Dying and The Greatest Five Regrets On May 4th, 2022, my sweet, Swedish grandmother passed away at the age of 96. It’s interesting to me that somehow 96 years doesn’t seem all that long. She will absolutely be missed. When someone close to me passes away, I, like all of you, do a lot of reflecting. I reflect on their life, what they meant to me, what they meant to others, memories we shared, and on. I believe it is important to also look at the lessons we learned from their time on earth. Lessons they taught us directly, of course, but also, lessons they taught us indirectly by how they lived, what they did and didn’t do with their time. I feel that doing this is a way of honoring them. It is a way of amplifying their impact on the world and their legacy left behind. There is a book called The Top 5 Regrets of the Dying written by Bronnie Ware who was a palliative nurse that spent many years taking care of the dying in the last three months of their lives. While sharing this time with these people, she would continually question them about any regrets they had or anything they would do differently. Over time, common themes surfaced again and again. What do you think these regrets were? Didn’t make enough money? Didn’t vacation enough? Should have worked more? Not quite. The five greatest regrets of the dying are: • I wish I’d had the courage to live a life true to myself, not the life others expected of me.

I wish I hadn’t worked so hard. I wish I had the courage to express my feelings. I wish I had stayed in touch with my friends. I wish I had let myself be happier.

Wow. Powerful. I wonder which of these my grandma would have had? It is an important question to ask ourselves. So, if you were to die tomorrow, which of these regrets would you have? Are you not living a life that is true to you? Are you working too hard? Are you expressing your feelings the way you know you should? Are you staying in touch with your friends? Are you allowing yourself to be happy? I want to encourage you to take some time and reflect on this. What I love about these five regrets are the way they are all inside of our own control. So, if you feel like you are missing the mark in one or all of these five areas … change it. As a REALTOR® with Tina Hearne REALTORS® Inc., she creates a wide range of rewarding results for those around her — at the same time, putting her heart and soul into her work. “I love seeing the transition that happens while staging the homes and the clients’ eyes … the way they light up when they see the pictures of their home. It feels good to see them get so excited and feel good that they trusted me to work with them,” Lori smiles. “It means a lot getting them to the closing table as easily as I can with the communication and guidance that I’m giving them. I’m there as much as I can for them.” Finding Her Path

Lori earned her real estate license seven years ago. But her story really began as the second oldest of six siblings. “I had multiple roles as a sibling helping the rest of the family. Once I graduated from high school, I moved out, got an apartment, and found out who I was and where I wanted to go in life. I had a plan,” she remembers. “I graduated in 1980, picked up three jobs, and went to college. I went to San Antonio College and worked at the Gap at the mall. I also worked at a coffee shop at night and also worked at Levitz Furniture as an assistant manager. Plus, I went to college.”

She also played wide receiver for the high-school powder-puff football game. She had gone to Cisco Junior College, where a friend had asked her to earn a scholarship by participating in the drill team.

Competitive Spark

In high school, Lori had been an athlete, playing basketball, and has always enjoyed sports overall, including track and softball.

“My friend trained me; I did the drill team and learned how to dance. That year we were asked to

I care and have empathy for my clients. We become family and friends in the long run. If they need anything, they feel comfortable reaching back out to me. After finishing that, my passion was there with the kids, but my second love was becoming a real estate agent … working with adults to sell homes and decorate.” After earning her license, Lori was introduced to Tina and joined her brokerage. compete against a couple of teams, and we did really well and ended up marching in the Macy’s Thanksgiving Day Parade. That was a lot of fun.” Lori went on to earn her degree at Southwest Texas State University in San Marcos — a Bachelor of Science degree in Education and Counseling. There she also participated in sports such as softball, in addition to taking some sailing classes. A Lasting Impact Through Education

From there, she embarked on a 30-year elementary teaching career. “While I was teaching, I got my master’s degree from the University of Texas in San Antonio and got my degree in curriculum and instruction,” she remembers. “Eight years ago, I moved to Fort Worth to be with my daughters. I finished out my teaching career at Northwest ISD.

