Two hundred and fifty years ago, a group of people took a risk on an idea.
Not a perfect idea. Not a guaranteed idea. Just a belief that hard work, personal responsibility, opportunity, and freedom were worth pursuing.
As our country celebrates 250 years of history, I have found myself thinking about the qualities that helped build America in the first place. Grit. Resilience. Integrity. The willingness to bet on yourself. The ability to get back up after a setback and keep moving forward. While the world has changed dramatically over the last two and a half centuries, those qualities have stood the test of time.
What’s interesting is that those same qualities are still what build great businesses today.
Every month, we have the privilege of sharing the stories of top agents throughout North Texas. The numbers are impressive, but the stories behind those numbers are what stand out.
Rarely do we hear about someone who had a perfect path to success. Instead, we hear stories of risk, sacrifice, long hours, uncertainty, failure, reinvention, and perseverance. We hear stories of people who kept going when things got hard. People who stayed committed when nobody was watching. People who built trust one relationship at a time.
Technology has changed. Marketing has changed. The way people buy and sell homes has changed. AI is changing the way many of us work. Yet the fundamentals remain remarkably similar. Character still matters. Relationships still matter. Keeping your word still matters. Showing up consistently still matters.
In a world that is constantly looking for shortcuts, I think there is something refreshing about being reminded that the old-fashioned principles still work. The agents and partners in this community prove that every day. The people who build lasting businesses
are rarely the ones chasing the latest trend. More often than not, they are the ones doing the simple things exceptionally well, year after year.
As we reflect on 250 years of America, I am grateful for the opportunities we have, the businesses we’ve built, and the people who helped us get here. And while the tools, technology, and tactics will continue to evolve, I have a feeling the qualities that built America, and the qualities that build great businesses, will continue to stand the test of time.

RELIVE ESPE 2023

Watch the recap video and experience the event that everyone is still talking about.

For Brandon Tomlin, real estate has never been just about selling homes. It has always been about the kind of legacy that lasts long after the closing table.
At just three-and-a-half years into his career, the North Dallas real estate agent with eXp Realty has already built an impressive business, closing more than $39 million in career volume, including $15.7 million in 2025 alone. Yet when Brandon talks about success, the conversation quickly shifts away from those milestones.
“Real success isn’t just about how many homes you sell,” he says. “It’s about who you become in the process and whether you’re building a life that actually aligns with your values.”
That mindset has become the foundation of both his business and his life.
Although Brandon was born in Grapevine and spent his early childhood in Keller, Frisco has always felt like home. Growing up in the community he now serves has given his work a personal connection that clients immediately recognize.
“It’s been really special getting to grow up here and now help people buy and sell homes in the same community,” he shares.
Long before he became a real estate agent, Brandon was already immersed in the industry through his father, JD Tomlin, who entered real estate in 2010. Watching his dad build
relationships and guide clients through important life decisions planted a seed that would eventually shape Brandon’s own career path.
“As I got older, that exposure turned into inspiration,” Brandon says. “I realized I wanted a career where I could build something of my own, work directly with people, and have my effort directly tied to my results.”
After graduating from Frisco High School in 2018, Brandon attended Texas A&M University, where his entrepreneurial mindset continued to grow. While many of his peers pursued more traditional career paths, Brandon knew he wanted something different.
“I didn’t want a traditional 9-to-5 where my income and growth were capped,” he explains. “I wanted something entrepreneurial where I could build a business and make an impact in my own community.”
So, immediately after graduating in 2022, he jumped into real estate full time.
The beginning was not without challenges. Brandon still remembers the uncertainty that came with building a business from scratch at a young age.
“In the beginning, every conversation felt important, every lead mattered,” he says. “There were definitely moments where I questioned whether I could really build a long-term career doing this.”
At the same time, there was also excitement. He knew the opportunity in
front of him could completely change his life if he stayed committed.
That defining moment came when he helped his first clients successfully navigate a transaction from start to finish.
“Seeing the excitement at the closing table and knowing I played a role in helping someone buy or sell a home made everything feel real,” Brandon recalls. “That’s when it clicked for me that this wasn’t just sales. It was relationships, problem solving, negotiation, and helping guide people through emotional and financial decisions.”
Those relationships remain at the center of everything he does today.
In one of the most competitive real estate markets in the country, Brandon has intentionally focused on creating experiences clients remember long after the keys are handed over. Rather than treating transactions as one-time deals, he prioritizes meaningful touches that feel personal and genuine.
For some clients, that means commissioning custom watercolor portraits of their homes. For others, it might mean bringing a bottle of wine to an inspection walkthrough to help relieve stress during the process. Closing gifts are thoughtfully curated around each client’s personality and lifestyle.
“I’ve always wanted to separate myself by becoming truly memorable,” Brandon says. “The small details are often the things people never forget.”
That philosophy has helped him build trust quickly, especially among younger buyers navigating a difficult housing market for the first time. Brandon

