WHAT MOTIVATES YOU? PAIN OR PLEASURE publisher’s note This is one of my favorite questions to ask our guests on our DFW Real Estate’s Best Podcast on Wednesdays at 11 am. It tends to open people up, and you truly get to see how and why they are the way they are. So, if you are ever on my show, be prepared to answer this!

Tony Robbins says that people are motivated by one of these two things: pain or pleasure.

In most cases, it is a combination of the two but usually one is more predominant than the other. People motivated by pain are pushed to succeed in order to avoid something negative like being broke, not being able to provide for their family, going back to a job they hate, or avoiding past traumas. People do this by working hard, distracting themselves from their emotions, etc. People motivated by pleasure are pushed to succeed because they are in love with the vision of what their life could be like as they start actualizing their dream into reality. They are drawn and pushed by the positive and not the negative.

I know for myself, pain was certainly the biggest driver for me. I say “was” because I have begun shifting from pain to pleasure because I have been creating more success in my life.

But when I first moved from Minnesota to Texas to start REAL Producers, I was 99% driven by the idea of not succeeding. Because if I didn’t succeed, that meant I would have to go back to a 9-5 type job, with low pay, that felt like a prison to me. No matter how hard things got when building REAL Producers, I always pushed forward, because I would do anything to not go back to that life.

Now that I have actualized a lot of those dreams, I am 90% driven by the idea of what my life can be like if I keep growing…and the difference I can make in others’ lives. I think that is a common path for most but certainly not all. Early on, we are more motivated by pain, and once we start to actualize success, that changes into motivation by pleasure. But everyone’s pain and pleasure are unique to themselves.

Jameson Olsen with All My Sons told us on our podcast that at one point in her life she had to sleep in her car with her cat…and its litter box…for over a month. Talk about a powerful motivator! That was huge motivation for her to push through into a different phase of success in her life. And she absolutely has done that.

So, what are you more motivated by? And what about that pain or pleasure motivates you specifically? This is a powerful question to ask ourselves to provide clarity and to increase the strength of our motivation to succeed.

GoalGetter When hopes and dreams meet action, results are soon to follow. That’s the spirit that Stephen Gordon puts to work each day.

Crucial Conversation

As Team Lead with Front Real Estate Co., Stephen is a true goal-getter.

“The recruiter told me that if you have someone in your life, the Seals aren’t for you, because the divorce rate is in the 90th percentile,” Stephen remembers. “I definitely didn’t want to take that chance, so I went into the Seabees.”

As he says, “I truly like to help people and help them with their goals. What I like the most is becoming friends with my clients … helping them and building a strong relationship with them.”

Giving His All

Stephen earned his real estate license about four years ago. Before that, Stephen served those around him in a wide range of ways. And that all started with a healthy work ethic that was honed at a very young age.

Eventually, Stephen was sent to serve in Afghanistan. Through his military career, Stephen literally rose through the ranks quickly and came back to the U.S. after his deployment there was completed. In the meantime, Stephen married Tabitha and they started a family while he completed his education.

“About the time I was 15, I had a roofer and a painter reach out to me from church and they wanted me to do work for them,” Stephen says. “My dad taught me how to work hard. I worked my rear end off. Dad would follow up with them to make sure I was working hard. The roofer and painter tried to keep me working for them by giving me raises.”

Taking a New Path

As Stephen came of age, he looked at other ways he could serve. In turn, he took that mission straight to the front lines.

About seven years ago, Stephen prepared to launch his real career with Keller Williams.

“My grandfather was in the service, along with other family members,” he says. “When I was 17, I decided I was going to join the Navy. I wanted to be a Navy Seal.”

As Stephen talked with a recruiter for the Navy Seals, he had a pivotal conversation that shaped his future plans.

In time, the Navy had a new assignment for Stephen.

“They wanted to send me to Africa for a year. My wife was expecting at the time, so I decided to get out. At that time, I was finishing my degree at UTA and getting a business real estate degree,” he says.

“I thought I wanted to do commercial and not residential. But a guy I was talking with said I should really consider the residential side,” he recalls.

“About that time, I got an offer from a real estate developer and we did some

After doing that, all of a sudden all of the work I had done paid off. My sphere members started calling me. worked frantically. I did one deal a month for my first six months. I needed to get more business, so I started doing internet leads and open houses,” he remembers. “After doing that, all of a sudden all of the work I had done paid off. My sphere members started calling me.”

