WE SEE YOU
overcome, and the impact they’re making on the people around them.
It’s easy to look at this magazine and see numbers. Transactions. Volume. Rankings. Awards. But I’ve never believed that’s what defines someone. What I find inspiring is what those numbers represent. The years of sacrifice. The early mornings. The late nights. The deals that fell apart. The clients who became lifelong friends. The moments you questioned yourself but kept showing up anyway. The courage to bet on yourself, the humility to keep learning, and the discipline to continue serving others at a high level. That’s what we see.

It’s why we tell stories instead of simply publishing statistics. It’s why we host events that bring people together instead of simply filling a room. It’s why we celebrate great businesses alongside great agents. And it’s why, in just a couple of months, we’ll gather Real Producers ESPE Awards. Not because people need another trophy, but because everyone deserves to know their hard work, character, and impact matter. At Real Producers, our hope has never been to create a community built on comparison. There will always be someone selling more homes, building a bigger team, or reaching the next milestone. Instead, we want to build a community that celebrates one another, encourages one another, and recognizes the greatness in others. A rising tide truly does lift all ships.
Recognition doesn’t create someone’s value. It simply reminds them that their value has been seen.
So, here’s my encouragement this month. Don’t just wait to be seen. Be someone who sees others. Celebrate a teammate. Encourage another agent. Thank a business partner. Tell someone the difference they’re making. You never know how much those few words might mean or how they might change the course of someone’s day. And if no one has told you lately, let me be the one to say it.

Long before Dana Merhi became a respected agent in the North Fort Worth area, she learned the importance of connection and appreciating life’s moments while growing up in Lebanon. Surrounded by a supportive family, she developed the values that continue to shape her today.
“I grew up in my beautiful Lebanon in a supporting family that taught me how to love life and appreciate every moment of it,” Dana shares.
After graduating with a degree in economic science from Lebanese University, Dana married “the love of my life” and moved to the United States to begin a new chapter. Like many families starting over in a new country, the journey was not always easy.
“Together, we hustled through every challenge, building our future piece by piece so we could create a better life financially and personally,” she says.
That determination became the foundation of everything that followed.
Before entering real estate, Dana worked as a relationship manager at a bank. But when she welcomed her first child, her priorities shifted. She made the decision to step away from her career and focus on raising her family full-time.
“I figured I want to stay home and see him grow up and be present in every single moment with him,” she says. “I had the best support from my hubby that supported my decision.”
Over the years, Dana embraced what she calls “the best job in my life,” being a mother to her three boys. Today, she speaks about her children with pride and gratitude.
“They are growing into smart men that I am so proud of,” she says.
As her boys became more independent, Dana began thinking about what her next chapter could look like. She wanted something meaningful, something flexible, and something that would allow her natural love for people to shine. Real estate quickly became the answer.
“I decided to do something that I enjoy and at the same time have some flexibility to be my own boss,” she explains.
In 2019, Dana officially earned her real estate license with Keller Williams Dallas Metro North. Like many agents starting out, the beginning came with uncertainty.
“When I first started, I was a bit lost and didn’t know how to start winning,” she recalls.
Everything changed when she joined Listing on Demand coaching with Chadi Bazzi, an experience she credits as a turning point in both her business and personal growth.
“Joining the coaching with Chadi Bazzi had the best impact in my career,” she says. “He helped me be a better version of myself and helped me be a top listing agent.”
That growth soon translated into results.
One moment, in particular, remains unforgettable for Dana. She still remembers landing her first For Sale By Owner listing and the confidence that came from earning the client’s trust.
“How I presented myself and won their trust with our first meeting, it was a changing point in my career,” she says. “It told me that I really can do it.”
For Dana, real estate success has never been measured solely by numbers or awards.
Although she has earned recognition as a top listing agent in her office and in North Fort Worth Real Producers, the accomplishments she treasures most come directly from her clients.
“My best award is when I hear my clients expressing how happy they
were with me and giving me the best reviews,” she says.
That perspective reflects the heart behind her business.
Dana describes herself as a true people person, and it becomes immediately clear when listening to the way she talks about her clients. To her, every transaction begins with a conversation and often ends with a lifelong relationship.
“I am so passionate about helping people out and connecting with people that at first, they are a prospect, and once we meet, they will be not only clients, but friends for good,” she says.
It is that genuine care that continues to set her apart in a competitive industry. Dana believes success comes from serving others wholeheartedly and continuously challenging herself to improve.
“One of the biggest challenges in my journey has always been challenging myself to become better every single day,” she explains. “I push myself daily to learn more, communicate better, and improve not only as a real estate professional but also as a person.”
That mindset fuels her daily motivation. While building a successful career matters, Dana says her greatest motivation will always be her family and the example she hopes to set for her children.
“What motivates me most is building a better life for my family,” she says. “I want to give my kids an example of success and determination.”
She hopes to teach them perseverance above all else.
“Especially when they fall, to stand back up with their head high and try again and again and never give up.”

