forever
YOUNG publisher’s note
After I graduated from high school, I really wanted to get a tattoo. The only problem was I didn’t know what to get. I would be marking up my body for the rest of my life–I wasn’t just going to get a random design that looked cool but had no meaning. It needed to be something that when I looked at it when I was old and gray, that I would smile and be happy about it. But the years went by and nothing felt right. When I was 21 years old, and going to college in Fargo, I woke up one morning with a song randomly stuck in my head. “Forever Young.” No, no. I know you are thinking, “Bob Dylan…nice.” Although a great song, it wasn’t the one in my head. The song in my head was by rapper Jay-Z. I know…millennial, right? Technically its title is “Young Forever,” but at the time I didn’t realize it. Nor does it really matter. “Forever young. I want to be forever young.” I laid in bed for a while as the song replayed in my head. Then, I sat up quickly and said, “That is it!” I walked into my roommate’s room and said, “I know what I want for my tattoo!” He was sitting at his computer. Deep in thought, he told me to hold on. After 30 seconds of silence, he said, “Me, too. Let’s go!” Apparently, he was torn between a few options himself, but my certainty seemingly gave him that extra motivation he needed to finally pick a design.
realproducersmag.com
A couple of hours later, I walked out of the tattoo shop with my first ever tattoo. “Forever Young” was forever stamped to my right bicep. People always say to me, some jokingly and some seriously, “What are you going to do when you are old with wrinkly saggy skin?” I always roll my eyes and have the same three-word response: “Young at heart.”

September 4th, 2021
My mom had a magnet on our fridge at the lake cabin that said, “We don’t stop playing because we grow old, we grow old because we stop playing.” I’ve always loved that quote. It is so easy to let life harden us and make us grow up to the point that we lose that playful part of us that makes life so joyful. Work and bills pile up, and we get so focused on completing tasks rather than enjoying the moment. As you go through your day today, I encourage you to look around with innocent eyes and a playful spirit. Try to remember that feeling you had as a kid where nothing else in the world mattered but whatever it was that you were doing in that present moment. Sit on the floor, lay in the grass, look at the clouds, be in awe, and pretend you are…a T-Rex. I don’t care what you do! But, let the inner kid in you come out a bit more today. Life is short–enjoy it! Oh, and while you do that, be sure to turn on Jay-Z or Bob Dylan and vibe out. Stay forever young, Jordan Espeseth Owner Jordan.espeseth@realproducersmag.com

at their side The path of walking through the real estate landscape can be filled with twists and turns on the way to the closing table. Your clients depend on your knowledge and steady hand in this time of uncertainty. Amanda Bell fulfills that vital role for her clients, too. As a real estate professional with Berkshire Hathaway HomeServices Penfed Realty Texas, Amanda is an ever-present ally for them at their side. “The relationships we have a chance to build with our clients are what I love,” she says. “What we do isn’t just during the transaction. It’s also after. It’s a large move and a big investment. For us, it’s about supporting them in their financial investment and their friendships.”
The relationships we have a chance to build with our clients are what I love. An Inside Track
While Amanda had other options she may have pursued professionally, she had gained valuable insight into the business from a young age. “I was raised by my mom who is also a real estate agent. She has a team in Arizona,” Amanda says. “Plus, my twin sister, Amber, is working on getting her license in Arizona, too. Both of them are great at encouraging and supporting my success.”
14 • October 2021
In her early beginnings, Amanda worked as a Sonic carhop during high school. “It was a good job. I gained the experience of making tips by being upbeat and doing a good, consistent job,” she remembers. Fast forward a bit, and it wasn’t long before Amanda had gone on to work at a law firm in Fort Worth, before moving on to another firm in Dallas. “I thought I wanted to be an attorney or paralegal for years,” she says. “The firm I was with specialized in real estate.” Finding Her Path to the Business
Again, she had gained valuable insights into the industry. From there, Amanda and her family took a new turn in life. “We moved to New Mexico with our three boys and started an oil and gas company. In 2015, the oil and gas industry took a downward turn,” she remembers. “My youngest son was about to be in his third school, and he was in first grade. It didn’t sit right, so we decided to go back to Texas.” Upon returning to Dallas, Amanda took a role as a sales representative at Land Rover. At the same time, she made the decision to take her real estate exam. One thing led to another. Amanda earned her license and started working full-time as a REALTOR®. “I was so fortunate to start out on the Rhodes Team. Russell Rhodes moved up to become President of Berkshire Hathaway HomeServices PenFed Realty Texas,” she says. “After that, I

