Ain’t It Funny How Life Changes? publisher’s note
A few months ago I was in Las Vegas for a Real Producer’s Leadership Retreat, and I was rooming with Remington Ramsey, the man who started Real Producers. He was singing a song by Thomas Rhett that went, “Ain’t it funny how life changes? You wake up, ain’t nothing the same.” I thought about that for a bit, and I started to think about how quickly life can change – for better or for worse!
positive change. Maybe this area of your life has been suffering or has just been stagnant for far too long, and you are tired of it. Nevertheless, identify this area in your life and make a firm decision that starting today you are going to commit and put in the work. Once you do that, just hang on, because it is going to be a fast and bumpy ride, and in a short period of time, you are going to pause and say to yourself: “Ain’t it funny how life changes?” Jordan Espeseth
Most of you know by now that on January 28, I proposed to my then-girlfriend Geneva at our publishing company’s National Conference in Charlotte, N.C., in front of 1,100 people. I was receiving the Rookie of the Year Award, and I told Geneva, “We did this together; I want you to come up on stage with me.” What Geneva didn’t know was that I had planned this for months, and it wasn’t until about halfway through my speech until she realized what was happening. I must say, that was the most frightening thing I have done in my life! If you want to check it out, go to YouTube and search: “Life Changes Proposal (Jordan Espeseth & Geneva Eilertson).” In my speech, I referenced how quickly life can change if we do two things: If we put in the work and if we commit. And isn’t it true? I believe the universe quickly rewards those who put in the work that is required and commit to the process. Whether that be your health, career, income, or relationships – if you do these two things, you will see results, and I believe you will see them quickly. For this Publisher’s Note, I am going to keep it brief – all I want you to do is think about an area in your life that you would like to see

Magan Anderson Cultivating a Care e r
“I’ve always loved the entrepreneurial idea of doing your own thing,” says 47-year-old Magan Anderson with Colleen Frost Realtors out of Plano. But with former careers in the business sector, like corporate marketing and event management outof-state, she didn’t start that way.
Magan Anderson took her skillset, and friendship with Colleen Frost, and cultivated her entrepreneurial spirit. “I’ve been friends with Colleen for 35 years, since our Upstate New York days,” smiles Magan. Throughout the decades, Magan watched Colleen grow into her own boss, developing The Colleen Frost Realtors boutique brokerage.
personal,” states Magan. With larger realty groups, often there are several hands involved in the whole process. “There are too many people touching different things,” Magan explains. This can sometimes lead to confusion or a breakdown of the process. The larger the realty group, the longer the process can sometimes take or the higher the risk of miscommunication throughout the process. In a closer-knit group, Magan feels they have a more concise process. Magan has enjoyed the petite brokerage so much, she even aspires to someday start her own.
As Magan worked and raised her four children, two 20-year-old girls and one 16 and one 12-year-old boy, she dreamed of getting her real estate license. So, four years ago, she did. She dabbled in the real estate industry for the first two years part-time before becoming fully committed to the last two.
She knows that won’t come without some challenges, though, just like she endured when she transferred from the business world into real estate. “It’s a different perspective not being the one buying the house,” she says about being on the opposite side of the transaction.
As a result of her hard work, Magan has paved her own way, making her April’s Rising Star, putting her in the Top 500 real estate agents in the DFW area in a fairly short amount of time.
In addition to learning the process from both the buyer and the agent side, she alludes to another challenge common in real estate: the work/life balance.
Magan didn’t just choose a boutique group due to her allegiance to Colleen, though: “It’s far more

