One of the things I love most about Real Producers is how often I hear the same kind of story. Two people meet at an event. Maybe it’s someone they’ve seen around but never actually talked to. Maybe it’s someone completely new. They strike up a conversation, exchange a few ideas, and go on with their night.
A few weeks later, that conversation turns into a referral. Or a partnership. Or a new way of doing business they hadn’t thought about before. It’s amazing how often big things start with something that simple. One conversation.
In real estate, it’s easy to focus on production numbers, closings, and the daily grind of running a business. Those things matter. But when you zoom out, so much of the growth in this industry actually comes from relationships.

Some people enter real estate by accident. Others arrive after years of preparation, shaped by experience, determination, and an entrepreneurial spirit. For Randi Dukes, real estate wasn’t a sudden pivot; it was a turning point in the natural evolution of a life spent learning how to adapt, negotiate, and show up for people when it matters most.
Randi grew up in Calgary, Alberta, where her childhood was grounded in curiosity and hands-on learning. “I grew up in a family that instilled confidence in us while also pushing us to get the skills we needed to succeed,” she says. That confidence was built early, often in the garage alongside her father. When something broke, the solution wasn’t avoidance; it was action. “He didn’t expect me to know how to do everything, but my parents wanted me to have broad knowledge and the confidence to try.”
Those lessons extended beyond tools and repairs. Negotiation was a household expectation, not a professional skill learned later. From summer jobs to scheduling time off, Randi was encouraged to speak up. Her father’s steady reminder, “The worst that can happen is they’ll say no,” became a mindset she still relies on today, especially in real estate transactions where confidence and clarity are everything.
After earning a Bachelor of Nursing degree from the University of Calgary, Randi moved to the United States and began her career as a nurse. The work was demanding, emotional, and deeply human. “When I was a nurse, I considered it such an honor to be part of someone’s life during really hard times,” she reflects. That sense of purpose stayed with her even after stepping away from nursing to raise her children.
What came next was an unexpected chapter. In the early 2000s, Randi started a blog as a creative outlet—a space for family and friends. But as she shared projects and ideas, the
audience grew. Eventually, brands took notice. What began as a hobby turned into a full-fledged business, with partnerships including major national names. “It taught me a lot about negotiation, knowing my value, and running a small business,” she says—skills that would later become cornerstones of her real estate career.
Randi earned her real estate license at the end of 2019 and officially began in January 2020, just weeks before the world shut down. “I had to pivot before I had even gotten started,” she says. Amid uncertainty and fear, she closed her first transaction that May and continued building momentum throughout the year. That grit earned her Rookie of the Year at her brokerage, a recognition she views as both a milestone and a turning point. “Looking back, I’m thankful for that weird and rocky start because I had to figure out how to generate leads despite what was going on around me. I had to find grit and determination.”
Today, Randi serves clients across North Dallas as an individual agent with Repeat Realty, bringing six years of experience and a reputation for professionalism rooted in empathy. While many see real estate as celebratory, she understands its deeper layers. “There are a lot of other feelings going on,” she explains. “Many times a real estate transaction is surrounded by big and deep things like divorce and death.” Just as she once did in healthcare, Randi now walks alongside people during some of life’s hardest moments. “I get to make that time a bit easier.”

That human-centered approach has translated into measurable success. Randi has closed $32 million in total sales, with $8 million in volume last year alone. She’s been named a Top Producer multiple times, earned Top
3 Best of Denton County, and achieved Real Producers recognition for two consecutive years. “That one was a big deal for me because it’s based on numbers, not popularity,” she says. After attending the Real Producers magazine
ESPE awards once as a guest, she made a quiet promise to herself. “The next time I attended, it would be because I had earned my own way.”
In 2024, Randi added another achievement: earning her broker’s license, a personal goal that symbolized both growth and reinvention. “After going through a divorce, I kind of restarted life in my late 40s,” she shares. “It was a sink-or-swim moment, and I had no choice but to succeed.”

