The Power of publisher’s note As you would probably guess, I am a bit biased towards the Real Producers platform. As the owner, it makes perfect sense. But one of the reasons I genuinely love Real Producers is because we are built on the foundation of connections and relationships. And I think we can all agree that in our digitalized, pandemic, lock-down world that we need, more than ever before, genuine connections and relationships. On March 25th, we had our Dallas Real Producers event at the Four Seasons in Las Colinas, and on April 1st, we had our North DFW Real Producers event at Andretti’s in The Colony. Our events have always been special, but there was something about these last two events that really felt different…it felt even more personal. And the reason for this, I believe, is Covid. This past year of being socially distanced, and glued to our technology, had countless negative consequences. However, it also gave us the beautiful gift of remembering the importance, and the value,

that face-to-face connection brings. Real people. Humans in the flesh. Something we once took for granted is now something that we cherish in a much deeper way.
The power of connection is real. It is all of you that make Real Producers what it is. The relationships you build through our magazine and events are what make this platform special.
This need and desire that we have for human connection were palpable at our last events. Smiles were bigger, conversations were louder, handshakes and hugs were firmer. The power and need for connection has never been more clear to me.
To each-and-every one of you who support Real Producers, who pick up the magazine each month and attend our events, I thank you. Real Producers is for you.

The Real Deal If you have to travel from Australia to Arlington, a motorcycle wouldn’t be the most obvious vehicle to visualize — unless you’re Niña Henderson. Niña (it’s pronounced like the word “girl” in Spanish) is a Real Producers Rising Star, a much-beloved real estate agent, and quite the raconteur to boot. Niña loves telling her great, true stories. As we say in Texas, she is a hoot-and-a-half and spins one heck of a yarn. She starts stories with a bang. “I was selling cokes, hot dogs, and popcorn at the concession stand at our family-owned drag strip three days a week from the age of 13. It was part of my training.” Another one starts with, “Once I went 200 mph as a passenger on a motorcycle.” They end well, too. Consider this one: “After the young man beat Evel Knievel’s wheelie record, Evel

counted out that man’s $100 of prize money … in one-dollar bills.” Evel Knievel and wheelies? Yes, all this professionalism and colorful background are combined in our Rising Star Niña. When she asked her mom where her name came from, mom said, “Oh, your dad just thought he was cool!” And to hear the stories, she was right. The same is true for her mom: She was a house flipper before HGTV made it part of our common culture. Pretty cool. “Collect people by truly knowing them.” -Niña Niña Wren Henderson was gifted with an unforgettable name and was raised in a family that practically lived and breathed motorcycle drag racing. Niña’s love for entrepreneurship was growing

Addie Mae, Niña’s 1961 Dodge Lancer, is also “collecting people” of sorts. “This was the first car my great grandmother bought with her own money. It was the cliché – she truly drove it to church and back, mostly. My uncle cared for the car for years. Then my cousin had her. I’m honored to have her in Texas. She runs great.”

The thread of my life is to know people. Not just know them but know them. In a way that they care about us. And they know we care about them. Knowing people that way makes the little things matter a LOT.
while traveling to North America’s dragstrips with her family. Her folks were entrepreneurs in that exclusive community and Niña held various roles, too. Ask her what it feels like to hear her dad’s voice over the track PA saying, “Ladies and gentlemen, Lin Neal – The Real Deal!” That’s a real person, by the way, and one of many real people Niña has collected over the years. That’s because her love for business can barely be separated from her love for knowing people. Not just meeting people. Knowing people. She got to know some very colorful and close-knit characters growing up, and in some ways, that’s how she does business, too. “The thread of my life is to know people. Knowing people that way makes the little things matter a LOT.” -Niña Niña operated a national magazine for high-performance motorcycle racing, too – another business that she used to expand on her interest in getting to know people and seeing each as unique. Magazine features are better when you care about the unique person – inventor, manufacturer, builder, mechanic, rider, fan, media personality – everyone matters. The magazine was also a way she practiced nurturing a community.

