A Heart for Helping When you do the right things consistently over time, good things happen—for yourself and those around you who benefit from your gifts.

“That was always one of my favorite parts in what I did,” he smiles. “I loved team building and teaching others how to be successful. Now, I just love helping others get what they want.”

That’s a truth that is personified by Rick Frugé.

A New Door Opens

As a REALTOR® with eXp Realty, Rick truly has a heart for helping others.

“At first, I told my friend that I had no desire in that,” Rick says.

“I tell other agents all of the time, don’t chase the money. If you truly have a heart for serving others, the money will come,” Rick emphasizes.

As is often the case, the landscape in corporate America can change with the wind. In time, a new leader came to Rick’s organization.

“You need to have a love and passion for helping people. I believe in servant leadership. When you love what you do, it shows with your clients and you receive referrals. I don’t want my clients to just be happy, I want to create raving fans.”

“It wasn’t long before I knew I needed to leave,” Rick says. “I believe in the upside-down pyramid where you support down and fight up.

Unfortunately, that mindset wasn’t in alignment with new leadership. During a market visit in New York, my REALTOR® friend called me again, and we talked 90 minutes about the business.”

Getting His Start

Diving In

Rick earned his real estate license in 2016. But if you could have gone back in time and asked him what he wanted to do in his career, the role of REALTOR® wasn’t high on his list.

Rick’s mind was changed. He immediately flew back to Dallas and started interviewing Brokers. After starting with Keller Williams, he moved to JPAR and then to eXp Realty.

“I never thought I would do this. I had bought and sold many houses through the years, and unfortunately, I never had a good experience with a REALTOR®,” he remembers.

Building Results

Rick had built a successful, longterm career in the corporate world for 30 years. In the process, he had leadership roles and led large teams.

In fact, with his last corporate role, he had responsibility for the eastern half of the U.S., with his team selling wireless to military personnel and their families.

Rick had a conversation with a friend who told him he should seriously consider life as a REALTOR®.

Initially, Rick had planned on pursuing the future as a Broker.

“My passion is helping people get what they want.

And now I have no desire to have my own brokerage,” he says. “I love helping first-time homebuyers.

I absolutely love what I do. My only wish is I would have started 20 years earlier.”

Passion for the Profession

When you talk with Rick, it’s easy to see the passion he has for the profession.

As he says, “I worked for a great leader who used to say, ‘If you truly love what you do, you will never work another day in your life.’ That’s how I feel about real estate.”

“I enjoy just talking with people and helping them get what they want. It’s the interaction with people and hearing their stories,” Rick says.

“I like to learn about what they desire and what they’re looking for. And then being able to hand them the keys is awesome.”

Signs of Success

Through time, Rick has continued to build his business. In fact, he recorded just under $12 million in sales volume in 2021.

As he says, “I feel very blessed that each year gets better. I grow double digits every year, and most of my business comes from referrals.”

Rewarding Life

Family makes Rick’s life much richer. He looks forward to time spent with his children— his 23-year-old son, Nick, who lives in California, and his 26-year-old daughter, Briana, and his son-in-law, Jacob, who live in Oklahoma.

In his free time, Rick has a passion for traveling, whether they be short weekend road trips or longer destination trips. He also likes to ride his Harley, entertain, and hang out at the Stockyards.

As Rick considers his career, he feels deep gratitude for those he serves.

“I like to help people. What’s so great about this business is that the people I work with become my friends,” he says. “I have a heart for helping them get what they want.”

“I helped those entities to structure the debt and presented those numbers to the community. I kind of got tired of getting tomatoes thrown at me.

No one likes higher taxes. I was away from home a lot with that, and it was hard to start a family,” Justin says.

“My wife encouraged me to be a loan officer. And I’m really glad I listened.

I really enjoy helping people make an informed decision when they purchase a home.”

On Friday nights, you can tune into the radio and hear him doing color commentary for the local Dragon football games.

