TAKE ME BACK TO THE

publisher’s note

ESPE’s

As I write this, it is now three weeks after the ESPE’s Awards Gala. I want to go back to that night! Wow, what an amazing event.

Do y’all recall my last month’s publisher’s note? I talked about how my mind started to go down this rabbit hole of doubt and questioning about how the ESPE’s event would unfold. However, after a few minutes, I reminded myself of the countless events I’ve held prior that all ended up being awesome; I realized that all I had to do was have faith and trust that this event would be no different. And, all I can say is that the big man upstairs put his hand on that event! We could not have asked for a better evening, especially considering it was our first attempt at an event that size. We certainly were not perfect. There are many things we learned and will 8 • January 2022

be applying to the Second Annual ESPE’s event. But, as a whole, we are so happy and grateful! Be sure to check out the event recap article in this publication for a bunch of pictures from that night! Changing gears here a bit, it is crazy to think that it is already a new year. It feels like I say this every year, but seriously, where does the time go? Someone once explained it to me in a way that made a lot of sense. Not only is the world actually getting sped up with technology but there is another, maybe even more notable reason, as to this perception of time speeding up. Let me explain: At two years old, a year of your life is 50% of your total time alive. At age five, a year is 20% of your life, at age 20 it is 5%, at age 40 it is

2.5%, at 80 it is 1.25%, and at 100 years old, one year of your life is only 1% of the total time you have spent on earth. When I heard that I was like, “That makes so much sense to me.” So not only is technology making the world faster, but as the days go by, that perception of a year’s time becomes shorter and shorter as well. With this understanding, unfortunately, time is going to only be seemingly going faster and faster. If I were to try and end this publisher’s note with a takeaway, it would be that as we go into this new year, try not to blink. Enjoy the moments you have because before we know it, it will be 2023. See you soon, Jordan Espeseth Owner jordan.espeseth @realproducersmag.com @realproducers

When you live and work with a sense of abundance, your efforts are fueled by a purpose that goes beyond yourself. That’s the spirit that Sukhdip Kaur (Priya) has. As a REALTOR® with JPAR Real Estate, Priya is also this month’s Rising Star who keeps moving forward by serving those around her with gratitude.

Gaining Traction. Choosing a Path.

“All people struggle as they get started. But, I had many advantages,” she says.

“It was always something I had wanted to learn about,” she says. “So, I passed my test and started in the business.”

“My family, including my parents and sisters, are big supporters. I’m blessed to have family who has supported me, including my husband and kids. It was a lot of struggle, especially competing with people who have been in the business longer and who don’t have a language barrier to overcome. But, I feel blessed.” Moving to America

Priya was born and raised in a small village in India. When she was 19 years old, she married her husband, Gobind Rai … a rewarding union that began 30 years ago. “Gobind was a powerlifter in India. We came here for the championship event in America and decided to stay here,” she remembers.

That’s when Priya decided to pursue real estate.

The most rewarding parts of Priya’s work in real estate revolve around people. “That’s really what it’s all about for me. I like getting to the end of the process and seeing the smile on their face,” she says. “I love meeting people and helping them when they call me for any reason. I always say, ‘If you need anything, just let me know.’ I just love to help. I’m always willing to volunteer.” Family Foundation

When Priya was 21 years old, they moved to Texas. “At the time, I was a stay-at-home mom but loved to go to school and tried to get into a master’s program. At the same time, the kids were small. I got into the program and it was very hard to keep up with school, kids, and marriage because I focus 100 percent on whatever I do.”

realproducersmag.com

Away from work, Priya’s world revolves around her family. She and Gobind have two children—26year-old daughter Monica, who has finished medical school and is now doing her rotations, and 21-year-old son Karan, who is in his final year for his engineering degree.

