YOUNG publisher’s note
After I graduated from high school, I really wanted to get a tattoo. The only problem was I didn’t know what to get. I would be marking up my body for the rest of my life–I wasn’t just going to get a random design that looked cool but had no meaning. It needed to be something that when I looked at it when I was old and gray, that I would smile and be happy about it. But the years went by and nothing felt right. When I was 21 years old and going to college in Fargo, I woke up one morning with a song randomly stuck in my head. “Forever Young.” No, no. I know you are thinking, “Bob Dylan…nice.” Although a great song, it wasn’t the one in my head. The song in my head was by rapper Jay-Z. I know…millennial, right? Technically its title is “Young Forever,” but at the time I didn’t realize it. Nor does it really matter. “Forever young. I want to be forever young.” I laid in bed for a while as the song replayed in my head. Then, I sat up quickly and said, “That is it!” I walked into my roommate’s room and said, “I know what I want for my tattoo!” He was sitting at his computer. Deep in thought, he told me to hold on. After 30 seconds of silence, he said, “Me, too. Let’s go!” Apparently, he was torn between a few options himself, but my certainty seemingly gave him that extra motivation he needed to finally pick a design.

A couple of hours later, I walked out of the tattoo shop with my first ever tattoo. “Forever Young” was forever stamped to my right bicep. People always say to me, some jokingly and some seriously, “What are you going to do when you are old with wrinkly saggy skin?” I always roll my eyes and have the same three-word response: “Young at heart.”

September 4th, 2021
My mom had a magnet on our fridge at the lake cabin that said, “We don’t stop playing because we grow old, we grow old because we stop playing.” I’ve always loved that quote. It is so easy to let life harden us and make us grow up to the point that we lose that playful part of us that makes life so joyful. Work and bills pile up, and we get so focused on completing tasks rather than enjoying the moment. As you go through your day today, I encourage you to look around with innocent eyes and a playful spirit. Try to remember that feeling you had as a kid where nothing else in the world mattered but whatever it was that you were doing in that present moment. Sit on the floor, lay in the grass, look at the clouds, be in awe, and pretend you are…a T-Rex. I don’t care what you do! But, let the inner kid in you come out a bit more today. Life is short–enjoy it! Oh, and while you do that, be sure to turn on Jay-Z or Bob Dylan and vibe out. Stay forever young, Jordan Espeseth Owner Jordan.espeseth@realproducersmag.com

Straight-Ahead Drive Written by: Dave Danielson Photos by: URSPECIAL
Issues can sometimes pull things off track and send them in the wrong direction. It takes real energy, expertise, and finesse to get things heading in the right way again.
It takes people like Laurie McGuire. As a real estate consultant with Dave Perry-Miller Real Estate in the Park Cities Office, Laurie uses her own tenacious, straight-ahead drive to keep her clients moving forward. “I like to hear what a client wants and then find ways to make that happen,” she says. “I like to hear whatever they need and want and then come up with a solution for that. I’m like a train on a track.”
Careers of Constructive Caring
Prior to launching her life in real estate, Laurie was a nurse, blending care and professionalism together for 20 years. As part of her tenure in the medical field, Laurie even worked as an ER nurse for 16 years.
“I think it also helped me in being able to handle intense, urgent situations and calm resolution. Real estate can be very emotional, with a lot of ups and downs. Like in the ER, in real estate you have to be able to handle those moments and do it in a calm manner. That’s one of my strengths…being able to communicate with other agents and our clients.”
“In that role, I believe that helped me with asking questions, listening, and caring about people,” she explains.
In addition to her role as a nurse, Laurie also made a lasting impact as the Director of a children’s advocacy center, where she did