“We’re blessed to be growing quickly,” he emphasizes. “All of our business is self-sourced. We get opportunities from our REALTOR® partners, financial planners, and past clients.”

He loves hanging out with his family and enjoying their outdoor play area that they just built. Justin also likes to play golf and participates in Fantasy Football.

Driven by the Dream

The phrase “American Dream” gets used a lot.

But that doesn’t make its meaning any less tangible and real for those who had to struggle to have the opportunity to pursue it.

Sue Wykes knows that journey personally.

As a REALTOR® with The Wykes Group with Coldwell Banker Realty, Sue and her family represent the fulfillment of that dream. But it wasn’t always that way. As a young girl, Sue and her family fled war-torn Vietnam. In turn, they have been driven by the dream of opportunity in America.

Uncertain Start

Sue was born in Saigon during the dark days of the Vietnam War. “I’m Amerasian. My mom is Rose. She is Vietnamese, and my dad, Brian, is American,” Sue says. “My mother’s family owned a lot of the land around that area and were pretty prominent at the time. My grandmother was a teacher and insisted on educating all the girls, even in their little farming community, which was very rare.”

Standing Tall

As Rose became a young woman, she had more than an education. She also had courage and a voice that she used to stand up against oppression.

In fact, Rose was involved in many of the pivotal moments of the 1960s and 1970s that marked the eventual fall of South Vietnam to the communist north. She was there in June 1963 when a monk — Thích Quang Duc — set himself on fire and burned to death in the middle of a busy Saigon intersection as an act of protest and martyrdom for Buddhist rights.

“My mother was an activist during the war. But by speaking out, she had a very difficult time,” Sue explains. “The Viet Cong took much of their land and made them submit to communist rule.”

Yet, there was still hope.

“My mother was able to escape the grip of communism by meeting my father. After I was born, my father ran to the U.S. Embassy to make sure that I had dual citizenship and that we could get out,” Sue says.

Flight to Freedom

They made it aboard a plane and out of Vietnam.

Their first destination was Subic Bay in the Philippines. From there, it was on to Hawaii, then Southern California, Albuquerque, and finally to Plano in 1980.

“My dad was a pilot with Delta Airlines,” she says.

“We settled in North Texas, and I grew up in Plano.”

The success I found was my success in serving others. I think of others first.

Sue smiles when she thinks about the place in life — and the world — where she and her family are today.

“The biggest piece of my story has everything to do with my mother and her courage and inspiration. I was raised cherishing being an American,” Sue emphasizes. “The sacrifices she made to get us here were absolutely incredible. She raised my sister and me to be very grateful and to work very hard for the opportunity. She saw what it was like to not have opportunity and freedom. So, she raised us to work very hard and to not complain.”

Service First

Sue and her sister reaped the benefits of being raised in a military family.

“We served others. And that translated into my career,” she says.

As she grew, Sue worked as a catering manager with Hyatt Hotels. She also became an account director for 34 • March 2022

Starwood Hotels, with the responsibility for putting together global deals.

In time, she retired from the hotel industry, with the idea of creating her own business as an entrepreneur. So, she earned her real estate license and began life as a REALTOR®.

“The success I found was my success in serving others. I think of others first,” she says.

Today, Sue and her husband, Mark, have The Wykes Group, a successful team that also includes Kara Heidenreich.

Rewarding Life

Away from work, Sue cherishes time with Mark and her family, including her parents, and her sister, Melody.

In her free time, Sue enjoys cooking, entertaining, and reading. She also hopes to schedule a trip to visit Vietnam with her mother.

When it comes to giving back, Sue serves on the Board of Directors for the Grapevine Chamber of Commerce.

“It is an important organization for our city. I love our community, including the historic downtown area,” Sue points out. “It has a very special place in my heart. Supporting local businesses in our community is very important to me.”

When Sue sees the American flag fluttering in the wind, she sees all that it represents.

