HOW DO YOU

I just got done with a four-day immersion experience with 8,000 people at Tony Robbins Unleash The Power Within (UPW) event.

All I can say is “WOW!” This was actually my second UPW event, as I went last year in November just outside of New York City. This event had a massive impact on me last year and seeing that Tony was coming to Dallas, I was not going to miss it.

I believe there are things we should do on a daily basis to keep us in a peak state of well-being, whether that be meditation, gratitude, exercise, our diet, intermittent fasting, or even a midday 20-minute nap. I also believe we should take several days out of our year to really take a hard look at ourselves, where we are, and where we are going.

We’ve all heard that if a plane is leaving NYC destined for LA, and is off by one degree, that it will end up near Washington.

What if we are one degree off in our lives, and we don’t even know it? We will wake up in a short time sick, stressed, overweight, angry, and empty inside. But, what if we take a few days each year to shift our lives one degree in a positive direction? It could be transformative.

For me, these Tony Robbins events do the trick. There is something about Tony, how he sets up his events, and the large number of people in attendance that get me into a perfect state to evaluate myself and my life. Tony is so raw. You can feel his passion and level of caring, and I don’t know of anyone else that can captivate 8,000 people for 14 hours a day!

All I know is when I am done with these events, I am in a whole new emotional, physical, and mental state of well-being. I feel like I could run through a brick wall, yet in a cool, calm, and collected way. Impressive, right? Well maybe not a brick wall, but I am in a state where I am ready to take on any challenges that face me and attack my work at a much higher level than before. I also know where I should and shouldn’t be spending my time and energy. And that is invaluable.

As high performers, we all need a boost, a reset, a cleanse from time to time. And the truth is we all do this differently, as we are all different. I am curious as to what your method is, or if you have a method? Maybe you had a plan, but you got off track a few years ago and never got back to it. Sounds like a good future “Question of the Month” to me!

OH, I almost forgot. This issue should arrive just a few days before our next event! You should have received several messages about this event by now. But in case you missed it, it is August 27th at the Star in Frisco. Details can be found on the “Save the Date” article in this issue.

MATT HELPING REVITALIZE DOWNTOWN FRISCO Sometimes it seems doors just open when they need to, and opportunities arise by surprise … you know, those kinds of right-place-at-the-right-time situations.

But sometimes, there’s more at play than coincidence. Maybe some things are supposed to happen the way they do.

Take the example of Matt and Brooklyn Calloway. They could have ended up pursuing their dreams in a lot of places around the world. Instead, they chose downtown Frisco.

Frisco Landing It has been eleven years ago now that the Calloways moved to Frisco.

One of the big factors was Brooklyn’s teaching job.

At the same time, Matt was flying high in his own career.

“In the mid-2000s, I was a commercial pilot. Brooklyn and I started our life together. But with my job, I was gone sometimes 28 days out of the month,” he recalls. “I knew I wanted to make a transition, so I got my real estate license while I was still flying.”

Gaining Speed As luck would have it, Matt’s entry into real estate in 2009 was accompanied by the bottom dropping out of the market, and he was put on furlough. But, like a pilot navigating a new route around a storm, he made some adjustments.

“I found my niche in the industry, and my real estate business really started taking off in 2013,” he recalls. “I’ve worked with all types of real estate from commercial, to residential, to development. So by 2013, I felt comfortable going full-time.”

That same year, Brooklyn left her job teaching and started working with Matt. In the meantime, they were becoming immersed in Frisco. Matt started working in community betterment efforts, including serving on the Frisco Downtown Advisory Board.

And Brooklyn started her own business — Brookielynn’s Bungalow — a painting, crafting, and DIY hit in the area and online. In fact, today she has more than 30,000 online followers.

From the start, Matt saw the opportunity around him in the older section of the city.

“No one was doing much in this area, but there was so much potential and a framework to do some special things,” he recalls. “So, I kept working and became sort of the Old Downtown area expert. We’re really such a part of this place. We live on a really busy corner. So, it’s not

uncommon when someone is looking at the area to have one of the local residents say, ‘If you want to live here, go find Matt. He lives in that historic house over there.”