“I would love to be remembered by my positive vibes and my smile and being a good person.”

Those lessons mirror the advice that has guided Dana throughout her own journey. The best advice she ever received came from her coach and has become a personal mantra she carries into every aspect of life:
“If it is to be, it is up to me.”
Outside of real estate, Dana embraces life with the same joy and energy she brings to her business. She loves traveling, especially visiting her home country of Lebanon. Music, dancing, singing, and spending time with loved ones fill her cup and keep her grounded.
Still, no matter where life takes her, Dana hopes people remember something much deeper than awards or sales volume.
“I would love to be remembered by my positive vibes and my smile and being a good person,” she says.
Looking ahead, Dana’s goals continue to grow. She hopes to begin investing in real estate herself while taking her business to the next level. Yet even as her career expands, one thing remains constant: her passion for helping people.
For Dana Merhi, real estate is not simply a profession. It is an opportunity to connect, serve, encourage, and leave people better than she found them. And that is exactly why her story is only just beginning.

On any given day in North Texas, a real estate transaction hinges on trust. Not just between buyer and seller, but between the professionals guiding them through one of the largest financial decisions of their lives. For Kris Svendsen, owner of Viking Inspections, that responsibility is personal. After 13 years in the inspection industry, he has built a business rooted in one defining belief: “We don’t just inspect; we illuminate the full picture so our clients can move forward with peace of mind.”
Kris’s path to entrepreneurship didn’t follow a straight line—but every step prepared him for where he is today. Born and raised in St. Paul, Minnesota, and proudly half Norwegian, the “Viking” name is more than branding—it’s heritage. Texas, however, has long been home. “I’ve been in
Texas since 1981, so after more than four decades here, I very much consider myself a Texan,” he says.
Early on, Kris realized college wasn’t the right fit. Instead, he found his stride in Information Technology, where he spent the majority of his professional career.
Alongside IT, he nurtured a love for woodworking— working with his hands, solving problems, and understanding how things are built. That curiosity eventually turned into a small remodeling business, where homes became more than structures; they became systems. “That hands-on experience with homes naturally led me to start Viking Inspections in 2012,” he explains.
From the beginning, Viking Inspections was designed to remove stress from the transaction—not add to it. Serving residential and commercial clients across the Dallas-Fort Worth Metroplex, the company offers a comprehensive suite of services under one roof. Structural and foundation evaluations, mold and air quality testing,

thermal imaging, sewer line camera inspections, solar panel assessments, termite inspections, pool and spa evaluations—everything designed to answer questions before they become problems.
“What truly sets Viking Inspections apart is our unwavering commitment to removing uncertainty from the real estate transaction,” Kris says. That philosophy is summed up in the company’s guiding principle: Clarity Over Uncertainty. It’s more than a tagline—it’s how the business operates. Reports are clear, visual, and actionable. Communication is straightforward. Education is constant.
That approach has made Viking Inspections a trusted partner for top-producing agents across DFW. Kris is clear about why. “Topproducing agents choose us as their secret weapon because we’re not just inspectors—we’re the seamless extension of their elite sales process,” he says. By delivering client-ready reports that help agents anticipate objections and guide conversations, Viking Inspections doesn’t slow deals down—it helps move them forward with confidence.
That ability to integrate seamlessly into an agent’s workflow didn’t happen by accident. Kris credits mindset and perseverance as the foundation of his success. “Success comes from doing what others won’t—pushing through obstacles and persevering when reality hits hard,” he says. Like many entrepreneurs, he learned

