Grace AGENT ON THE RISE

LEMLE

Taking the Shot

WRITTEN BY KATHERINE H. FONDREN PHOTOS BY LC PIX

Some people let life happen to them, while others take control, refusing to let challenges define them. For Grace Lemle, the latter has always been the only option. Her journey—from a young mother navigating an uncertain future to a thriving real estate leader in DFW— is marked by perseverance, faith, and an unshakable belief in oneself. “I found out I was pregnant at 18,” Grace shares. “I knew from that moment on, my life wasn’t just about me anymore. I had a responsibility, and I was determined to make it work.” With a high school diploma, little job experience, and no clear roadmap ahead, she faced an uphill battle. But Grace wasn’t one to back down. “I understood failure was inevitable at times, but I also knew that success only comes to those who try.” As a single mother for nearly eight years, she prioritized being present in her son’s life above all else. That meant making sacrifices—choosing lower-

paying jobs that allowed flexibility, working at a daycare to prepare for motherhood, and constantly finding creative solutions to financial and logistical challenges. “I refused to be the parent who was too busy working to show up,” she says. “No matter what, I was going to be there for his school events, his extracurricular activities—every important moment.”

The transition wasn’t easy. Real estate is a business that demands a high level of commitment, long hours, and constant learning. But Grace embraced the challenge, quickly proving that determination and adaptability could bridge any gap. “If you never take the shot, you’ll never know what could have been,” she says. “I wasn’t afraid to fail. Failure is just a part of growth.”

That relentless drive carried over into her career. Before real estate, Grace worked as an executive assistant for a family that specialized in acquiring and revitalizing struggling businesses. She thrived in the high-stakes environment, anticipating needs before they arose and ensuring operations ran seamlessly. “I love problem-solving, thinking ten steps ahead, and making things happen,” she explains. But she wanted more—more autonomy, more impact, and more opportunities to build something of her own. In 2019, she took the leap into real estate.

Within her first year, Grace earned “Rookie of the Year” for two different brokerages. Over the next several years, she built a reputation as a dedicated, results-driven agent who would go above and beyond for her clients. Now, as the leader of the Grace Lemle Group with TK Realty, she’s passionate about creating a team built on integrity, support, and shared success. “Being part of our team isn’t just about benefiting me as the team lead—it’s about creating an environment where every member thrives,” she

explains. “In real estate, there’s no official PTO, but on our team, you’re never alone. Whether you’re on vacation, sick, or just need time off, we’ll have your back 1000%.” Her commitment to people—both clients and colleagues—is what makes Grace stand out in the industry. She’s not in it for the recognitions, though they’ve certainly come: Rookie of the Year, Top Tarrant County Agent, a coveted spot on the 40 Under 40 list, and recognition in North Fort Worth Real Producers. But for Grace, true success isn’t about awards or financial milestones. It’s about impact. “The most rewarding part of my job is helping people find a place to call home,” she says. “That moment when everything comes together, when a client steps into their new home for the first time—that’s pure magic.” And she never forgets where she started. “Success should never change who you are in a negative way,” she says. “Stay humble, stay grounded, and never forget where you came from.” Grace’s competitive spirit was shaped by her family—two highly successful older brothers and parents who worked tirelessly to provide for their children. Today, she carries that same drive into her own family life, cherishing every moment with her husband, Kevin, and her 12-year-old son, Aiden. Outside of real estate, Grace finds joy in playing soccer, tackling thousand-piece puzzles, and sharing laughter with family and friends. She even embraces the occasional TikTok challenge with Kevin, proving that balance is key to a fulfilling life. Her advice to aspiring agents? Know your worth and set boundaries. “It’s okay to say no to working with people who don’t respect you,” she says. “And don’t forget to prioritize self-care—when you take care of yourself, you show up as the best version of you for your clients.” Grace’s story is a powerful reminder that no matter who you are or what challenges you face, you can create your own success. “Believe in yourself,” she says. “If you’re willing to put in the work, nothing is impossible.” Photo courtesy of Grace Lemle 20 • May 2025