Future Focus Since opportunities exist, and help is needed in both the commercial and residential sides of the fence, Matt’s real estate business handles both.

Today, Matt is an agent with William Davis Realty, an organization he joined six years ago. The results of his work can be seen in the development, growth, and community spirit of the town. In turn, with the area’s growth, Matt is involved in several large commercial developments, including several new multi-million dollar commercial projects in the Rail District.

to revitalize the area a few years ago.

But with a sense of humility, and a spirit of service, Matt is driven to fulfill a need and continue to contribute to the growth of the area that he and his family call home.

Community Care “Once you find a niche, they say you can really become an expert in that area. And I feel very fortunate that my business has really taken off here,” Matt says.

“And we’ve seen growth that I think has come in large part because I’ve been so involved in other aspects and circles of town other than real estate. I feel like I was in the right place at the right time.”

When they aren’t working, Matt and Brooklyn enjoy spending time with their three children, including 19-year-old Jayden, 8-year-old Lila, and 7-year-old Lincoln.

They also have a passion for contributing to community organizations, including efforts such as Spirit of a Hero.

“There is a lot of need to support our veterans.

Whether people are suffering from PTSD, or have lost limbs in combat, or are wheelchair-bound, Spirit of a Hero gives local

veterans the financial and emotional support they need.”

Matt and Brooklyn have been involved in their church supporting housing efforts for veterans, as well as donating time and resources to several local charities.

In turn, it means a lot to us that this area has become what we hoped it would be.” The evolution of downtown Frisco into what is now known as The Rail District was a vision he had had for several years.

As he looks back over the progress, growth, and community revitalization that has taken place over recent years, Matt can’t help but smile.

Realizing a Vision When it comes to the future, Matt looks for more of the same.

“One of the big things for me has been the redevelopment of the Rail District. I remember having a vision of transforming 12 to 13 blocks in the area. You could just see the potential,” he recalls. “At the time, there

So, Matt and Brooklyn Calloway chose to make their home in downtown Frisco. And maybe, in some ways, the town chose them, too, to be the right people at the right time.

If this town could talk, it would probably have a lot to say about the Calloways. But it doesn’t need to say a word.

All you need to do is take a look around, and you can see the whole place smiling.

So Brad, Heidi, and their two children, Austin and Nolan, made a “bold faith” move to Texas, and started building a new life in the construction industry here — working for two years with a local roofing company.

Building a New Life In 2005, Brad and Heidi lived and worked in the Pacific Northwest. Brad had started working in construction, and Heidi was fully immersed in the industry as a real estate agent. They knew change was ahead.

AN UNCERTAIN FUTURE FOR Requires Texas REALTORS® Primed for Action A recent two-part publication from the Real Estate Center at Texas A&M University left many real estate professionals picking their jaw up off the ground. Why? Because over the next five years, 91 million acres—approximately 10% of farmland in the United States— will transfer ownership. Enough farmland to fill the state of Montana.

Still wondering what all the fuss is about? In the two-part series “Leaving a Legacy,” Dr. Erin M. Kiella, assistant research economist at The Real Estate Center at Texas A&M, reports an estimated 58% of Americans do not have a written will or succession plan for their farmland.

The majority’s lack of preparedness, combined with Texas landowners averaging 60 years of age, means time is ticking for most agricultural landowners to prioritize estate planning.

“Estate planning provides the tools that define who gets which assets and when. A will is the bare minimum estate-planning tool used for real estate assets. Other tools have emerged that not only manage one’s assets postmortem but allow the succession process to begin before the final transfer of assets,” explains Dr. Kiella in the first installment of “Leaving a Legacy.” “Succession planning allows benefactors and heirs to communicate their goals and introduce potential heirs to the management logistics of the estate…Succession planning can also help one avoid taxes, minimize court costs, make gifts, and transfer ownership to heirs before death.”

Dr. Kiella urges agricultural landowners to explore various succession strategies and structures beyond traditional trusts and wills and expounds on their respective benefits in her two-part series.