When asked to define success, Randi says it is the ability of being able to reinvent yourself and adapt. That philosophy fuels her goals today: 30 transactions, increased volume, another year as a Real Producers top agent, and above all, continued excellence in client care.
At the heart of everything she does are her five children. “They cheer me on and celebrate my wins,” she says proudly. Outside of work, Randi finds joy in coffee shop hopping, pickleball, crafting, bird watching, hosting friends, and exploring local trails—often guided by an app that tracks her latest walks.
As for legacy, Randi doesn’t hesitate. “I want to be remembered as someone who treated people with value.”
Her advice to rising agents reflects the same clarity. “Set lofty goals and create systems to achieve those goals,” she says. “There are a million ways to do this business. Find what resonates with you and then go all in.”
And when things don’t work out? She leans on the best advice she ever received from her broker, Zach Moore: Move on. “Not every client will connect with us,” she says. “The goal is to find the ones that do.”
For Randi Dukes, growth is about persistence, purpose, and the courage to pivot when life demands it. And that’s exactly why she’s an agent on the rise.





GCL Making A House Feel Like A Home

On any given day, a homeowner might need an air conditioner repaired, a plumbing issue solved, or a pest problem handled before it becomes something bigger. Too often, that means multiple phone calls, multiple companies, and multiple headaches. But for Sarah Card and Jake Grosswiler, co-founders of GCL Home Services, the goal has always been simple: make caring for a home feel easier and more human.
“Our focus is on our customers and getting back to true customer service,” Sarah says. “Especially in a space where so many companies are trying to take advantage of people.”
That mindset didn’t appear overnight. It grew out of life experiences that
shaped Sarah and her brother and business partner, Jake Grosswiler. The two grew up in a small town in Montana, learning early that hard work wasn’t optional. When the 2008 real estate crash disrupted life as they knew it, the siblings found themselves starting over in North Texas.
“We joke that we both earned a PhD from the School of Hard Knocks,” Sarah says with a laugh. “But those challenges taught us resilience. They taught us to keep going, no matter what.”
That determination became the foundation for what would eventually become GCL Home Services, a company designed to do more than just repair systems in a home.
From the beginning, Sarah and Jake had a bigger picture in mind. The company’s mission says it clearly: to build leaders who strengthen communities through the power of service, one home at a time.

For this duo, the phrase isn’t marketing language. It’s a guiding principle.
“A home is more than just four walls,” she explains. “It’s where life happens. Our job is to make sure people feel comfortable, safe, and taken care of.”
GCL Home Services was built as a one-stop solution for homeowners and property managers. The company handles heating and cooling systems, plumbing, electrical work, pest control, and even commercial construction services. Instead of juggling several vendors, clients make one call and trust that the right team will show up ready to help.
That convenience matters, but Sarah believes the real difference lies in how the work is done.
“We don’t just fix problems,” she says. “We listen. We educate. We help homeowners understand what’s going on in their home so they can make the best decision.”
It’s a philosophy rooted in the company’s name itself. GCL stands for God Centered Legacy, a reminder that business success means little if it isn’t paired with integrity and service.
“Leadership to us isn’t about titles,” Sarah explains. “It’s about having a servant’s heart.”
That idea shows up most clearly in the people who make up the organization.
Take Jay Sanford, the company’s Director of Mechanical, Electrical, and Plumbing. Jay joined the team about a year and a half ago and quickly became instrumental in shaping the home services division.
“Jay has never met a stranger,” Sarah says. “People are immediately drawn to him.”
But what truly sets him apart, as Jake explains, is how deeply he cares about developing others.
“He’s tough on the team,” he admits. “But it’s that tough love that creates

leaders who understand what it means to put people first.”
Another key member of the leadership team is Cody Smith, a former Marine who now serves as General Manager. His background in leadership and business ownership has helped expand the company’s services, including the launch of its pest control division.
“He brings a level of discipline and focus that pushes everyone to be better,” Jake says.
Behind the scenes, the rhythm of the organization is often guided by Tina Eskridge.
“Tina is the heartbeat of our operations,” Sarah says. “She’s usually
the first voice our clients hear when they call.”
Even during hectic days, Tina’s steady positivity helps keep the entire team grounded.
And then there’s the rest of the crew: the dispatcher, the technicians, the people in the field who represent the company inside customers’ homes.
“They’re the ones delivering the experience,” Sarah says. “Without them, none of this works.”
That emphasis on people extends beyond customers and employees. Sarah and Jake intentionally built their company to create what she calls a “ripple effect.”