pediatric sexual assault examinations which included interviews, conducting medical exams, and testifying in court. In the process, she was deeply involved in community education with the message of “Be a Voice For a Child.” She also served as vice president of sales, where she managed client relations and ran a national sales team and picked up valuable negotiation skills that continue to serve her clients well today.
“Jim worked at IBM for 25 years. When he retired, he came into the business with me. He has all that sales experience and brings a different flavor to our team. I am really a high-energy driver; he is a steady hand,” Laurie says. “Katie used to be a teacher and has been in real estate for two years. She is the house whisperer. She finds homes that are unbelievable for people and has a remarkable creative side to her. She incorporates feedback from the clients and helps them find the perfect match.”
And that’s what it’s all about. “My theme is People Matter Most. Throughout all of it, my joy is helping people. I love to teach and educate. That helps the process be smoother,” Laurie emphasizes. “My other big strength is Get Up and Run Productions. I get up, love my job, and run each day! I love to work and help people.” Four years ago, Laurie earned her real estate license. It didn’t take long for her to realize she had the best of both worlds. As she says, “In my corporate role, I traveled every month. With real estate, I get to be at home. Instead of traveling two or three weeks a month, I get to make a difference for others in real estate and still be able to be at home.”
As Laurie says, clients love the family dynamic at work with her, Jim, and Katie. “We complete all our clients’ needs by being together. Clients get three-for-one,” she smiles. “We are able to give above-and-beyond service…and with different kinds of skills and expertise. We are responsive and available for our clients. It’s very important to us that we stay on top of communication and always get back to people. Relationships matter, and that’s what we do.” In their free time, Laurie and Jim look forward to time with their children and grandchildren. They also like to swim, walk, travel, read, and spend time at the beach. They’re also active in Gateway Church.
Facing a Strong Test
Laurie faced real adversity several years ago when she was diagnosed with breast cancer. “I had just moved to Texas about six weeks prior to my diagnosis,” she recalls. “At that time, the doctors’ prognosis was that I would have two years. But with chemo, radiation, and six surgeries, I’m still here. Faith, family, and my amazing doctors have kept me alive.” Laurie’s inspirational story is something she shared in her own book — Get Up and Run: My Cancer Journey. “I just wanted to share my experiences with others,” she says. “I believe that whatever you’re doing, you can do it.”
With each closing, Laurie and her team bring in champagne and orange juice for clients, along with a closing box, filled with survival kit elements. They believe a celebration is required! Driven to Make a Difference
Laurie is fueled by the drive to ease the way for those she serves. “There are different situational stages in life. I like to have this very big life decision to be smooth and to be fun. I don’t want it to be painful. That’s my goal…to make it a great experience every step of the way,” she emphasizes. “I also love to negotiate. But I’m a fair negotiator. I don’t believe in me, me, me. It has to be we, we, we.”
Family Foundations
Family is truly at the heart of life for Laurie, including Jim, her husband of 36 years, three children (Katie, Jim, and Brooke), and eight grandchildren. One of Laurie’s great joys is sharing the same path in life and business with Jim and one of their children, Katie, who both work with Laurie each day.

Laurie’s straight-ahead drive is channeled into providing peace and positivity for those around her. “One of the biggest things that I love about what I do is the ability to give people hope,” she says with a warm smile. “Like I always tell people, ‘You’ve got this!’”

URSPECIAL PHOTOGRAPHY REFLECTING QUALITY
It’s true that a picture says countless words.
In the same way, so does the name Jin Kim uses for his photography business — URSPECIAL … it’s a name that reflects the pride and artistic flair he brings to his work. Each day, Jin brings out the absolute best in the subjects he captures in images … photography reflecting quality.
“I love to get to know the people I’m shooting pictures of, and I love to reflect their personality,” Jin explains with a smile. “That feeling is transferred to their clients … to be able to share their qualities.” PURSUING HIS PASSION
Jin was born and raised in South Korea. As he came of age, he had a passion for music—one he pursued all the way to the United States. That was 23 years ago.

“I was studying jazz piano at the University of North Texas,” Jin remembers. “That’s why I came to the U.S. ... to study jazz.” HOBBY TO CAREER
“Right away, I fell in love with it,” he smiles. “I kept digging into it more and more.” His blossoming passion took shape in a number of ways.
Through time, Jin had also enjoyed a lifelong hobby. “Black and white photography was always something I enjoyed doing,” he says. “I think one of my influences was seeing the old black-and-white photography on album cover jackets from the 1950s and 1960s. I really love the photography of the jazz musicians.” Once in the United States, Jin started taking blackand-white photography classes.

“I started shooting images of musicians in school. I loved to see the uniqueness of the people and personalities and the variety and beauty of people,” Jin says. “Soon I was doing a lot of different types of photography, including weddings, engagements, pregnancies, births, graduations. People asked me to be there for all kinds of milestones in their lives. That’s how I started my business.”
@realproducers
You’ve already seen the masterful work of Jin … here … in the pages of Real Producers magazine.
That knack for bringing out his clients’ best begins with a commitment to each person.
“It started a couple of years ago when I was asked if I would take pictures of real estate agents,” Jin remembers.
“When I start working with someone, one of my favorite things is to sit down and talk with them here at my studio,” Jin says.
“I’ve enjoyed the magazine-style photography. In turn, I started receiving a lot of referrals for other projects. Today, the major part of my clientele is REALTORS®.”
“It’s fun to talk with them about their vision and all of the details they’re looking for and would like to communicate in photos of them.” FAMILY FOCUS
GENUINE ARTISTRY
When you see Jin’s work, you immediately see an uncanny warmth — a natural sense of intimacy that Jin is able to bring out and capture within his subjects.