says helping friends purchase their first homes has become one of the most rewarding parts of the job.
“It isn’t an easy thing to accomplish in today’s economy,” he says. “Having their trust to guide them through such a huge financial and emotional decision is a huge honor.”
His relationship-driven approach has also earned recognition within the industry. In 2025, Brandon received the ICON Award with eXp Realty, honoring top-producing agents who contribute both through production and leadership. He has also emceed regional company events and spoken on panels at industry conferences, encouraging other young professionals entering real estate.
Still, behind the production numbers and accomplishments is someone deeply grounded in faith.

Looking back, he now sees the experience differently.
“It taught me resilience, perspective, and how important it is to stay grounded when things don’t go according to plan,” he reflects.
Brandon speaks openly about the tension between ambition and maintaining an eternal perspective. While he enjoys setting goals and building a successful business, he remains intentional about not allowing achievement to define his identity.
“My faith has helped ground me and remind me that success and fulfillment have to come from something deeper than just numbers or recognition,” he says.
That perspective became even more meaningful during one of the hardest seasons early in his career. Shortly after entering real estate, Brandon suffered a serious pec major injury while bench pressing, requiring surgery and months of recovery. The physical and emotional setback forced him to slow down during a time when he desperately wanted momentum.
Today, Brandon’s motivation extends far beyond production goals. On May 24, he married his wife, Abbey, beginning a new chapter that has further strengthened his focus on balance, family, and intentional living.
“We aren’t guaranteed tomorrow,” he says. “I want to live each and every day with purpose and on purpose, being impactful and serving others and God while doing it.”
When asked what he hopes people remember most about him someday, Brandon’s answer comes sincerely.
“If people remember me as someone who loved Jesus, cared deeply for people, stayed grounded despite success, and tried to live with purpose beyond himself, I think that would be the most meaningful legacy I could leave behind.”

exas is a land built by pioneers and known for bold beginnings, and Perry Homes has carved out its own legacy as a trailblazer in the homebuilding industry. Since 1967, Perry Homes has delivered over 70,000+ residences across more than 140+ communities with quality at its core and innovation at every turn. Their team continues to lead the way, and people like Kim Swanner are making sure that

Operational Marketing & Creative at Perry Homes, Kim carries more than a job title; she carries a story. “There’s a certain magic to homes, don’t you think?” she says with a smile. “A home is more than just bricks and mortar. It’s a place where dreams come to life. And at Perry Homes, that’s precisely what

witnessed first-hand the evolution

expectations. Yet through all the change, one thing has remained constant: Perry Homes’ commitment to its core values: Design, Quality, Innovation, Customer Service, Warranty, and Giving Back. “Each of these pillars defines who we are and what we offer to our customers,” Kim explains. “But above all, it’s our commitment to helping people find their dream homes that truly sets us apart.”
Founded by Bob Perry, a former teacher turned visionary builder, Perry Homes began with a simple yet powerful mission: to provide highquality homes for Texas families.

We want agents to know that when they recommend Perry Homes and Britton Homes, they’re delivering more than a great house— they’re delivering on a tradition of excellence.”
That mission has only grown stronger under the leadership of his daughter, CEO Kathy Britton, who established the Perry Homes Foundation in 2017 to honor her father’s legacy. The foundation has since donated over $4 million to charitable causes throughout Texas, further embedding community impact into the company’s DNA.
For Kim, this culture of giving back is just as important as the homes they build. “Community welfare isn’t an afterthought; it’s part of our identity,” she shares. “It’s amazing to work for a company where purpose goes beyond the product.”
So, what exactly makes Perry Homes such a valuable partner for real estate agents?

