Dying and The Greatest Five Regrets On May 4th, 2022, my sweet, Swedish grandmother passed away at the age of 96. It’s interesting to me that somehow 96 years doesn’t seem all that long. She will absolutely be missed. When someone close to me passes away, I, like all of you, do a lot of reflecting. I reflect on their life, what they meant to me, what they meant to others, memories we shared, and on. I believe it is important to also look at the lessons we learned from their time on earth. Lessons they taught us directly, of course, but also, lessons they taught us indirectly by how they lived, what they did and didn’t do with their time. I feel that doing this is a way of honoring them. It is a way of amplifying their impact on the world and their legacy left behind. There is a book called The Top 5 Regrets of the Dying written by Bronnie Ware who was a palliative nurse that spent many years taking care of the dying in the last three months of their lives. While sharing this time with these people, she would continually question them about any regrets they had or anything they would do differently. Over time, common themes surfaced again and again. What do you think these regrets were? Didn’t make enough money? Didn’t vacation enough? Should have worked more? Not quite. The five greatest regrets of the dying are: • I wish I’d had the courage to live a life true to myself, not the life others expected of me.

I wish I hadn’t worked so hard. I wish I had the courage to express my feelings. I wish I had stayed in touch with my friends. I wish I had let myself be happier.
Wow. Powerful. I wonder which of these my grandma would have had? It is an important question to ask ourselves. So, if you were to die tomorrow, which of these regrets would you have? Are you not living a life that is true to you? Are you working too hard? Are you expressing your feelings the way you know you should? Are you staying in touch with your friends? Are you allowing yourself to be happy? I want to encourage you to take some time and reflect on this. What I love about these five regrets are the way they are all inside of our own control. So, if you feel like you are missing the mark in one or all of these five areas … change it. Stacey Davidson REALTOR® on the rise

Finding Fulfillment The tangible rewards of the work you do in real estate are nice. There’s no doubt about that. But, of course, there’s so much more that comes into play. It’s the opportunity to make a real difference. That’s the spirit that moves Stacey Davidson, as well.
As a REALTOR® with Keller Williams Dallas Preston Road, Stacey finds fulfillment through what she does — for both herself and for those she serves across the region. “That’s really at the heart of what I love about this work … having the chance to fulfill a lot of needs every day,” Stacey says with a smile. Competitive Spark
Stacey grew up in Oklahoma. As an accomplished athlete, she had the opportunity to go on and play college basketball. “After a year of playing college ball, I decided to step down to allow more time to travel and compete on the professional rodeo circuit as a barrel racer. I also became a member of the college rodeo team at my university.” She graduated with a business administration and marketing degree. Then, she got her teaching degree and moved to Frisco in 1996. “I was a teacher there for twenty-six and a half years,” she recalls. “When I started, Frisco just had one elementary, middle, and high school.” Lessons Through Life
Through her entire career, she worked as an elementary physical education teacher, retiring from Frisco ISD in December 2021. 18 • June 2022
During her last four years or so working as a teacher, she had also transitioned into life as a REALTOR®, taking that new role on part-time. The parallels between the two careers were instantly apparent to her.
“Coming from a teaching career, it’s very much the same between the two. With teaching, you are a problem solver, teacher, coach, encourager, comforter, and work/adjust to many personalities,” she remarks. “The same holds true in real estate.” Growing up, Stacey had gained some valuable insights into the business. “My grandmother, who was a Broker and REALTOR® in Oklahoma, was my idol growing up. She was such an incredible and hardworking lady who I learned so much from. I definitely got my work ethic from her. She encouraged me to pursue a college degree before becoming a REALTOR®. I would give anything if she could see me now.” Determined Efforts
As Stacey became licensed, she was preparing to be a single mother. During that time, she weighed the difference between a teacher’s salary and the cost of being a single mother. “I needed to make more money to be able to make ends meet for my family, so I decided to pursue a long-time passion of mine. I got my Texas real estate license,” Stacey says. “I dove in and balanced two full-time careers. I would leave school, go show homes or go to the office, which resulted in some very late nights, then would get up and go teach early morning each day. I didn’t have a choice to burn the candle at both ends; I had to make it work. I did make it work. I couldn’t have done it without the support of my daughters, mom, family, and friends. They helped me through the toughest of times.” @realproducers