When Niña and her husband chose to repatriate to the U.S. from Australia, they wanted to know their options. They bought an RV and toured the country for months until they arrived here and fell in love with Texas. “We chose Arlington because of our church – Westminster Presbyterian Church on Fielder Road. We love the diversity of Arlington.” That’s how Niña started collecting local people. Lucky people. Many of them asked Niña to help them find their home. And their relationships continue to grow. Niña puts it simply, “I get people.” She chose her North Texas business home with Better Homes and Gardens Winans for many of the same reasons. “Winans is also ‘the real deal.’ I love that they’re a family-run business and they really care to know and grow agents as well as their clients.” Rising Star Niña’s top three tips for the next rising stars: 1. Tarrant Roofing does a lot for DFW and the surrounding counties. Sure, they are tops for roofing (pun intended), having been given top honors by readers of Fort Worth Inc. Magazine as Best Roofing Company three years in a row. What you may not know as much about is how they do it and how good they are for our community in other ways. Behind this legacy company that serves all of our DFW area is founder Danny Leverett. Danny is born-andraised Tarrant. A serial entrepreneur, he has a handful of businesses in our area creating career opportunities for more than 100 of our neighbors. Those companies do windows, siding, even metal roof fabrication. He started the Tarrant Roofing Team (TRT) in

As a matter of fact, TRT and CPR have helped hundreds of local homeowners revitalize their homes. “During the holidays we take kids in need Christmas shopping and make sure they have needs met,” says D’Sha. “Danny has a special place in his heart for kids, and he actively takes steps to help them.” What will 2021 look like for TRT? “We’re going to offer more and do more to continue to provide agents a one-stop shop for roof-related restoration,” answers D’Sha. “About 80% of our referrals continue to come from our real estate clients. People like that

TRT didn’t wait for the manufacturer to approve replacement of the roofs, which can take six months or more. Instead, they gathered the appropriate evidence and immediately replaced the roofs at their own expense. They ensured the customer had the best possible experience and the best possible roof.

Going from
Great to Greater Pt 1 coach’s corner Written by: Les McGehee, Head Coach, Rialto Coaching
Congratulations on being a Real Producer! It’s quite an accomplishment. To get here, you definitely helped a lot of people and likely did some extraordinary things. Great. But are you done? Now that you’ve built a very cool business, are you considering just riding it forward, as-is? There’s certainly a good argument that can be made that if your business has a highly effective combination of systems, size, and margin — and you love your life — you should be careful of what you change. On the other hand, I bet you’re reading this because you continually invite new goals and higher levels of success as you focus on growing yourself and your business. Even though you’re already successful, you aren’t satiated by your previous successes. Your appetite for growth is ongoing. You know you can help more people and build an even more beautiful business. You get that your business is great for what it is, yet you’d like to keep going great-to-greater. The Rialto coaches and I had the good fortune to grow some great businesses greater … then greater … then greater. The strategies that work in going great-to-greater repeatedly are unique to those specific businesses. While basics never lose their importance, how to get more secret sauce for a specific business is almost 28 • May 2021
always a unique formula for that particular business. We are “specificists” — not generalists — when going from great-to-greater. Here is one strategy to help you gain clarity on which singular part of your business you should focus on next to have the greatest effect on your growth. For going great-to-greater, we suggest that you and your coach work like carpenters and “measure twice, cut once.” So, with your coach, drill down on at least three different perspectives in terms of assessments. In upcoming articles, we’ll present you several options for identifying your primary growth opportunity at any given time. Let’s start with the Bottleneck Assessment technique, which has worked very well for Rialto Coaching members going great-to-greater. We identify bottlenecks, then address them using the theory of constraints or TOC (If you’d like to dive deeper into this concept, Google “Dr. Eliyahu Goldratt, Theory of Constraints” or slog through his valuable but weighty book, The Goal). This theory is an approach to improving organizational performance; that is, in every organizational system,
there is always one constraint that limits the flow of value. The system can only go as fast as that constraint — even if other areas are stronger. If you applied yourself to opening that bottleneck and getting stronger in that particular area, you strengthen your entire flow. The Theory of Constraints: In every organizational system, there is always one constraint that limits the flow of value. To use the analogy of a chain, TOC explains that there is always the weakest link. If you strengthen that weakest link, you strengthen the chain. If instead you strengthen a non-weakest link, it would not only NOT improve the strength of the chain, but it would also actually weaken it by adding strain on the weakest link. Enough with the theory! Let’s get to the assessment! Rate your company’s strength on a scale of 1 to 10 in each of these 10 categories, many of which connect end-to-end for your business’s chain of processes. To make your categories even more specific to you, feel free to scratch ours out and put yours in, or use your own vocabulary. Then rate each one. @realproducers
On a scale of 1-10, how strong is your team at each of these links in your processes? ___ 1. Vision for big picture, small focus. How good is your team at defining long-term goals and identifying which daily activities bring the best results? ___ 2. Dialogues/UVP/closings. We call them “Words that Work”; in other words, how well does your team use the language specific to your business and goals? ___ 3. Prospecting/marketing. How well does your team prospect, and how well does your marketing support your team’s prospecting success? ___ 4. Lead qualification/sorting. How well does your team identify targeted leads and qualify them, and if a lead gets action now, or how well do you nurture them to a future action? ___ 5. Communications/database. How strong is the organization and quality of database communications for leads that have been sorted? ___ 6. Leverage. How strong are your systems, technology, and people that have specialized roles and support your team’s growth to the next level? ___ 7. Closing to agreement. How good is your team at getting to “Yes, we’d be excited to sign the contract”?
What was your lowest rating? That item represents the overall strength of your business chain of processes. If it was a 7, for instance, and the other ratings are 8s, 9s, and 10s, then that 7 is holding your processes down to a 7. That 7 is your weakest link. If you grow that weakest link, it strengthens your entire chain. Another incredible truth about TOC is that once you strengthen that weakest link — assess again. There will be a new weak link, because now an 8 might be your weakest link, in that example.