“Tina’s dreams, goals, and passion for real estate drive the passion I have,” she says. “I continued to train and took a lot of classes to be the best I can be in the field.” Her results in the business have been impressive. In fact, she has been a million-dollar producer for many months with her brokerage. Family Foundation

Family is at the heart of life for Lori. She cherishes time with her daughters — Brittany and Leah. She also looks forward to time with her dog, Biscotti. Plus, she likes to spend time with her grandpups — Aspen and Kona. In her free time, Lori likes riding her road bike, along with kayaking, hiking, and being on the lake or at the beach.

“I have Biscotti with me in my little chariot. We go to the trails and cruise through the neighborhood. He likes his ears blowing in the wind,” she says with a smile. “I also like to use my mountain bike on dirt trails. I love kayaking, too. Biscotti goes with me there, as well.” When it comes to helping others, Lori is very involved. She brings blankets and food to Apollo Pet Rescue, as well as Jules Donkey Rescue. She also likes to donate to children’s charities. As she says, “It’s a therapy. For a couple of years, I also helped with equine therapy and served as Mrs. Claus. They let me put out my Santa mailbox. The kids wrote letters to Santa Claus. I brought those home and wrote them back personally … writing 80 to 150 letters before Christmas.” The relationships Lori builds are like gold to her. “I care and have empathy for my clients. We become family and friends in the long run. If they need anything, they feel comfortable reaching back out to me. I want them to see me as me and being real and compassionate … really caring about not just the transaction but who they are.” Congratulations to Lori Balcar for using her dedication and genuine care to create rewarding results. @realproducers

ALI MERCHANT Pursuing Opportunity

One of the most fulfilling dynamics in life is moving closer to our potential and the possibilities that await each of us. Ali Merchant represents that power. As Broker/Owner of Merchant Realty Group (MRG), Ali helps those around him achieve their goals by pursuing opportunities. Ali was born in Dubai, United Arab Emirates, and moved here with his family when he was three years old in 1986. Learning Early Lessons

From the start, Ali remembers learning important lessons about work ethic. “We were living in Benbrook, Ft. Worth, helping run a family convenience store. My parents were blue-collar workers. I never really saw them much because they were always working,” Ali remembers. “Money was always a concern during that time, and there wasn’t anything extra at the end of the month. Despite that, I still had an excellent childhood with great memories.” When Ali was in fifth grade, he and his family moved to Euless for better opportunities. “After high school, I attended North Lake Community College,” Ali says. “I tried hard to be a college graduate. But that path was not for me. I wasn’t meant to go through that process. I was ready to start earning.”

Ahead of His Time

Ali moved into his career, working in a call center that he and a few others helped to make a success. “We did really well, and within three years, we went from a team of 6 to 120 employees. We were running

the call center 24/7 with a variety of clients. I was 22 years old and was making great money,” Ali remembers. “That lasted about three years, and then around that time, call centers opened in other countries like India, and some clients started using those services.” In 2007 their operation closed down, and Ali considered his next steps in life. “I was 26 at the time without a college degree. I had saved some of the money I had earned. I started looking for small businesses. Nothing was making sense,” he says. “Then, one day, I saw a shipping store listed for sale in Grapevine.” Ali was interested in buying the business and approached the owner of the building for a lease. In the beginning, Ali faced significant challenges, overcoming his perceived chances for success as a young entrepreneur. After writing a comprehensive business plan and with extreme persistence, he was granted the lease, bought the business in 2008, and enjoyed great success. In fact, in 2010, the landlord approached Ali, offering him other locations to open shipping stores in. “Through that process, I joined the Grapevine Chamber of Commerce, met other mentors, and really kick-started my career,” Ali says. “I knew that opening a brand new store wasn’t the way to do it. With a child on the way, I knew I needed to generate more income.” Opportunity Arrives

the store, Ali met a customer named Beverly Wells, a successful REALTOR®. Beverly noticed his driven desire to help customers and encouraged him to join the real estate business himself. In March 2013, Ali earned his license and joined Keller Williams Realty. It didn’t take long to realize that he had made the right choice. In fact, he recorded eight home closings during his first year in 2013, working part-time. In 2014, he hired a full-time employee at the shipping store, and he dove into real estate full-time.

Family Highlights

Away from work, Ali’s life is made richer by family, including his wife of 15 years, Lisa, an elementary school teacher, and their children: 12-yearold son, Aiden, and 8-year-old daughter, Alisa. They are students of the Grapevine Colleyville School District. In his free time, Ali likes to spend time with his family and enjoys opportunities to travel. As Ali thinks about his journey in real estate, he considers the things that drive him forward in the business.

