NEW BEGINNINGS publisher’s note

I am a big fan of this time of year! Hope and promise are in the air. It is the time of new beginnings. Spring is right around the corner, which means… so is summertime. Growing up in Minnesota, this change from below-zero to snow melting to 80-degree weather was a glorious time. Winter seemed to drag on forever, and when that snow started to disappear and it became mid-30s, the t-shirts came out…along with pure joy. It felt as if life had been paused, and now it was starting to resume! As I write this publisher’s note, it is a couple days after my 31st birthday, which marks exactly three years from when I moved from Thief River Falls, Minnesota, to Frisco, Texas! Talk about new beginnings. This was hands-down the boldest decision I had made in my life. But, as it turns out, moving to Dallas where I didn’t know a single person also became one of the absolute best decisions I have ever made. I love all things new. I love change. I love possibility. It absolutely energizes me! Another reason why I love this time of year is because we get to congratulate the Top 500 Agents in the market for earning their spot on our Real Producers list. We often see about 60-70% of the agents remaining on the list from the previous year, but that also means we have 30-40% NEW agents, making the list for their first time. Exciting!

Rachelle and I are so excited for 2021 and to continue to grow our Real Producers Community! Our team has been working so hard to provide as much value to our agents and partners as we possibly can. We have met many of you and love hearing your stories. To those we haven’t met yet, we look forward to meeting you soon and getting to know you and how you cultivated success. What does it take to unlock results? While each leader brings his or her own approach, one of the common elements across the board is consistency. By doing the same, right things over-and-over, good things happen. One who practices that in her work is Kim Miller. As a REALTOR® with Acquisto Real Estate, Kim is also this month’s Rising Star — representing a level of consistent achievement that comes from showing up day-after-day with a drive to provide solutions to those she serves. “I’m an advocate for strong relationships. I have many people that have been in my life for a long time, and it’s due to prioritizing our friendships. It’s always important for me to show up for my friends, the way I would hope they would show up for me,” Kim emphasizes. “I love when people say I’m responsive, and when I don’t know an answer, that I will find it. I want them to know I’m there for them.” Kim earned her license two years ago. Before that, she had a career that she notes “has always involved sales and helping people.” Destination: Dallas

Kim grew up in Oklahoma and earned her Bachelor’s Degree from the University of Oklahoma.

“I always knew that when I graduated college I was going to move to Dallas,” Kim says. “I loved that Dallas was big and I knew there were opportunities for growth that at the time weren’t available in Oklahoma and I wanted to be part of that, so I moved here in 2003 with my best friend from college, answering a newspaper ad and interviewing for a job with a marketing company.”

Soon, Kim accompanied two other team members going door-to-door and getting a feel for what the job might entail. “We didn’t have appointments. We did a lot of knocking,” she says. “We got a lot of people saying ‘no,’ then finally, someone said ‘yes.’ We wrote up an order and headed back to the office.” The offer from the marketing company came Kim’s way. It was a decision point for her. “The company offered me a 100 percent commission job,” Kim says. “At first, I didn’t know if I could work on full commission, but then I realized that’s how I had put myself through college by working in the hospitality industry, so I said, ‘Yes.’” Kim took the role and was promoted to a Sales Management role within nine months. Eager for change, Kim accepted a job working as a Sales Recruiter, and within six months was promoted to managing a team of recruiters and later worked as a full desk sales Recruiter. Switching Gears

In 2008, with the financial downturn, she took a new turn in her career, entering the world of medical sales for a local Urgent

I’ve met a lot of people over the past 11 years here in McKinney, and my neighborhood, that have made me successful in real estate,” Kim says. “I got my license in January 2019, and in April, I wrote my first contract, and by the end of that year, I had sold eight homes in my neighborhood.”

Care chain. Healthcare seemed like a more stable industry than employment services, so she was confident that this was the right move to make. During her time there, she got married, became a mom, and continued to work and represent the clinics for occupational healthcare and wellness fairs for five years. “Knowing that in time my daughter was going to be ready to start kindergarten, I wanted a more flexible, closer-to-home job since I had been working in an office and had to commute 60 miles each day,” Kim recalls. “In 2014, I had planned on going to real estate school. But when I met with a girlfriend for lunch and shared my plans to go into real estate, she told me that I should first meet her Manager who leads a consulting company because they were hiring. I recently just gave my notice for

that job, after six-and-a-half years of selling outplacement solutions, leadership development, leader coaching, and assessments to fortune-level companies in the DFW area.” Two years ago, Kim decided she wanted to work for herself and drive her own income, so she pursued and earned her real estate license with a girlfriend, getting their start with Acquisto Real Estate. She first met her broker, Shana Acquisto, co-broker of Acquisto Real Estate, at an early morning Orangetheory workout class prior to getting her license. “When my friend and I were getting ready to complete our classes, Shana agreed to let us meet her at an Open House and she would answer all of our real estate questions. We knew that we wanted to work with Shana because she’s a natural go-getter with a strong work ethic, a zest for helping people, and we were friends. We later got to meet with another co-broker of