Now those dual-career days are long gone. “I love getting up at 7 a.m. and hitting the pavement running. I’m fortunate to have enough business that I get calls and texts from people who are ready to have me come work with them,” she smiles. Stacey is also licensed in Oklahoma. “As a REALTOR® in Texas, I do a variety of work, including KW Luxury, KW Land, commercial, and residential. I love the variety of hats I wear! I get to slip on my heels to show a luxury property or pull on my boots to show a country property. I decided to get my Oklahoma license, since I live so close to my hometown,” she says. “I grew up on a ranch in Oklahoma riding horses and raising cattle. Growing up in a small town, you know everyone. Those long-term relationships have been amazing in my real estate business. I list a lot of farm and ranch, vacant land, and homes with people from my home state. It’s been great reconnecting with my Oklahoma roots!”
Stacey’s free time is taken up by her love of the outdoors. She enjoys travel adventures, road trips, working out, snow skiing, water skiing, boating, scuba diving, riding ATVs, attending sporting events, and enjoying live music. Stacey’s kind, genuine nature forms a foundation of trust. For Stacey, her mission is simple: “I love helping and educating my clients through the real estate process. My mission is to hold their hand every step of the way,” she says.

The results of her dedicated efforts are rewarding all the way around. In fact, in 2020, Stacey recorded 25 transactions. Last year, that total ballooned to 32 units, representing over $16.4 million in sales volume. Life’s Highlights
Family makes Stacey’s life richer. She looks forward to time spent with her two children — 23-year-old McKenzie and 21-year-old Skylar. Both are students at the University of Oklahoma. “They are my ‘why.’ My financial goal was to get them through college. My oldest just graduated, and my youngest will graduate next year. From the start, the transition has seemed natural and welcoming for Ramona. “I love working with our team. I love the people who work here. They are all very outof-the-box thinkers and hard workers. We believe in putting in a good day’s work to make it happen,” Ramona says. “I love working with them, because we all have the same mindset of growth and moving forward and innovation. “We put the homeowner first. Any decision that’s made, in the way we do what we do, has to be made with them in mind. Sometimes we need to make tweaks,” Ramona says. “When that happens, we always put it through the filter of how it will affect the homeowner. If a proposed change makes it harder or more difficult or could be misunderstood, then we have to rethink it.” When you talk with Ramona, it’s easy to see the natural impact that Ramona has and the way her skills and mindset match so well with the vision of 100% Construction. “I steer the boat toward that vision and make sure that we are headed in that direction so that the logistics come into play. We have Cody Brasher who is head of commercial. Then Production Manager Jay Akin reports to me. He is a whiz kid,” she says. “He runs our production department and manages all of our subcontractors and installs. Everyone is supporting our sales team who are out there developing relationships. The office supports their efforts. Logan Beadle is the head of our sales team. He is in charge of recruiting, retaining, and training our sales reps. It’s a fantastic team.” Away from work, Ramona cherishes family time with her husband and her two stepchildren. In their free time, Ramona and her family love camping.

Growing Their Families’ Roots in the Business
The Grubbs Team includes Tim and his wife, Leslie, and their daughter, Ally. They have joined forces as part of the eXp Realty team. Plus, Leslie’s mother worked with the team as a Transaction Coordinator for 15 years before retiring. Amanda Coursey stepped in and is currently part of The Grubbs Team as Administrative Assistant. “It’s amazing to be able to create a legacy with your kids and to be able to accomplish that in real estate,” Tim says with a smile. “A little over three years ago, Tim got his Broker’s license in Colorado. Now, as part of eXp Realty, we are working with teams across several different states. It’s an amazing feeling to be able to do that.” Breaking New Ground
Tim was the first member of the family to embark on the real estate path, earning his license in 1989. Prior to that, he worked as a high school teacher. His wife, Leslie, joined him the next year. They got their start with Century 21. During their ten-year stay there, Tim qualified six times for Centurion Status and earned a spot in that company’s Hall of Fame. Along the way, they racked up a number of lofty accolades, including finishing 1999 as number one in North Texas/New Mexico Region. From there, they moved to Keller Williams Realty and helped open offices for the brokerage in The Colony & Carrollton. In 2002, they ranked as number one for Keller Williams in the North Texas/New Mexico Region. Tim Grubbs