Kim is quick to answer: “We offer a seamless and elevated home-buying experience that agents can feel confident recommending to their clients. Our homes are located in some of the most desirable communities in Texas and Florida, and they’re designed to suit a wide range of lifestyles.”
From the signature wall of windows that flood rooms with natural light, to open-concept layouts and over 350 customizable floor plans, Perry Homes delivers thoughtful design at every price point. And thanks to partnerships with leading smart home technology brands, every home comes equipped with modern conveniences at no extra cost— thermostats, lighting, and security systems all accessible from your smartphone.
“We also take pride in our warranty; it’s one of the best in the business,” Kim says. “When agents refer their clients to us, they know they’re getting not just a house, but peace of mind and long-term value.”
Customer satisfaction is no accident at Perry Homes; it’s a deliberate result of their process, which includes rigorous quality assurance, third-party inspections, and an empathetic sales and service team that walks buyers through every step. That attention to detail has earned them a remarkable 95% customer satisfaction rating.
For luxury buyers, Perry Homes’ Britton Homes division brings an elevated experience to the Dallas-Fort

Worth market. “Britton is our answer for those looking for distinct architecture, energy efficiency, and personalized luxury,” Kim explains. “It’s backed by the same 59-year reputation for quality, but with added design flexibility and white-glove customer care.”
As the company celebrates over five decades of building in Texas and expands into Florida, Perry Homes remains rooted in the principles that got them here. “Whether you’re a first-time buyer or searching for your forever home, we believe everyone deserves a space that fits their lifestyle,” Kim says.
For real estate agents, that belief creates a powerful opportunity. “We see agents as our partners,” Kim says. “They’re the ones who guide families through the most important purchase of their lives. And we’re here to make that process as smooth and rewarding as possible— for both the client and the agent.”
One of the ways Kim and her team build those bridges is through local agent networks like Real Producers. “It’s such a fantastic way to connect directly with the people helping families every day,” she shares. “We want agents to know that when they recommend Perry Homes and
Britton Homes, they’re delivering more than a great house—they’re delivering on a tradition of excellence.”

Perry Homes doesn’t just build houses, they have redefined what it means to build a home. And thanks to people like Kim Swanner, they are filled with heart, legacy, and a tradition that continues to inspire.

On any given day in North Texas, a real estate transaction hinges on trust. Not just between buyer and seller, but between the professionals guiding them through one of the largest financial decisions of their lives. For Kris Svendsen, owner of Viking Inspections, that responsibility is personal. After 13 years in the inspection industry, he has built a business rooted in one defining belief: “We don’t just inspect; we illuminate the full picture so our clients can move forward with peace of mind.”
Kris’s path to entrepreneurship didn’t follow a straight line—but every step prepared him for where he is today. Born and raised in St. Paul, Minnesota, and proudly half Norwegian, the “Viking” name is more than branding—it’s heritage. Texas, however, has long been home. “I’ve been in
Texas since 1981, so after more than four decades here, I very much consider myself a Texan,” he says.
Early on, Kris realized college wasn’t the right fit. Instead, he found his stride in information technology, where he spent the majority of his professional career.
Alongside IT, he nurtured a love for woodworking— working with his hands, solving problems, and understanding how things are built. That curiosity eventually turned into a small remodeling business, where homes became more than structures; they became systems. “That hands-on experience with homes naturally led me to start Viking Inspections in 2012,” he explains.
From the beginning, Viking Inspections was designed to remove stress from the transaction—not add to it. Serving residential and commercial clients across the Dallas-Fort Worth Metroplex, the company offers a comprehensive suite of services under one roof. Structural and foundation evaluations, mold and air quality testing,

