ONE-YEAR ANNIVERSARY! One year in print, 12 issues in the books, three events under the belt--it’s hard to believe! For me, this issue is particularly special. I am extremely proud of what Real Producers has accomplished in the short time we have been present in the North Dallas/Fort Worth area. The inception of Real Producers started four years ago in Indianapolis, and ever since, we have been spreading across the country at a rapid pace. We are approaching 100 markets nationwide, and by the end of 2020, we will be in 200 markets. I am so grateful to be a part of this incredible company! I must admit, North DFW Real Producers was close to not happening. When I moved here from Northern Minnesota in Febru-
ary of 2018, I didn’t know a single soul in DFW. I was having a lot of success connecting with the top producing agents, and they were very excited about our concept, but it was a gradual build. Shout out to Pam Heinrich, with Keller Williams in Allen, for being the first agent I ever met with. She was so warm and supportive – this Minnesota boy needed that southern hospitality! However, it took 50 days, and 40 rejections from potential partners, before we received our first yes. I’ll be forever grateful to Daniel Munoz and Jacob Emmel, with American Financial Network, for being the first business to hop on board with us. That day gave me just enough confidence and belief that I could really make this thing happen. Now here we are, coming into our second year! Not only that, but my close friend, Brett Martinsen, has officially launched Dallas Real Producers. His publication is tailored to the Top 500 agents who have broker addresses in Dallas County, South of 635, as well as Rockwall. Soon we will be launched in Fort Worth, as well! In a very short time, everyone in the DFW real estate community will know exactly what Real Producers is. I couldn’t be any more grateful to all the businesses and agents who support North DFW Real Producers. I absolutely look forward to finding ways to continue to add value to our real estate community. Sounds crazy, doesn’t it? But the reality is the most successful real estate agents, as well as top performers in virtually every industry, have achieved their success by learning to avoid doing what they are good at, so they can devote their valuable time to experiencing greatness. What is experiencing greatness? It is spending your time engaged in what you are most passionately driven to be great at. It is an alignment of your career and life with your greatest strengths and talents. It is the realization of your authentic self, ideally positioned to excel in every aspect of your life. Many I coach come to me wanting to gain tools that will immediately improve their performance and optimize their efforts. My response is, “Great! It all starts with discovering your authentic talents and strengths.” They often look at me a bit bewildered, if not outright disappointed. But the reality I know having coached hundreds of executives in real estate and other industries is this: Almost without fail, we have all been taught the same formula for success, which is to focus on obtaining knowledge, gaining skills, and eliminating your weaknesses. Sounds logical, right? The reality is this pursuit will rob you of your time, energy, and passion. Knowledge is only as valuable as its application. A skill is a learned action, or series of actions, to create a result. And our weaknesses are as much a part of us as our strengths and talents. The simple acquisition or elimination of these things gets you no closer to what you are truly passionate about and talented to become. The keys to true success all come from within you. You are absolutely the most valuable asset you have. You are the sole contributor to your success or failure. It is critical that your highest investment is spent maximizing your capabilities. And that starts with strengths and talents…your authentic strengths and talents. The reality is you can spend extensive time working to minimize your weaknesses, and you will have minimal success. The same effort applied to discovering and growing your strengths and talents will reap career-changing results. And the good news is every one of you is incredibly talented and possesses very powerful strengths. You are also absolutely unique, and no one is like you. What an amazing advantage that is! So, I encourage you to STOP doing what you are good at. Invest in learning everything you can about the strengths and talents of your most important asset: YOU! Then devote those strengths and talents to continually experiencing greatness!