“We don’t compromise,” she says firmly. “We don’t cut corners just to make an extra dollar. When you do the right thing every time, that comes back around.”
That belief is also why the company works closely with real estate professionals throughout the region. Real estate agents, Sarah explains, share the same commitment to people.
“They’re in the people-care business just like we are,” she says. “So we want to be a partner they can trust with their clients.”
In many ways, that sense of peace is exactly what GCL Home Services hopes to provide, not just in homes, but in relationships.
When asked how she defines success, Sarah pauses before answering.
“Success isn’t about what I achieve,” she says thoughtfully. “It’s about what others are able to achieve because of me and what we’ve built.”
“We don’t want to just build a business,” she explains. “We want to build something that impacts our team, their families, and our community.”
It’s a vision that continues to grow. Over the next decade, the company intends to employ hundreds of servant leaders and help transform hundreds of thousands of homes through trusted service.
But growth, Sarah insists, will never come at the cost of values.
One example of that partnership is the company’s smart thermostat program, which includes monitoring and maintenance services. Agents can gift it to buyers at closing, giving homeowners reassurance that their systems are being looked after.
“It gives peace of mind,” Sarah says. “They can focus on settling into their new home without worrying about what might break.”


It’s a perspective that echoes the philosophy Jake often shares with the team: that success is creating a culture where integrity, ownership, and excellence are non-negotiable.
For Sarah and Jake, the reward is seeing those ideas take root, not just inside the company, but in the communities it serves. Because at the end of the day, fixing an air conditioner or repairing a pipe is only part of the story. The real work is in building trust, creating peace of mind, and leaving a God-centered legacy with agents, clients, and beyond.














IN DFW LUXURY REAL ESTATE, REMODELING IS ABOUT LIFESTYLE, LEGACY AND LONG-TERM VALUE

In Dallas-Fort Worth’s luxury housing market — where million-dollar listings are no longer rare and $3 million estates are increasingly common; remodeling has taken on new meaning. It’s no longer just about resale.

According to a recent National Association of REALTORS® Remodeling Report, Americans spent an estimated $603 billion improving their homes in 2024. In DFW’s luxury tier, that investment is amplified. High-end homeowners aren’t remodeling because they have to; they’re remodeling because they want homes that reflect evolving lifestyles, personal taste and long-term vision. And the data supports that shift.
Nationwide, only 18% of homeowners remodeled because they planned to

sell within two years. The majority were motivated by quality of life. In the luxury segment, this trend is even more pronounced. With many homeowners holding historically low mortgage rates and significant equity, moving is often less attractive than refining a property they already love.
Homeowners are upgrading kitchens with chef-grade appliances, expanding primary suites into private retreats, converting unused spaces into wellness rooms or wine cellars, and modernizing exteriors to match contemporary architectural trends. The goal is not simply value recovery; it is alignment with lifestyle.
In the luxury market, the joy of remodeling often translates into curated design, enhanced entertainment spaces and improved functionality for workfrom-home executives.
DFW luxury buyers are increasingly selective. In premium price points, “move-in ready” is not a suggestion, it is an expectation. Updated kitchens, modern roofing, energy-efficient windows and spa-level bathrooms are baseline requirements, not bonuses.
Larger projects such as kitchen renovations recover roughly 60% of costs. For luxury homeowners, however, the return calculation often includes intangibles: lifestyle enhancement, competitive positioning in a discerning market, and long-term property prestige.
In DFW, where executive relocations, corporate expansions and sports and tech industry growth continue to drive highincome migration, presentation matters. Luxury buyers expect thoughtful design, seamless indoor-outdoor living and updated systems. Homes that feel dated, even if structurally sound, can sit longer and require price adjustments.
This is particularly relevant as inventory in upper-tier neighborhoods remains competitive but selective. Sellers who invest strategically in pre-listing upgrades often capture stronger offers and shorter market times.
What stands out most is motivation. When asked about the most important outcome of their remodel, homeowners most frequently cited improved functionality, durability and aesthetics. Only 4% listed resale value as their primary reason.
That sentiment resonates deeply in luxury real estate.
At higher price points, homes are not simply assets, they are statements. They reflect identity, stability and legacy. In many DFW communities, homes are multi-generational investments, and remodeling ensures they remain relevant and refined over time.
Perhaps the most telling statistic: 92% of homeowners said they would remodel more areas of their home if cost were not a factor.
In luxury real estate, that mindset is already visible. Instead of competing in a tight market for a limited number of turnkey estates, many affluent homeowners are elevating what they already own. They are tailoring properties to fit evolving needs, home offices, advanced security systems, sustainable upgrades and resort-style outdoor spaces.
For real estate professionals in DFW’s luxury sector, the message is clear. Remodeling conversations are no longer secondary, they are central to strategic advising. Whether guiding a seller on high-impact prelisting improvements or counseling a buyer on renovation potential in a prime neighborhood, understanding remodeling trends is essential.

