And when you consider that each of these groups represents roughly the top 1,000 agents out of an estimated 15,000
in each market, it becomes even more significant. We do not get too caught up in whether that number is exactly 12,000 or 15,000 or 18,000 agents in a given area. The reality is, no matter how you look at it, you are seeing the top tier of the top tier. And if you are receiving this magazine, that includes you.
But here is the important part. It is not about the numbers. It is about what those numbers represent.

It was 2020. The world had shut down. And no one understood the uncertainty of that time more than Texas real estate agent Paul Herman. Laid off from a marketing and print company just after purchasing his first home and welcoming a newborn baby, he found himself in a moment filled with uncertainty.
“I found myself unemployed, in the middle of a global crisis, with a newborn at home, a mortgage to pay, and no clear direction forward,” he says.
For the next year and a half, Paul became a stay-at-home dad—a season that was both humbling and transformative. While he treasures the time he was able to spend with his son, he admits it was also one of the most difficult chapters of his life.
“I wrestled with confusion and discouragement,” he shares. “But that season stripped away my identity being tied to a job title or income level. It reminded me that my value isn’t in what I produce—it’s in who I am and how I show up for the people who matter most.”
For Paul Herman, real estate was never about chasing deals or recognition. Instead, it began with a simple desire— to help people navigate life’s biggest decisions with confidence and clarity.
That mindset has defined Paul’s early success as a real estate agent in the North Fort Worth area and helped him quickly earn a reputation as someone clients can rely on. In just two years in the industry, he has already made an impressive mark, closing more than $6.5 million in career sales volume and being recognized among the Top 750 REALTORS® in North DFW. Yet when Paul reflects on his journey, the numbers are not what he focuses on most.
“My heart was never just about selling homes,” he says. “It was about helping people navigate one of the biggest—if
not the biggest—financial decisions of their lives.”
Paul’s story begins far from Texas. Born in Albuquerque, New Mexico, he spent much of his childhood moving from town to town while his father worked for the Santa Fe Railroad. That changed in 1997 when his family relocated to Texas.
“While I may not have been born here, it’s where my roots were planted and where my life truly began to take shape,” Paul shares.
Growing up in Fort Worth, Paul attended a small private Christian school where sports quickly became a central part of his life. By the time he reached high school, he was competing across an impressive range of varsity teams—baseball, basketball, soccer, golf, and football.
Athletics taught him lessons that still guide him today. “Sports instilled discipline, leadership, perseverance, and teamwork in me,” he says. “Those are principles that carry over into every part of life and business.”
After graduating high school, Paul pursued his passion for sports through his education, earning an Associate’s Degree in Business Management and later a Bachelor’s Degree in Marketing from the University of North Texas. That path eventually led him to what he once considered his dream job—working for Under Armour in their sunglass division.
For six years, Paul traveled across the country working with major retailers such as Dick’s Sporting Goods, Academy,
Bass Pro Shops, Scheels, and Cabela’s. His role involved training employees, developing merchandising strategies, and strengthening brand partnerships.
“I loved being on the front lines— building relationships, educating teams, and helping stores maximize performance,” he recalls.
But as his personal life began to shift, so did his priorities. The extensive travel that once felt exciting became difficult when Paul and his wife, Sohaila, prepared to welcome their first child. He made the decision to step away from the role so he could be more present at home.
As the challenges begin to unfold for Paul, this period of reflection ultimately paved the way for a new direction. Paul had always been interested in real estate, but it was a conversation with a lender during his own home refinancing that opened the door. The lender encouraged him to pursue a mortgage license, recognizing Paul’s strengths in relationship building and sales.
In 2022, Paul entered the real estate industry as a wholesale mortgage lender. However, the market shifted dramatically as interest rates climbed from the low 3% range to nearly 8%.
While the environment proved challenging, it also revealed something important.
“I quickly realized that most buyers rely heavily on the guidance of their REALTOR® when choosing a lender,” Paul explains. “That’s when the bigger vision started to form.”
Determined to serve clients more fully, Paul pursued his real estate license. Along the way, he added an insurance license as well, creating what he calls the “Texas One-Stop-Shop Real Estate Expert.”

Yet what truly sets Paul apart is not the number of licenses he holds—it’s the way he approaches each relationship.
“My favorite part of being a REALTOR® is simple: helping people,” he says. “Every transaction represents a family, a new chapter, a dream, or a fresh start.”
He takes pride in slowing down the process and ensuring clients fully understand their options.
“I want them prepared,” Paul explains. “When people have a roadmap, the stress decreases. When they understand the numbers, confidence increases.”
That philosophy has already helped him achieve remarkable early success. In his first full year, Paul became the first agent in his brokerage to cap out and finished the year ranked second in total sales.
But for Paul, success looks very different from what many might assume.
“Success isn’t measured by the number of deals closed or the size of a paycheck,” he says. “Success is when a family feels confident instead of confused.”
Today, Paul and Sohaila live in Viridian in North Arlington, where they are raising their three children—Eli, Evan,
and Emery. Faith and family remain at the center of everything he does.
“My faith keeps my priorities aligned,” he says. “And my family is the ‘why’ behind everything I do.”
Looking ahead, Paul hopes to deepen his connections within his community while continuing to serve families throughout North Fort Worth.
At the heart of it all is a simple promise he makes to every client.
“Real estate isn’t just about transactions to me,” Paul says. “It’s about relationships and treating people the way I would want to be treated. If someone walks away feeling supported, informed, and confident in their decisions, then I know I’ve done my job the way it was meant to be done.”