Element Moving and Storage isn’t just about getting things from point A to point B. It’s about moving the industry — and the experience its clients have — forward. And that’s not by accident. As company President and Founder Elle Nesher says, she and her husband, Lee, have been very intentional about their mission to go beyond the norm to create something exceptional. A Drive to Excel
Elle’s drive to achieve began when she was growing up in Israel. “I wouldn’t say that when I was growing up, I thought I was going to be a moving company owner. But I knew I wanted to run a business and work with people,” she remembers. “I always knew I wanted to be a business owner and an entrepreneur. I was always pretty independent. When I was 16 years old, I moved from Israel, where I was with my family, and moved to California, graduated high school out there, and then [went] off to college in Washington, D.C.”
Elle stayed in the U.S. and moved to Chicago. There she met Lee, who also had grown up in Israel. After running their own business and traveling, spending time on the trade show circuit for the candle manufacturing business they had created, Elle and Lee decided it was time to start a family. “At that point, we decided we were done with cold weather and moved to Texas,” she smiles. Steps Forward
While in Chicago, Lee had worked for some moving companies and had an eye on his own operation. “He always wanted to open a moving company. That was definitely his dream. And in 2008, we decided that it was the right time to do that,” Elle recalls. “Unfortunately, sometimes the moving industry has had a bit of a bad reputation. And we decided that we were going to do things the right way. And really change the way people perceive moving and run a company with honesty and integrity. And just make sure that we do it right by honoring the client and keeping our word.” A big part of doing it right for Elle and Lee was about having a sense of caring service and empathy for their clients.

“Moving is a very sensitive and difficult time for a lot of people,” Elle acknowledges. “It’s one of the three most stressful times of people’s lives, including the death of a family member, divorce, and having a child.” Elle stresses the importance of removing stress. “We work hard to make sure that we take that out of the move. That was always our goal from the inception of the company. And that’s our number one goal. And that’s where we try to help people,” Elle emphasizes. “Moving is a very vulnerable time in people’s lives. And we want to make sure that we are upfront and honest about all of our pricing and that there are no surprises.” Growing All Around
Today Element Moving and Storage has two locations, including Dallas and a new office in Austin. Elle and Lee have enjoyed the process of serving the area’s growing population. “This is definitely a growing market, with people moving around, upgrading, downgrading, and entering the market from other areas,” she says. “While the majority of our pick-ups are in the Texas area, we do pick-ups

A Family Approach
Elle and Lee have three children: Aeden, Ava, and Arielle. They cherish time together and giving back to the community. One of the big ways they support those in need is through the Families to Freedom organization. As Elle explains, “We are proud to be the moving partner for them. What they do is they get women and children out of domestic violence situations. The organization provides one-way transportation out of whatever situation people are in and helps them get on their feet again.” Elle, Lee, and their team members also help connect the dots on moving day — taking unwanted items and delivering them to a variety of local charity organizations. It’s all a part of a drive to achieve more on behalf of those they serve. “Our success is really measured by the success of others. For our team members, I feel good about the fact that 40 to 50 people, on any given day, get their paycheck from working for our company, and are able to do that,” Elle smiles. “And of course, on a customer level, knowing that we do a good job, that we’re there for customers, and that we’re able to help them from beginning to end.” and deliveries all over the country, and we actually do a lot of international work, as well.” The team also takes pride in taking care of other special parts of the moving process to ease the load for its customers. “I love hearing from customers how our team members treat the move like they were their own. Everyone dreads taxes, but for real estate professionals, it is especially hard. Seasoned professionals are well aware by now that the best way to ease the blow is to be prepared.Â

Nonetheless, many real estate professionals were surprised to find their typical approach failed them in 2018 thanks to the Tax Cuts and Jobs Act. The Tax Cuts and Jobs Act (TCJA) was enacted in 2018, a tax reform bill that began affecting your tax return last year and will continue on all subsequent
returns. The TCJA altered income tax brackets, and the associated marginal tax rates, increased the standardized deduction, repealed the personal exemption, limited the amount of state and local taxes an individual can deduct and more. In an effort to ensure the highest level of preparedness, Jennifer Grammer, CPA at Lane Gorman Trubitt, LLC, spoke with us to discuss changes that are particularly important for real estate agents and brokers. Question: What are the new tax brackets, and what do they mean? Grammer: The new income tax brackets and associated marginal tax rates are displayed in Graphic A. You can see the changes from previous years. Single Filers with a taxable income below $152,000 will enjoy a significantly lower tax rate as well as filers who are Married Filing Jointly and have a taxable income less than $315,000. There is also a significant reduction in the tax amount for those whose taxable income is in the top tier.
Question: Does TCJA change who benefits from itemizing or using the standard deduction? Grammer: A larger portion of Americans found themselves using the standard deduction in 2018 rather than itemizing. Three aspects of TCJA that contributed to this are: The repeal of the personal exemption for each taxpayer of $4,150. The standard deduction increased to $12,000 for Single Filers and $24,000 for those Married Filing Jointly. The TCJA implemented a $10,000 cap for state and local taxes for both Single and Married Filing Jointly filers. This means that no matter how much you pay in state and local taxes, you can only deduct up to $10,000 a year on Schedule A, Itemized Deductions. These changes make the standard deduction beneficial for more homeowners, decreasing the allure of homeownership for many. Question: Are there other changes a real estate agent or broker needs to know? Grammer: Absolutely. Let me highlight three important aspects of TCJA that affect real estate professionals: Beginning last year, entertainment expenses are no longer deductible under the new tax law for businesses or independent contractors. TCJA repealed section 1031 Like-Kind Exchanges for personal property, but retained 1031 Like-Kind Exchanges for real property exchanges. This is a huge win for the real estate community, allowing for the deferral of gains from the sale of property used in a 1031 Like-Kind Exchange. TCJA reduced the corporate tax rate to a flat 21% tax rate for 2018 and going forward. Congress believed that pass-through entities/self-employed