VIP Mortgage Inc. & Brian Shatto D E LIV E R ING R E SU LTS For Brian Shatto, mortgage lending isn’t just a profession. “Twenty-eight years of this makes it not just a job; it’s my life,” he says. “I strive to exceed clients’ expectations.” As the CFO of VIP Mortgage Inc., Brian has built a career centered around service, problem-solving, and a commitment to communication. “Without communication, you have nothing,” he states matter-of-factly. It’s a philosophy that has carried him through nearly three decades in the industry, guiding first-time homebuyers and seasoned investors alike through the complexities of the mortgage process.

A Career That Stuck Born and raised in Oklahoma, Brian attended Oklahoma State University before deciding that his future lay beyond the borders of his home state. With no job lined up and no place to live, he took a leap of faith and moved to the Dallas-Fort Worth area. It was a bold decision, but one that would set the course for his career. His entry into the mortgage industry was serendipitous. “I was working as a bill collector, and my boss got a job offer to be a branch manager at a mortgage company. He asked me to go with him,” Brian recalls. “I didn’t know anything about mortgages, but I hated my job, so I did it.” That leap turned into a lifelong career.

A Business Built on Passion and People WRITTEN BY KATHERINE H. FONDREN PHOTOS BY BETH GRAEME PHOTOGRAPHY

VIP Mortgage Inc. is a company deeply rooted in customer service. “Helping

people achieve the American Dream— that’s what I’m passionate about,” Brian says. Unlike some in the industry, he doesn’t view his work through a purely financial lens. “I don’t sell to make money; I sell to help people.” His ability to work with clients across all financial spectrums—whether they have stellar credit, poor credit, small loans, or large ones—has set him apart in an industry that often leans toward selectivity. “Everyone deserves a shot,” he insists. His wife, who owns a contract processing company, plays an integral role in the business. “She’s my right hand,” he says. Together, they ensure that clients experience a seamless process, backed by a team of 20 loan officers and a dedicated support staff.

Why Agents Trust Him Real estate agents know they can rely on Brian because he delivers results. “I’ve worked with a lot of the same agents for over 20 years. They know when they pass the deal to me, it’s done, and they can move on to new business.” Some of those relationships have formed organically—often with agents who originally worked on the other side of a transaction. “They saw how I handled things and decided they wanted me on their side next time,” he says with a chuckle.

Family First, Always Despite his deep-rooted commitment to his business, Brian is a family man at heart. He and his wife have six children, North Fort Worth Real Producers • 23

ranging from 15 to 28 years old, and three grandbabies who, as he puts it, “are my whole world.” Much of their time together is spent at their second home in Colorado or out on the lake. “Where there’s internet, I still work,” he admits, though he makes a conscious effort to balance work and personal life. “That’s easy—my wife and I work together, so we understand each other’s workload.”

Looking Ahead The last two years have been tumultuous for the real estate and mortgage industries, but Brian remains focused on the future. “This year, I want to put the last two years behind us and move forward with a stable market and steady closings,” he says. His long-term vision includes expanding VIP Mortgage Inc. and opening more branches to serve a broader clientele. His favorite quote, “Keep calm and carry on” by Winston Churchill, is a 24 • May 2025

fitting mantra for someone who has navigated the highs and lows of the mortgage industry with resilience and determination.

An Invitation to Connect For agents looking to align with a mortgage professional who prioritizes communication, reliability, and a genuine passion for helping people, Brian is the obvious choice. “My passion for my job and for helping people are my biggest assets. I pride myself on overcoming challenges and meeting my deadlines.” He also appreciates platforms like Real Producers for their ability to bring professionals together. “I love that it connects people who might not have met otherwise.” With nearly three decades of experience, a heart for service, and a steadfast commitment to his clients and agents, Brian Shatto is redefining the mortgage business.