“I went from offering one set of options to having access to over 100 lenders,” he explains. “Now I can structure deals around the client and the contract—not the limitations of one bank.”

“Anyone can quote a rate,” Nick says. “But structure is what wins deals. Structure is what gets offers accepted. Structure is what keeps transactions together when things get tight.”
That mindset is what agents rely on.

Longevity in real estate is never accidental. It’s built through strength, discipline, and a willingness to keep moving forward when the market, and life, throws challenges your way. For Megan Phelps, that commitment has defined her career for more than two decades.
Today, as the Broker/Owner of Phelps Realty Group in North Fort Worth, Megan brings 24 years of experience to the industry. Along the way, she has built a reputation not only for her expertise but also for the way she approaches people—with patience, respect, and a commitment to doing the right thing.
But her story began long before the brokerage sign carried her name.
Megan was born in upstate New York, where life involved frequent moves due to her father’s career working for a military contractor. Those early years introduced her to new cities and unfamiliar surroundings, experiences that quietly planted the seeds for a future in real estate.
“My dad worked for a military contractor, so we moved around to several different cities growing up,” Megan recalls.
Eventually, the family settled in Keller in 1998. Megan quickly made the most of the opportunity, graduating from Keller High School at just 16 years old. Instead of slowing down, she went straight into college at the University of North Texas, where she pursued a Bachelor’s degree in Business Administration with a focus on real estate.
That decision would set the course for the career she would build over the next two decades.
While still in school, Megan took a position as an assistant to a successful RE/MAX agent in Coppell. The role became her introduction to the day-today realities of the industry and gave her a behind-the-scenes view of what it took to succeed.

“Honestly, I felt sick from the stress of it all and thought about leaving the business,” Megan admits.
What kept her going was encouragement from someone who had been by her side since college: her husband, Jonah. “My husband was very supportive and encouraging of me continuing,” she says. “I’m glad I didn’t
Today, that perseverance has evolved into leadership. For the past five years, Megan has guided her own brokerage, helping other agents grow in both confidence and skill. “In leading a brokerage, it has been exciting to see our agents grow and become more confident in themselves and their skills,” she says.
But the role carries a deeper purpose as well. Megan believes her experience comes with a responsibility to help raise the bar for the next generation of professionals. “What motivates me is helping teach future agents how to hold a high bar by conducting business with honesty, integrity, and kindness.”
Kindness, in fact, is the value she hopes people remember most.
“I’d like to be remembered for leading my interactions with others with kindness, patience, and compassion,” Megan says. “One of our brokerage core values is doing the right thing for the

“I can’t unplug completely, but I do try to take one, week-long trip a year to sit on a beach and relax with my phone off as much as possible,” she says. “It always helps me come back with a fresh perspective.”
At home, she’s also a devoted animal lover with four dogs who happily fill much of her downtime.
When asked what advice she would give to rising professionals in the industry, Megan offers the same perspective she learned through experience.
“Run your own race,” she says. “This is a marathon and not a sprint.”
And perhaps most importantly, she encourages agents to stay open to opportunity.