individuals should receive a tax break, as well. As a result, the deduction for Qualified Business Income (QBI) was created. Single business owners who earn $157,000$207,500 qualify for QBI, with the full 20% for those earning $157,000 and phasing out up to $207,500. For business owners Married Filing Jointly, the same benefit is received with income beginning at $315,000 and phasing out up to $415,000.
After the standard deduction ($12,000) and business expenses ($10,000), her taxable income is $90,000. Miss Smith’s QBI is $102,000 ($112,000 gross commissions less $10,000 business expenses). The lesser of the two (taxable income vs. QBI) is what is used to calculate Miss Smith’s deduction. 20% of QBI = 20,000 20% of taxable income = 18,000
For income above these thresholds, there are more strenuous hurdles to jump through to receive the 20% QBI Deduction (ex: non-personal service business vs. personal service business). It is important to consult your tax advisor to see which exceptions apply to you. In summary, thanks to the QBI, if you are an independent contractor who reports your income on Schedule C, or a pass-through business owner, then you can deduct 20% of the QBI, subject to the income limits above.
For Miss Smith, the taxable income is less, resulting in an $18,000 QBI deduction. With Grammer’s help, you are more prepared for your 2019 taxes. However, preparedness should not replace the advice of a tax professional; always seek professional advice when making tax decisions.
For example, let us look at Miss Smith’s situation. Miss Smith is a single taxpayer and receives $112,000 in commissions in 2018. She also had $10,000 of business expenses in 2018. Miss Smith has no other income to report.

Have you ever found yourself in a situation where you had a clear vision of what you wanted for your career, and suddenly it wasn’t panning out? That’s the exact situation Mark Bradford found himself in back in 2015. After completing a sales training program with a building manufacturer, he found out they wanted to move him into a different position. 60 • August 2019
“I was doing really well with it, but at the end of the training, they said, ‘Hey, you’re really good at what you do, and we don’t want to lose you, but we’d rather have you in inside sales than out in the field,’” Mark recalls. “That wasn’t my goal. I wanted to be out in the field, making relationships and helping people, instead of sitting behind a desk.” Knowing he wanted to build a career he could pass on to his family, he went home and had a discus-