The warm friendliness of North Texas had an irresistible draw for Mike Bowman. After honeymooning in Hot Springs, Arkansas, with his new bride, he turned to his wife, Jan, who was navigating from the passenger seat, and said, “Why don’t we head down to Texas for a visit?” Mike had some family near the Dallas Fort Worth area and thought it might be the place to settle in for their next phase of life. Mike did not tell Jan (now being married over 57 years) that Texas was going to be their new home. Staying with some relatives, Mike got a job, and within two weeks — they quickly set down roots.

Mike’s career literally took off as he started a role at Bell Helicopter. When that job ended, he was ready for a new direction. Just as he had at one point turned toward the Lone Star State, he now turned toward sales. After discussing with family, it felt like the best direction that would allow him the freedom to control his schedule, in addition to the financial upside that came from controlling his own income. Mike’s parents lived in Indiana, and Jan’s parents lived in Illinois. They had no idea that when Mike and Jan left for their honeymoon, they would not be back home. The first few companies he interviewed for a sales position with told him he’d never make it in sales. Mike’s resume reflected his background as an engineer, and they missed his natural drive to do whatever it took to support his family. So, the challenge was accepted! One of the things you’ll learn through even a short conversation with Mike is that he never shies away from a challenge. He goes out, gets the information and connections he needs, and then puts in the work to make it happen.
doubled the income he made as a helicopter engineer. After a year of selling real estate, he went on to help builder Bob Magar start up a sales force within his firm. Mike made it clear from the get-go that he was there until he could get his broker’s license — and then he’d be off to start his own business. Opening his own brokerage office in 1971, in the next three years, he was getting a listing a day and recruiting lots of agents. “I felt like if I was going to be a broker, I wanted to make it a comfortable atmosphere where I was going to help the agents be the best they can be.” Mike’s desire to improve his own situation spilled over to his care of others. He wanted others to have the chance to be their best, and he saw the path to creating that environment. As he started his new real estate company, he focused on how to help others maximize their potential. He developed a culture based on collaboration, sharing, support, expertise, and professionalism. When asked why he focused on growing this culture, he said, “It’s not like a job for me; I
LOVE it. I like working with other REALTORS®, I like working with clients, and I really like working with our agents and helping them grow.” This desire to help others grow runs deeper than professional ambition and generosity. It’s deeply woven into who he is. Mike has three children Dave, Trisha, and Jeff; five grandkids and seven great-grandkids. He loves spending time with all of them. One of his greatest joys is working with his kids and grandkids to help them achieve their goals, whatever they may be. For example, Mike’s grandkids showed an interest in rodeo riding. Some grandfathers
A friend introduced the idea of real estate to him. “Why not take a chance on yourself?” the friend asked. And so he began a 52-year (and counting) career in real estate. By the end of his first year, he

