WHAT MOTIVATES YOU?

PAIN OR PLEASURE This is one of my favorite questions to ask our guests on our DFW Real Estate’s Best Podcast on Wednesdays at 11am. It tends to open people up, and you truly get to see how and why they are the way they are. So, if you are ever on my show, be prepared to answer this!

Tony Robbins says that people are motivated by one of these two things: pain or pleasure. In most cases, it is a combination of the two, but usually one is more predominant than the other. People motivated by pain are pushed to succeed in order to avoid something negative, like being broke, not being able to provide for their family, going back to a job they hate, or avoiding past traumas. People do this by working hard, distracting themselves from their emotions, etc. Whereas people motivated by pleasure are pushed to succeed because they are in love with the vision of what their life could be like as they start actualizing their dream into reality. They are drawn and pushed by the positive and not the negative.

I know for myself, pain was certainly the biggest driver for me. I say “was” because I have begun shifting from pain to pleasure, because I have been creating more success in my life. But when I first moved from

Minnesota to Texas to start Real Producers, I was 99% driven by the idea of not succeeding. Because if I didn’t succeed, that meant I would have to go back to a 9-to-5 type job, with low pay, that felt like a prison to me. No matter how hard things got when building Real Producers, I always pushed forward, because I would do anything to not go back to that life.

Now that I have actualized a lot of those dreams, I am 90% driven by the idea of what my life can be like if I keep growing … and the difference I can make in others’ lives. I think that is a common path for most but certainly not all. Early on, we are more motivated by pain, and once we start to actualize success, that changes into motivation by pleasure. But everyone’s pain and pleasure are unique to themselves.

Jameson Olsen with All My Sons told us on our podcast that at one point in her life she had to sleep in her car with her cat … and its litter box … for over a month. Talk about a powerful motivator!

That was huge motivation for her to push through into a different phase of success in her life. And she absolutely has done that.

So, what are you more motivated by? And what about that pain or pleasure motivates you specifically? This is a powerful question to ask ourselves to provide clarity and to increase the strength of our motivation to succeed.

Renuka

If you believe in destiny, you probably have a sense that things will work out the way they’re supposed to.

One of those individuals who represents this dynamic is Renuka Bhandari. As a REALTOR® with Keller Williams, Renuka is building a career that, by all accounts, seems like it was meant to be.

“I think I was born to be a REALTOR®,” Renuka smiles.

Making Her Way to Her Role in Real Estate

Renuka moved to the U.S. several years ago, after growing up overseas. At first, she had started on another path in her working career, earning her degree in Physical Therapy.

“Yet, I got drawn towards real estate when we were looking out for our own house,” she remembers.

Renuka along with her husband, Naresh, moved to Texas from Boston.

“We probably looked for two months before we found our home. And then one fine day, I just woke up and I told my husband, I really miss the experience of house hunting. It was such a fun journey.

I’m so sad that it’s over.”

Naresh had some soothing words of advice for Renuka.

“He said, ‘You don’t have to miss that. Why don’t you get your own real estate license? Make this your profession and continue your passion by helping others find their dream home just like you found yours?’” Renuka remembers. “So, that was the turning point. I realized that I can do this for the rest of my life.”

Gratitude and Positive Attitude

Renuka feels deep gratitude towards Keller Williams for the vital role it has played in her initiation into the profession and her early success.

As she says, “Keller Williams has been a huge factor in my success and growth. It has been a great journey with them over the past six years since I started with them.”

However, Renuka faced many hurdles when she began her work.

“It wasn’t easy at all. Being an immigrant moving from India just a few years before my start, I wasn’t just new to the city, I was also fairly new to the country,” she remembers. “So, it took a bit of time to adjust to the whole culture and getting used to the way things work here. It was extremely new to me. I was literally exposed to a whole new world.”

She moved forward though, with a plan and a benchmark.

“I decided that for me to be a successful REALTOR®, I needed to have at least 100 people in my database or in my phone contacts. I thought that if I was going to throw a party, I would want to have at least 100 people to show up,” she says.