Tarrant Real Producers • 15

In her free time, Priya has a passion for working in her yard with plants. She also likes to sew and exercise. When it comes to giving back, Priya has a big place in her heart for helping older people and children. Leading by Example

As Priya thinks back on her start in real estate and the path that has led to her success, she shares helpful advice for others looking to take their own steps forward in the business. “First, I would advise people to be humble and to not give up. It’s helpful to remember that when you feel challenged, keep in mind that everyone was there in that position at one time,” Priya says. “Be a people person. Pick up the phone and make a call. If you really love real estate, you will do it and you will be successful (as opposed to if you are doing it just for the money). Work for the clients.” Truly, those who work with Priya know they have a friend, an expert, and a relentless resource on their side … serving them with gratitude and excellence.

A DYNAMIC DIFFERENCE partner spotlight Written by: Dave Danielson Photos by: URSPECIAL

When Amy Torres-Lepp set out to create her own title company a few years ago, she did it with the express idea of doing something unique. As one of just a small number of female-led title companies in the region, Texas Excel Title achieves that each day — giving their real estate partners and clients alike a dynamic difference. As owner and CEO of the company, Amy brings many years of immersive experience in the industry to the table for her partners, clients, and team members. “This is an industry that I’ve always enjoyed. It has meant a lot to me to gain the experience I have in the industry in terms of management and ownership,” she recalls. “In time, I decided that I wanted to create a new full-fledged Texas title agency.” A Personal and Individual Experience

She has done just that. Today, the company has a small, experienced management team, including Amy, her husband, Scott, and Bret Martin. Amy is in charge of day-to-day operations, while Bret runs the legal side of the equation, and Scott is in charge of the commercial division.

Texas Excel Title has three branches, including two in Southlake and one in Plano. Branch Managers Heather Parrett in Southlake and Melody Dennis in Plano both bring years of experience to the table along with escrow operations manager, Kellie May. Passionate Teamwork

Teamwork is at the heart of the passion that Amy feels for her work.

Amy Torres-Lepp

“We really have a wonderful team. I love the culture piece of what we have … and the opportunity to help our team members live their best lives and helping them grow personally and professionally,” she says. “That’s the heart of what I do … helping them be the best version of themselves.” To foster that sense of rewarding teamwork, Texas Excel Title runs programs for its team members and gives points based on personal growth initiatives that employees take on. “The title business can be very demanding, so we want to recognize growth and have fun in the process of what we do each day,” Amy says.

“We really care about our clients and are passionate about what we do, going above and beyond and having fun. We aren’t the typical title company,” Amy points out. “What we do is about creating a title experience. We are an extension of the real estate agent. We understand that from the top-down. We want that relationship that we build to be solid and great … we want a natural, fun experience. We give champagne away at every closing, too.” A Wonderful Life

Clear Focus

Away from work, Amy looks forward to time spent with her family including her five children. In her free time, she looks forward to opportunities to travel, entertain, and volunteer.

Amy and her team work with a clear focus on creating a different type of title experience.

She is very involved in the community, too. In fact, she is on the

Southlake City Council and she and her team are very involved with the Southlake Chamber of Commerce. When it comes to giving back, one of Amy’s favorite organizations is Kids Matter International, where she serves as a member of the board of directors. The organization does a great deal of work providing clothing and school supplies for children across the state. The real estate transaction is filled with moving parts and challenges. That’s why it means so much to have a partner on your side who is there for you and your clients. When you’re seeking a dynamic difference to make it all work, look to Texas Excel Title. Tireless Pursuit John Schepps is one who demonstrates that.

“I believe in failing forward. In the beginning in this business, you make a lot of mistakes. When you do, figure out what you did and how to avoid it in the future. I’m still living that life today,” John says.

As Owner of the Schepps Team with Keller Williams, John moves ahead with a tireless pursuit of what’s possible.

“I learned that in real estate you just have to be able to bounce and go from low lows to high highs and realize which season you’re in. I’m big on goal setting,

Things don’t always go as planned. But sometimes, those detours can help in rewarding new paths in life.

too. I just want to continue to grow and get better and better each day.” New York Roots

John pursued and earned his real estate license over 20 years ago. When he began his real estate career, he brought a world of experience with him. And that all started in New York. John was born in Jamaica, Queens, and was raised on Long Island.