started selling solo, and then started my own firm.” In 2019, Amanda Bell Realty Group was born. Today, Amanda is proud to have her own team. Each day, Amanda looks forward to being with people and giving her all to support those around her, including her team members, clients, builders, and other business partners. At the end of the day, Amanda looks forward to getting home to see her family, including her husband, Chris, who is getting his home inspection license, and their three children — a 14-year-old son, Kamden, 13-year-old son, Korbin, and 12-year-old son, Tank. An Active Life
In their free time, Amanda and her family lead an active life. Favorites include being outdoors and spending time on the water. At the end of the day, they enjoy watching movies together. Amanda also likes to read the Bible. She does yoga and also has a daily ritual that includes meditation. When it comes to giving back to the community, one of Amanda’s favorite organizations to support is the local school system. She and her family enjoy their active membership in Gateway Church. Those who get to know and work with Amanda Bell know they can count on her to apply her expertise with care and thoughtful reflection. Congratulations to this month’s Rising Star, Amanda Bell … a leader who makes a difference for others by staying at their side.

INTEGRITY FOUNDATION REPAIR partner spotlight Written by: Dave Danielson Photos by: Samantha Farris
SOLUTIONS BUILT ON SOLID GROUND
Your clients look to you for the way you put your experience and expertise to work to help them reach the next chapter in their lives. In the same way, you have a partner on your side who approaches service the same way — Integrity Foundation Repair. Jeff Dutton is senior project manager and vice president of the company, bringing over 20 years of industry experience to the table. “I like the challenge of what I do. Every day is the same and yet different. I’ve been doing this for 20 years and haven’t found a house that’s level yet. I want to make sure the foundation is in good shape,” Jeff points out. “Most will need some work. As I say, there are two kinds of people…someone who has had some foundation repair and some who will need it at some point in the future.”

Strong Bonds
Building solutions on solid ground begins with strong bonds. “I love meeting new people and becoming friends with them,” Jeff says. “It’s a true relationship-building business for me. I treat people like they’re my own family.” If in doubt, it’s always a good idea to ask for a professional opinion. “That’s very important. When we take a look, sometimes if there is an issue, it’s not as big as you may have thought it might be,” he says. “Either way, I’m going to be sure to bring the right person to the table to get it done right. For me, it’s about providing a good, safe environment…I want to take the stress off the homeowner completely. We warranty and stand behind what we do. When you need us, we’ll be there.” Made for the Long Haul
Integrity Foundation Repair is here for the long haul, with four to five crews throughout the year, six days a week. As he says, “We have six inspectors that go out and look at houses. We do our best to get out to a property within 24 hours. We don’t charge to look or estimates. As part of our foundation work, we also handle drainage correction and retaining walls on a property. We also do free inspections for pier and beam inspections. Another benefit we offer is the fact that we have a supra, so we can get into properties in a way that saves time for our partners.”
THERE’S LESS THAN ONE PERCENT OF THE TIME WHEN I’VE LEFT A PROPERTY AND THERE WASN’T A HANDSHAKE AND A SMILE BECAUSE I’VE TRIED TO EASE THEIR MIND A LITTLE BIT.
Informing Their Decisions
Jeff thrives on helping his clients with education and information. “I like doing foundation repair 101 with customers. I make a diagram of the interior and exterior views and then spend 45 minutes to evaluate the property, and we don’t charge to do that,” Jeff points out. “There’s less than one percent of the time when I’ve left a property and there wasn’t a handshake and a smile because I’ve tried to ease their mind a little bit.”