In today’s world, growth often moves at a relentless pace. Cities expand, skylines change, and familiar landscapes disappear almost overnight. Yet for Coryann Johnson, real estate has never been about chasing speed; it has always been about stewardship. After three decades in the industry and more than $600 million in career volume, Coryann remains grounded in the same values that shaped her early years: community, consistency, and doing right by people.
Coryann grew up in what she calls “small-town Frisco,” back when downtown was the center of everything and everyone knew one another. Her roots run deep. “All of my aunts and uncles along with grandparents were there,” she says, describing a childhood surrounded by family and familiarity. She is a third-generation graduate of Frisco High School, graduating in a class of just 52 students, a detail that still makes her smile. That close-knit upbringing would later define how she approached both life and business.
Before real estate entered the picture, Coryann’s career path was anything but linear. She owned convenience stores between McKinney and Prosper and later in Denton, learning firsthand the realities of entrepreneurship. She also spent several years working for a land excavation company in Frisco. It was there, watching land being shaped and transformed, that something clicked. “That development got me interested in the real estate aspect,” she explains. The connection between dirt, development, and opportunity sparked a curiosity that would grow into a lifelong career.
That curiosity became action when Coryann joined her aunt’s brokerage, The Chandler Group, in Frisco. Working alongside her aunt and cousin, she absorbed not only the mechanics of real estate, but the heart of the business. “I learned so much from my aunt,” she says. Later, when the firm sold to a larger company, Coryann made a move that reflected her priorities: north, toward smaller communities and a quieter pace of life. She joined Herrin Real Estate in Celina, where she would spend the next 20 years building relationships and raising her children in the kind of small-town environment she cherished growing up.
Looking back on the start of her career, Coryann doesn’t point to a single defining deal. Instead, she sees a pattern of growth. “Each deal is different. I learn something new each and every transaction,” she says. What has always energized her is the challenge, helping clients navigate zoning, land use, and regulations while guiding them toward their goals. “I love helping the people and navigating sometimes through the regulations from zoning and small developments.”

That love of problem-solving is what keeps her engaged after 30 years. “I love that it is never the same,” Coryann explains. “People have different needs and ideas, and I love being able to help them navigate the process to get them where they want to be.” Whether it’s a family buying land, a developer planning a project, or a longtime resident making a move, Coryann approaches each situation with patience and perspective.
Her definition of success has remained remarkably steady. “Success to me is still defined by a thank you, and that someone has appreciated my help,” she says. That mindset extends far beyond transactions. Coryann is deeply involved in the community she serves, volunteering on Planning and Zoning and Economic Development committees, remaining active in the Chamber of Commerce, and supporting downtown growth in Celina. For her, real estate is inseparable from community building.
Family is another constant thread woven through Coryann’s story. She speaks warmly about her support system and the joy of having her children and their families close by. Both of her children own businesses in the Collinsville area: one in landscaping and irrigation, the other running a plant nursery. “They dig in the dirt and I sell it,” she says with a laugh. Her husband, whom she met when she was just 15, is a farmer and rancher. “That keeps us grounded for sure.” These days, her three grandchildren are the highlight of her world.
Professionally, the numbers tell a powerful story—over $600 million in career volume and more than $77 million last year alone—but Coryann doesn’t dwell on numbers. “I don’t keep up with these,” she says simply. What motivates her now is much the same as it was at the beginning. “I love what I do. The people that I meet every day and being able to grow those friendships are great times.”
Her goals reflect that same quiet determination. “My goal is to do more than I did last year,” she says, no flashy benchmarks, just steady progress. And