She did just that.

“When we threw a big party, and we had about 100 guests in our house, that’s when I knew that I could do this,” she says.

She also drove into the city, learning as much, and as quickly, about the area’s neighborhoods as she could.

As she recalls, “It was all very new to me, but with every single transaction, I started to gain confidence. And I just grew and became better with every single transaction.”

Signs of Success

Renuka builds close-knit bonds with her clients. In turn, she is truly honored by the experience and the opportunity of working with them.

“Every single family that I’m dealing with has an amazing story to share. And

the best part is that I get so completely involved that I make their story my own,” she says. “It’s just being a part of the family and being a part of my client’s happiness and accomplishment that truly inspires me.

It’s a dream come true for me.”

In a few short years, Renuka has achieved tremendous success. In fact, each year, she averages between $15 million and $20 million in sales volume.

Rewards All Around

The love and appreciation Renuka feels for her family is very clear.

“Naresh is the backbone of everything I do.

Without him, my efforts would not have been successful. He was the one who guided and encouraged me to pursue my passion.

His constant backing has been a strong source of support. I attribute a lot of my success to his contribution.”

Renuka and Naresh have two children — 15-year-old son, Vansh, and 11-year-old daughter, Trisha. Renuka is immensely proud of her kids who are growing up to be talented and capable individuals.

In their leisure time, Renuka and her family enjoy going out and traveling together. They plan at least two to three vacations a year, including a trip to India to visit relatives.

Renuka is also a big fan of music and movies. She has a soft spot for watching an occasional episode or two of one of her favorite Netflix shows.

Making a difference comes naturally for Renuka. During the pandemic, she supported efforts to serve local residents affected by the virus, including supporting first responders and front-line workers.

She also contributes a portion of each commission to charities that help in fighting the virus in India.

Those who know Renuka attest to her approachable nature and her tireless drive to make the process of real estate as seamless as possible for her clients.

“I always want to provide exceptional service to my clients with a high degree of commitment,” she says with a smile.

Did you know that being a REALTOR® means you are at a higher risk of being a victim of crime? It’s true, and September is REALTOR® Safety Month, a great time to evaluate and refresh your safety protocols.

“The nature of real estate is a highrisk business. You go into homes with people you don’t know,” notes Officer Christopher Bianez of the Plano, Texas Police Department’s Crime Prevention Unit. “When else can someone call and request that you meet them at a remote location on the outskirts of town?”

REALTOR® safety and crime prevention is something Officer Bianez is uniquely qualified to discuss. He has been an officer for over 24 years, and for the past 14 years, he has provided safety trainings to REALTORS® across Texas on personal safety, property safety, and active shooter situations. Additionally, Bianez has received numerous commendations and awards, including 2017 Texas Crime Prevention Specialist of the Year.

When speaking to REALTORS®, Bianez hears agents skip this step because of time restrictions, not wanting to inconvenience a client, or fear of losing a sale.

“None of those reasons are justifiable for skipping this step,” said Bianez.

If you work remotely and do not have an office to meet a client at to complete the prospect form and copy identification, Bianez offers a solution: • On the phone, ask them to provide their full name as it appears on their driver’s license or photo ID. Also, ask them to provide their date of birth, driver’s license number, and the state the license was issued in.

• Then, ask them to “take a quick picture” of their driver’s license or photo ID and send it to you over text.

If they start to make up reasons as to why they cannot complete the second step, they have been busted. It is highly likely that the information they provided to you in the first step would not match their ID. If they do provide the photo ID, first make sure it matches the information provided. Then, type it into a subscription background check service, such as publicdata.com.

Now that you have a fully vetted client, you are ready to go show homes. However, before heading out, make sure someone knows your itinerary and that you have set check-in times.

Trust Your Intuition

To make sure you get home to the ones you love, Bianez urges you to:

If you feel uncomfortable or feel like something is off, Bianez states you must “remove yourself from the situation; get out of the house.”