thermal imaging, sewer line camera inspections, solar panel assessments, termite inspections, pool and spa evaluations—everything designed to answer questions before they become problems.
“What truly sets Viking Inspections apart is our unwavering commitment to removing uncertainty from the real estate transaction,” Kris says. That philosophy is summed up in the company’s guiding principle: Clarity Over Uncertainty. It’s more than a tagline—it’s how the business operates. Reports are clear, visual, and actionable. Communication is straightforward. Education is constant.
That approach has made Viking Inspections a trusted partner for top-producing agents across DFW. Kris is clear about why. “Topproducing agents choose us as their secret weapon because we’re not just inspectors—we’re the seamless extension of their elite sales process,” he says. By delivering client-ready reports that help agents anticipate objections and guide conversations, Viking Inspections doesn’t slow deals down—it helps move them forward with confidence.
That ability to integrate seamlessly into an agent’s workflow didn’t happen by accident. Kris credits mindset and perseverance as the foundation of his success. “Success comes from doing what others won’t—pushing through obstacles and persevering when reality hits hard,” he says. Like many entrepreneurs, he learned early that building something

meaningful requires stamina. Mentors played a critical role, reinforcing the importance of resilience and execution. One quote continues to guide him: “Those who implement, win.”
Momentum is what fuels him. “I’m most passionate about the chase—the constant drive to improve and grow,” Kris shares. Whether it’s launching a new service, refining a process, or expanding systems, forward motion is the goal. That mindset extends beyond Viking Inspections.
Today, Kris owns three businesses—Viking Inspections, Viking Tool Supply, and Bugzilla Pest Control—with a clear vision for each. “My big goal is to bring each of them to the level I’ve always envisioned: stronger systems, broader impact, happier teams, and even greater value for our clients.”
Outside of work, Kris’s curiosity doesn’t slow down—it just shifts focus. Every day includes a game of chess, a mental exercise he enjoys for its strategy and patience. He also spends
“Whenever possible, I spend time in our outdoor kitchen by the pool. IT’S MY HAPPY PLACE.”
time repairing electronics, drawn to the satisfaction of diagnosing and fixing problems. Science and space content fill his downtime as
well, feeding his fascination with how the world—and universe—works.
But his true escape is found closer to home, in his outdoor kitchen.
“Cooking—it’s my true passion and escape,” he says. Smoking briskets, pork, and ribs, reverse-engineering restaurant dishes, and experimenting with flavors is where Kris unwinds.
“Whenever possible, I spend time in our outdoor kitchen by the pool. It’s my happy place and the perfect way to recharge.” That same patience, attention to detail, and love of process show up in his work—whether he’s perfecting a brisket or finetuning an inspection report.
Looking ahead, Kris’s mantra comes from Tony Horton: Keep pushing play. It’s a reminder that progress is built through consistent action.
“There’s so much I want to
accomplish, and the only way forward is to consistently chase the ‘next,’” he says. Challenge, for him, isn’t a deterrent—it’s an invitation.
When asked what he appreciates most about the Real Producers platform, Kris points to its ability to tell the full story. “It reveals the human side of people in our industry—the stories, passions, and personal journeys that you rarely see,” he says. It’s a sentiment that mirrors how he runs his business: focused on people, grounded in trust, and committed to clarity.
In an industry where uncertainty can derail even the strongest deal, Kris Svendsen has built Viking Inspections as a steady presence—one that supports agents, educates clients, and proves that when clarity leads the way, confidence always follows.