might passively support such a hobby — but Mike Bowman is not most grandfathers. He helped them practice and after a lot of hard work, they became a well-known trick riding team, called the All American Cowgirl Chicks. They performed in many top rodeos in the United States, becoming one of the top tricking riding teams in the country. And were invited to the 2008 World Equestrian Competition in Sweden as one of the top trick riding teams and entertainment teams in the world. “They’re all married with kids now, so they’re not riding like that anymore, but I enjoyed working with them and helping them grow. Especially working with horses. It really helped them mature.” Mike helped them take
an interest and desire to ride into success at an international level. “I don’t think that I know everything – so when helping with my family, if it’s something I’m not real familiar with, I go get someone who knows how to accomplish these things.” “I was never a trick rider. And because I never was a trick rider, my daughter and I found a guy in Weatherford who was one of the top trick riders and trick ropers in the country. He was a legend. He was a stuntman for Roy Rogers and a lot of the old cowboys. It was very difficult to get him to come over and
look at these young kids, and even thinking of teaching them how to be trick riders. I got him to come to one of their practices. He liked what he saw and decided he would teach all the members of the team how to trick ride.” Family has been part play – and also part work. Mike’s son Dave has worked with him since the mid-’80s. He’s seen every side of the business and now works with the other managers in the company. His experience working with his father mirrors what Mike is trying to accomplish. “He’s been a great mentor. Everything I learned, everything I do is because

of things he’d told me throughout the years. Even when I first came in, I was mesmerized by my college professor talking about commercial agents getting big commission checks. Dad kept saying, ‘You need to focus on residential.’ I got involved with a commercial transaction that I sat, hoped, and prayed on for six months that fell through. I wasted a lot of time not doing the things my dad had told me to do. So, I thought I better get back to what he told me to do. And then I started making money at that point. He knew a lot more than my college professor did.” Excellence through specialized, deep knowledge and hard work is something Mike brings not just to his family but also to his company. One of the appeals for becoming one of the first Century 21 brokers in the Texas, Oklahoma, Arkansas, and Louisiana region in 1975 was the masterminding opportunities it opened up. He would be able to learn from the top Century 21 brokers across the country. Currently, his staff of about 30 mostly tenured employees are there to make the 200+ agents’ jobs easier. They’re there to help agents be the best they can possibly be by knowing as much as possible and providing excellent service far above what’s expected. Being on the forefront of trends is another key piece to success for Mike. Century 21 had one of the first relocation networks he was aware of when he joined the franchise. He liked that it opened up opportunity and service to his agents and their clients. Mike and his technology team developed some of the first showing services, seller feedback programs, CRMs, and software programs as early as the 1990s. This software program ran the front office, back office, and helped the agents with their transactions that was not available anywhere else. The name of the program was “Intelligent Brokerage,” which was called “iBroker.” Several years back he met a guy that was in technology who used to work for Steve Jobs. Talking about the iBroker system and being developed in the early 1990s, he mentioned supposedly that Jobs was looking for a name for the iPhones all over the internet. He’s even heard rumors that Steve Jobs came across his platform “iBroker” before naming his phone iPhone. One of the keys to Century 21 Mike Bowman Inc.’s continual success is having an innovative, in-house technology department. By having had a strong

technology solution in place, Mike’s company was able to mitigate the chaos of 2020 since many of his agents were already used to using their virtual work solutions. Reflecting on the year ahead, Mike says, “I feel that we will have a great year. With our current market inventory, it has allowed us and our agents to think of creative ways to capture more listings and have a strong mindset. Every year is different, and we adapt to the changes. That’s what makes it fun in this industry. Nothing
stays the same. Wynne Moore was in the mountains of Asheville, North Carolina. Instead of celebrating a family member’s wedding, she was on her laptop, leaning out a window to get cell service, negotiating four different contracts. She could hear laughter rolling up the stairs, and she covered her ear to hear the buyer agent on the other end of the line. That’s when she first realized that there had to be a better way. To rewind: She had been running the business herself for years. With a name like Wynne Moore, it’s no wonder she went into real estate sales. She started with a residential real estate developer custom home builder, managing its sales. Her husband, Perry, was working with a highend builder, but on the construction side. Wynne’s book of business was starting to grow, and one night over dinner, Wynne mentioned she was looking for help. Perry couldn’t think