However, not all farmland will be passed down or transferred to new management. Some agricultural landowners will age out of caring for their farm or pass away before taking time to estate plan. When those land parcels enter the market, a problem arises for potential buyers.

Under current law, if a buyer of farmland chooses to discontinue agricultural use of the land, they will be penalized with a “rollback rate.”

According to Section 23.55 (a) of the Texas Property Tax Code (1-d-1 land), the rollback rate a buyer will pay is equal to “the difference between the taxes imposed on the land for each of the five years preceding the year in which the change of use occurs that the land was appraised as provided by this subchapter and the tax that would have been imposed had the land been taxed on the basis of market value in each of those years, plus interest at an annual rate of seven percent calculated from the dates on which the differences would have become due.”

During the last Texas Legislative session, Texas REALTORS® advocated for House Bill 794 that would have eliminated the rollback rate. How-

ever, the 86th Texas Legislature was not able to solve this issue. Realtors across Texas expect the rollback rate issue to be a part of the Texas REALTORSÂŽ legislative agenda for the 87th Legislative session in 2021.

Realtors will not stop protecting private property rights and advocating for landowners. This will remain an issue Realtors and landowners across Texas, particularly those in Collin County, will closely follow.Â

In real estate sales, Lena Smith is still considered a newcomer. But on the homebuilding side of the business, she’s highly decorated. Lena was licensed in real estate just three years ago, but she’s quickly made a splash, aligning herself with local homebuilders and growing a team -- and fast. With over thirty years of experience in homebuilding, she has entered the real estate world with something of an advantage, making her rookie status anything but the norm.

Real Estate Roots It was 1987 when Lena truly began her work in real estate. That’s when she started selling homes on-site for a homebuilder. Lena did that for eight years before moving into a sales management role. In 1995 she became the Sales Manager for a nationally owned builder, in 1997 became Vice President of Sales, and in 2001, she changed companies to become a National Director of Sales, where she oversaw the opening of expansion markets throughout the region.

“I had a lot of experience in sales, selling new construction homes,” Lena comments. “I even went through a cross-training program that allowed me to go offsite and build for a year as an offsite construction superintendent.”

One thing is clear: Lena knows more than most new real estate agents.

A Changing of the Times In 2006, Lena’s family was struck with tragedy.

Two of her grandchildren came to live with her and her husband, and she went from an empty-nester to having two infants at home in her 40s. So that same year, she decided to put aside her work in real estate in favor of a new position – stay-at-home mom.

Yet, anyone that knows Lena knows that she was destined to keep herself busy.

“I don’t not work well,” Lena quips.

She spent two years leading sales training for builders until the market collapsed in 2008. That’s when she called upon her interior design background -- a skill she hadn’t used professionally until that point.

“I had a background in interior design that I never used,” Lena reflects. “I started doing interior design for the builders, which I did until 2016. I did super well in that. But I wasn’t as passionate about that as I am about the sales part of the business.”

Real Estate Calls “The kids were older, and I felt it was time to get back into what I was trained for. And that was sales.”

In 2016, Lena decided to get her real estate license and continue building upon her passion: work in real estate sales.

“I’m good at it. I’m good at helping people, breaking down those barriers, getting them to talk to me, helping them figure out what their needs are, and helping them find a solution for the change in their life,” she explains.

Finding her Niche Lena took her first year in the business to hone in on the direction of her work going forward. In year two, she launched the Lena Smith Group, which focuses on real estate sales for small scale custom homebuilders.

Lena previously worked for large volume homebuilders that could afford to have their own sales departments. They employed salespeople, put them through training, and had the corporate structure to support them. Small custom and volume homebuilders, however, don’t have the resources to support a traditional in-house sales program. Instead, they use traditional real estate agents.

Lena recognized that with her background, she had a unique skill, so she focused in on builders doing less than 100 units per year. These were the companies that couldn’t afford full-time sales staffing but still needed specialized support.

“They are listing with agents but not setting up a true sales program within their company, because they don’t want to hire, train, and manage salespeople,” Lena explains. “What I want to do is offer a different solution that doesn’t cost any money. They can’t afford a National Director of Sales. They don’t

have to anymore. I am here, and I am available. I hire, train, and manage their sales efforts. That’s how I’ve been so successful. I have a niche.”