Signs of Success

His first year was remarkable. In fact, Stephen recorded 25 deals, followed by 30 deals in his second year. During his third year, he hired a Transaction Coordinator and another agent and reached 45 deals. Plus, Stephen has also taken on house-flipping, with a goal of completing 20 flips next year.

After a time, the company Stephen worked with faced financial issues and Stephen was advised to look at a new direction outside the company.

“I had a landscape company from going through college. So I got to get my landscape company back up and running since I still had all the equipment. That was five years ago.”

“I was knocked off a ladder when I was cutting a branch down. I fell about 25 feet and landed on my feet but the pressure was so hard that it fractured my back and sternum. I was in a cast for six months so that my back could heal.”

It was during this time that Stephen made the decision to join Keller Williams and begin his real estate journey.

Stephen dove in and put his work ethic into full gear.

It can be easy to become complacent with the way things are. But when someone comes along and dedicates themselves to making things better, it makes a world of difference.

That’s the dynamic at work with the team at ProCo Roofing & Construction … a company that is definitely raising the roof on expectations in the industry.

Chris Mashburn, Robert Gotcher, Taylor Davis, and Wesley Quenichet are partners in the company. They’re joined by Project Manager Kylan Hoss.

Common Bonds. Shared Vision.

As Taylor explains, ProCo Roofing’s start came out of the opportunity to make a difference.

“Chris and Robert met at church and played music together. Chris is a drummer, and Robert was a music minister who played guitar and sang.

Chris worked at a roofing company and was disillusioned with the business in Texas,” Taylor says. “They got to talking and said we can do this better; we can do it ethically and we can have a good time doing it.”

ProCo Roofing & Construction was born. It wasn’t long before it grew.

As Taylor recalls, “I saw Chris and Robert playing a gig at the House of Blues. I thought it was weird they didn’t have a bass player. I had a bass and went to see them.”

Connections were formed that were soon to run very deep. Taylor joined the band. During his working hours, Taylor was an Insurance Agent. Yet he was ready for a change.

“One day at band practice, I said I needed to get a new job, and Chris

and Robert said that I should come work with them,” Taylor smiles. “I did, and I’ve never looked back.”

Soon the three men were joined by a fourth partner — Wesley — who plays guitar and keyboards and sings.

“Wesley has a lot of experience, including over 20 years of roofing experience. Plus, he happens to be a great singer/songwriter,” Taylor points out.

A common vision and purpose are at work with ProCo Roofing & Construction.

“We set out to be different from what people normally think of when they think about the Texas roofing industry,” Taylor says.

“We want to take care of people and do very good work that we can stand behind and do it all legally and ethically. Our motto is People over Profit. If we make a mistake, we correct it. And if something needs to be fixed or redone, we do it.”

Strength and Resilience

Earlier this year, the ProCo Roofing & Construction team took a big step forward with the addition of Kylan.

“I play the kazoo, but I don’t play a musical instrument,” Kylan laughs.

Kylan’s story is a mix of experience, expertise, and overcoming adversity. As a native of Oregon, Kylan originally moved to Texas in 1996 to play baseball. His family also owns a heavy equipment company in Irving.

“I fell in love with this area. The quality of life is fantastic here. I knew this is where I wanted to be,” he remembers.

Prior to joining the team, Kylan worked for a disaster restoration company.

“As part of my work there, I called on ProCo Roofing & Construction. In the process, I built a bond with Taylor around our common love of air-cooled Volkswagens,” Kylan says.

Everything we do is about taking care of people.

In time, Kylan received bad news from the doctor. The diagnosis was cancer.

Kylan underwent treatment, kept moving forward, and overcame cancer. He was thankful and ready to make a fresh start in work and life.

“Taylor and I saw each other out and about and he invited me to come with the team here,” Kylan smiles.

“It was an easy decision. Their values really line up well with my values. My ideas on life and business are around the fact that we’re here for the long run, so whatever we do should be for the long run, too. Because when things are done for short-term reasons, that’s when people can start to take shortcuts.”

“Kylan is very involved in the community.

He is part of several local chambers, and he’s President of the South Lakes Lions Club,” Taylor points out. “He is one of those guys everyone recognizes and he always is in charge. He gives great service and really pours fully into people. He is always doing car shows to raise money for people and doing

things in the community to help others.

A lot of our work is insurance- or real estate-related, with a big emphasis on relationships. Kylan is a ninja at that.

We are super proud to have him.”

Sparking Success

The spark to serve is ever-present with the ProCo Roofing & Construction team.