early that building something meaningful requires stamina. Mentors played a critical role, reinforcing the importance of resilience and execution. One quote continues to guide him: “Those who implement, win.”
Momentum is what fuels him. “I’m most passionate about the chase—the constant drive to improve and grow,” Kris shares. Whether it’s launching a new service, refining a process, or expanding systems, forward motion is the goal. That mindset extends beyond Viking Inspections.
Today, Kris owns three businesses—Viking Inspections, Viking Tool Supply, and Bugzilla Pest Control—with a clear vision for each. “My big goal is to bring each of them to the level I’ve always envisioned: stronger systems, broader impact, happier teams, and even greater value for our clients.”
Outside of work, Kris’s curiosity doesn’t slow down—it just shifts focus. Every day includes a game of chess, a mental exercise he enjoys for its strategy and patience. He also spends
“Whenever possible, I spend time in our outdoor kitchen by the pool. IT’S MY HAPPY PLACE.”
time repairing electronics, drawn to the satisfaction of diagnosing and fixing problems. Science and space content fill his downtime as well, feeding his fascination
with how the world—and universe—works.
But his true escape is found closer to home, in his outdoor kitchen. “Cooking— it’s my true passion and escape,” he says. Smoking briskets, pork, and ribs, reverse-engineering restaurant dishes, and experimenting with flavors is where Kris unwinds. “Whenever possible, I spend time in our outdoor kitchen by the pool. It’s my happy place and the perfect way to recharge.” That same patience, attention to detail, and love of process show up in his work—whether he’s perfecting a brisket or finetuning an inspection report.
Looking ahead, Kris’s mantra comes from Tony Horton: Keep pushing play. It’s a reminder that progress is built through consistent action. “There’s so much I want to accomplish, and
the only way forward is to consistently chase the ‘next,’” he says. Challenge, for him, isn’t a deterrent— it’s an invitation.
When asked what he appreciates most about the Real Producers platform, Kris points to its ability to tell the full story. “It reveals the human side of people in our industry—the stories, passions, and personal journeys that you rarely see,” he says. It’s a sentiment that mirrors how he runs his business: focused on people, grounded in trust, and committed to clarity.
In an industry where uncertainty can derail even the strongest deal, Kris Svendsen has built Viking Inspections as a steady presence—one that supports agents, educates clients, and proves that when clarity leads the way, confidence always follows.