Away from work, Jin enjoys time with his wife, Sarah Kim, who is a pianist for the Texas Boys Choir, which is the oldest boys choir in the U.S. She also helps with Jin’s business.

MIRANDA PEREYDA Standing Strong with Them EVEN THE STRONGEST AMONG US CAN USE SOME HELP NOW AND THEN … A CARING SOUL WHO PUTS THEIR EFFORTS WHERE THEIR HEARTS ARE. Take our active military and armed forces veterans, for instance. Their strength provides our freedom. Yet, they still look to the expertise of real estate professionals to truly help to bring them home.
“It means a lot to me to do what I can to serve this segment. When they go under contract, I’m in tears knowing they will soon settle in a place they can call home,” Miranda points out, “especially in this aggressive market we are currently in. With their VA loan, clients are able to go in, save money, and use their benefits.” Caring in Action
She remembers a recent example of the success that’s possible … and the rewarding feeling that comes with it.
One of those they rely on is Miranda Pereyda. As a REALTOR® with Century 21 Judge Fite, Miranda stands strong with those who serve. “When it comes to VA loans, my job is going to bat for active duty and retired military personnel,” she emphasizes. “They deserve to use their VA loan. I do my best to jump in with great communication to move things along as smoothly as possible, so the seller is confident that there is an agent on the buyer side who is experienced with VA loans.” Specializing in Serving Those Who Serve
Miranda first earned her real estate license ten years ago. One area that she has specialized in through time is military relocation.
“One of my lovely clients, a 20-year Veteran who just retired, needed to hurry and get settled in a home as her mother’s dementia was progressing and she was starting a new position at a local hospital. We were under a time crunch to get things taken care of,” she says. “So, she and I together drafted a letter to the seller. We were all so ecstatic that her offer was accepted in a multiple-offer situation, and they were able to move into their new home. The seller responded how she was touched by the letter and wanted to be a part of getting the Veteran and her mother into the home.”
In the process, Miranda brings extensive expertise and experience to work. She also brings true heart, with a spirit of gratitude and service.

The feeling never gets old. “The members of our military services generally move around so much. In the process, some of the military spouses have sacrificed so much through the years,” she says. “When it comes time for them to settle down, or to enter their forever home, it feels so good to be able to be part of that.” Honoring a History of Service
It’s not a coincidence that Miranda has gravitated toward working with active duty and retired service members. “I’m a very proud American. As part of that, on both sides of my family, there have been over 20 family members who have been in the military,” she explains. “My grandfather fought in the Korean War. He was injured during the war and was presented with a Purple Heart medal. A cousin of my grandmother served during World War ll as an aviation machinist mate in the U.S. Navy aboard U.S.S. Corregidor from Sept. 17, 1942, to Sept. 14, 1948,” she says. “When I was in my early 20s, my dad and I shared a love of watching military movies together. All of that impacted me a lot, and with 9/11, it took on even more meaning. We live in the best country in the world.” Sometimes, caring for a client’s housing needs leads directly to caring for their wellbeing. “One of the clients I worked with was in the military and had suffered head injuries and

trauma from a bomb that had detonated near him,” Miranda recalls. “It was very important that we were able to find him a home near the VA Hospital so that he could receive the ongoing therapy and care that he required multiple times a week. With each and every one of my clients, I’m there to look out for their best interest.” Rewarding Life
Away from work, family fills Miranda’s heart. She looks forward to time spent with her 18-year-old daughter, Sayde, and their dog, Camilla. In her free time, Miranda has a passion for nutrition, working out, and travel. When it comes to giving back, Miranda supports organizations dealing with mental health. “That’s a really big deal for me, especially with teenagers,” she says. Miranda is fueled by the desire to make a real difference. “Everyone deserves equal treatment and service. The way I look at it, we are all someone’s child. I want my child to be treated with kindness and respect, and I want to do the same for others,” Miranda says. “I pray to God to give me the strength and ability to make client experiences as wonderful as possible.” Congratulations to Miranda Pereyda for leaving her positive mark of caring … for standing strong with those who benefit from her expertise.