RANKIN ROOFING & SOLAR LLC REPUTABLE, RELIABLE, RESULTS WRITTEN BY KATHERINE H. FONDREN PHOTOS BY DESIREE ROBERTS PHOTOGRAPHY

For Josh Mullins, President of Rankin Roofing & Solar LLC, roofing isn’t just about shingles and gutters—it’s about people. “The people we service,” he says, “that’s what drives me. We love our clients and treat them like family.” That passion for service and integrity is what has set Rankin Roofing & Solar apart in the industry for over a decade. Born in Nuremberg, Germany, Josh moved to Killeen, Texas, as a toddler before settling in Bedford, where he has lived ever since. His journey into roofing was anything but conventional. “I was introduced to roofing by a friend on a snowboarding trip,” he recalls. At the time, he was working in the car business but was drawn to the challenges and unpredictability of the roofing industry. After a major hailstorm hit McAllen, Texas, in 2012, he took a leap of faith and never looked back. “I fell in love with working outside, solving problems, and never being stuck behind a desk. You never know where roofing will take you.” Rankin Roofing & Solar provides a full suite of services, including roof inspections, repairs, maintenance, replacements, and installations for both residential and commercial properties. But what truly sets them apart is their commitment to transparency. “We believe in 100% transparency when it comes to roofing,” Josh explains. “Agents looking for prompt, reliable service—whether it’s an inspection, repair, or replacement—will find that

with us. We provide detailed photo reports for every property and document every step of the way, from the initial inspection to build day to the finished project. You will know exactly what’s going on, without cutting any corners.” That dedication to clear communication is echoed in Rankin Roofing & Solar’s core values: Reputable, Reliable, Results. “We stand behind every job, big or small,” Josh says. “Whether it’s a small home or a luxury estate, we offer tailored solutions for every budget. We even provide financing options, from as little as $1,000 to as much as $100,000.” And for added peace of mind, Rankin Roofing & Solar backs their work with a five-year workmanship warranty and a two-year leak-free guarantee. Josh has assembled a strong team to support his mission. Mandy Garcia serves as the office manager, keeping operations running smoothly. Kaylom Campbell, the senior project manager, helps Josh oversee production and ensures that every job is completed to the highest standard. Don Hall, Michael Bradley, and Alex Luna drive sales. “Our team is built on trust and expertise,” Josh says. “We don’t chase storms; we build relationships. That’s what makes us different.” His dedication extends beyond his company to the agents he partners with. “REALTORS® should have us in their network because we understand real estate

North Fort Worth Real Producers • 29

transactions and insurance claims,” he explains. “We help agents navigate the process, providing fast, reliable service and ensuring their clients have a stress-free experience.” For Josh, success isn’t measured solely by financial growth—it’s about achieving personal and professional goals while helping others do the same. “It was always my goal to own my own business,” he says. “Now, it’s my goal to grow this company and offer the same opportunity to others that was given to me when I started. I enjoy teaching what I’ve learned and providing the support my team needs to be successful.”

“WE HELP AGENTS NAVIGATE THE PROCESS, PROVIDING FAST, RELIABLE SERVICE AND ENSURING THEIR CLIENTS HAVE A STRESS-FREE EXPERIENCE.” That drive for continuous improvement is evident in his personal life as well. When he’s not on a roof or meeting with clients, Josh enjoys mountain biking at Northshore on Grapevine Lake, cruising in his Z06 Corvette, or spending time with his pitbull, Kash. “When I feel overwhelmed, I hit the trails or take my car out and listen to music really loud. That’s my way of resetting.” Family is also a central part of his life. “My parents live in Grapevine, and we enjoy Sunday family dinners together.” Looking ahead, Josh has big plans. “I want to grow my team, invest in real estate, and take some epic trips,” he says. But no matter how much Rankin Roofing & Solar expands, his commitment to integrity and service will remain the same. Inspired by his grandfather, Norman Rankin, a WWII veteran and skilled carpenter, Josh carries on a legacy of hard work and craftsmanship. “The Rankin name comes from my mother’s maiden name. My grandfather was someone I adored as a kid. His dedication to his craft inspired me, and I strive to honor that in everything we do.” For agents looking for a roofing partner they can trust—one who communicates every step of the way and delivers results without compromise—Josh Mullins and Rankin Roofing & Solar are the clear choice. As Thomas Edison once said, ‘Our greatest weakness lies in giving up. The most certain way to succeed is always to try just one more time.’ That philosophy is woven into every roof they build, every repair they complete, and every client they serve. With Rankin Roofing & Solar, it’s not just about fixing roofs—it’s about building trust, one project at a time. 30 • May 2025