He has kept building forward ever since. In 2020, he started his own brokerage in the midst of the COVID19 pandemic. In 2021, he amassed 40 transactions, representing nearly $20 million in sales volume.

“I pursued real estate because so many clients said they did not have the best experience with the agent they worked with. I went in with the mentality that if I helped people get what they wanted and gave them the highest level of service, then the income would come.”

As he looks to the future, Ali plans on bringing on additional agents to his team.

Shana was born in Grand Prairie, Texas, and grew up in a Christian school. Along the way, she was very involved as a cheerleader, mascot, volleyball player, and in drama. North Fort Worth Real Producers • 31


time for me to get in and learn the business,” she remembers. “At the time I started, I figured that I needed to have one closing a month to sustain quitting my other job. I worked two years doing both property management and real estate, and then in year two, my business exploded, and I haven’t looked back.”

While some may have been hesitant to get into the business at that point, I think that it ended up being the best time for me to get in and learn the business.

“I’m an extrovert. I was in drama club, and I even got scouted my senior year,” she remembers. After her schooling was complete and she entered the working world, Shana went into property management for ten years. Eventually, real estate was a direction she took a serious look at. Luckily, she had the support she needed at the time. “I remember my husband, Rusty, was so supportive of me. He said that he thought I would be very good at this,” she smiles. Diving In

As the nation wrestled through the economic downturn of the late 2000s, she earned her license in 2010. “While some may have been hesitant to get into the business at that point, I think that it ended up being the best 32 • June 2022

The Birth of a Brokerage

In 2017, Shana took the next natural step forward in leadership and earned her broker’s license, then opened her own firm the following year in 2018.

Today, one of the most fulfilling parts of Shana’s career is her team of 22 agents, along with her full-time assistant … her sister, Ashley Douglas.

Life’s Highlights

Away from work, Shana looks forward to time spent with Rusty and their daughter — 20-year-old Mikayla. In her free time, Shana loves to travel. “That’s my favorite thing. It energizes me and helps me power back up. We want to go to all the baseball stadiums in the US,” she says. “We have gone to 16 so far when the Rangers are playing that team. My daughter and I like going to musicals and concerts.” Shana has a heart for helping, too. She and her team get involved with community events. One group they like to support is Gospel socks, an organization that provides socks, and other items, along with the gospel message, to the homeless. Another is Unfaulted, a group that supports girls who age out of the foster care system. No matter which part of her work she is focused on, Shana takes time to support those around her … along the way … mentoring and maximizing their results.

“Ashley is my sounding board. I call her daily. She has pushed me so much to see toward the future,” she points out. “I’d also like to thank Deanna Roskop for all of her marketing and support.” Rusty is also on the team. Though he isn’t licensed, his contributions are key. “He takes care of a lot of things on the back end, and he pushes me every day to be better. Rusty is amazing,” she says with a smile. @realproducers

“So, I didn’t pursue real estate as a full-time thing.”

On paper, it isn’t easy to know exactly what your clients will encounter during the course of their real estate transaction. But one thing is for certain. They know you’ll be there to go the distance with them … bringing real value to the equation each step of the way. It’s the same way for Kris Wise and the way she positively affects the outcomes for those around her. As Director of Sales and Broker Associate with the Livian Team at Keller Williams, Kris exceeds expectations for others — in the process, adding real impact on their behalf. “The problem-solving aspect of what I do is one of the biggest things I enjoy. As an accountant, I really get into the numbers side of it. I look at the numbers to make sure we maximize the return for buyers and sellers,” Kris explains. “I’ve also enjoyed being able to open people’s eyes on passive income by buying an investment property … so people understand that it is an option to buy an investment property with their 401(k).” Beginning in Accounting

As Kris grew up, she attended Texas A&M, graduating in 1989 with an accounting degree. “It paid well, and it funded my remodeling habit,” she smiles. “I bought my first house in 1991 in Dallas. I remodeled that house, doing almost all the work myself. I had a passion that I found for that.” From there, she moved to Los Angeles, California. She bought a house in Pasadena and remodeled that, as well. “During that time, I was still working in accounting. My accountant brain wanted to be paid every two weeks,” Kris remembers.