Rhodes Russell
A SERVANT’S HEART
WRITTEN BY KATHERINE H. FONDREN
PHOTOS BY BETH GRAEME PHOTOGRAPHY

When Russell Rhodes entered real estate in 2000, he was not pursuing a lifelong dream of becoming a salesperson.
In fact, sales was never what drove him.
What attracted him was the opportunity to build something meaningful.
By the time he entered real estate, Russell had already lived several professional lives. A graduate of Texas Christian University with a degree in finance and real estate, he began his career with a Big Eight accounting and consulting firm, Arthur Andersen, before moving into corporate leadership with PepsiCo. Later, a chance encounter on an airplane changed everything.
An entrepreneur sitting beside him on a plane trip back to Dallas had just completed his non-compete for the last company he had sold five years earlier. The entrepreneur was ready to do it again and needed a strong operations manager. Russell accepted the challenge. The company grew from inception to $23 million in sales before being sold to a Los Angeles-based company. After the acquisition, the business expanded to more than $100 million.
Then came the dot-com boom.
Russell was hired by a past vendor to become COO of a technology company that had venture capital funding, only to watch the entire tech and dot-com market collapse three months later.
At the same time, another reality was becoming impossible to ignore. Russell’s family was growing with two sons, and by the time his oldest son was five years old, he had already lived in four states. Russell’s wife, Mandy, told him, “We are not going to raise our children as nomads. We are going to find a home base to raise our children. No more going to the next corporate opportunity.
“It was time to come home,” Russell recalls.
Returning to North Texas placed him closer to family. His father was a builder.
His mother was a residential real estate agent. Real estate seemed like a practical way to build a small business while staying rooted in one community.
What he discovered was something much bigger than he initially imagined. Within two years of selling homes, Russell realized he could build a real business and not just a sales job.
He joined Keller Williams because they had a playbook, “The Millionaire Real Estate Agent”, which provided a methodology to build a real estate team with sound business principles. As he implemented his vision, his parents joined him. They were a great team. His mother, Verna, the sales savant, his father, Bo, an expert in home construction, alongside Russell moved forward to create a well-balanced, comprehensive team.
Within six years, the Rhodes Team had climbed to become one of the top-producing Keller Williams’ teams worldwide. For the following nine years, they consecutively ranked among the top three teams in the world out of up to 125,000 agents.
Yet despite the remarkable growth, Russell’s approach never centered on chasing awards or recognition. It centered on people.
“I was never a sales guy,” he says. “I was an operations and finance guy.”
That distinction shaped everything.
Because he disliked prospecting and hated rejection, Russell searched for a different way to build relationships and stay in touch with clients. Instead of constantly asking people for business, he focused on finding ways to serve them and provide value so they would call him.
One day, he saw an advertisement from a REALTOR® offering a free moving truck to clients when they moved.
The idea sparked something.
Russell thought, why just offer a truck to clients when they are moving? Why isn’t it available anytime they want? This parlayed into his Unique Selling Proposition (USP) around the concept of having equipment and party supply items that clients could use anytime they wanted. Russell visited equipment and party supply rental stores to identify the most rented items. Hence, Russell purchased moving trucks, air movers for water damage, power washers, air compressors, margarita machines, tables, chairs, snow cone machines, chocolate fountains, etc.
The goal was simple: Give people a reason to call him.
“I operated off the law of reciprocity,” he explains.
The strategy worked, but not because of the equipment. It worked because people felt cared for.
“They saw that I was not a taker; I was a giver.”
As his client base expanded, so did his commitment to staying connected. His team developed systems that allowed them to stay in touch long after a transaction closed. Thanksgiving pies, Christmas popcorn deliveries, Easter celebrations, client events, and personal outreach became part of the culture. They have over 700 families come to their office for Thanksgiving every year, 1200 popcorn tins delivered at Christmas, and 500 family members attending the Easter event.
“We did 23 to 25 touches per year with every client,” Russell says. “It is extremely important to keep the flame ignited with your clients. It starts with doing a great job, but you have to stay engaged, or over time the flame will dim. Everyone knows numerous REALTORS®. You cannot allow another REALTOR® to gain a foothold with your past clients.”
When Russell was in his early 50s and was at the top of his game, he
started thinking about retirement in 10-15 years. He was heavily involved in the production of his team and was concerned about his company’s valuation, if anything, when he retired. He was not aware of any teams within a brokerage that had sold and was trying to determine if he should start his own brokerage or should restructure his team to ensure maximum valuation. It was during this research that he reached out to Berkshire Hathaway. He knew that they had recently purchased Ebby Halliday and Ally Beth Allman and wanted to understand what he needed to do over the next ten years to be considered.
This research resulted in eventually selling to Berkshire Hathaway PenFed Realty. During the earnout for his team, he was hired as the President for Texas. Russell felt like it was one of the best professional decisions that he has ever made and absolutely loves working for and with them.
He said, “Our values totally align. They have always been honorable and done exactly what they said they would do and when they said they would do it.”
At the end of the five-year managerial role, Russell wanted to get back into production. He missed sitting at the table with sellers and showing buyers. Therefore, he went back into fulltime production while maintaining a leadership and consulting role on the Rhodes Team.
Today, Russell’s approach to his real estate business still comes down to one core belief: Your team has to have a servant’s heart. You can teach team members about the mechanics of real estate transactions and sales, but you can’t teach them to have a servant’s heart.
“It is part of their DNA, and either they have it, or they do not. The only way to become a member of our team is if they have a servant’s heart.”
Those words are not a slogan. They are a standard. Russell believes integrity is not something that can be turned on and

It is extremely important to keep the flame ignited with your clients. It starts with doing a great job, but you have to stay engaged, or over time the flame will dim. Everyone knows numerous REALTORS®. You cannot allow another REALTOR® to gain a foothold with your past clients.
off depending on circumstances. It is a daily choice. The ONLY choice.
Do the right thing. Keep your word. Serve others first.
No matter the cost. The right answer does not have a price tag. It is blackand-white.
This philosophy has shaped countless interactions throughout his career.
His favorite moments rarely involve record-breaking sales or production milestones. Instead, they happen when he has an opportunity to genuinely change someone’s life.
“I feel so blessed when God gives me the rare opportunity to truly make a difference in someone’s life,” he says. “Like a single mom or an elderly person.” Those situations stay with him. “The real gift is to give, not receive.”
It is a perspective rooted in empathy. Growing up, money was often tight until late in his teens. Those experiences gave him a deep empathy for what families sacrifice and what financial uncertainty feels like. That understanding allows him to connect with clients from all walks of life without ever viewing himself as above anyone else.