WE HAVEN’T HAD TO DO A LOT OF ADVERTISING. WE ENJOY DOING LUNCH AND LEARNS AND SPONSOR BREAKFASTS. WE ALSO SPONSOR SPECIAL EVENTS.
Jeff says about 80 percent of the company’s business comes from referrals and calls from REALTOR® partners, with the other 20 percent coming directly from clients. “We haven’t had to do a lot of advertising. We enjoy doing lunch and learns and sponsor breakfasts. We also sponsor special events,” he says. As Jeff says, he does about 40 inspections a week. But, each one receives full attention. “Our mantra that our team follows an ‘Act as if…’ mentality with our inspectors and workers…as if each house is ours. We ask what we would do to take care of the situation if it was,” he says. “Communication is a key factor. It’s about doing the right thing…that’s where ‘integrity’ in our name comes from. If there’s an issue, we have a real ‘boots on the ground’ mentality to take care of it.” Fulfilling Life
Away from work, Jeff looks forward to time spent with his family, including his wife, Ginny, who is a flight attendant with American Airlines. They’ve been married for 28 years. They have a son named Cole, who works as a REALTOR® with RE/MAX. Jeff also feels a deep sense of gratitude for his parents. “That really instilled in me that character is about who you are when no one is looking,” he emphasizes. When you’re looking for a partner who builds solutions on solid ground, look to Integrity Foundation Repair. don’t have major corporate sponsors. We are very grassroots now. José does a lot along with a core group of volunteers.” The effort is a personal one.
As #23 walked off the field for the last time, he was just beginning a new chapter. Today, he and his wife, Kristina, a long-time real estate leader with RE/MAX Masters, are making an important difference in the community. As José says, “It means so much to have such a partner like my wife. We combine into one person.” Supporting the Home Team
Since then, the Guzmáns have created a true winning streak when it comes to fundraising with the Guzmán 23 Foundation Golf Tournament … an event that raises funds to fight Alzheimer’s disease with an annual Columbus Day event. “It’s wonderful. We started out with 250 participants for the first nine years. We sold out every year. We were sold out in June this year,” Kristina says. “We never have trouble getting teams. We

“My mom passed away from Alzheimer’s,” José explains. “Years ago, one of my friends, Tom Puckett, encouraged me to get my 501c3 and start the golf tournament.” José saw his sister who dedicated much of her time and effort to taking care of their mother. “I wanted to come up with a way to help by focusing on the needs of caregivers,” José remembers. “It is a very expensive thing to go through. Sometimes, the people who endure this have bills that go unpaid. What we do is raise funds to provide nurse and respite care with certified nurses who are sent to the home to give caregivers a much-needed break. Or if they need groceries, we go and get the groceries and deliver those to their home. We always want to help those families in need.”

Impact in Action
As Kristina says, the caring impact made in the Dallas/Fort Worth area makes a difference in many individual ways. “In one case, a nurse was calling on an older couple she was helping. She noticed that they were tripping on a ripped area in the carpet, so José went over, pulled up the carpet, and we discovered there were beautiful hardwood floors underneath. So, we were able to pay for the floors to be redone,” Kristina says. “In another case, a lady had early-onset Alzheimer’s in her early 60s. Her husband worked the night shift, so he could be with

involved with the Guzmán 23 Foundation Golf Tournament, they can use your support. “We’re always looking for hole sponsors or volunteers, even if you are able to help for just an hour or two,” José says. As Kristina reflects on the needs being met, she feels the joy of continuing this journey of caring with the man she loves. “José is one of the kindest, genuine, and most humble people you will ever meet. He always has a genuine smile on his face,” Kristina emphasizes. “He never forgets where he came from or the sacrifices that his sister made in taking care of their mom. He saw what it did to his family.” Share a Need You’ve Seen
Since Alzheimer’s Disease is so widespread, chances are that you know of a need that can be supported by the Guzmán 23 Foundation Golf Tournament. “When we find out about people who have a need, we do our best to meet that need. It’s about word of mouth. So if anyone reading this knows of someone who has a need, we’d like to hear about it,” Kristina says.
her during the day. The thing was, he couldn’t keep up with the housekeeping that was needed, so we were able to hire Molly Maids to go out and pick up the house once a month. It’s all about doing what we can to ease the burden of caregivers.” The tournament got its start 11 years ago. Today, it continues its successful run.