She said she hired me, because she knew I’d be hungry since I just got my license.” The love Kim has for her work is apparent. “With real estate, you get to have a tangible outcome,” she says. “You’re helping people throughout the process…finding a home, finding a lender, and helping the process go smoothly.” Signs of Success

The results Kim has created for her clients have led to success all the way around. While working a full-time consulting job and working part-time in real estate, Kim recorded $10 million in 2020. “My goal was to replace the income from my consulting company,” she says. “And in 2020, I made more than I had in my consulting role. I hope to double that this year.”

Away from work, Kim looks forward to time spent with her husband, Chad, and their 9-year-old daughter, Mia. In her free time, Kim is an avid runner, loves a good cardio or strength class, and hanging out with friends. Other favorites include reading, shopping, traveling anywhere there’s a beach, and supporting Mia in her cheer and softball activities. Giving back is also central to Kim’s contribution to the community. In turn, she supports Ronald McDonald House and volunteers at Mia’s elementary school. She hopes that in 2021, she will have more time to dedicate to other charities. As Kim considers her relatively early career in real estate, she offers advice to others getting into the industry.

“I love when people say I’m responsive, and when I don’t know an answer, that I will find it. I want them to know I’m there for them.” “Talk to everyone you know and have a genuine conversation with people. You’ll find common ground. Also, listen to what they’re interested in and find a commonality. When you do that, the real estate transactions will come. The more you share with them, they will trust you and, when they have a real estate need, they’ll think of you. People aren’t going to come to you if they don’t know what you do. You need to go out and find it…whether that’s at the gym, through a networking group, or just taking any opportunity you can to talk with others. Find a Broker that truly cares about you and has systems and processes in place to support your work and looks out for your best interest.” That drive to show up is very much alive within Kim each day. “My personality type is to stay hungry and to work hard. My mom worked in retail for 30 years, and she gave me that very strong example,” Kim says. “I like to learn from others’ successes and mistakes. I seek people out and ask questions and listen. In the process, through the work I do with my clients, I love being creative and thinking outside the box.” That’s what showing up with solutions looks like. 24 • March 2021

Alan continues a tradition of excellence he has honed throughout his life. “I started in the business when I was 15 and worked for a roofing company in Dallas for a number of years,” Alan says. “I continued with them through high school and college.” An Early Start

Bill was raised in Birmingham, Alabama. As he came of age, he attended Sewanee and Birmingham-Southern College, where he was active in Sigma Nu fraternity and he earned his degree in Economics. “He recommended that I take a look at real estate because of the kind of person I was and my personality. He thought I’d be really comfortable dealing with sales, and the general public, and would enjoy the freedom that real estate offered to build your own business,” he says. “So, I moved here and started working on my license.” Rapid Rise Built on Results

Bill jumped headlong into the business, working for his first brokerage for five years, and built a successful sales career, eventually moving into management, where he oversaw a couple offices for the firm. In 2009, Bill joined the Ebby Halliday team as a Manager for the firm’s Preston Plano Parkway office, including 70 Agents, a role he continued for ten years. Then, in August 2019, he moved to his current role managing the Frisco office, where he manages a team of around 140 Agents. “We’ve continued to grow, and we feel like we’re poised for great success in the future,” Bill points out. When you talk with Bill about the successes he’s helped others achieve through his time in the business, you understand that’s the reward he feels in his work. “One of the most valuable roles I play is helping an agent build a career from scratch or helping develop an already thriving career,” Bill explains. “At Ebby Halliday, we’re well-known as a training company. What Happens Next? Three months postbreak-up from a relationship is a great time to recap what happened and how to move forward. Well, we are now three months removed from 2020 and I think it is time to do a deep dive into what actually happened to the Collin County housing market last year, and determine where we go from here. In 2020, there were 10.9% more closed sales than in 2019 and 8.6% fewer new listings, resulting in 35.5% fewer active listings. The shrinking number of listings reduced Collin County’s months of inventory to 0.8 months from 2.5. Meaning, Collin County’s remaining 2020 housing inventory would be completely sold out in 0.8 months if the 12-month average sales rate continued.