That set the tone for a successful college career. John completed his education, graduated, and then worked in the restaurant business. “From there, I got transferred to Texas, where I worked as a Food Broker. It wasn’t long before I went to work for a national food sales agency,” he says.

One of John’s favorite parts about real estate is building relationships and helping people achieve their goals. “I think that’s a strength of mine,” he says. “I block my mornings so that I’m networking with past clients. I dedicate a minimum of two hours every morning to keeping in touch with my past clients. That gives me some energy.”

His Real Estate Calling

“I was pretty entrepreneurial at an early age in a competitive house with brothers and a sister. I had to fend for myself. I had numerous jobs. I was a real go-getter,” John recalls. “I had two paper routes, plus I shoveled snow and mowed lawns.” John’s father was in the bagel business. “School was never my thing. I was more interested in achieving success. In high school, I graduated six months early. I worked in my dad’s bagel store at night. I went to work at 1 a.m., baked, and then left from there to go to high school. That was getting old, so I doubled up on classes to graduate early to join the business world.” Reaching a Crossroads

Before long, John had made his way to Wall Street, where he worked for a year. In time, he discovered that he was ready for a change. “I experienced some real corporate bureaucracy and decided to go back to school. I graduated from State University in upstate New York,” John says. “My first sales job actually came when I applied for entry into the State University of Delhi. They rejected me at first. They accepted my friend. I went with him to visit, without an appointment, and learned who the dean was. I had a meeting with him and convinced him to let me into the college.”

28 • January 2022

John worked as a regional sales manager for 14 years and eventually worked his way to become vice president of sales.

Putting His Strengths to Work

“By that time, I spent a lot of time and energy to climbing that mountain, and then I felt like I had climbed the wrong mountain,” John recalls. “I always had a fascination with real estate and wanted to own my own business. I felt real estate was the perfect fit. In my food brokerage business, I was always in the middle. The grower wants the highest price, and the retailer wanted it at the lowest price. I thought real estate would be a natural fit for me in the same way.”

As he says, “What I have found is we spend a lot of time in real estate chasing people we don’t know and that takes us away from spending time with people we do know … and who like and trust us. I enjoy staying in touch with past clients.”

Over the course of the next year, John worked on weekends to earn his license. “The day I got my license, I hit the ground running,” he remembers. “As I transitioned into the business, I had good relationships with a lot of my clients.” In the process, John invested in his future through coaching. “I’m very growth-oriented. At Keller Williams, we do a lot of training and recruiting. After three years, my business really started doing well and I spent a couple of years as a team leader in the DFW area launching a Keller Williams franchise.”

When it comes to gaining business, John is a big believer in working with your strengths.

John’s results have been exemplary. In fact, he averages between $10 million and $20 million in sales volume each year. Family is at the heart of life for John, including his wife of 30 years, Sally.

I dedicate a minimum of two hours every morning to keeping in touch with my past clients. That gives me some energy. @realproducers

“Sally has been putting up with my work ethic for over 30 years,” he smiles. “It’s a lot of work, and it’s hard on your spouse. She has been such a big source of support.” John and Sally look forward to time spent with their daughter, Lauren, who has recently graduated from college and is working in the world of fashion merchandising. In his free time, John enjoys golf, morning exercise, reading, cooking, and spending time with friends. He has also been involved with the local chamber of commerce, as well as Toastmasters. Day-by-day, John keeps moving forward with purpose and dedication with his tireless pursuit of results. 30 • January 2022

Joseph & Lori

TURNER A Natural Fit

You instantly know when you see two elements that seem to be made for each other. That’s the feeling you get when you talk with Joseph and Lori Turner. As broker/owners of Turner Fortune Real Estate, Joseph and Lori are truly a natural fit for each other — and the work they do to help dreams come to fruition for others. Passion for the Profession

Their love for each other and the profession are easy to see. “I tend to do more of the behind-thescenes work, while Lori is our lead agent, the managing partner, and is really the go-to person for agents who

have questions about putting deals together,” Joseph says. “We complement each other very well,” Lori says. “It’s always rewarding to do the negotiating and putting everything together from start to finish and then taking our clients home.” When Joseph and Lori first met, neither of them were REALTORS®. At the time, Joseph managed a Mercedes Benz dealership and Lori was a customer.