“I’m very proud to be here,” she emphasizes. “The experience that my family went through gave my sister and me a lot of grit. We watched the way our mom handled that with strength, and she passed that on to us.”

The red, white, and blue flag … and the dream it represents … both live on.

FAQ ABOUT THIS MAGAZINE

Real Producers magazine started in Indianapolis in 2015 and is now in over 100 markets across the nation and continues to spread rapidly. Real Producers first launched in DFW in August of 2018 with North DFW Real Producers (now called “North Dallas”). In May 2019, Dallas Real Producers launched and then Tarrant Real Producers in March of 2021.

In 2022 Tarrant Real Producers split into two publications, North Fort Worth and Fort Worth Real Producers. Fort Worth Real Producers will go to print later this year.

Q: WHO RECEIVES REAL PRODUCERS MAGAZINE? A: The top 500 real estate agents in each of the four markets in DFW based on their annual residential MLS sales volume for the previous year. If a deal is not recorded in the MLS we are unable to pull that data. Most agents produce 10-30% more than what the MLS shows. If your broker address is within that given territory, and you are in the top 500, then you will receive that publication for the year. There are approximately 60,000 licensed real estate agents in DFW. The list will reset at the end of every year and will continue to update annually.

Q: WHAT IS THE GOAL OF THIS MAGAZINE? A: We believe that we are better together. When we surround ourselves with other successful, like-minded people, we grow to new heights. Real Producers is a platform the brings together the most elite individuals in DFW Real Estate.

In every market, we take the Top 500 real estate agents, and RP Vetted Businesses, and we build an exclusive community around that group. We share their stories, successes, market trends, upcoming events — really, anything that will connect, inform and inspire, we put in our monthly publication.

After beginning the store as a joint venture with three other partners, Randy is now the sole proprietor as of 2018.

“What I love is being out on the floor and helping them choose a nice bottle of Scotch. We’re here to help people and offer our advice to them.”

With that in mind, Bear Creek Spirits and Wine is dedicated to commemorating the success you and your clients achieve.

Randy speaks with pride about the way his business has been there over the past dozen years of growth and development in the area.

Randy Johnson is the owner of Bear Creek Spirits and Wine. He appreciates the role that his store plays in helping people celebrate their real estate accomplishments.

“When we first opened, there wasn’t a Mid-Cities store for liquor and we established a good reputation early on. We survived a lot of construction on Highway 26, and here we are 12 years later doing well,” Randy says.

“When agents sell a home, we can help them with a nice gift basket or bottle of champagne for their clients,” Randy says.

“We are a small neighborhood, locally owned store.”

“We also promote that when someone buys a home that has a nice wine bar or cellar, we can help advise them on how to stock it, so they can take the greatest advantage of that space.”

Bear Creek Spirits and Wine opened in 2010. Prior to opening the store, he spent 25 years working with major retailers, suppliers, and distributors … along with a winery and then Domecq Importers, which then became Allied Domecq. Randy also worked as a Business Unit Director with responsibility for sales and marketing.

“There were a lot of acquisitions and mergers. I’ve moved 13 times across seven states. I came back to Texas in 2004 to Colleyville, and one day I was driving to work and was sitting at an intersection,” he remembers.

“I saw this space that I thought would be great for a liquor store. So I bought the property, rolled the dice, and put together a business plan.”

Away from work, Randy looks forward to time spent with his wife, Sheryl.

As he says, “Sheryl doesn’t work in the store, but she is very involved in coming with me and working with charities like the Colleyville Women’s Club, an organization that gives us a lot of support, along with other groups such as Mid-Cities SOS, that supports battered women and children.”

Randy also enjoys playing golf when he can and spending time at the lake with Sheryl.

“In addition to the spirits and wine part of the business, the store also offers a gift shop. It sells chocolates, in addition to our cheeses and jams, and even makes home deliveries using a number of third-party online ordering apps.”

“We have a team of 15 employees, including Travis Perez who manages our wine club. He is also a Level Four Sommelier, who teaches a wine class here,” Randy says.