around her knew she was reliable and aggressively ready to work. “You want to get your name out there,” she chuckles, as she inserts herself against the 25,000 other real estate agents in the area. But, she shortly learned she could exhibit those positive aspirations she had for herself and not give her family time away during the process. With four children, Magan learned quickly that once her youngest got home from school, she needed to carve out a pause for family time. Between activities, sports, church groups, or just feeding them supper, Magan decided to devote that part of her day to family. A Fresh Start
Like the start of her career in a boutique brokerage, each morning gives Magan a fresh start. In May 2019, Magan got fed up with a certain aspect in her life, and she knew it wasn’t until you’ve reached a breaking point that you’re ready to make an impactful change.
There wasn’t a magic pill. There wasn’t some new, innovative diet. It was just Magan realizing enough was enough. “It was just major lifestyle changes. You got to watch what you put in your mouth and get active,” she shares about her daily routine, which includes a brisk walk every morning after she drops her youngest off to school. Texas weather can be fickle, but Magan adjusts by using the local gym when it’s not ideal to go outside. She credits her morning walk as a great way to start her day, do some “mental calendaring,” and hold herself accountable to the success she’s been creating.

Magan reached a pivotal moment in her health: she could either pursue doctoring to get her health in check, potentially using medications to regulate her blood pressure, or she could personally do something about it. So, she did.
“I feel more comfortable,” especially when she reflects about sitting in the Texas heat watching baseball. “My energy levels are through the roof. Overall, I’m just so much better.” And that blood pressure medication she was worried about? The lifestyle changes were enough to keep her off of it. “Everything in moderation,” she concretely states.
At the highest weight she’d ever been, Magan sprouted some serious lifestyle changes, which resulted in a 65-pound weight loss.
As for her current and future success in boutique real estate, Magan credits a few crucial tools. First, networking with other impactful people in their market and “having a big sphere of influence. It’s partnering with the right people,” says Magan. It is the quality of those that she is surrounded by that propels her forward.
“I was tired of being tired,” Magan expresses. “I was 46 years old, and I felt 56.”
She also gives praise to the flexibility in her job that allows her to have her personal, work, and home-

life balance, keeping her in harmony and allowing her to prioritize aspects of her life. Additionally, she thanks her husband, Lee. “He has been my highest supporter during this entire process of going from Corporate America to taking a chance on me and going all-in with Real Estate.” In her free time, you can find Magan most likely at a ball field, as her youngest is heavily involved in competitive baseball. “We’re constantly going from sport to sport.” In addition to being her children’s biggest cheerleader, Magan enjoys traveling. The family has taken many cruises and looks forward to taking another one this summer…after baseball is over of course! Finally, education is another tool that has helped shift Magan from good to great. “You should never stop learning,” Magan says about seeking out opportunities continually in the future. And, with an election year coming up, “You never know what that’s going to bring.” So, in preparation for potential market shifts, and to keep herself relevant, Magan will grow with the changes while learning and adapting, all in her endeavor to someday hopefully mesh her business background into her own boutique brokerage.

From Dream to Reality Stonebriar Moving Services is led by Tyler and Ashley Edwards, who first met ten years ago. It wasn’t long before they realized that they wanted to be on the same path in life — and in business.
As Ashley says, “It was clear right away that we had great chemistry. And then we decided on a moving company because Tyler was working in moving when I met him. Tyler has a really strong entrepreneurial spirit, so I said, ‘Let’s buy a truck and start a moving company.’ That’s what we did, and it worked!” Tyler has a passion for the business. “Before we started this business, I traveled the country, and I slept in the moving truck,” he says with a smile. “I moved all kinds of motorcycles, cars, ATVs, antiques, and full homes all the way from Washington to California.”

When Tyler and Ashley first started their moving business, they quickly found a niche serving the city’s uptown and downtown apartments. “We really specialized in that for the first three years, and then we decided to rebrand and open Stonebriar Moving Services and started to focus more on homes in 2015,” Tyler says. “We still do condos, apartments, townhomes, and offices in between, but I wanted the brand to be known more. So, we started marketing more to REALTORS®.” Growth through Quality The results have been impressive. Today, Stonebriar Moving Services runs as many as 10 to 15 trucks during the summer, including a moving staff of 25 team members. The power of teamwork is unmistakable. And when that teamwork is based on consistency and longevity, the results are magnified. “We have a core of about 12 guys who have been with us for five or six years,” Ashley says. “And the really cool thing is, that in the summer when we get busy, we have the same guys who come back and work for us in the summer, time and time again. We have a really good relationship with all of our guys, and they are at the center of our really good culture. Our team does an excellent job for our clients.” As Tyler says, communication is key to moving forward together. “I tell them ‘Thank you’ every day. Without them, we obviously couldn’t be as successful,” Tyler 30 • April 2020