At first glance, it might look like success came quickly for Harman Cheema.
In just two years, he climbed to the top of one of the most competitive real estate markets in the country. More than $110 million in career volume. Over 200 transactions. Named one of the best real estate agents in Dallas. Number one agent brokerage-wide at Monument Realty for 2025. A meteoric rise by almost any standard.
But the truth behind the story is far less polished and far more powerful.
“This wasn’t handed to me,” Harman says. “No connections, no mentor, no blueprint. Just a guy who showed up every single day with everything he had and refused to settle.”
That mindset has become the foundation of both his career and his growing team, The Address Realty Group. Around Dallas-Fort Worth, clients know him for his relentless work ethic and sharp understanding of the market. But those closest to him know there is another side to what drives him.
“Hustle gets you in the room,” he says. “Heart keeps you there.”
That balance between ambition and authenticity can be traced back thousands of miles away to Chandigarh, India, where Harman was born and raised. From there, his path stretched across continents. He earned his engineering degree at
Brunel University London before completing his master’s degree at the University of British Columbia in Vancouver. Each city added another layer to his perspective.
Engineering sharpened his analytical mind. Technology taught him systems and scale. And eventually, Dallas gave him a market where those skills could flourish.
Before real estate, Harman worked at SAP in Vancouver, focusing on cloud security and database systems. It was high-level work protecting valuable information for one of the world’s leading technology companies.
“It’s actually not that different from real estate,” he says. “In both worlds, people are trusting you with something incredibly valuable. The stakes are real. The details matter.”
When he entered real estate in 2023, he did not arrive with a builtin network or family connections. Instead, he arrived with curiosity, discipline, and an obsession with learning the market.

“No dramatic origin story,” he says. “Just hunger, hustle, and a GPS that got a serious workout.”
Still, the leap into real estate came with fear.
Leaving behind a stable career in tech was not easy, especially for someone whose parents had watched him work tirelessly through school and corporate life.
“The moment it clicked for me was realizing my growth had a ceiling,” he says. “And that ceiling had someone else’s name on it.”
So, he walked away from cybersecurity and bet on himself.
Two years later, the gamble looks extraordinary. Yet the moments Harman remembers most are not tied to rankings or production numbers.
His first meaningful win came when he helped a single mother find a safe neighborhood with strong schools for her children.
“I would just drive,” he says, laughing. “Different neighborhoods, different zip codes, soaking it all in.”
While other new agents searched for mentors, Harman was introducing himself to builders, having coffee with developers, and studying market trends block by block. His classroom became the streets of DFW.
“Watching her walk into that home and knowing I got it right for her,” he says quietly, “that hit different.”
That experience shaped the way he approaches every transaction today.
“You don’t always know how many sacrifices someone made for that down payment,” he explains. “That weight stays with me every single deal.”

financial life change because of a decision we made together,” he says. “Whether it’s a first-time buyer or an investor building wealth, those moments never get old.”
That mindset has fueled staggering growth.
Last year alone, Harman closed $56.4 million across 118 transactions as a solo agent. He climbed from the Top 500 to the Top 25 in Real Producers rankings within a year and maintained 24 consecutive months on his brokerage’s Top Producer panel.
“THE DISTANCE BETWEEN WHERE YOU’RE FROM AND WHERE YOU’RE GOING IS JUST A DECISION.”
That vision is already taking shape through The Address Realty Group, a brand he hopes will become synonymous with trust and strategy across DFW.
“When someone’s looking for their next home, their next investment, their next move,” he says, “I want the answer to be simple. You need The Address. We’ve got it.”
Outside of business, Harman finds peace outdoors. Mountains, lakes, and open air help him reset from the constant pace of the industry. He is also a devoted car enthusiast and quietly collects watches, each one representing a chapter of his journey.
“They remind me of milestones,” he says. “Moments that meant something.”
But perhaps the greatest meaning comes from the legacy he hopes to leave behind.
“I want people to remember that I genuinely cared,” he says. “That I showed up with integrity and helped change something in their life.”
Then he pauses before adding something even more personal.
Yet despite the accolades, he remains focused on something bigger than personal success.
“This year is about building the team,” he says. “Two years of proving the model works. Now, it’s time to scale it.”

“I hope a young kid from India sees what’s possible,” he says. “That the distance between where you’re from and where you’re going is just a decision.”
For Harman Cheema, success is about proving what can happen when hustle and heart work together. And by every measure, his story is just getting started.

throughout DFW. She enjoyed guiding people through important life transitions, but after becoming a mother, she stepped away from the business to focus on raising her family.
Years later, it was her mother who encouraged her to return to real estate, this time in residential sales.