“Plus, Sheri Sparincino heads up our Cheese Department. In addition, we’re a Class B wholesaler that sells to other organizations.”

Those who have a chance to get to know Randy appreciate his goodnatured, genuine, funny personality and his desire to make every customer experience a positive and long-lasting one.

There are all kinds of actions that create positive returns in this world.

One of the most rewarding happens when a client walks through the front door of their new home.

That’s a feeling that fuels Jennie Payne.

As a REALTOR® with Compass, Jennie is invested in each individual she works with.

“I always want those I work with to say, ‘She did the deal as if it was her own deal,’” Jennie says. “I don’t work for the dollar. Everybody deserves a home, and I try to do my part in helping them get theirs.”

Jennie’s strong entrepreneurial mindset was honed growing up.

“I have a long family history of that.

My maiden name is Tiger. My grandfather was from Colorado Springs and made Tiger Bikes. In the 1930s he struck a deal with Schwinn, who took over building the bicycle frames for Tiger Bikes. Then, my father transitioned the business to motorcycles.

When he passed, he had a big collection of 160 motorcycles,” she remembers. “My husband and I opened a business in 1991 …. a commercial electrical contracting business.”

A Great Match

Jennie had never had a burning desire to become a REALTOR®. But as she got underway, everything seemed to just click.

“I’m very ambitious, a very hard worker, and am extremely motivated.

When I started in the business in the late 2000s, it was during the economic downturn, so the short sales certification was one of the first I earned,” Jennie says. “Most agents hadn’t done a lot with short sales, so I thought I might as well try my hand with this. I became an expert at it.”

After starting her journey in the business, Jennie spent 12 years with Ebby Halliday. In the process, she completed a lot of relocation work.

When you talk with Jennie, it’s easy to see that she is a go-getter. She doesn’t take no for an answer. Yet, her dedication to her clients is tangible.

“I’m not motivated by the money but by how each deal is different and the challenge of helping my clients reach their goals,” she says.

Jennie earned her real estate license in 2008. But, it actually came about as the result of an act of friendship.

“I got into real estate because I had a dear friend going through a divorce. She didn’t have a job, she had two young girls. Working full-time and caring for them was going to be a hardship for her,” Jennie says. “She thought about getting into real estate. As a friend, I

Jennie continued building success through time. Then her husband, Randy, faced a trying chapter with his health.

“My husband has early onset macular degeneration and is going blind, and there’s nothing they can do for this type of condition in the United States. There was a new procedure only available in the U.K. that he was

Away from work, Jennie cherishes time with her family. She and Randy have been married for over 40 years and they have three children — Lindsey Weisbruch (and her husband Adam), Whitney Cook (and her husband James), and Cade Payne.

They also treasure time with their nine grandchildren.

“We’re big on family. Real estate has been good to me. It has afforded me the ability to buy a beach house in 2021 at our favorite vacation spot on 30A,” Jennie says. “Six of my nine grandchildren live in the area. We try to go there at least monthly to maintain the relationships with the kids.

It’s really important.”

In her free time, Jennie has a passion for decorating. She also enjoys taking on a variety of home improvement projects.

As he remembers, “During that time, Colby had finished an internship in Houston. As he wrapped up that, he said, ‘I don’t think I can sit in a cubicle all day.’ We had done some informal catering work prior to that, so Colby said, ‘Why don’t you help me start a catering business, and then you could go back to what you normally do?’ At the time, I was a general contractor and Judy was a stay-at-home mom.”

The idea appealed to Ted and Judy.

“We just decided to jump in and give it a try,” Ted explains. “None of us had culinary experience or training.”

Yet they dedicated themselves, planned, and followed through with determination. The results have been remarkable. In fact, their business has grown by double digits each year.

With a long-term partnership with GRACE in Grapevine and Metroport Meals on Wheels in Roanoke, their core value of “Give Back Profusely” is in action every day.