says with a smile. “We want them to be the best version of themselves. And they really do an awesome job. With the group of team members that we have now, I’m able to focus on meeting with prospective clients and partners and booking additional projects.” Ashley agrees. “When our team members come to your client’s home, they’re going to really take care of them,” she says. “In turn, we want to do whatever we can to support them. They know how much what they do supports our relationships with both our partners and clients and they want to do whatever they can to support that.”
In their free time, Tyler and Ashley look forward to spending as much time as they can with their three children. As they consider the growth they’ve created together at Stonebriar Moving Services, and they think about what lies ahead, they look forward to continued expansion. As Ashley says, “We would like to see it at 25 trucks, but we want to grow at a pace where we can keep the same high level of service. In the meantime, we’re going to go slow and make sure that everything is taken care of along the way.”
Better Together One of the most rewarding parts of what Tyler and Ashley do is working with each other.
The future is definitely promising for Stonebriar Moving Services. No matter how much it grows with the leadership of Tyler and Ashley, one thing is certain: They will continue to add value and make things easier.
“Tyler is my best friend. People ask about us working together all the time. They say, ‘You guys are always together, you work out together, you travel together, and you have your free time,’” Ashley recalls. “But there really aren’t a lot of challenges, because we’ve been together for so long.”

In an industry filled with requirements, timelines, challenges, and moving parts, the value of planning, strategy, and organization is obvious. In the same way, the job of creating, operating, and expanding a brokerage requires an equally challenging set of skills. Two local real estate leaders who know that lesson firsthand are Sarah Jones and John Papadopoulos. As leaders of the Jones-Papadopoulos & Co. brokerage, they continuously work to give their clients and team members an advantage by thinking ahead.
Finding New Paths
John started his professional life in the corporate world. “After a while, I started realizing that sitting behind a desktop wasn’t really going to work for me. I started working closely with some property preservation companies figuring out the construction side of the business,” John recalls. “I started with a small firm in 2000, and we started doing some foreclosures. REO was really strong, and I figured out that it was something that I liked to jump into. So I started doing a lot of listings with various banks: Fannie Mae and Freddie Mac.”

Things took off from there, and John made the decision to earn his brokerage license in 2006. In the meantime, Sarah Jones had taken another path professionally. After starting as a flight attendant with Delta in New York City, she took a job in marketing in Dallas for a few years. “That led me into teaching. And I actually taught marketing in a local high school for nine years,” Sarah recalls. “Then, oddly enough, I was searching for a house, and a particular neighborhood in the neighborhood I actually live in now, and I ended up being one of John’s clients.”