In the early 2000s, the couple entered real estate, beginning their journey in life and business.

WE WORK OUR TAILS OFF to make sure that the people we serve are well taken care of and that they know how important their satisfaction is to us.

“Lori had always enjoyed building and designing houses, so she got into real estate,” Joseph remembers. “I also had a contract law background and became the go-to for legal questions she had.” It wasn’t long before Joseph earned his Broker’s license. And, in the past 15 years, the two have steadily built on their reputation for results. Success All the Way Around

Today, Turner Fortune Real Estate has a team of eight agents. In addition, Joseph and Lori own Turner Fortune Referrals, which is a referral-only agency for them. That wasn’t all. “A few years into this, we found that many clients had questions about the homes they were buying, including things like painting, taking down walls and so on,” Joseph remembers. “So we started Turner Fortune Renovation and Design. When clients purchase a home, they have the option of working with our renovation company. That gives us the ability to roll that into their loan if renovations are part of the initial deal, or they can

A Clear Focus

With every part of their business, Joseph and Lori make sure that it stays focused on people. “Our reputation is huge so the Golden Rule is very important to us,” Lori says. “We work our tails off to make sure that the people we serve are well taken care of and that they know how important their satisfaction is to us.” Rewarding Family Life

Away from work, Joseph and Lori enjoy time with their children from prior relationships — daughter, Renee (and her husband Rob Leone, and their two children, Nolan and Hudson); son, Nick Incaviglia who works in the car industry; and daughter Megan Turner, who works as an Attorney in Austin. In their free time, Joseph and Lori enjoy playing tennis and

Energy and Connection

When you talk with Carol, her energy for and connection with her clients are clear. “I love becoming part of the family with buyers and sellers for that time period when we’re working together,” Carol says. “It goes on, too. We stay connected with various events, including our annual pie party at Thanksgiving time that has stretched over 11 years, along with a shredding event at tax time.” Carol has gained considerable attention and accolades for her committed work through time, earning recognition from D Magazine, 360 West, and 5-Star Professional /Texas Monthly. Wonderful Life

Away from work, Carol’s life is made richer by her family, including her husband Barry, who serves as CEO for the Center for Cancer and Blood Disorders in Fort Worth, and their children — daughter Kourtney, who is an oncology nurse practitioner; and son, Kyle (and his wife, Brynn). Kyle is an assistant district attorney in Tarrant County, while Brynn works at Bank of America. In her free time, Carol has a passion for exercise. She looks forward to her Orange Theory workouts. “My day is less successful if it doesn’t start with a workout,” she says with a smile. She also looks forward to Sunday dinners with her family at their lake house, along with kayaking on Eagle Mountain Lake and Peloton classes— especially with Ally Love and the scenic bike mountain classes.

In addition, Carol serves as part of the Southlake Executive Forum … a monthly meeting that features a variety of speakers and topics dealing with city and DFW-wide economic issues. Advice for Positive Action

As she reflects on her own success in the industry, Carol offers helpful advice for those who are looking to take their own steps forward in real estate. “You have to be ready to bounce in this business. When you start and your kids are in elementary school, you get to know people through that. As they get older you have to reinvent yourself. So go more digital and be ready to bounce with the industry and the market,” Carol says. “It’s about finding new ways to move ahead.” One prime example of that spirit of learning and reinventing for Carol came through the process of earning her MBA degree.

56 • January 2022

“I went through that process of getting my MBA over a five-year period by going part-time to class at night,” she recalls. “I loved that process, and it is something that I use and draw upon every day in my career in real estate.”

Congratulations to Carol Russo. As those who work with and get to know her attest, she makes a lasting impact for others by continually reinventing herself … and redefining what it means to be the best version of herself.