There is something special about people who have walked through hardship and come out on the other side with more compassion, more gratitude, and a deeper appreciation for life. That is exactly the kind of person Cindy Kennedy has become.
For over 20 years, Cindy has built a respected career in North Dallas real estate with Ebby Halliday Real Estate, earning recognition as one of the area’s top producers while building lasting relationships with
clients across generations. But behind the success is a story rooted in resilience that changed her entire perspective on life.
A native Texan, Cindy has lived in the Dallas-Fort Worth area since 1978 and watched the region transform over the decades. After attending the University of North Texas, she began working alongside her father in his aviation insurance company. It was there, long before real estate entered the picture, that she learned lessons that would later shape her career.
“He built a very successful business, and working alongside him gave me an incredible foundation,” she recalls. “I learned the importance of integrity, professionalism, and building strong relationships with clients.”
Those values became the cornerstone of everything she would later build.
Cindy first entered real estate in 1998 through apartment locating, helping individuals and corporate clients find homes
“My mom began her real estate career in 1982, and in 2010, she encouraged me to come back into the industry,” Cindy says. “I’m so glad she did because I quickly discovered how much I truly loved the business.”
Together with her mother and sister, she helped form The Donnell Group, creating a family-centered business that immediately found success. Cindy still remembers the excitement of those early years.
“Our manager told us she wanted to name our group ‘Rookie of the Year,’” Cindy says with a laugh. “The award could only go to an individual, not a team, but just hearing that recognition meant so much to us.”
More importantly, it confirmed something she already felt in her heart. She had found where she belonged.
Today, Cindy’s business has evolved into something even more meaningful. Real estate is no longer simply her profession. It has become a true family legacy.
“What makes me unique as a real estate agent is that real estate has truly become a family business
“More than anything, I want to be remembered for my faith, my love for my family, and the way I treated people.”
for us,” she says. “I have the blessing of working alongside my husband, Scott, my son, Jake, and now my youngest son, Joseph.”
That blessing is not something she takes lightly.
Her husband, Scott, spent 35 years in his family’s oil and gas exploration business before eventually joining Cindy in real estate. What started as occasional appearances at appointments slowly developed into a full partnership.
“He’s outgoing, intelligent, dependable, and always willing to help wherever needed,” Cindy says proudly. “Although it took us a few years to fully adapt to working together, it has truly become such a blessing.”
Their son Jake joined six years ago, first asking simply to work as her assistant. Cindy admits she initially hesitated, unsure whether mixing family and business would work. Today, she calls him her “right hand.”
“I’m incredibly proud of the REALTOR® and person he’s becoming,” she says.
Now even her youngest son, Joseph, has joined part-time while attending Dallas Baptist University,

helping with social media and marketing.
Watching the boys work together has become one of Cindy’s greatest joys.
But life has not always been easy.
In February 2023, after enduring seven years of excruciating pain, Cindy learned she had a tumor on her trigeminal nerve. The diagnosis led to brain surgery and one of the darkest seasons of her life.
many blessings came through it,” Cindy says. “It brought healing within my family, deepened my appreciation for life, and changed my perspective in many ways.”
Rather than becoming bitter, Cindy emerged from that season with more empathy and grace.
“It gave me a much greater understanding of what people go through during difficult seasons and reinforced how important it is to truly be there for others when they are struggling.”
Her faith was also deepened through the experience.
“My faith became my anchor during the hardest moments of my life,” she says. “I make it a priority to study God’s word almost daily because it keeps me grounded, gives me peace, and reminds me what truly matters.”
That perspective now shapes how she approaches both life and business. Cindy defines success differently than she once did.
That honesty was shaped in part by one of the hardest lessons of her early career, when an inexperienced decision on a listing led to disappointment for a client. The painful experience taught her the importance of communication, guidance, and honesty over simply trying to win business.
“Some of your hardest experiences will become your greatest lessons,” she says.
Those lessons have helped Cindy become not only a stronger real estate agent, but a stronger person.
Today, after decades in real estate, multiple industry recognitions, personal hardship, and countless milestones, Cindy remains deeply grounded in gratitude.
“What motivates me today is honestly a deep sense of gratitude,” she says. “After living with severe nerve pain for seven years and finally finding relief after surgery, I’m incredibly thankful to simply be alive, healthy, and able to enjoy life again.”