Identify Your Client

Agents should identify their clients before meeting them and/or allowing them into their car. The best practice is to ask clients to meet at the office, complete a prospect form, and copy their driver’s license or photo ID. If a client pushes back on providing their driver’s license, Bianez suggests reminding them that the same protocol is required to eat lunch with their child at an elementary school. “If they still refuse, that is a red flag,” says Bianez.

Call 911 to Identify Suspicious Person(s), Vehicles, and Circumstances

Bianez is always surprised by the number of agents who hesitate to call 911. “We are here to protect your life and your property. We would rather come out and it be nothing than for you not to call and have you end up being a crime victim,” said Bianez.

As added security, Bianez suggests that your photos are set to upload directly to the cloud. Then, if you see something suspicious, you can quickly take a photo and it cannot be easily deleted.

• Open the window blinds or curtains to allow for “natural surveillance.”

Sellers need to remove or lock up medications and valuable items.

• Manage the flow of traffic.

Leave only the front door unlocked, and greet guests at the main entrance. Ask guests to sign in, and mark when you see them exit. This is a great way to prospect and track who is in the home.

• Unlock back gates.

“Natural surveillance is when people walking or driving by can see in,” said Bianez.

• Visit the neighbors.

Keep the back door locked to maintain control of house occupancy. However, do unlock the back gates in case a quick exit is required.

Real Producers magazine started in Indianapolis in 2015 and is now in over 100 markets across the nation and spreading rapidly.

North DFW Real Producers launched in August 2018. Name a large city, and we are there or will be soon!

In every market, we take the Top 500 agents, based off of the MLS production, and we build an exclusive magazine around those agents. We share their stories, successes, market trends, upcoming events — really, anything that will connect, inform and inspire, we put in the monthly publication.

We strive to inform and inspire the top-producing real estate agents in the local market and connect them socially. The secondary focus is to provide an avenue for our affiliate partners to create relationships with these top performers on a level that they might not be able to achieve on their own.

Q: WHO RECEIVES NORTH DFW REAL PRODUCERS MAGAZINE? A: The top 500 agents in North Dallas/Fort Worth. We pull the MLS numbers (by volume) from in the North DFW area: Collin County, Denton County, and a few other locations in Dallas County that are North of I-635. Approximately 20,000 agents are licensed in this territory. We cut the list off at number 500, and the distribution was born. The 2020 Top 500 cutoff is $9.4 million. The list will reset at the end of every year and will continue to update annually.

Q: WHAT ABOUT THE DALLAS AND FORT WORTH TERRITORIES? A: Dallas Real Producers (Dallas County South of 635 — including Rockwall County) launched May 2019 and Tarrant Real Producers launched in March of 2021. Yes, Real Producers is covering the entire Metroplex!

Fu l f i l l i n g A L a r g e r P u r p o s e While reaching for and attaining goals as an individual is rewarding, moving the needle forward on a bigger scale is something that matters even more.

One who keeps her eyes on that big picture is Misty Michael.

As she got her start with RE/MAX, she continued working in accounting for a time.

“I had no intention of going into real estate full-throttle,” she says.

Sparking Success

As Team Owner of the Michael Team and Managing Broker of eXp Realty LLC, Misty is fulfilling that larger purpose.

“If you’re not part of something that is bigger than yourself, you need to find it and live it,” Misty says.

“And professionally, eXp Realty (recognized as one of the fastest-growing brokerages around the world) is that for me. I manage the North Texas Region of eXp Realty. Watching it grow and develop is very exciting, and I’m very blessed that I get to be a small part of that.”

Getting Her Start

Misty earned her real estate license in 2004. Before that, she worked in accounting for a commercial real estate firm.

“During that time, I had the opportunity to get my real estate license to further my knowledge and my career,” Misty recalls. “One of my friends said, ‘You have a good personality and love people. You would be good in real estate.’” realproducersmag.com

Something interesting happened, though. After receiving her license, she discovered a real knack for putting it to work. In fact, during her first six months, she recorded ten deals.