COVER STORY

Shaune

Corbett LIMITLESS

Shaune Corbett never played by the rules. While most agents begin their careers under the guidance of an established brokerage, learning the ropes through traditional mentorship, Corbett took a different path—one that would redefine the way he viewed real estate success. WRITTEN BY KATHERINE H. FONDREN PHOTOS BY DESIREE ROBERTS PHOTOGRAPHY

“I made an offer to a large custom home builder that I would list their houses for free if they paid for my license, broker license, and all expenses associated with it,” he recalls. That bold move was the catalyst for his career, allowing him to bypass the traditional brokerage system and carve out his own space in the industry. Born and raised in Highland Village, Texas, Corbett’s journey into real estate wasn’t a straight line. After earning two degrees from the University of North Texas and an MBA from Dallas Baptist University, he climbed the corporate ladder to become the vice president

of human resources for a $20 million company. But something was missing. He wanted more control over his future, more freedom to build something of his own. That hunger led him to start his own brokerage, TruWest Realty Inc., without ever working under another broker. He grew the firm to 10 agents, proving that success in real estate didn’t require a guiding hand—just determination, business acumen, and an ability to solve problems. Eventually, he made the strategic decision to move to eXp Realty LLC, cutting the liability and overhead that came with running a boutique firm.

“Real estate has allowed my family to weather storms,” Corbett explains. By leveraging off-market transactions, rental properties, and owner financing, he’s learned how to pivot in different market conditions. This adaptability has been a key factor in his ability to sustain a high level of success, closing over $300 million in career volume and earning recognition, such as the Best of D Magazine award three times, #43 out of 85000 eXp agents in transactions for 2024, and the ICON award at eXp six times in six years. But Corbett’s true passion isn’t just about personal success—it’s about elevating

others. His podcast, Real Estate Success DFW with Shaune Corbett, has become a hub for knowledge-sharing, bringing insights from topproducing agents to those looking to make their mark in the industry. “Coaching brand-new agents from zero to a successful career is the most rewarding part of what I do,” he says. His Facebook community, Real Estate Success DFW, continues to grow, with a goal of reaching 3,000 members this year. Despite the many hats he wears, Corbett remains laser-focused on his own production. Balancing a thriving real estate business, a podcast, and a family isn’t easy, but for him, the challenge is part of the reward. “Success,” he defines, “is when you never have to work a cold lead again.” Corbett has weathered his fair share of professional challenges. At one point, he was holding 14 properties, all financed through hard money loans totaling $2 million. When a contractor walked out on half of them and the others weren’t selling, he had to rely on his problem-solving skills to turn things around. “I’ve seen extreme markets on both ends,” he says, reflecting on his ability to adapt. From the 2009 financial crisis to the uncertainties of the COVID-19 pandemic, he’s built a business that thrives under any market conditions. His strategy? Focus on relationships. “Ninety-five percent of my closings come from my sphere of influence.” As a husband and father of three—Alex (10), Annalise 36 • May 2025

As for what’s next, Corbett isn’t slowing down. His goals include maintaining the #1 podcast in DFW for real estate agents, expanding his online community, and continuing to help agents build sustainable businesses. Shaune Corbett has built his career on the belief that success in real estate isn’t about having the right broker— it’s about having the right mindset. His story is proof that with the right strategy, relentless determination, and a commitment to serving others, the possibilities are limitless.