SPIRIT OF SERVICE WE’RE ALL CALLED TO TAKE DIFFERENT PATHS IN OUR LIVES. IN MANY CASES, WE MAY TAKE SEVERAL PATHS DURING OUR TIME HERE. JP FINDLEY IS A PRIME EXAMPLE OF THAT.
As a REALTOR® with Rogers Healy and Associates, he makes a powerful difference for people. But JP was used to that. It turned out that real estate has been another step in a life dedicated to helping others. A LIFE OF GIVING
As JP came of age, he attended Abilene Christian University, where he earned his degree in ministry. From there, he went on and earned an advanced degree from SMU and became a licensed mediator. “After my schooling was done, I served as a Worship Pastor for ten years. I also was a Bible Teacher and an Administrator with Trinity Christian Academy,” JP says. “Overall, I served in ministry for 20 years and worked multiple jobs to make ends meet.”
FORWARD IN FAITH
While it was a low point in JP’s life, he moved forward in faith. “It was definitely a challenging season in my life, and I was praying daily about what the Lord had in store for my future. In faith, I started taking real estate classes...having no idea what I was really doing,” JP says. “I then met with this larger-than-life broker named Rogers Healy, still completely uncertain of where my life was headed. He knew I was a broken man and took the time to listen and talk with me. I could tell that he truly cared and wanted to hear my story. After an hour of crying in his office and sharing our testimonies with one another, he encouraged me to go home, grab my laptop, and invited me to start working that afternoon. In a moment, I had a peace in my heart that the Lord had guided me to RHA.”
In time, JP’s marriage came to an end. “When my marriage ended...I was devastated, fearful, and uncertain about what the future would hold. My trust and dependence on the Lord, coupled with the love of my children and support of my closest friends, were the only things that carried me through that difficult season,” JP explains. “I was thinking about doing full-time mediation, but I had friends in real estate, and they felt I would do well in that industry.”

It didn’t take long for JP to gain traction based on his experience and genuine caring nature. “As I started at Rogers Healy, my connections via ministry, coaching, and teaching helped me with contacts across the DFW area,” JP says. “I think some people empathized with my situation and wanted to be a blessing in my life. A lot of people connected with me pretty quickly and things took off from there.”

I TRULY BELIEVE THAT PEOPLE DESERVE THAT LEVEL OF CARE AND ATTENTION FROM THEIR REALTOR — NO MATTER IF THEY ARE SEARCHING FOR A MOBILE HOME IN THE COUNTRY OR A FOUR MILLION DOLLAR ESTATE IN THE PARK CITIES. MY GOAL IS TO DO EVERYTHING POSSIBLE TO MAKE EACH OF MY CLIENTS FEEL LIKE THEY ARE MY HIGHEST PRIORITY.
BUILDING FORWARD
FAITH-AND-FAMILY FOUNDATION
Through time, JP has continued to build forward with a spirit of selfless service and gratitude.
Family is at the heart of life for JP. He treasures time with his wife, Michelle Emanuelli, and children—Andre, Camden, Greyson, Analyn, and Kinsler.
“The Lord has been very kind and generous to me. Without His unwavering presence and guidance in my life, I simply would not be where I am today,” he explains. “I knew I was starting kind of late in my career and so I really needed to hustle and grind more. I never want to be complacent in the direction the Lord has called me to. I really appreciate that Rogers saw the potential in me. And of course, it means so much to have the trust of my clients and to be able to enjoy a great rapport with them.” That drive to serve has led to rewarding results all the way around. Last year, JP recorded an astonishing $35 million in sales volume, and he’s been ranked as the top producing agent at Rogers Healy over the past three years. In the process, he’s approaching $120 million in sales. One of the most fulfilling parts of JP’s work is the team he feels lucky to work with as part of the JP Findley Group, including Angela Weedon, Tracy Graham, and Sarah Mayo. “They are all top-notch people who really understand customer service and have all the core values that are important,” JP says.
42 • October 2021
“My children, wife, family, and God are the most important things in life to me,” JP says with a smile. Away from work, JP enjoys time outside. “I love being in God’s creation, so any time I can be up in the mountains, I’m happy,” he says. “Some favorite spots include Colorado, Montana, and Wyoming.” Giving back to the community is central to life for JP and his family, as well. “My wife works in the Head Start program in her school, so we always try to purchase Christmas gifts for them. That has been an important ministry for us,” JP points out. “Since she has 20 new students every year, some who come from challenging situations, we hopefully can reach out to them throughout the year.” Those who have the chance to get to know JP appreciate his open, ongoing communication.

The JP Findley Group: JP, Angela Weedon, Sarah Mayo, and Tracy Graham
“Purchasing a home can be one of the most stressful and intimidating experiences an individual or family can go through. My job is to bring peace and clarity to the home-buying process by providing the highest level of customer service possible. Integrity, consistent communication, and a relentless work ethic are attributes that are so hard to find in this day and age, but we all recognize and appreciate those traits when we receive them,” JP says. “I truly believe that people deserve that level of care and attention from their realtor — no matter if they are searching for a mobile home in the country or a four million dollar estate in the Park Cities. My goal is to do everything possible to make each of my clients feel like they are my highest priority.” Congratulations to JP Findley who, day-by-day, truly exemplifies the spirit of service.