Today, Russell continues to leverage his construction background to help homeowners maximize the value of their properties. He advises clients on repairs, helps coordinate contractors, evaluates investments, and guides families through decisions that can significantly impact their financial future.
Last year alone, the Rhodes Team sold nearly 400 homes at $185 million in volume, with an astonishing 63 percent of their business coming from referrals and repeat clients. That loyalty speaks volumes. It is the
result of decades spent prioritizing relationships over transactions.
The Rhodes Team was purchased 10 years ago by Berkshire Hathaway PenFed Realty, and the team has been in the Top 5 nationwide out of all Berkshire Hathaway Home Services, 45,000 agents, every year. They have also been ranked nationally among all agents and all companies as high as #3 in Units and #5 in Volume.
Even Russell’s approach to business advice reflects the same practical wisdom. He encourages agents to know their numbers, manage expenses carefully, and avoid chasing expensive marketing trends before understanding what actually works.
For him, the answer has always been remarkably simple.
“I would just love on my clients versus spending a lot on marketing.”
Away from real estate, Russell has been married to his wife, Mandy, for 36 years, and they have three wonderful boys –Austin, Mitchell, and Cooper. “We are active in the Flower Mound community and enjoy boating, hiking, playing tennis, and being members of RockPointe Church,” Russell says. “Our family’s utmost desire is to strive to run the business in a way that pleases and brings honor to God.”
Twenty-six years after entering real estate, Russell still finds purpose in helping people navigate some of life’s biggest decisions. Awards have come. Leadership positions have come. Industry recognition has come. But none of those achievements define his legacy.
Instead, it is found in the countless families he has served, the relationships he has nurtured, and the principles that continue to guide him.
A servant’s heart. A commitment to integrity. A belief in the law of reciprocity. And the conviction that doing the right thing is always worth the cost.

AndrewsJen
A MINISTRY OF REAL ESTATE
WRITTEN BY KATHERINE H. FONDREN • PHOTOS BY BETH GRAEME PHOTOGRAPHY
Over the last nine years, Jen Andrews has built a thriving real estate career, helping families navigate some of life’s biggest transitions. Yet when she reflects on her journey, she sees something greater at work, something much deeper than numbers on a spreadsheet.
“I want to be seen and remembered for my passion for Jesus and drawing others to Him, my love for family, being a woman of integrity, an encourager and connector, and someone who serves others,” she says.
That perspective shapes everything she does.
Growing up in Plano as one of six children, including an identical twin sister, Jen learned early the value of relationships, adaptability, and community. After graduating from Ursuline Academy of Dallas, she attended Baylor University, where she majored in French. Little did she know that the diverse experiences ahead would become part of God’s preparation for a future in real estate.
Before earning her real estate license, Jen’s career path took several unexpected turns. She worked in multifamily property management, lived overseas with a Saudi family, worked in the mortgage industry, owned a home décor store with her husband, and managed a multimillion-dollar estate in Preston Hollow.
Looking back, she sees a clear pattern.
“There was a pattern of real estate, sales, and business ownership in my work history,” she explains.
More importantly, she sees God’s faithfulness woven throughout every chapter.
Her time living and traveling abroad had a particularly profound impact on her life.
“My work and travels in Europe and the Middle East were such a blessing; however, that time required a level of bravery and faith that I had yet to tap into,” Jen recalls. “I came home with a new respect for other peoples, a tremendous passion to continue exploring the world, and a renewed sense of gratitude for life and freedom here in the USA.”
Those experiences broadened her perspective and strengthened qualities that would later serve her clients well: empathy, adaptability, and the ability to connect with people from all walks of life.
Although real estate had always interested her, the timing became right when her husband encouraged her to pursue her license while their son was young. The flexibility allowed her to balance motherhood and work. As her son grew older and entered school full time, Jen devoted more energy to building her business.

Some of her earliest memories remain among her favorites.
“My first deal was helping a dear friend buy her first house,” she says. “I also helped another long-time friend sell her house, which was my first listing, and I helped my parents sell their home.”
Those transactions were about far more than contracts and closings. They were opportunities to walk alongside

people she cared about during important seasons of life.
That mindset remains at the heart of her business today.
“I’m not just a REALTOR® who is all about production and numbers,” Jen says. “I have a sincere passion, genuine concern for and vested interest in the people I partner with. This is truly a relationship-driven ministry for me.”
That philosophy is especially evident when she works with first-time homebuyers.
“It feels as though I step into a big sister role,” she says. “Being able to educate, encourage, and help them feel confident through the process is incredibly rewarding to me.”
For Jen, the greatest reward is not necessarily a commission check or
an award. It is seeing dreams become reality and relationships continue long after the closing table.
That people-first approach has helped her build an impressive career, including more than $11.3 million in 2025 alone.
One transaction from last year stands out as a powerful reminder of God’s timing.

“Talk about God working things out as only He can,” she says. “Amazing! You can’t plan this stuff.”