In fact, when John wanted to partner with me, I had him read about my grandmother so he could understand where I come from.” For a time, Sarah and John worked together before John pursued work with a different brokerage. In time, however, Sarah ended up bringing a buyer back to work with John in 2014. As John recalls, “I was moving from Carrollton up into Frisco. And Sarah said, ‘Hey, believe it or not, I have someone that wants to look at your house and possibly buy it.’ And somehow, some way, we got under contract after multiple offers. And we ended up working together on that transaction.”
At about the same time, Sarah considered a career switch. Joining Forces
“I knew that I would never retire as a teacher. I am a third-generation entrepreneur; most of my influence 44 • April 2020
By 2015, Sarah and John decided to partner and open their own brokerage. Thus, Jones-Papadopoulos & Co. was born.
Both Sarah and John have strong personalities, which led to an early, healthy exchange of differing opinions at times in the beginning. But soon, the pair found a balance that has created success. “I appreciate Sarah. She’s just so goal-oriented. Everything that we set up from the beginning of the year to every quarter, to every half year, we say these are the things that we want to do and hold each other accountable,” John emphasizes. “Because that’s so easy to say, ‘Don’t worry about it.’ Or, ‘Hey, you know, it’s all good. We can do it next year.’ That’s so easy to do. But as entrepreneurs, we have to wake up every day with that fire saying, ‘Hey, I’ve got to make it happen.’ We’re 100 percent committed. Sarah has those same goals that she does not give up on, so that’s awesome.” For her part, Sarah appreciates the continual brainstorming John does on the business. As Sarah recalls, “John is constantly thinking of ways to make the brokerage better. I’ll call him and talk with him about a deal, and I can tell he’s amped up. He comes up with a lot of really good ideas. And I think then that’s where then I kind of help focus it a little bit more. It’s amazing how he is always generating new ideas.”
What Matters Most
Away from work, Sarah and John look forward to time with their families. John and his wife were married 20 years ago in Connecticut. In fact, this summer, they plan on renewing their vows at the same church that stood witness to their original ceremony, followed by a reception at the original venue that hosted their after-party. John and his wife also have two daughters, Tatiana and Sophia, and a dog. Their favorite free-time activities include travel and sports. In fact, John enjoys coaching his daughters in soccer. Sarah and her husband, Matthew, have been married since 2003. They have a daughter and son, including Kate and Casey. When they have time away from work, they enjoy family gatherings and taking trips to warm destinations — especially the Cayman Islands, where they were married, and where their children were both baptized. While there, they take opportunities to unwind and spend time snorkeling and exploring the area’s marine life.

Thoughtful Progress
As Sarah and John think about the future of their brokerage, they continue to look for ways to encourage, incentivize, and grow their team at a pace that is right for them. They recently instituted a yearly sales incentive program, with all qualifiers earning a trip for themselves and a guest to spend a few days at Bellagio in Las Vegas, including fountain view hotel rooms and lavish dinners. “We have ten agents right now. The biggest thing with our focus is, it’s not about quantity. It’s about quality, being able to have service for our agents, being able to actually answer the phone for them, answer the questions, look over their contracts before they even submit offers, and make sure that everything’s done correctly,” Sarah says.

As John adds, “Our goal is to keep our brokerage somewhat smaller. Ever since we first started, we said we want to stick to about 20 to 25 agents. That way, we can give them the support they need. We’re looking to build our team by another five to eight agents this year.” With each day, Sarah and John continue thinking ahead … investing their energy, experience, and passion to support their team, and, in turn, their clients. “I think what makes us a very strong brokerage is just constantly working and trying to figure out what’s going to be best for agents and just being there for them,” John says with a smile. “Sun, snow, whatever it is … we’re there.”

Pete Montesino is a Producing Branch Manager with Service First Mortgage — a role he has developed through 19 years of work with the organization. “I was helping him with the bilingual-speaking clients he had. And that’s all she wrote. I fell in love with the fact that I was able to help so many families,” he recalls with a smile. “I met Pete about five years ago. And as we talked, I loved his philosophy and his desire to help people.” The two men and the rest of the team have a very focused mission to be their best — so they can deliver the best to their REALTOR® partners and clients.
As Pete says, there is a “timeless need for a personal touch.” “As the industry changes and we become more digital, a lot of people hide behind that. I believe it is important to sit down with our clients in person if possible,” Pete explains. “And you would be shocked at how many people of all ages really appreciate the time to go through the numbers. We try and give that personal touch as often as we can.” Innovative Dialogue
“My goal is to be the best mortgage office. But that doesn’t mean the biggest or the most volume. It’s about being the best where if you’re a REALTOR® partner, you have the absolute best office of people who are going to surround you and look after your needs every time,” Pete says. “I’ve always hired people who are better than me and smarter than me in different areas, and Roger is one of them. He’s amazing, and it’s been really cool watching him grow over the last six years. He’s really good on social media and is really great with his relationship-building.” Service that Wins
With 11 producing loan officers, Service First Mortgage has a team that is right-sized to provide the depth and breadth of support needed. At the same time, the team is always looking for ways to bring value to their partners by thinking outside the box and doing something completely different and innovating. Because of that, Roger recently began a Video Show Series, “Real Estate on Wheels”, which is reminiscent of the Jerry Seinfeld NetFlix series “Comedians in Cars Getting Coffee.” In each video, Roger meets with real estate agents, and they take a fun, informative ride in a topend vehicle — sharing the ride and insights. “The best part of it is that I get to hang out with incredible top agents in the industry. We talk about how they reached the level they’ve attained,” Roger explains. “It has been an incredible ride. We just finished our first season of six episodes and will start working on season two. It’s been incredible.”