For Tammy Carlson, real estate wasn’t always the obvious path. In fact, like many meaningful journeys, it started with a simple conversation that lingered long after it ended. But even as her business grows, Tammy remains guided by a simple principle. “Just do one percent more,” she says. “One percent more in your marketing, one percent more in your business. Even a little goes a long way.”
In 2021, Tammy and her family were in the middle of buying a home when their real estate agent made an unexpected comment. “He randomly told me that I really needed to do real estate,” Tammy recalls. “He said I understood the process, I knew the contracts well, and that I’d probably be good at it.” At the time, she brushed it off. But later that night, the thought kept resurfacing.
“Something about it excited me,” she says. “I started thinking that maybe that was supposed to be my next chapter.”
That moment would ultimately launch Tammy Carlson’s career as a real estate agent with Keller Williams, serving the North Fort Worth area— an industry where she has quickly made a name for herself as a rising professional with both heart and determination.
A Life Built on Family and Adventure Tammy’s story begins long before real estate. Growing up, her childhood was shaped by movement and exploration.
“My family traveled a lot for my dad’s work,” she says. “I lived all over New Mexico and Colorado before we moved to a small town in Oklahoma in 1992.”
Life there felt simple and adventurous.
“We played in the woods until the sun came down, swam in creeks and ponds, and just enjoyed being kids,” she remembers.
“Watching a buyer finally find the one—or when there are multiple offers and they win the deal— that excitement is incredible.”
“Those early deals taught me to slow down, ask for help when needed, and understand that not every transaction will be easy,” Tammy says. “The harder ones are what make you a better agent.”
Family gatherings were large and lively, often centered around football games and time spent together. “Family has always been big for us,” Tammy says. “We would travel to football games in the RV, camp, and go boating a few times a month.”
After graduating high school, Tammy’s life took a new turn when she became a flight attendant for American Airlines. She worked in the role until she got married, eventually shifting her focus toward raising her family.
“I homeschooled my kids for many years,” she says. “During that time, I also went back to college after I had my second son. It took a long time to finish, but it wasn’t about the degree—it was about doing something for myself and continuing to learn.”
Today, Tammy and her husband—married since 2003—are raising four boys, ages 20, 18, 13, and 9.
Family remains the foundation of everything she does.
A Career That Found Her By the time Tammy began taking real estate classes in 2021, the idea no longer felt like a passing suggestion.
“I finished my classes in December, passed my exam on the first try, and started with Keller Williams in January 2022,” she says. “Now I wish I had started sooner.”
Like many agents entering the business, her early transactions came with a steep learning curve.
“My first transaction was with a buyer who was a family friend,” Tammy explains. “At the same time, I was calling FSBO listings. During one of those conversations, I realized that the FSBO home might actually be perfect for my buyer.”
With guidance, Tammy navigated the transaction from both sides of the deal.
“It was definitely stressful,” she laughs. “But it was a learning experience I will never forget.”
In fact, the beginning of her career seemed to attract complicated transactions.
“My coach even joked, ‘If there’s going to be a problem transaction, you’ll attract it,’” she says with a smile.
But instead of discouraging her, those challenges shaped her approach.
Finding Joy in the Process Five years into her career, Tammy has discovered that the true reward of real estate isn’t limited to a single moment.
“I honestly don’t have a favorite part of the job,” she says. “I love working with both buyers and sellers.”
For buyers, the excitement is unmistakable.
“Watching a buyer finally find the one—or when there are multiple offers and they win the deal—that excitement is incredible,” Tammy explains.
Sellers bring a different kind of experience.
“I enjoy helping them move into the next chapter of their lives,” she says. “Sometimes closing day is happy, sometimes it’s bittersweet.”
Her fascination with homes started long before she ever sold one.
“Growing up, my family would go for Sunday drives and we’d drive through fancy neighborhoods just looking at the houses and landscaping,” Tammy says. “Later when we moved to Texas, we bought several new builds and would walk through homes while they were being built, guessing what each room would be.”
That curiosity eventually became a career.
Real Estate With Heart
One of Tammy’s most unforgettable moments came when she helped a family facing a difficult financial situation after the pandemic.
“They had taken a forbearance during COVID and didn’t realize it had ended,” Tammy explains. “They were behind and suddenly had people walking their property and looking through windows.”
The family had very little time to act.
“We quickly got the house ready, staged it, and listed it at the right price,” she says. “It went under contract in four days.”
“Success for me isn’t a point in life, a career milestone, or a dollar amount. It’s happiness and fulfillment.”
Her husband has played a key role in supporting her career.
“When I brought up real estate, he immediately said, ‘Go for it,’” Tammy says. “He took over a lot of things at home so I could focus and study.”
That support helped fuel a strong start. In her first year in the business, Tammy earned Rookie of the Year and has since been recognized as a Top Producer, Top Closer, and Top Listing Agent in her market center.
For Tammy, the experience was about more than selling a home.
“To help them realize they could sell and keep their equity instead of losing everything to the bank meant so much,” she says. “It was a sad moment for them because it was the home where they raised their kids. But that’s when I realized this business is about so much more than transactions.”
Balancing Life & Business
As a mother of four and a growing professional, Tammy admits that balance has been her biggest challenge.
“My family has always been everything to me,” she says. “Learning to balance family time and work life has been a learning curve.”
Today, her career volume stands at more than $19 million, with over $6 million closed in 2025 alone.
A Definition of Success
Despite the accolades, Tammy measures success differently than many might expect.
“Success for me isn’t a point in life, a career milestone, or a dollar amount,” she says. “It’s happiness and fulfillment.”
Her philosophy is simple.
“If you’re doing something you love, doing it well, and people respect your opinion—then you’re successful.”
Outside of real estate, Tammy finds joy in simple moments. She loves reading as a way to decompress, spending warm days
outdoors by the pool, working in her yard, and enjoying casual lake days with her family.
“Sometimes we’ll grab fast food and eat by the lake while the boys try to fish or skip rocks,” she says.
Those quiet moments are part of what keeps her grounded.
A Rising Future
Looking ahead, Tammy is focused on growth—both professionally and personally.
“My goal this year is to get more comfortable on social media and stop being so camera shy,” she says with a laugh. “And I’d love to do about a million more in volume than last year.”
Ultimately, Tammy hopes the people she works with remember something deeper than the deals themselves.
“I want my clients to know that I genuinely care about them,” she says. “I don’t want to just move from one transaction to the next. I want lasting relationships—lunches, coffee, visits after closing.”