“We don’t save lives, but we save life,” Kylan explains. “When something happens to damage a building, it’s like a ripple effect similar to throwing a pebble in a pond. That event reaches and affects the rest of the community.

If a roof is taken off a business, it can ripple out and affect the lives of 70 families. The faster we can solve those issues, the more we can help the overall community.”

Chris is joined in the business by his wife, Jennifer, who serves as CFO at the company. Together, they have one son. Rob and his wife, Anna, have two children. Taylor is joined at the company by his wife, Annie, who is a Sales Manager. They have two children. Wesley and his wife, April have five children. Kylan and his wife have two children.

Family Spirit

Family is definitely a central theme at ProCo Roofing & Construction and their multiple locations (Fort Worth, Grapevine, Frisco, Austin, and Houston).

As Taylor emphasizes, “We are definitely very family-oriented. We have so many family members who work here, including my dad, my brothers.

Beyond our team members who are actual relatives of each other, we have a very strong family spirit that extends across our whole team.”

That emphasis on building strong bonds naturally extends to clients and the community.

“What we do is based on relationships. Our referrals come from our REALTOR® partners and our partners in the insurance industry. We work for our partners and their customers,” Taylor says. “When it comes to working with our partners in real estate, we know that their work is extremely time-sensitive, so we do whatever we can to make their lives easier. Everything we do is about taking care of people.”

Each person you work with has a tale to tell … a journey all their own.

Along the way, they look to you and your expertise to carry them to the next stage in life. That’s something Lisa Hawkins thrives on, too.

As a REALTOR® with The Property Shop, Lisa takes great satisfaction in digging in to know her clients, in the process, sharing in their stories.

“Day-to-day, I love feeling like our job can be of service to people. Everyone’s situation is unique and everyone has a story,” Lisa says.

“Being a part of the story for them and, at the end of the day, being part of that joy with them means a lot to me.”

A Preview of Her Career to Come

Lisa earned her real estate license six years ago. Prior to that, she had a definite inside look at the business, since her husband, Nathan, had already been in real estate.

“That’s where I caught the bug. I was working part-time in the dental field at the time my children were younger,” Lisa says.

“Nathan had been working as a firefighter full-time in Fort Worth and was doing real estate part-time.”

EVERYONE’S SITUATION IS UNIQUE AND EVERYONE HAS A STORY.

There was something that was pulling Lisa into the business.

“I am very Type A and he is not, so I was always telling him how he could do it better,” Lisa laughs. “We are very competitive, but in a fun way, so I got my license. So, I transitioned in. We really work well together, because we think of things differently. We’re not a real estate husband-andwife team. It’s more on the back end where we’re comparing notes. He does all of our investment portfolio, and I do all the front-end work with buyers and sellers.”

Accelerating Her Involvement

Lisa’s transition started off as part-time but quickly accelerated from there.

“At the beginning, I was part-time, because I was phasing out of dental. It took off pretty quickly in 2015. Before I knew it, by the end of the year, I was putting in my notice to go full-time in 2016,” Lisa says. “It was more a fear of failure. I put myself in overdrive, and I can have a little unhealthy work ethic.”

Nathan transitioned into the lending side of the business. As Lisa got her start, she and Nathan added a fun element to the mix.

“We had a bet at the beginning. He said I should focus on working with firefighters and offer incentives for first responders. I told him that I needed to market the neighborhood and schools.

So, we decided to do both and see what took off first. I won,” Lisa laughs.

“I decided how I could meet people close to home. I didn’t want to work in an area that was an hour or two away from home. I wanted to work with people in the area.”

Signs of Success

It didn’t take long for Lisa’s career to take off. In fact, she was Top 10 in her ZIP Code for several years.

Away from work, Lisa and Nathan look forward to time with their daughters — 16-year-old, Kadence, and 10-year-old, Zoe. In their free time, Lisa, Nathan, and their children like being outside and working out at the gym. They also have a passion for sports and live music.

Making An Impact

Giving back is also a central part of life.

Two years ago, they became affiliated with a local hero program and give a portion of their commissions to firefighters, police, military, teachers, and healthcare workers.

some sort of different-looking market described by different indicators. And, as we said earlier, change brings opportunity for adaptable professionals.

We can describe the market we’ve been in by certain indicators: very low inventory, DOMs, rising prices, historically low interest rates, etc. And some of us, perhaps the top half of a K-shape in this larger economic recovery, have done extremely well with and for our markets. Many of us reading this have really mastered this market and are serving it quite well, thank you very much.