The vehicle rides and conversations are an extension of what Roger loves the most about his work each day as part of the Service First Mortgage team. Early Steps Mike received his first introduction to real estate at a very young age. “For me, it started when I was 16 and lived in New York. I remember that summer when my father said I didn’t need to do anything except to go get my real estate license,” Mike recalls. “I became an agent at 16. And as crazy as it was, that was my summer job.” A new milestone was coming at the end of high school. “When I turned 18, my father said, ‘Now you’re in college, you can go get your Broker license.’ I didn’t use it a lot, but he said, ‘You’d be pleased about this later.’”
they realized there could be even more in store for their life together. As Shana remembers, “At the time, he realized his license would transfer, and he could become a Mortgage Broker. The rules have since changed, but he did that. I was selling advertising at the time, and it was challenging. One day, Mike suggested that we work in real estate together.”

A New Venture Together In 2001, Mike and Shana created Acquisto Real Estate.
Those were prophetic words. As time passed, Mike met Shana and moved to Dallas. As they started their relationship together,

“We started with all those classic things, like just trying to make enough to make a house payment to start with, and then earning more to take the next steps,” Mike remembers. “Other steps came after that. For example, our dream was to work from our home office, and be there with our kids, and go on vacations as everyone else did. Slowly it started to build one person at a time, and it went from there.”

As Shana adds, “As we made our transition, we were go-getters. We involved our kids, taking them on weekends door-to-door, and doing whatever it took. We never looked back.” With Time Came Growth “When we started Acquisto Real Estate, it was just Mike and I. It took us several years until we realized we needed a Transaction Coordinator,” Shana says. “It was a hard transition, because we had control over every-
thing, and it had all been in our hands. We hired our Transaction Coordinator. She’s still with us today, and she is amazing.” The additions continued, with the eventual addition of marketing team members, including a Marketing Director and Creative Director, in addition to 15 agents. “Our success isn’t about the numbers that we do as a brokerage. We focus on how much the agent actually takes home at the end of the year,” Mike says. “They have a certain amount of business that
they generate on their own through their personal transactions. On top of that, we try to provide additional deals so that they can excel and make even more money.” It has worked. In one case, an agent with the Acquisto Real Estate Family received an additional $50,000 worth of extra income last year from deals that Mike and Shana had set up

that were originated by the company. And the top Ten agents realized an average income well over $100,000. While most in the industry discuss “leads,” Mike and Shana use a different term. “We use the word friendship internally because we don’t like to call people leads. It doesn’t sound great to say, ‘How about you call 100 leads?’ But if you say how about you pick up the phone and call ten friends, it has a different feeling attached. And it’s easier to say, ‘Cool. I want to call my friends,’” Mike explains. “We also put a lot of time, energy, and effort into technology that’s scalable and sustainable.”

Honing Their Edge Mike and Shana take pride in fostering a unique and creative work environment.
So, Mike and Shana make an effort to focus on the time they have with their three sons. One way is through travel.
“We like to have fun. We host parties and love to entertain. And we want everybody to be on the same playing field,” Shana emphasizes. “I think

now, we’re into visiting National Parks and doing the hardest hikes.” Back at the office, Mike and Shana continue that same level of camaraderie and support with their real estate family members. “We will go with our agents on their appointments, so they feel comfortable, and so they know they have our support, as well. Many agents don’t work directly with their brokers. We also do one-on-one meetings with our agents. They have a specific time with Mike and with me separately, so that they can work on different aspects of their business, and so we can understand what their needs are and support them in any way we can.” That’s the definition of success with a family feel.