of someone with more applicable experience than him, and the Wynne Moore Group was formed. With so many years by each other’s side — both inside and outside the business — they have plenty of advice for others considering working with spouses. “With any partnership, you have to play to your strengths,” says Wynne. Perry adds, “You really have to be honest with your strengths and weaknesses. When I transitioned to working with Wynne, I had to be clear about what my role was. Busy is good, but with deadlines and market stress, it can be a difficult thing to figure out on the fly. It’s worth being specific and removing assumptions.” It took them a few years to figure out what each was going to do. Over time, they got it locked in, and each stays in their strength zones. “He knows and

excels in his role, and I do well with mine, so we’re both contributing our best to the team,” says Wynne. “Everyone has to have a role to be successful. If everyone is performing their roles in their strengths, then the team can perform at an optimal level.” “On every team, there are roles,” adds Perry. “Everyone knows and grows the strength of their role. With all team members focused like this, the team is performing at an optimal level.” When they returned to Texas from that fateful trip to Asheville, they began building their tight-knit team. Their team still has that family feel. Wynne has known John for 20 years, for example, and first worked with Tonia in 2007 when they worked with the same developer. When they brought on Amy, their newest member, they made sure she fit with their work family. If she couldn’t fit in at the dinner table, she wouldn’t work at the closing table! Family dinners, random pop-bys, and regular walks are part of work life at the Wynne Moore Group. That family was put to the test in 2019 when Wynne was diagnosed with cancer. Her business family was by her side. Not only that, but they charged full speed ahead with their best year ever in business during a pandemic. Wynne says, “I feel like I get a lot of credit for our business success, and it’s true Perry and I produce a lot. But seriously, our team is amazing as well.”

“I called her up and asked, ‘Will you come make squash for me?’ and she did. She made this amazing squash.” Teammates John, Tonia, and Amy were there for her in all the big and little ways as Wynne went through chemo and surgeries. They would come and just sit with her if that’s what she wanted. “Tonia and I have been friends since 2007. She’s truly a good friend.” Amy, being the least tenured team member, quickly became a dear friend, too, as well as a fast-growing professional. The team would bring Wynne baskets of whatever she craved, for instance. Wynne compares the swings of going through chemo to being pregnant with cravings and aversions. “One day I wanted squash. I wanted baked squash. And Tonia is an amazing cook. I called her up and asked, ‘Will you come make squash for me?’ and she did. She made this amazing squash. And John would do anything. He would give you the shirt off his back; he’s such a good guy. Whatever we needed, John is always there.” Last year, they surpassed their goal by 30%. This is during a pandemic, while Wynne recovered from chemo and two surgeries. Perry says that focus is key to that success. In addition to staying in your strength zone, Wynne and Perry focus on the key activities that matter most. This longterm consistency is vital — reminding yourself and team members where the business comes from helps when business is chaotic. One of the specific tools they use is their “Weekly Activity Report.” That’s where numbers are tracked. They’re all competitive with themselves — they compete over their contributions to the team, as well as

their own standards from the year before. In their activity reports, they’re focused on next steps and how they can move transactions and leads through the process. Perry helps them troubleshoot action steps to take with listings that are sitting or buyers that are stuck in the looking phase. They also focus on maintaining consistency with their marketing. Perry jumps in, “When times get tough, real estate is all about relationships, routines, and processes. And I think for us, when you get squeezed, that’s when you see the real juice.” At the end of the day, what makes this well-oiled machine really hum is the energy the team gets from serving their clients. “Without our amazingly loyal clients, who we are very grateful for, we wouldn’t be where we are,” says Wynne. “We love helping people reach their goals — whether that’s finding their dream home or selling the home they’re in. I think a big part of our success is because we love helping people.” With Wynne now completely cancer-free and feeling great, the couple is leaning into gratitude and faith, which have never let them down. “There are so many pieces to real estate and conducting real estate at a high level that you can’t predict, and you can’t quantify,” Perry says. “You just have to keep working your program. We keep working our program — and we have faith that the right things will happen, and the right situations will present themselves. And it’s no coincidence that they keep happening.”