Homes sold faster and for more money in 2020. Homes remained on the market for 21.3% fewer days in 2020 compared to 2019 (48 days vs. 61 days), and on average sold for 97.3% of their original listing price—1.8% more than the year prior. The median sales price of Collin County homes in 2020 was 356,900—5.8% more than 2019. What drove the increased sales in Collin County? “The shockingly low interest rates that prevailed during the pandemic motivated first-time homebuyers and those outgrowing their homes. Additionally, local real estate agents saw an influx of Dallas metro buyers unexpectedly freed from a daily commute and able to consider Collin County communities that would otherwise have been impractical,” said CCAR President Ron Leach. As the importance of home increased along with home prices in 2020, fewer felt motivated to list their sacred space. Let’s take a look at the graph depicting YTD closed sales and active listings for 2016-2020. See where the two lines diverge in 2020? That divergence is leaving us on the brink of an inventory crisis. So what happens next? Economists at the Texas Real Estate Research Center of Texas A&M have issued their 2021 outlook for housing and the state economy, in which they project no end to the inventory crunch, especially for counties like Collin County. “The 2021 housing market will be characterized by strong demand with low inventories accompanied by solid price growth. Inventories of homes priced under $300,000 will be especially low, affecting sales in that price range. Price growth will be positive because of stable demand. Low-skill/low-wage earners were hurt the most economically, and they are typically renters, not homebuyers. Demographic trends, such as aging millennials and migration from out of state, will help drive Texas housing demand in 2021.” –Texas Real Estate Research Center of Texas A&M

outer city borders where land costs are lower.” A trend they note began before the pandemic but accelerated during COVID-19. Finally, the interest rates that helped fuel the buying boom are expected to remain low throughout 2021. “Monetary policy implemented by the

Federal Reserve, low inflation expectations, and slow economic growth are expected to keep mortgage rates low,” wrote Texas Real Estate Center of Texas A&M economists. So while last year delivered low-interest rates, freedom from commutes, and a heightened importance of home, 2021 is anticipated to deliver more of the same and maintain an increased demand for Collin County homes. Now that we recapped what happened to the Collin County housing market last year, let’s see if we can foster a healthier relationship with 2021 than our ex, 2020.

The roots for the work Andy does today started when he was a child.

Fast forward, Andy came of age. Along the way, he got into 100 percent commission sales. “I started off doing door-to-door sales with things like knives and then leading into other areas like broadband service. I liked it, but I wanted to add even more meaning into my life with what I was doing,” Andy says. The Lasting Impact of Caring

Andy’s circle in life started leading him back toward real estate. “I got into the mortgage industry when I learned about it from a friend, so I thought I would give it a shot,” he says. “I did that for a couple years, then went to Africa with my dad when I was 21. Andy remembers one small village he visited with his father very well. “Near this village was a big trench that had water running through it. In the dry season, there wasn’t a lot of water, so people could safely walk across the 40-foot wide swath to get to the other side and services they needed,” Andy recalls. “But during the wet season, the trench would flood, making it impassable for people to get to the other side—to services they needed like the market or the hospital. So, if they got sick during the wet season, they had to take a threeday journey around the river and, in some cases, they would die.” Andy’s father was instrumental in building a solid, reliable bridge that would allow easy travel back and forth across the watery chasm year-round. Andy was there when his father came back to look at the bridge. “I’ll never forget the sight of people making their way over the bridge toward us. They were running after my dad,” Andy says. “One family named their son after my dad because of the bridge that saved the boy’s life.” Tangible Benefits

That powerful chapter was part of the foundation that Andy has built his own life and passion for helping others on. Defining Expectations There are those moments in life when you have the opportunity to create your own framework for your path ahead … a time when you can build a life of influence on your own terms. One of those who has been very successful at that is Stacey Sauer. As an Owner of Brand Properties Group with Keller Williams, Stacey Sauer has moved forward by defining expectations herself. “I think it’s about attitude. When I started in real estate, I had a lot of people who told me it was very difficult to be successful,” Stacey says. “While I listened, I never took all of the naysaying to heart. I just went out, and I worked. Attitude and perseverance are very important things.” Skyrocketing Start

There’s no doubt that Stacey set her own expectations right away. In fact, during her first year in real estate, she sold 50 homes. Stacey first earned her license in 1998 and started in the business in 1999. Before that, Stacey had made a positive impact on the world while following another path — as an educator.