The Scratch Team prepares 50 to 60 meals for Metroport’s clients every day that are delivered by volunteers.

They also like to donate their private dining experiences to several non-profits’ fundraising events throughout the year.

In 2021, the eight donated private dining experiences grossed over $82,000 for three different charities!

What started as an idea for a way of getting a business off the ground has taken on a life of its own.

“I remember within our first 90 days of doing this, Judy asked me, ‘When do you think you’re going to go back to building things?’ I remember saying to her, ‘I think I’ve found my calling in life,’” Ted says. “It’s the hardest work we’ve ever done.

But this is a true passion and labor of love.”

DEDICATED TO THEIR DESTINY Charlie Brown has achieved plenty of accolades throughout his life and career. One of the most powerful rewards for him now is rooted in the outcomes of others.

In time, Charlie joined a networking group with the Colleyville Chamber of Commerce. While he was there, he met a local REALTOR®, Brian Luker.

Charlie was born and raised in Mesa, AZ, and he met his wife, Kaytie, when they were in high school.

As he says, “Brian was the president of one of the networking groups. I admired him … his lifestyle and personality. I pursued relationships with lenders and REALTORS® and was very fortunate that I got into circles with great agents.”

When Charlie turned 19, he embarked on a twoyear service mission to El Salvador. When he returned, he enrolled in BYU. He married Kaytie and they started their family, with two of their children born while he was in college.

As many experience, corporate America offered a rug that would eventually be pulled out from under his feet … when he lost his job with three kids and a mortgage.

Charlie excelled in college—graduating with his bachelor’s and master’s degrees in psychology.

“That was a really big trial for us,” he says. “I didn’t love the corporate experience … putting in 60 hours a week and realizing that you are always dispensable. I wanted to do something where I had some say over my own fate.”

GETTING HIS START

“My plan was to go into clinical psychology. I spent all six years jumping through every hoop to be able to pursue that career,” he remembers. “During that time, my wife and I lived in a group home where we were parents to 12 delinquent boys for a couple of years.”

FINDING A NEW PATH

Charlie had made plans for his life, but it seemed life had other ideas in mind.

Real estate was his choice. He earned his license and began his career in the business with Keller Williams.

BUILDING WITH HIS BEST

“As life happens to all of us, I wasn’t getting accepted into the Ph.D. programs. I had dedicated

up as much as he could. He gained traction by starting with FSBO listings. For a time, he supplemented his earnings by working with a property management company. Then his business started to take off.

During his first year, Charlie recorded an impressive total of 27 closings, including 20 in the final three months of the year.

NO STANDING STILL

He has continued building and growing since then. Today, Charlie has a team of 11 partners. He has enjoyed the process of building a fostering environment on the team.

“We are big on education, training, and self-improvement,” he says. “My job is to create a world that is big enough to give them the opportunity to grow. For me, it’s about continual 56 • March 2022

growth. There is no standing still in real estate.”

There has definitely been no standing still for his team. In fact, they consistently rank as the top in the office based on number of transactions and within the top three in total volume in an office of over 600 agents.

FULFILLING LIFE

Away from work, Charlie’s life is made richer by family. He treasures time with Kaytie, and their five children — 16-year-old, Brooklyn; 14-year-old, Davin; 12-year-old, Brennan; 8-yearold, Holland; and 5-year-old Boston.

His free time is primarily dedicated to the hobbies of his children and family; he loves to play games, mountain bike, and travel. Charlie personally loves to play music and watch a good movie.

He also likes to give back by pouring

into local schools. He serves as the Hospitality Chair for the elementary school and gets involved with community service activities, including collecting food for local food banks and coordinating Christmas card-writing efforts for local senior care centers.

When you talk with Charlie, the care and commitment he feels for others shines through immediately.

“My personal goal is that the members of the team reach their goals.

I want to know what’s important to them and do what I can to help them achieve their goals,” Charlie says.

“If I can do that, they are going to be successful and happy.”