“There were times when the pain was so overwhelming that I honestly didn’t know how I could continue living that way,” she shares.
The experience changed everything.
While the surgery was successful, the emotional and spiritual transformation that followed became even more profound.
“As difficult as that experience was, so
“Earlier in life, I probably would have defined success simply by how much money I made,” she says. “Over time, I’ve realized success is about so much more than that. It’s about happiness, balance, integrity, and the relationships you build along the way.”
It is also about showing up for people honestly. Cindy prides herself on protecting her clients, even when it means pointing out concerns they may not want to hear.
“I want my clients to feel informed and protected throughout the process,” she explains.
When asked what she hopes people remember most about her, the answer comes easily.
“More than anything, I want to be remembered for my faith, my love for my family, and the way I treated people.”
And perhaps that is the true heart of Cindy Kennedy’s story. Through every challenge, every success, every season, and every blessing, she has built a life centered not only on achievement, but on faith, compassion, and family.

For much of the past decade, Dallas-Fort Worth has been defined by growth. New residents, corporate relocations, expanding suburbs, and strong job creation helped fuel one of the most dynamic housing markets in the country. Yet beneath the surface of today’s market, another force is quietly reshaping real estate across North Texas: the mortgage lock-in effect.
During the historically low-interest rate environment of 2020 through early 2022, millions of homeowners refinanced or purchased homes with mortgage rates near 3 percent. At the time, few likely realized just how valuable those mortgages would become. Today, many homeowners are reluctant to sell
not because they dislike their home, but because replacing a 3 percent mortgage with one closer to 7 percent dramatically changes the financial equation.
The result is a market where homeowners are effectively “locked in.”
This dynamic is having a significant impact across DFW, particularly in highly desirable suburban communities. Even as higher interest rates have cooled some buyer demand nationally, inventory in many premium DFW neighborhoods remains constrained because potential sellers simply do not want to give up their existing financing.

In many cases, homeowners who might normally move up to a larger property are choosing to stay put. Others who may have downsized are delaying those decisions as well. For many households, the financial shock of doubling a mortgage rate outweighs the benefits of moving, even among affluent buyers. This helps explain one of the more puzzling aspects of today’s housing market: why prices in many desirable DFW communities have remained relatively resilient despite higher borrowing costs.
Traditionally, rising rates would be expected to place downward pressure on home values. However, when supply remains limited because existing homeowners refuse to sell,
pricing can remain surprisingly firm. In many North Texas luxury and upper-middle-tier markets, inventory shortages continue supporting home values even as overall transaction volume slows.
The lock-in effect is also reshaping consumer behavior in other ways. More homeowners are choosing to renovate rather than relocate. Builders of new construction homes have benefited as buyers search for alternatives to limited resale inventory. Today’s market is being driven less by short-term volatility and more by long-term structural constraints. Agents can no longer assume inventory will naturally expand simply because rates eventually stabilize. Many homeowners may remain attached to their low-rate mortgages for years.
This creates both challenges and opportunities. Buyers must adjust expectations around competition and pricing in premium areas. Sellers who do choose to list may continue benefiting from limited supply conditions. Real estate professionals who can effectively educate clients about market psychology, financing realities, and long-term housing trends will be best positioned to provide value.
Despite these structural shifts, the long-term outlook for DFW real estate remains remarkably strong. North Texas continues to benefit from many of the same fundamentals that fueled its rise over the past decade: sustained population growth, corporate expansion, relative affordability compared to coastal markets, and a diversified economy anchored by technology, finance, healthcare, and logistics.
Major infrastructure investments and continued development across DFW are reinforcing the region’s appeal to both businesses and residents. While higher interest rates have introduced new challenges, DFW remains one of the most attractive long-term housing markets in the country, with demand drivers that extend well beyond short-term market cycles.
The DFW market has always been shaped by growth, but today it is increasingly shaped by immobility. Ironically, one of the most valuable assets many homeowners now possess may not be the home itself, but the mortgage attached to it. Over time, life events, job relocations, and continued new construction will gradually ease some of today’s supply constraints. But until interest rates decline meaningfully or broader market conditions shift, the lock-in effect will likely remain one of the defining forces in North Texas real estate.