Kimberly Knearem The Calling For Kimberly Knearem, real estate is more than just a career—it’s a calling. With a passion for customer service and an unwavering dedication to her clients, Kimberly has spent the past eight years helping buyers and sellers navigate one of life’s most significant decisions. “My true passion lies in delivering outstanding customer service,” she shares. “I strive to have it shine through in everything I do.” But Kimberly’s story didn’t begin in real estate. Growing up in Southern California, she enjoyed a childhood surrounded by a loving family, two younger sisters, and lifelong friendships. She even worked at Disneyland while in high school, an experience that reinforced her love for people and hospitality. In 1991, she took a leap of faith and moved to Texas to be with Jack, the love of her life. They married in 1992, and this May, they’ll celebrate 33 years of marriage. Their greatest joy? Their daughter, an intelligent and driven college student who makes them proud every day. Kimberly’s real estate career began in 1994 when she stepped into the multifamily industry as an apartment leasing consultant. Over the years, she worked her way up to property manager, earned multiple certifications, and eventually became a regional manager overseeing single-family home rentals across multiple states. But it wasn’t until

“Seeing their excitement and knowing I played a role in making their dream a reality—that’s what keeps me going.” 2017 that she decided to take another leap—one that would change everything. “Being a real estate agent turned out to be a dream I didn’t know I had until I achieved it,” she says. Her transition into residential sales was seamless, fueled by her natural ability to connect with people and her deep knowledge of the housing market. Now, as an agent with Worth Clark, Kimberly serves buyers and sellers across the Tri-County area with an approach that is as personal as it is strategic. “I take the time to truly listen to my clients—not just hear words,” she explains. “I want them to feel confident, supported, and excited about their journey.” One of the most rewarding moments in her business? “That moment when I get to tell my clients that we won—that their offer was accepted,” she says with a smile. “Or when I call my sellers to share an incredible offer on their home. Seeing their excitement and knowing I played a role in making their dream a reality—that’s what keeps me going.” Despite her many achievements, Kimberly is always striving for more. Last June, after years of balancing two jobs, she finally achieved her goal of working solely in real estate. Now, she’s setting her sights on becoming a Broker, taking classes and working toward that next milestone. “Success doesn’t happen overnight,” she acknowledges. “It takes dedication, patience, and resilience. But when you love what you do, it never feels like work—it feels like purpose.” Her dedication hasn’t gone unnoticed. Kimberly has consistently ranked as a top-rated agent on Zillow and Rate My Agent, earning accolades like Top 5 Agent in Tarrant and Parker Counties and Top 20% Nationwide two years in a row. This year, she was named Agent of the Year for Springtown and recognized as one of the Real Producers Top 500 North Fort Worth agents. But for Kimberly,

success isn’t about awards—it’s about trust. “True success is when clients remember their experience with me as a positive one,” she says. “The greatest compliment I can receive is a referral from a past client.” Outside of real estate, Kimberly enjoys simple pleasures like raising chickens and taking nature walks. She also has a hidden talent—fishing, a skill passed down from her father. “I don’t get to do it as much as I’d like, but I love it,” she laughs. Kimberly also gives credit for her success to her biggest supporter: her husband, Jack. “I am truly blessed to have a strong support system,” she says. Being a REALTOR® is no easy job—it comes with unpredictable schedules, late nights, and more often than not, working seven days a week, sometimes at the expense of family time. But through it all, I’m truly grateful to have him by my side, always supporting me, no matter what. His love and encouragement mean the world to me, and I couldn’t do this without him.” Her advice for aspiring agents? “This industry isn’t for everyone—it demands dedication, patience, and a strong work ethic. But if you have a true passion for helping people, it won’t feel like work. Stay persistent, keep learning, and always put your clients first. The success will follow.” When asked how she wants to be remembered, Kimberly doesn’t hesitate. “I want to be remembered for my dedication to my clients,” she says. “For going above and beyond to make their experience smooth, exciting, and stress-free. More than anything, I hope people see that I truly cared.” After all, for Kimberly Knearem, real estate isn’t just about buying and selling homes—it’s about answering the call to make dreams come true and leaving a lasting impact on every life she touches.