Taking New Steps

After three years in Los Angeles, Kris moved back to Texas and moved into consulting. It was during this time that she met her future husband, Mark. “While we were dating, I got laid off. At that point, we had already decided we were going to get married,” Kris remembers. “He said this is your opportunity to do what you want. I said, ‘Real estate is what I wanted to pursue,’ and he said, ‘Why don’t we go to real estate school together?’ He took a vacation, and we got our license together in 2002.” A New Start

Kris began her real estate adventure. Through the course of time, she worked with two brokerages before moving to Keller Williams in 2009. “It wasn’t until I got to Keller Williams that I realized I needed to build a business. There I got traction by following their models big time. I was incrementally building my business. My big ‘why’ was to be in control of finances and to make enough to match Mark’s income, in case his job was ever eliminated, so that we wouldn’t skip a beat,” she says. “In 2015, that happened, and I became the primary earner for our family.” The Power of a National Team By then, Kris had a team and kept building her business. In 2019, she joined the Livian national team. Previously, she had been a Top Producer averaging around $20 million in sales volume.

“I realized that by joining a team and having synergies, my expenses went way down, and my net went up 78%. Once I plugged into the national team, it made my job so much simpler. I was no longer the smartest person in the room,” Kris says.

I like to spread positivity and joy in what can be a negative world.

“It was steel sharpening steel … being in the room with big thinkers and expanding my thinking. That aspect of it was exciting. There are a lot of high producers who think they need to be the boss … but this is a way to leverage things they don’t want to do. The team has been a real Godsend for me. I love talking with people and answering their questions about it.”

Family is at the heart of life for Kris. She and Mark look forward to time spent with their sons — 18-year-old CJ and 16-year-old Grant. In her free time, travel is at the top of her list of favorite things to do. “I like Europe, especially Paris,” she says. “With this type of career, I like having that flexibility to travel.” Giving back comes naturally to Kris, as well. She is a charter member of the Cross Timbers Rotary and was heavily involved with them and their Rubber Duck Derby Fundraiser. Community is very important to Kris. She has a real love for Flower Mound, having lived in the community since 2002. As part of that, she runs Flower Mound Moms and More, which has nearly 16,000 members on Facebook. As she says, “I like to spread positivity and joy in what can be a negative world.” She does exactly that each day. In the process, her clients understand that Kris is there for their goals, and they trust her to apply her analytical skills and relentless drive to get to the closing table and beyond … in the process, adding true impact.

THE MAGIC OF A TIDY KITCHEN A

sparkling clean and clutter-free kitchen? This idea feels like an unattainable dream for many of us, looking around at our overflowing drawers and cabinets and jam-packed countertops. Luckily, the overwhelming task of tidying up your kitchen can be made easier by breaking the job down into categories. Here are a few questions to keep in mind while working through your kitchen space: How often do I use this? Do I have multiples of this item? Would I buy this again today? Ready to get started? Grab a box and plunge in!

• Linens: Mismatched, worn out, or heavily stained dish towels, cloths, and oven mitts can be re-purposed as cleaning rags, donated to an animal shelter, or thrown out. • Cooking utensils: Assess their condition (look for cracks, peeling, warping, etc.) and how many of each you need, keeping in mind how often you cook and what you use most. • Spices, oils, etc.: Pull everything out, and discard any you don’t use or that are expired. Then, stick to the basics, knowing that you can always re-purchase “one-recipe ingredients” in the future if needed. Store these items out of bright sunlight and with labels facing forward. • Fridge/freezer: Take time to wipe down and disinfect your fridge and freezer from top to bottom, and while in there, check expiration dates and re-organize sensibly, with items you use most at eye level. Discard anything expired, freezer-burned, disliked, or that is an unnecessary multiple. • Glasses and coffee mugs: First, eliminate any chipped or cracked glasses or mugs. Next, consider who in the household uses what and how often, plus how often your family washes dishes. Coffee/tea drinkers likely need one or two mugs per day, and many of us have our favorites. Likewise, beer/wine drinkers may have preferred glasses or mugs. • Junk drawer: Now’s the time to pull everything out of there and see what’s been lurking. Keep only what you need. Discard anything expired, no longer useful, or that would make more sense elsewhere in your home. • Toss: take-out items (plastic cutlery, etc.); mismatched, warped, or stained storage containers; anything broken; “unitasking” gadgets (spiralizer, etc.) realproducersmag.com