when asked what advice she’d give to up-and-coming Real Producers, Coryann doesn’t sugarcoat it. “Work, work, work. Show up at the office. Learn from other agents. Go to the classes instead of Zoom. Meet people.” She’s quick to add, “They are not your competition; they are your partners. You will learn so much from others, just by listening.”
Outside of real estate, Coryann’s hobbies mirror her grounded approach to life. She loves “playing in the dirt,” tending a massive 50-by-70-foot vegetable garden that feeds not only her family but many friends. Summers often mean trips to the Colorado mountains with side-bysides and family adventures, while weekends frequently find her on the water at Lake Texoma, phone in hand, still working, but savoring the balance.
When Coryann thinks about legacy, her answer is telling. “Just want to be known as a good person. Someone that can be relied on.” It’s advice she once received from mentor Dan Christie, a broker from Prosper, who reminded her to “list, list, list,” and to have fun doing what you love.
After 30 years, Coryann Johnson’s story isn’t about chasing the next big thing. It’s about staying rooted, showing up, and earning the trust of her clients. For Jamie Buck, real estate is about responsibility. Protection. Advocacy. The quiet confidence that comes from knowing every detail has been handled before a client ever knows there was a risk to begin with. Jamie has built a reputation by being methodical, mastering the process and putting people first.
“I want people to see that I am a protector,” Jamie says. “My clients aren’t transactions; they are families making major financial decisions.” That perspective didn’t come from real estate school. That mindset was forged long before his first listing.
A proud West Texas native, Jamie has called Dallas home since 1995. His professional journey began in healthcare, where precision wasn’t optional and advocacy was non-negotiable. After earning his nursing degree from the Methodist School of Nursing in Lubbock, Jamie worked at Children’s Medical Center Dallas in pediatric intensive care. Later, he advanced into clinical supervision and case management, eventually becoming a certified




case manager handling complex workers’ compensation claims.

When Jamie entered real estate in December 2018, it was a natural evolution. Drawn by a longstanding passion for architecture and design, he recognized that the same advocacy and discipline that defined his earlier career translated seamlessly into helping clients buy and sell homes. “I wake up excited to serve, strategize and guide clients through one of the most significant financial decisions of their lives,” he says. “That responsibility is something I never take lightly.”
Early on, there was a moment that confirmed he was exactly where he was meant to be. Sitting at a closing table, watching the emotion wash over his clients as they received their keys, Jamie realized this wasn’t just another chapter; it was meant to be. “I wasn’t just facilitating a transaction,” he recalls. “I was helping shape someone’s future.”
That work ethic has paid off. Jamie has been recognized as a Top Producer in the Dallas–Fort Worth market from 2020 through 2026, earning honors including D Best and Million Dollar Producer awards. Yet he’s quick to point out that success didn’t happen overnight. “Real estate is hard work, truly hard work,” he says. “It requires resilience, long hours and great attention to detail.”
Discipline is the common thread running through every chapter of his life. Jamie continues to invest heavily in education, holding advanced designations including ABR, SRS, GRI, PSA and CREN, while actively working toward his broker’s license. He’s also completing his Bachelor of Business Administration with a minor in Marketing, expected to graduate in September 2026. “I believe in building sustainable success,” he explains. “Structured systems, consistent followup and leadership matter. I operate like a CEO, not just a salesperson.”
His definition of success has changed over time. “Success to me means leading with purpose and

excellence in every role I hold,” Jamie says. “It’s about protecting my clients like family, growing my businesses with integrity and building a legacy that matters.”
Today, what motivates him most is impact. “My clients trust me with their investments. My team looks to me for direction. My family depends on me to lead wisely,” he shares. “That level of trust inspires me to operate with discipline and purpose every day.”
When offering advice to rising agents, Jamie doesn’t hesitate. “Build your reputation before you build your volume,” he says. “Production without structure will burn you out. Reputation built on integrity will sustain you.” He emphasizes the importance of mastering contracts, investing in systems early and treating relationships as the foundation of the business.
Outside of real estate, Jamie values time with his husband, friends and family. He’s an avid traveler, a passionate animal advocate and someone who never stops learning. Yet even away from the office, the caregiver’s heart remains. “At the core, I bring a caregiver’s heart, a CEO’s discipline and a negotiator’s mindset to every transaction,” he says. “That combination is rare.”
When asked how he hopes to be remembered, Jamie doesn’t mention awards or numbers. “I want my clients to remember that they felt safe, informed and fiercely represented,” he says. “If I leave behind a standard of excellence, discipline and care, then I’ve done my job.”