LET’S BE CLEAR ABOUT THE CLEAR COOPERATION POLICY All MLSs have until May 1, 2020, to implement the Multiple Listing Service (MLS) Statement 8.0 Clear Cooperation Policy. The policy does not include an “opt-out,” which means all agents need to consider the policy when listing a property, as well as reap the benefits of having a more comprehensive listing of inventory for their buyers. So, are you ready? Whether you are a Clear Cooperation pro, or a novice needing a full-blown lesson on the policy, this article is for you. The Clear Cooperation Policy requires listing agents to submit a listing to NTREIS for cooperation with other MLS Participants within one business day of marketing a property to the public [1]. Marketing a

property to the public can range from placement of a sign in the yard, sharing information about your listing on social media, to discussing property features of an upcoming listing with agents outside of your brokerage. “REALTORS® shall cooperate with other brokers except when cooperation is not in the client’s best interest.” REALTOR® Code of Ethics, Article 3 In 2013, an informal working group met to consider what issues were contributing to the decline of cooperation between REALTORS® as mandated in the Code of Ethics. The working group determined that certain marketing practices that delayed submitting a listing to NTREIS for multiple days after the promotion of the property had begun, diverged
from the core purpose of the MLS marketplace. The workgroup concluded that the divergence resulted in a “less complete and consequently less useful property data.” [2] A 2019 advisory board to the National Association of REALTORS® (NAR) agreed, concluding: “Leaving listings outside of the broader marketplace excludes consumers, undermining REALTORS’® commitment to provide equal opportunity to all.” Based on this conclusion, NAR created the MLS Statement 8.0 Clear Cooperation Policy. The new policy does not eliminate “Coming Soon” listings, “Office Exclusive” listings, or CCAR’s dedication to you. “Coming Soon” listings will still be allowed for up to 14 days by NTREIS. This function allows NTREIS to maintain a complete record of upcoming inventory for a territory and does not conflict with the Clear Cooperation Policy. Showing of the prop-

Real Producers magazine started in Indianapolis in 2015 and is now in over 100 markets across the nation and spreading rapidly. North DFW Real Producers launched August 2018. Name a large city and we are there or will be soon!
owners, or even yourself! Office leaders can also nominate REALTORS®. We will consider anyone brought to our attention who is in the Top 500 because we don’t know everyone’s story, so we need your help to learn about them.
In every market, we take the Top 500 agents, based off of the MLS production, and we build an exclusive magazine around those agents. We share their stories, successes, market trends, upcoming events — really, anything that will connect, inform and inspire, we put in the monthly publication.
A nomination currently looks like this: You email us at northdfw@ realproducersmag.com with the subject line, “Nomination: (Name of Nominee).” Please explain why you are nominating them to be featured. It could be they have an amazing story that needs to be told — perhaps they overcame extreme obstacles, they are an exceptional leader, have the best customer service, or they give back to the community in a big way, etc. The next step is an interview with us to ensure it’s a good fit. If it all works out, then we put the wheels in motion for our writer to conduct an interview to write the article and for our photographers to schedule a photoshoot.
We strive to inform and inspire the top producing real estate agents in the local market and connect them socially. The secondary focus is to provide an avenue for our affiliate partners to create relationships with these top performers on a level that they might not be able to achieve on their own. Q: WHO RECEIVES NORTH DFW REAL PRODUCERS MAGAZINE? A: The top 500 agents in North Dallas/Fort Worth. We pull the MLS numbers (by volume) from in the North DFW area: Collin County, Denton County and a few other locations in Dallas County that are North of I-635. Approximately 20,000 agents are licensed in this territory. We cut the list off at #500, and the distribution was born. The 2019 Top 500 cutoff is $8 million. The list will reset at the end of every year and will continue to update annually.
Q: WHAT DOES IT COST A REALTOR®/ TEAM TO BE FEATURED? A: Zero, zilch, zippo, nada, nil. It costs nothing, my friends, so nominate away! We are not a pay-to-play model. We share real stories of real producers.