“Coming from the corporate world helped me. Like most new agents, I had no clue how to succeed. However, I surrounded myself with successful agents and was coachable.

It taught me that if a top-producing agent gives you advice and the steps necessary to become successful, you would be better off to follow that advice,” she explains. “That’s what I did with real estate. I just started doing the basics of real estate. In doing so, things just started taking off for me.”

It certainly did. Misty recognized her potential and went full-time in real estate. In turn, during her first full year as a REALTOR® back in 2005 … her numbers skyrocketed.

She closed 44 transactions and earned Rookie of the Year honors.

By 2006, business had grown so rapidly that Misty knew it was time to start her own team, bringing on a buyer’s agent and an assistant.

Three years ago, Misty saw an exciting new opportunity and made the move to join the eXp Realty family.

“I work as a managing broker handling all the contract and compliance issues. My son, Justin Michael, manages the Michael Team. This family-run team also includes my husband, Ken Michael, and my daughter-in-law, Madelyn Michael, who also helps with daily operations,” she says.

Clearing the Path Ahead

One of the most rewarding parts of real estate for Misty is easing the way for those around her.

“I love being a part of facilitating and helping clients with one of the largest assets most families will ever purchase. If I see a problem, I can help head it off and find a solution before it ever becomes an issue. Experience is invaluable.

Years of experience give me the ability to see around the corners and curves on the road to homeownership. Most clients never know the problems and issues I’ve seen and dealt with on their behalf. I like getting to the closing table with clients feeling it was a smooth process,” Misty says.

“I try to shelter the client and keep the process as stress-free as possible. Protecting them while negotiating the best offer or price possible is my ultimate goal. As a managing broker, I love being able to guide agents and help them grow their business while using my personal experiences.”

Away from work, Misty has a love for traveling. She’s also heavily involved in her church.

Faith plays a major role in her life.

In fact, it was a driving force in helping her overcome major life hurdles years ago … a journey she has outlined in her book, Why Me? This book is available on Amazon.

“It tells my life story … how I survived abuse and addiction. It talks about working through those adversities and how I got from there to where I am today… and the central role God plays in my life,” Misty emphasizes. “It’s the foundation of everything I do. I wouldn’t be where I am today without the grace and mercy of God.” When Misty earned Rookie of the Year honors, her broker asked her husband what her secret to success was.

“Ken said, ‘She works very hard. But more than that, I hear her praying every day that God will bless her business and each person she comes in contact with,’” Misty recalls.

Life’s Healing Choices can be summarized in one word, ’Recovery!’ We all need recovery in some area of our lives because we all have hurts, hang-ups, and habits that prevent us from becoming all God wants us to be.”

In addition to her leadership in real estate, Misty is a leader when it comes to helping others.

“It gives people the tools necessary to process things in life that have held them back,” Misty says. “My heart’s desire is to open up a women’s shelter one day. I want to share what God has done for me with others so they can find their own path to healing and begin to truly live.”

I want to begin by asking you a question. Do you say yes to everything?

Why do we do this to ourselves only to regret it later? Okay, so that was two questions, but I’m writing this to those of you who don’t want to disappoint anyone, are scared of hurting people’s feelings, and aim to please everybody.

I’m going to let you in on a secret.

When you say yes all the time, what you are really doing is saying no to your own goals and dreams.

Ouch. Now that you understand the repercussions saying yes can have, let’s talk about how you can start being the leader of your life and not a reactor to the requests of everyone else.

There are three important keys to being able to say no: clarity, time, travel, and impact.

1. Becoming clear on what you are committed to makes saying no much easier. Ask yourself if what you are about to say yes to is in alignment with what you’ve already committed to achieving?

2. Take a moment to travel into the future and see how saying yes will affect your life. Does it help or hinder you achieving your goals? If saying yes will cause you to overextend yourself and make you drop the ball somewhere else, then your answer should be no.