Education is Key

Stacey sees many parallels between her time as a teacher and her work with her real estate clients. “I think real estate is very much a consulting and education business. There’s a lot of information on the Internet, but it’s not all on the Internet. There’s so much information on neighborhoods, the lifestyle of an area, and what’s coming there. In our work, we educate and consult with people.” There’s no substitute for that level of resourcefulness. “You need to guide and listen to clients. Adults are very much like bigger kids, and each person has different needs, with individual ways of learning and buying,” Stacey points out. “What’s important to each of them is different. You can’t treat people the same. That really helped me because I took that background and delved into them as people just as if they were students in school, and I’m consulting with them. That has really helped me throughout my business.”

Stacey takes education very seriously. And that commitment to lifelong learning begins with herself. “Education is priceless,” she emphasizes. “I go to every class I can to educate myself on technology and what’s happening in the market. I always want to keep learning and adapting. The markets change all the time. We’ve been through the crash and 9/11, and you have to adapt to what’s happening.” 66 • March 2021

Stacey’s rewarding career is built on individual success stories that she helps create. “Whether it comes to working with a buyer or a seller, it’s seeing them light up and seeing that what you’ve been helping them with makes sense and they’re excited,” Stacey smiles. “One of my other fa@realproducers

Family Foundation

Away from work, Stacey treasures time with her family, including her husband, Jim, who has been a local builder for over 40 years. Together, Stacey and Jim have a blended family of nine children and four grandchildren. In fact, daughter Nicole Messick is a Buyer’s Agent on the team. In her free time, Stacey lists travel as her favorite. “Being able to go see other cultures, and learn about how people live, is something I really look forward to,” she says. Stacey also has a passion for socializing, shopping, reading, and exploring the Dallas-Fort Worth area. Giving back is also a favorite pursuit for Stacey. “One of my favorite parts of that is conducting events and then tying some type of fundraising into them. We take a different organization each

year,” she says. “In some cases, clients will come and talk about a local organization, and introduce them to us, and spread the word about what they do.” Stacey supports a variety of groups, including those who help the homeless, and a local grief camp for people who have lost a loved one, where they can connect and relate to others who have been through similar types of loss. Stacey continues to step forward and help those around her each day. In the process, she offers advice for those who are starting their own real estate careers. And it all begins with having good expectations. “Staying positive is a big part of it. It’s easy to get sidetracked by all the negativity. In life, we tend to hear way more negative than positive things,” she says. “If you have the drive and you work hard, you’ll go far.”

Real Producers magazine started in Indianapolis in 2015 and is now in over 100 markets across the nation and spreading rapidly. North DFW Real Producers launched in August 2018. Name a large city and we are there or will be soon!

In every market, we take the Top 500 agents, based off of the MLS production, and we build an exclusive magazine around those agents. We share their stories, successes, market trends, upcoming events — really, anything that will connect, inform and inspire, we put in the monthly publication.

A nomination currently looks like this: You email us at northdfw@ realproducersmag.com with the subject line, “Nomination: (Name of Nominee).” Please explain why you are nominating them to be featured. It could be they have an amazing story that needs to be told — perhaps they overcame extreme obstacles, they are an exceptional leader, have the best customer service, or they give back to the community in a big way, etc. The next step is an interview with us to ensure it’s a good fit. If it all works out, then we put the wheels in motion for our writer to conduct an interview to write the article and for our photographers to schedule a photoshoot.

We strive to inform and inspire the top producing real estate agents in the local market and connect them socially. The secondary focus is to provide an avenue for our affiliate partners to create relationships with these top performers on a level that they might not be able to achieve on their own. Q: WHO RECEIVES NORTH DFW REAL PRODUCERS MAGAZINE? A: The top 500 agents in North Dallas/Fort Worth. We pull the MLS numbers (by volume) from in the North DFW area: Collin County, Denton County, and a few other locations in Dallas County that are North of I-635. Approximately 20,000 agents are licensed in this territory. We cut the list off at #500, and the distribution was born. The 2020 Top 500 cutoff is $9.4 million. The list will reset at the end of every year and will continue to update annually.

Q: WHAT DOES IT COST A REALTOR® /TEAM TO BE FEATURED? A: Zero, zilch, zippo, nada, nil. It costs nothing, my friends, so nominate away! We are not a pay-to-play model. We share real stories of real producers.

Q: WHAT ABOUT THE DALLAS AND FORT WORTH TERRITORIES? A: Dallas Real Producers (Dallas County South of 635 — including Rockwall County) launched May 2019 and Tarrant Real Producers launched in March of 2021. Yes, Real Producers is covering the entire Metroplex!