The Future is Bright In 2018, the Lena Smith Group closed over $12 million in business. In 2019, they are poised to continue to grow.

“I’ve got more business than I can handle,” Lena says with a smile. “I’m

trying to figure out how to grow at a controlled pace.”

Lena still offers interior design services but only to her real estate customers. It’s another offering that separates her from her peers.

She’s also an HOA publisher with N2, the parent company of Real Producers. As Lena ramped up her business in 2017, she was approached by a gentleman to advertise in a neighborhood publication.

“And I thought it was the best advertising opportunity for a Real Estate agent out there.”

Lena not only advertised in that publication, she decided to join the company and launch a publication for her own community, Gentle Creek Life.

“As agents, we’re taught to farm a community. Stay in front of those residents and be seen by those residents on a continuous basis,” she explains. “There’s

“I loved the concept and loved the idea,” Lena continues. “It’s a way for us all to get to know each other when we don’t have a lot of time and are busy with our families. I saw it as a cool way to give back to my neighborhood and farm my neighborhood at the same time.”

Lena prides herself on delivering reliable service, a stellar product, and caring for others. And with that, she knows the profits will come. Lena is the mother of three sons and six grandchildren. Her husband, James Ray Smith II, has been the proud Mayor of Prosper, TX, for over 9 years.

Paulette was born in Oklahoma during the ’60s, a pivotal cultural time in America. She attended The University of Oklahoma and The University of North Texas for her undergraduate degree, later earning her master’s in guidance and counseling from East Texas University. She got married at 20 and then had two beautiful children.

To those who know Paulette Greene, “Humble and Kind” perfectly describes this local real estate icon.

After graduation, Paulette became a teacher, five years before stepping into the role of motherhood.

In addition to raising her two children, Paulette spent the next 15 years working with her husband in his several entrepreneurial endeavors, ranging from selling fireworks and Christmas trees, to having a successful jewelry wholesale business.

Life of Purpose Some leaders appear to be made for what they do.

And at a first glance, Paulette fits that bill. But it didn’t begin that way.

Time of Renewal After 20 years, the recession of the ‘80s hit, and Paulette’s entrepreneurial ventures suffered. Her marriage ended shortly after.

Paulette found herself sitting alone in Mama’s Pizza with tears running down her face. She was overwhelmed with worrying about what would come next. Her thoughts were interrupted by a familiar voice.

“It was a REALTOR® I knew from church,” Paulette remembers.

“She asked me what was wrong. As I told her how my life was crashing down around me, she smiled and said, ‘You know, I think you would be a great REALTOR®.’”

Becoming a REALTOR® was something Paulette had never considered. “She said, ‘If you get your real estate license, I want you to come work for me.’”

And just like that, the following Monday Paulette enrolled in real 58 • September 2019

estate school and began a new journey that would transform her life.

Her friend kept her word and hired her as an assistant. As Paulette observed the business from the inside out, she realized what she really wanted to do and what she didn’t.

“I truly disliked my role as an assistant,” Paulette says.

“So, after about a month, I went into my friends’ office and said, ‘I love you, but I want to be you.’”

A New Path Paulette began her own journey as an agent with Ebby Halliday Realtors in 1990.

“I absolutely loved it. It was like someone took a duck and put it in water,” she laughs. “I stepped into this business, and God blessed me right away.

When I started, I was just looking to pay my bills.”

During Paulette’s first year, she was named Rookie of the Year with Ebby Halliday Realtors, and her

success continued year-after-year.

Paulette is the only agent with Ebby to be named Rookie of the Year, Agent of the Year, and Team of the Year. She continues to maintain her status as #1 or #2 in the company for the last 30 years.

“I never missed a beat. Somehow, with God’s direction and the help of many people from the very beginning, it worked, and it has been something I’m very grateful for,” says Paulette.

A Difference Through Decades That was 30 years ago. Since then, Paulette has made a lasting impact on the lives of many area residents, who found their perfect home with her help.