3. Consider the positive impact accomplishing the most important things will have on you. What it feels like to finish and how it will inspire and create momentum towards the next big dream in your life. In order to have a fulfilled life, you must say no to distractions. It’s not selfish to spend time on your priorities and eliminate regretful feelings.

Here are the secret ways to say NO (and still have people like you): 1. I would be honored, yet it’s not in alignment with other things I’ve said yes to.

2. I would love to say yes to that, but I know I would end up letting you down.

3. I wish there were two of me...

4. You know who would be great for that? John Doitall is really good at that kind of thing.

5. My calendar fills up very quickly; next time can you ask me several months in advance?

6. I committed to giving two hours a month to volunteer work, and this month is full.

7. Unfortunately, now is not a good time, but it sounds lovely, so next time.

Opening a New Door

One who continues to build on her reputation for doing just that is Stacey Feltman.

As Team Lead of the Stacey Feltman Real Estate Group with Ebby Halliday Realtors, Stacey is a true, dynamic difference-maker.

Upon her relocation back to Frisco, she worked as an office manager at a real estate brokerage.

“When I think about my favorite parts of what I get to do, at the top of the list is knowing that I helped or made a difference in someone’s life,” Stacey says with a warm smile. “I love mentoring agents and doing whatever I can to help my family, friends, and clients. Making a difference in someone’s life is my goal every single day.”

“Clients relied on me in my role,” Stacey says.

“In time, the team lead saw that and said, ‘Hey, would you ever think about getting your license and being a buyer’s agent?’ It was a tough time to think about that, since I had a child in preschool. But I discussed it with family, and they supported me. They said I would be fabulous. I had a lot of support from my family to undertake this long-awaited dream.”

Coming Home Again

Stronger Than the Challenge

Stacey’s path to Texas real estate success took her from her Boston roots across the nation to Frisco, then back home again, only to return years later Frisco.

Stacey earned her license in July 2013.

Immediately, she faced a harrowing challenge.

In Boston, she was the office administrator for a law firm that worked with real estate closings. It was a vital experience that led Stacey to loving real estate transactions.

“I loved the dynamic of having buyers and sellers in a conference room witnessing their closings, working with paralegals to review HUD statements,” she recalls. “I went in with the lawyers and had to be a witness to the closings back in the day.”

“I had been working as a buyer’s agent for 30 days when the team lead downsized,” she remembers. “Since I had only been there a month, I was the first to go.”

The timing wasn’t ideal. On top of that, while Stacey was dealing with the sudden loss of her role, she was also given a criticism … one she turned into a challenge … a challenge she would rise to meet.

Her path was about to lead her back to the Lone Star State.

“In 2007, my parents lived in San Diego, and my father was retiring. He called my sister and I and said he wanted to relocate back to Frisco,” Stacey remembers. “My grandmother had passed away,

“My team leader’s comment to me at the time was, ‘You will never make $5 million in sales volume in this business. You don’t have what it takes.’”

In her first year in the business, Stacey recorded $9 million in sales volume.

“That comment motivated me,” she smiles. “I decided to get in and go full-steam ahead.”

Building with the Best

She started fast and just kept soaring even higher. In fact, each year Stacey has been in the business, she has continued to take her volume achievements higher with a dedicated goal-setting approach, increasing business each year, and adding to her team. Through the first half of 2021, Stacey and her team have already matched their volume from 2020.

Away from work, family is the heart of life for Stacey.

She enjoys time with her son, who is in high school, and her daughter, who is in middle school.

As Stacey shares her thoughts on her career, she also offers helpful advice to those who are getting their own start in real estate.

Another part of Stacey’s family is her team.

“I think one of the most important things I can say to newer people in the industry is not to be a transactional agent.

Instead, always be a relationship agent,” she emphasizes.

“We have a very close-knit group. They are a part of my extended family,” she smiles. “We have Feltman Fridays, where we spend time in the pool and often barbecue. We truly are friends and are so close.”

Those who know Stacey respect her Bostonian, straight-shooting mentality and strong loyalty to people — and doing what’s right.