How will we know when the oncoming market shift will arrive and what it will look like? We’ll track the evolution your market is going through and also watch indicators similar to the ones we named earlier to see the shift movement and how quickly it is happening. This way we can identify what the shift will look like and what differences will show up that we can take advantage of yet again for ourselves and our clients. We’ll adapt and train to the new opportunities with refinements that make us juuust right for the times.

Sarah is upbeat and has nice, straight hair. Yes, her straight hair has something to do with this story (but more on that later). Sarah is an upbeat, millennial professional and mom who comes across as simultaneously lighthearted and focused. She likes to improve things. She’s a very good explainer. And she’s been doing business as an entrepreneur since she was a kid.

“My dad instilled a work ethic in me. He was delivering newspapers and mowing lawns at a young age to make extra money,” Sarah recalls. “When I was young, I noticed the soccer fields only had one concession stand for a large area. I asked him to front me the cash to buy a bunch of sodas and candy bars.

I would take them around in a wagon, so people bought mine, not theirs — until the soccer association figured out what I was doing and shut me down,” she says laughing. Sarah had taken naturally to entrepreneurship, but, she says, “I was also shy.

I didn’t want to be like, ‘Hey, do you want to buy a candy bar?’ and so it wasn’t a great success.”

The allure of making side money, of having ideas about how to be in business for herself, continued to grow in Sarah. Jump forward in time and it hasn’t changed. She loves to work and run her business and loves that it helps the people around her. Sarah describes it like this: “I like making side money. Before we switched to the newer Supra lockboxes, I was buying boxes in bulk on eBay. I’d buy 20 deprogrammed boxes, and I would sell them to agents in my office. The board was selling the boxes for $110, and I got mine for $15 to $25. So, I was selling them for $65, making a hefty profit but still giving the other agents a good deal.”

The way Sarah parents her kids reflects the business know-how her parents instilled in her.

“As a kid, if I wanted to buy something like roller sneakers or a new toy, I had to pay half the money to be able to buy it,” she says. “We do the same with our 9- and 11-year-old sons. If they ask for a treat or a toy at the store, I ask them if they brought their money. If they didn’t and are hungry, then they can have a banana or something healthy.” And someday Sarah’s boys will want bigger things, so they know to save up. They have to pay half the money for their first car, for example. “We told them any money they invest now, we’ll pay them interest in the meantime,” Sarah says. “So they have invested about $800 so far to go toward their first car already.” Simple, clear.

That’s so Sarah.

And that’s what’s been key to growing her business: She is simple and clear with her clients.

Most agents simply couldn’t serve as many clients in a year as Sarah can without a team of people to help (She moved 74 units in 2020.) It would be too much and probably wouldn’t be a good idea. But it sure works for Sarah. And she still has time to be home for dinner almost I love consulting with every night. How? Her them, answering all their process enables her to handle many clients at questions, correcting a high level of success, satisfaction, and quality any misinformation, of experience — withand getting them out needing much help.

It’s a very impressive comfortable with the business model, one process. Before we start. that focuses on education above all.

Sarah has learned that she can help a client understand the process and the situation so well that service flows smoothly and, as a result, satisfaction is high. “I feel like it’s really spending the time on the education with them on the front end; that way, I’m not spending a ton of extra time later.” Sarah explains every detail, so her clients are prepared long before it’s the right time to start looking for a house. “I hold them at the start

line until we are prepared to start looking at homes in person. I love consulting with them, answering all their questions, correcting any misinformation, and getting them comfortable with the process.

This education allows Sarah’s clients to be ready to go when the time is right.

Then, when it’s time to execute, Sarah says, “We’re gonna do this speed-dating style. At the beginning, we’re going to see five to ten houses in a single viewing versus onesies or twosies, until we’ve really pared down the location.” That style not only resonates with people but also optimizes Sarah’s schedule and timeline and honors her clients’ time as well. So that’s her model: Get them educated and ready before you even start.

Sarah is also consistent — consistent to the Nth degree. Here’s Sarah’s story about how she refuses to waver from that consistency and how she inflicted that refusal on her own beloved motherin-law. “I do a buyer presentation with every buyer. I sold my mother-in-law’s house last year, and even though she loves me and has every confidence in my abilities, I had her sit down for the entire listing presentation. I needed to make sure that I gave her the same quality of service, the same education, and the same empowerment to understand what was going to happen.”

Oh yeah, about Sarah’s nice, straight hair. When asked what she would advise her 12-year-old self if she could, Sarah said, “Learn what a keratin treatment is instead of a Brazilian blowout.