“It hasn’t been easy all the time,” she admits. “Sometimes, I work 12 to 15

hours a day. I’m still very passionate about what I do, and I have a very strong support system. I have 10 buyer’s agents and five staff members. All of them are extremely dedicated, and they believe in and treat people the way I do. My staff is really incredible. I couldn’t do it without them.”

Paulette thrives on the achievements of those she works with, whether they be on her team or the agent on the other side of the deal.

“I’ve always loved people. I really believe to be great in this business, you have to have a servant’s heart.

There are a million REALTORs® out there, and to be successful, you have to make people feel special.

Show them how important they are to you, how much you care, and ALWAYS answer your cell phone. If you don’t, you won’t succeed in this industry.”

One of the proudest pieces of Paulette’s success story is her children: Her son, Michael, her daughter, Michelle, and son-in-law, Patrick, step-daughter, Haley, and soon to be son-in-law, Tom. Paulette’s

greatest joy has been becoming a grandmother, “Sitti,” to her grandson Preston Kyle (3) and Hudson Paul, arriving mid-July. After 25 years of single life, Paulette reconnected with an old high school friend, Rod Roberts. Paulette and Rod were married in September 2014. Rod has been one of the greatest blessings, and their love is evident to all that know them.

Gratitude From the very beginning of her career, Paulette knew how she wanted her business to run and what it would take to get her there.

“When I started, I didn’t write it down. I had in my head how I was going to run my business, treat people, and how I was going to always do the right thing,” Paulette emphasizes.

She is now known for her motto, Doing the Right Thing Creates the Right Results. “It’s one sale at a time. If you leave every person feeling good, you will be successful.”

The results speak for themselves, but Paulette is a brilliant example of how a journey holds value as well. “For me, success is being able to leave the industry one day and be proud of the legacy I am leaving behind.”

Paulette Greene and Tim McGraw may not have met yet. But in a way, they are connected. Just as the song’s lyrics, “Always stay humble and kind,” Paulette possesses an extraordinary level of humility, kindness, and gratitude with everything she does.

ABOUT THIS MAGAZINE Real Producers magazine started in Indianapolis in 2015 and is now in over 80 markets across the nation and spreading rapidly. North DFW Real Producers launched August 2018.

In every market, we take the Top 500 agents, based off of the MLS production, and we build an exclusive magazine around those agents. We share their stories, successes, market trends, upcoming events — really, anything that will connect, inform and inspire, we put in the monthly publication.

A nomination currently looks like this: you email us at northdfw@ realproducersmag.com with the subject line, “Nomination: (Name of Nominee).” Please explain why you are nominating them to be featured. It could be they have an amazing story that needs to be told — perhaps they overcame extreme obstacles, they are an exceptional leader, have the best customer service, or they give back to the community in a big way, etc. The next step is an interview with us to ensure it’s a good fit. If it all works out, then we put the wheels in motion for our writer to conduct an interview to write the article and for our photographers to schedule a photo shoot.

We strive to inform and inspire the top producing real estate agents in the local market and connect them socially. The secondary focus is to provide an avenue for our affiliate partners to create relationships with these top performers on a level that they might not be able to achieve on their own.

Q: WHAT DOES IT COST A REALTOR/TEAM TO BE FEATURED? Q: WHO RECEIVES NORTH DFW REAL PRODUCERS MAGAZINE?

A: The top 500 agents in North Dallas/Fort Worth. We pull the MLS numbers (by volume) from in the North DFW area: Collin County, Denton County and a few other locations in Dallas County that are North of I-635. Approximately 20,000 agents are licensed in this territory. We cut the list off at #500, and the distribution was born. The 2018 Top 500 cut off is $8.5 million. The list will reset at the end of every year and will continue to update annually.

Q: WHAT ABOUT THE DALLAS AND FORT WORTH TERRITORIES?

A: Dallas Real Producers (Dallas County South of 635 — including Rockwall County) has finally launched and their publication is now in circulation! Fort Worth Real Producers (Tarrant County) will launch in the near future. Yes, Real Producers will cover the entire Metroplex!

Q: WHAT IS THE PROCESS FOR BEING FEATURED IN THIS MAGAZINE?