sion with his wife, Andrea. Becoming a real estate agent had been an idea that Mark had for a while, and he knew the time had come to pursue his options. “I had two unpleasant experiences with real estate agents while I went through the buying and selling process. You have to develop relationships with your clients, and I didn’t feel that the agents I worked with cared much about our family; they just cared about the deal,” said Mark. The company he worked for didn’t believe he had what it took to build meaningful business relationships, and over the past four years, Mark has proven them wrong. Rapid Growth Mark started off in real estate working part-time. With a growing family at home, he knew he needed to make sure money was still coming in to provide for them. In his first six months, Mark was able to close four transactions. This gave him the confidence he needed to jump in full-time, which is exactly what he did in April 2016. Through hard work and determination, Mark closed 18 more transactions and was awarded Rookie of Year for Coldwell Banker Residential Brokerage in DFW. Over the first four years of his real estate career, Mark has successfully closed more than 110 deals. He’s on pace to have his best year yet in 2019. With a rapidly growing business, he knew it was time to bring on some additional help. His wife, Andrea, has taken on the position of marketing coordinator. He has two agents that assist him, as well. In addition, he has two junior team members: his sons Nathan and Jameson. “I enjoy taking both boys with me to the office. I’ll even catch Nathan in his closet looking for a button-down shirt to wear to work with Daddy. His favorite thing to do is help me shop before open houses that I’m hosting.”
Mark prides himself on putting his clients first. Through the relationships he’s built with his clients and the community, he’s been named a D Magazine Top Producer, voted as Plano Star Courier’s Favorite REALTOR® in 2017 and 2018, and has been included on Plano Magazine’s Top 50 REALTOR® list in 2017 and 2018. So, what exactly can you expect when you work with Mark and his team? A full-service experience. His goal is to remove as much stress from the transaction as possible, so he keeps an updated list of preferred vendors, and even steps in himself when he has to. “I was caught cleaning a pool once, so it looked its best before a showing.” Giving Back Mark admits he spends a lot of his time working but enjoys giving back when he can. His family frequently donates funds to the American Cancer Society, Relay for Life, and the Real Men Wear Pink campaign. “Cancer has touched so many lives within our family and friends; we want to try to find an end as quickly as we can,” Mark says. Whether it’s in business, the community, or at home with his family, Mark has a line of gratitude that runs deep in everything he does. By staying focused on building the life he and Andrea dreamed of for their kids, he’s sure to continue to rise in all aspects of his life.
FUN FACT Did you know there’s a good chance you’ve seen Mark out in the community before and didn’t even know it? For over eight years, Mark was a professional mascot and donned uniforms such as Scrappy the Eagle for the University of North Texas, Deuce for the Frisco RoughRiders, Biscuit the Bulldog for the Allen Americans, and Rowdy for the Dallas Cowboys. “At UNT, I made a name for myself, and now I get requested to come back and assist and share my expertise with new students in a mentor/coach role. I try to help grow the school back to what it was before I left.”

ABOUT THIS MAGAZINE Real Producers magazine started in Indianapolis in 2015 and is now in over 80 markets across the nation and spreading rapidly. North DFW Real Producers launched August 2018. Name a large city and we are there or will be soon!
owners, or even yourself! Office leaders can also nominate realtors. We will consider anyone brought to our attention who is in the Top 500 because we don’t know everyone’s story, so we need your help to learn about them.
In every market, we take the Top 500 agents, based off of the MLS production, and we build an exclusive magazine around those agents. We share their stories, successes, market trends, upcoming events — really, anything that will connect, inform and inspire, we put in the monthly publication.
A nomination currently looks like this: you email us at northdfw@ realproducersmag.com with the subject line, “Nomination: (Name of Nominee).” Please explain why you are nominating them to be featured. It could be they have an amazing story that needs to be told — perhaps they overcame extreme obstacles, they are an exceptional leader, have the best customer service, or they give back to the community in a big way, etc. The next step is an interview with us to ensure it’s a good fit. If it all works out, then we put the wheels in motion for our writer to conduct an interview to write the article and for our photographers to schedule a photo shoot.
We strive to inform and inspire the top producing real estate agents in the local market and connect them socially. The secondary focus is to provide an avenue for our affiliate partners to create relationships with these top performers on a level that they might not be able to achieve on their own.
Q: WHAT DOES IT COST A REALTOR/TEAM TO BE FEATURED? Q: WHO RECEIVES NORTH DFW REAL PRODUCERS MAGAZINE?
A: The top 500 agents in North Dallas/Fort Worth. We pull the MLS numbers (by volume) from in the North DFW area: Collin County, Denton County and a few other locations in Dallas County that are North of I-635. Approximately 20,000 agents are licensed in this territory. We cut the list off at #500, and the distribution was born. The 2018 Top 500 cut off is $8.5 million. The list will reset at the end of every year and will continue to update annually. Q: WHAT ABOUT THE DALLAS AND FORT WORTH TERRITORIES?
A: Dallas Real Producers (Dallas County South of 635 — including Rockwall County) has finally launched and their publication is now in circulation! Fort Worth Real Producers (Tarrant County) will launch in the near future. Yes, Real Producers will cover the entire Metroplex! Q: WHAT IS THE PROCESS FOR BEING FEATURED IN THIS MAGAZINE?

We won’t even meet with a business that has not been vetted by one of you and “stamped for approval,” in a sense.