EVERYTHING IS

Possible WRITTEN BY KATHERINE H. FONDREN PHOTOS BY BETH GRAEME PHOTOGRAPHY

Some people measure success by the homes they sell, the accolades they receive, or the numbers in their bank account. For Paula Gallego, success is something deeper. It’s found in the joy of giving, believing in oneself, and overcoming challenges in pursuit of a the American Dream. Born and raised in Colombia, South America, Paula’s journey to real estate success was anything but easy. She earned a degree in marketing and international business, followed by a master’s in finance from Autonoma de Occidente University in Cali, Colombia. But when she moved to the United States, she faced a challenge that many would have seen as insurmountable— the language barrier. “I didn’t speak English when I arrived,” Paula recalls. “I had studied the language for a couple of years back home, but in Colombia, we only spoke Spanish. The real challenge began when I decided to become a real estate agent. I failed the licensing test five times. But each time, I told myself it was just another learning experience. I scheduled the test again and again, knowing that with persistence and faith, I would pass.” That determination paid off. Paula not only passed the test, but she also chose to immerse herself in an environment that would push her to grow. “I joined Keller Williams in Arlington, where 99% of the agents didn’t speak Spanish. It forced me to learn quickly,” she says. “They were incredibly supportive, and I will always be grateful for their kindness and encouragement.”

Even with clients, she found creative ways to bridge the language gap. “I made a deal with my English-speaking clients—I would teach them Spanish while they helped me with English. We laughed through it, and they appreciated my honesty and effort. That’s how I built trust.”

Fast forward 20 years, Paula has built a thriving career in real estate. From overcoming a language barrier to running a successful business as the leader of the Gallego Realty Group under Keller Williams Realty, she is recognized as one of the top agents at KW Southlake. Paula has helped

SUCCESS, TO ME, IS ABOUT BEING AT PEACE, BEING ABLE TO GIVE, AND ENJOYING THE BLESSINGS THAT GOD PROVIDES EVERY DAY.” hundreds of families and touched thousands of lives along the way. Paula’s true passion lies in serving others, and real estate enables her to do just that. “I love empowering my peers and helping them achieve their goals,” she says. “Real estate isn’t just about buying and selling houses—it’s about changing lives. We have the privilege of guiding people through one of the most significant financial decisions of their lives. That’s a responsibility I don’t take lightly.” For Paula, real estate is not just a career; it’s a way to build generational wealth and create a legacy. She is also an investor, firmly believing in the power of real estate as a long-term financial strategy. But what brings her the most fulfillment is seeing her clients achieve their dreams. “Helping people buy their first home, guiding investors, and seeing the happiness in their eyes—it’s priceless. Success, to me, is about being at peace, being able to give, and enjoying the blessings that God provides every day.” Her giving spirit extends beyond real estate. This year, she has set a goal to support two foundations—Charity Water and Carroll Education Foundation—in a significant way. “The best thing in life is giving,” she says. “It feels better than receiving. I want to be remembered for loving and caring for every person who crosses my path, for sharing a smile, a kind word, or inspiring someone to chase their dreams.” That drive to inspire extends to future real estate professionals. with her personal life. She and her husband recently celebrated 20 years of marriage, and together, they have three incredible boys. “I am the queen of my home,” she laughs. “My family is my everything.” Paula’s story is marked by resilience, faith, and generosity.