“José has a rep of making it fun. We don’t have a hard time getting celebrity golfers or paying golfers to come out and join us. Everyone is there to have a good time and raise money,” Kristina points out. “At the end of the day of the tournament, people stay and we have live music.” How You Can Help
If you’re looking for a way to get
José and Kristina want to provide a level of support so that caregivers never feel like they’re on an island by themselves. With that in mind, Jose likes to deliver a copy of a book for Alzheimer’s caregivers, entitled The 36-Hour Day, that prepares people for what they can expect as someone who delivers care to an Alzheimer’s patient. to be the controller and then CFO of the company. I was making a healthy salary with benefits.”
Michael Hershenberg is the same way. Opening a New Door
As team leader with The Hershenberg Group with Keller Williams Southlake, Michael is fueled by an unquenchable thirst to help others achieve their goals. In turn, he dedicates his experience and expertise to supporting others as they pursue their potential. “I love being a leader and being a mentor to newer agents who are coming on to our team and showing them a road map or strategy to get to another side of a problem and coaching them … encouraging them to have faith in themselves and finding their niche in this business,” Michael says. “My passion is being a good servant to every buyer and seller. There’s a reason I wake up every day. I have that drive and why … coaching and helping them get past their limits so they can be their true selves. That excites me. I love seeing the wins for my team members.” A Bright Start
Michael’s success in real estate today began with past experiences he gained before entering the industry. Michael earned a double major in Finance and Accounting from North Texas and was on track for his MBA. He was ready to sit for his CPA exam in 2013. At the same time, Michael was presented with promising possibilities. “Since my sophomore year in college, I had worked with an international skincare firm based in Barcelona,” Michael remembers. “My niche area of study was training to be a forensic or cost accountant, looking at processes and finding inefficiencies and where waste was occurring or where excess costs were going to.” The future looked very bright for Michael with the skincare company. As he says, “It was a family-owned company and made me feel like family. They were training me

There are ebbs and flows in every life. And Michael was no exception. During his 20s, he faced circumstances that pushed him out of his accounting career into a new direction. Step-by-step, Michael moved forward in an exciting new direction. Part of that positive movement included shadowing Alexis Weigand, a top producer in San Antonio. “Alexis was my inspiration. After spending a few hours with her, I knew that’s the business I wanted to be in,” Michael says. “One of the things that really appealed to me about real estate was the fact that it’s a people business and a process business. That’s what really got me into the industry.” Since earning his real estate license in July 2015, Michael built his business and, in turn, a successful, growing team of his own. Michael has a team of seven Buyer’s Agents, including his business partner, John, who also happens to be Michael’s father. Today, The Hershenberg Group is on track to be one of the top-producing teams in the offices of his brokerage. Michael had a real estate team with RE/MAX for a time and then came to Keller Williams last February. “There have been a lot of trials and great wins along the way. I am a disruptor in certain markets … working in high-end luxury neighborhoods across the community and bringing a marketing plan that people haven’t

seen before,” Michael points out. “Coming from an accounting background, I find inefficiencies. We find listings that aren’t selling and make small adjustments so they are seen, priced right, and marketed accordingly. I haven’t taken a listing that I haven’t been able to sell.” Michael and his team are definitely turning heads with their success in the luxury market, including working with both existing, high-end properties, as well as with the luxury new construction market. Michael is quick to credit those around him for his high level of success. As he says, “I owe a lot of success to my coaching staff … one of the top Keller Williams leadership coaches who works with Gary Keller — president of MAPS Coaching for Keller 44 • October 2021
Williams’ Jeanne Osness … one of the biggest reasons for my success. She is my day-to-day coach. I don’t make a move unless she has her approval over it.” Family Foundation
Away from work, Michael’s world centers on family, including his wife, Alexandria, who owns The Great One Cookie Company, and their two children — 4-year-old daughter, Hailee, and 8-month-old daughter, Milly. In their free time, Michael and his family enjoy mountain biking, with favorite locations including Utah, Colorado, and Washington. One passion of Michael’s is downhill mountain biking. In addition, he’s also a singer-songwriter who still picks up the guitar to play whenever he can. In fact, he just produced an album of Beatles music with a Hawaiian theme.
Giving back is a vital part of business. With each sale, Michael asks the new homeowner to select the charity of their choice to receive $500. Michael’s father, John, is a Pastor who joined the team last year. John had started a ministry in Hawaii … the largest feed-the-hungry ministry in all the islands in a state that has the highest poverty levels in America. Each day, Michael dedicates his caring efforts to his team, guiding them, serving as a sounding board, and doing all he can to help them achieve what they have their sights set on. Those who know Michael understand his impact … and the way he makes a lasting difference by helping others pursue their potential.
