

TAKE A NAP TO IMPROVE BRAIN FUNCTION by Linda Vining

Everyday in my adult life I try to take an afternoon nap of 20-30 mins. I'm an earlybird so my batteries are draining by about 3pm. It’s amazing how a power nap can revitalise me and give me new energy for the afternoon and evening. If I skip a nap I notice that my patience and problem-solving abilities are not nearly as good in the afternoon and early evenings. Now scientist are reporting the benefits of a nap following extensive testing of people between 40 and 69. Research reveals that those who nap are more likely to have greater brain volume and the brain appears more youthful. While napping helps with neural plasticity, scientists set a limit on the afternoon kip at 30 minutes; any longer can make you sluggish. It may take a while to form an afternoon snooze habit so follow my tips. If you don’t nod off straight way, use the time to relax until your body adjusts to the new routine. Once your body knows what you want it to do, your eyes will get heavy straight away and you’ll be recharging your batteries with a light sleep.

TIPS FOR EFFECTIVE NAPPING Set your timer for 20-30 mins Do not lie in bed, this is for deep sleep Use the lounge or a comfortable chair for a light sleep Position your head in a travel neck cushion Throw over a rug Nap in a low-light place, even use eyepads Turn off devices, unhook the phone Maybe read some boring stuff for a little while Get up as soon as time is up, turn on your devices and off you go!

BOOK REVIEW BY LINDA VINING THE WATCHFUL WIFE by Suzanne Leal If you’re looking for a thrilling Australian drama for the holiday season, or a Christmas gift, I can recommend this book by an Australian author published in 2023. Raised by her severe parents in a punitive and authoritarian church, Ellen's narrow world is upended when she meets Gordon, a fellow teacher. She is transformed by a loving connection with a gentle righteous man.Three years later, a knock on the door changes everything. Two police officers have come to accuse Gordon of a shocking crime. But what has he done and why? This tension rides throughout the book. Leal handles the complex themes of justice, truth and power delicately and convincingly. No doubt the author’s background as a lawyer, with experience in child protection, is what makes this story so gripping and authentic.

She tackles complex social themes around the education system and allegations of crossword No. 1,466 misconduct andSpeedy the impact of an austere 2 3 4 5 6 upbringing on a 1 naive young girl. 8 9 10 I very much enjoyed this novel which takes on the sensitive topic of sexual misconduct from the point of view of the accused's wife. It provides insight 11 into the mind of a young woman, grappling with 12 thoughts, opinions and feelings that are in conflict 13 14 15 with all she has ever known. 16 The Watchful Wife is a suspenseful, layered tale of 17 18 lives suddenly derailed, and of the struggle to get those lives back on track. 20 I borrowed my copy from the library.

CHRISTMAS MESSAGE FROM

YOUR LOCAL COUNCILLOR

BEAU BRUG JP Time has flown, and Christmas is upon us!

Since my re-election last November, life has been busy - especially with the exciting safe arrival of my little boy Benjamin earlier this year. Embracing the role of a new dad, albeit with a few sleepless nights! It’s been busy at Council too, fulfilling one of my election promises, alongside my cocouncillor Cr Sharon McKell and colleagues, we’ve successfully supported and/or organised a record number of community events in West Ward. From “Lights on Mawson” to the first ever Mawson Lakes Car Show, and return of “Dogs Day Out” we’ve seen incredible turnouts, including at the Family Fun Day at Unity Park, South Terrace in Pooraka. Much more has gone on than there is space to write about so I look forward to updating you on the exciting developments next year. My thanks again to all residents and business owners who supported me in the most recent council election. If there’s any way I can be of service, please don’t hesitate to reach out. Wishing you a Merry Christmas and a Happy New Year!

Caring for Your Feet

with Mardi Edwards

As the weather warms up we tend to kick off our shoes and hit the beach in a pair of thongs. Whilst thongs do not provide feet with ultimate support and protection needed for long periods of walking, they are a convenient way to protect your feet from the hot ground. Wearing thongs can cause foot and leg pain such as heel, achilles, forefoot and calf pain. Not all thongs are created equal. Some features to look for in thongs include • arch support and heel cup to improve foot support • elevated heel similar to a shoe to reduce load on calf and heel • soft piece between toes to reduce friction • tight straps to reduce the need to claw toes to keep thongs on. At Mawson Lakes Podiatry Clinic we stock Archies. Archies are thongs designed with the above mentioned features, while still looking like normal thongs. They are available in a range of fashion colours, and some have crystals to make them a bit fancy. Archies have also recently released slides to their product range. Slides are currently available in 5 colours. So if you are sick of flat thongs causing you pain and ruining your summer, then try a pair of Archies. They are great for the beach, traveling, or as a Christmas present. See page 13. Thongs retail for $40, Crystal thongs $45, and slides $60. Contact Mawson Lakes Podiatry Clinic on 8262 9999 for stock availability.

PREVENTION IS BETTER THAN CURE How true it is, especially with your teeth. Many tissues in the body are capable of healing and regeneration, unfortunately your teeth are not one of them.

Each time the damage to the tooth gets worse. This can also result in the tooth dying and therefore the need for further invasive treatment such as root canal treatment. If tooth loss occurs expensive replacement treatments are required. The motto of the story is to avoid the small cavity in the first place or at the least treat cavities when they are very small! A professional clean followed by a thorough examination with low exposure digital x-rays will check all of your teeth including underneath old fillings. At dental on metro your first check and clean is gap-free.

Damage to teeth is generally permanent. Worse still, once a tooth has a small amount of damage, perhaps requiring a small filling, throughout the life of the tooth the filling will require replacing several times.

INTERNATIONAL BIRD SANCTUARY Australia’s greater frequent flyers have returned to Salisbury and surrounds for the summer. These arctic birds - the grey plovers and the godwits have been photographed at the International Bird Sanctuary National Park. The national park stretches 60km from the Barker Inlet near the Watershed Cafe in Mawson Lakes to Port Parham. Established in 2016, the bird sanctuary allows migratory birds to fatten up on worms, insects and bugs in spring and summer before their long haul flight north to their arctic breeding grounds. Tagged migratory shorebirds tell us they make a journey of 30,000 km per year as they fly on their annual round trip from Adelaide to Arctic Siberia. They move across Western Alaska via China and they may clock a total of a million kilometres in their 30-year lifespan. To read more about these birds and their epic flight see “Birds of Mawson Lakes” available at mawsonlakesliving.info/ebooks