Three years ago, they joined eXp Realty ... a move they have thoroughly enjoyed. They are currently 2X ICONS, which is a prestigious eXp designation. “As Icons, you get to do referral business all over the U.S. It’s a big network within eXp Realty,” Tim explains. “When we joined eXp Realty, there were 5,000 agents. Now there are over 80,000 agents nationwide and internationally. We have been able to experience that growth. Today we have over 445 amazing business partners in our personal group that collaborate together.” Adding to the Story
In 2021, Ally joined her parents in the business. “I started in August 2021 after having worked at Capital Title for three years,” Ally remembers. “It was always a dream of mine, having watched my parents for so many years, to help them leave a legacy in their business they worked so hard for.” Jesse contributes in a number of vital ways to the success story. “Jesse is our photographer,” Tim says. “He also works with quite a few other REALTORS® in the area. When he does photography for a real estate agent, they stick with him because of his quality and dedication.”

Positive Difference
The positive passion the Grubbs bring to their work is contagious. “I absolutely love listing houses and also helping people move up into their dream homes,” Tim says. As Leslie smiles, “I just really enjoy the business and having this chance of working together. We get to help and encourage each other. It’s the most amazing thing ... to know that the business will carry on after Tim and I aren’t in it.” In their free time, the Grubbs enjoy spending time at their second home in Durango, Colorado. Their faith is at the center of life for them, as well. With that in mind, they enjoy being involved in Elevate Life Church in Frisco. As Leslie says, “Our faith is a major part of our motivation in doing a lot of things ... to help build the kingdom and to serve and help others.” With a genuine spirit of kindness and helpfulness and a drive to help others achieve their goals, the Grubbs family is making a lasting impact across the region and beyond. In the process, they are building together on their legacy of leadership.

ince the very start, the connection between John and Nikki Butcher has been a winning one.
As leaders of the Butcher Group of Ebby Halliday in Frisco, John and Nikki also give an edge to their clients and team members each day. The Start of Something Special
As a dynamic husband-and-wife team, John and Nikki have been sharing the same path in work and life for some time now. Nikki earned her license in 2006, with John joining her in the business in December 2008. But their story began before that … in their hometown. “We went to the same high school, and we graduated in 1991. Nikki rolls her eyes every time I say we were high school sweethearts, because she was the one for me,” John says with a smile. “We actually met in college in 1993 in accounting class and dated off and on. We got married in 1999.” Working Well Together
They have a natural connection and complementary way of working that paves the way for their success in real estate. “We’re really good about balancing who fits personality-wise with clients,” Nikki says. “John is more outgoing, and I’m more introverted, so that also makes a difference in terms of how we work with people.”
years. In the meantime, Nikki works as an executive recruiter. Both had successful paths they were pursuing, but it came at a price. “The pressure got to be a lot with two young kids. At one point, Nikki decided that she was ready to retire, and I definitely supported her in doing that. But that lasted about seven or eight months before she needed to have adults in her life again,” John remembers. “She came and helped me with the title company, doing some customer service, client work, and making sure that the back end of the operation was tidy.” In time, after receiving much encouragement from people she met to become a REALTOR®, Nikki decided to get her license. At first, she planned on using her license to facilitate and support work at the title company. But one thing led to another, she started picking up clients, and decided to place her emphasis there. Tremendous Results
In her first six months in the business, Nikki recorded a stunning total of 33 transactions. In the meantime, John was ready to make a change in his career. The following year, he earned his license and joined Nikki. Their heart is definitely in the work they do on behalf of their clients. “I really like helping buyers find the right property regardless of price point. It’s exciting helping them find the right property for their family,” Nikki emphasizes. “On the listing side, I also like the negotiation aspect and taking the big step of getting them ready for market.” They have moved forward and built real success together. Today, John and Nikki lead a team of nine. “We have a very relational group. I think we’re pretty strong and unique that we’ve gotten better every year,” John says. “We love hanging out with our team. They’re not just new teammates and employees. They are family.”
Finding Their Path
As they completed their collegiate careers and started their lives together, they embarked on other career paths. John ran a title company for a few years and ended up owning his own firm for a few

Last year, the team closed over $55 million in sales volume. Fostering that success are a series of client appreciation events that are ongoing and a steady stream of referrals from satisfied clients.

Fulfilling Life
Away from work, John and Nikki look forward to time with their sons — Alex, who is also on their team, and Aden, who attends Ole Miss. Plus, they enjoy hanging out with their three four-legged “kids” — Ava, Scout, and Swayze. In their free time, they have a passion for traveling — especially to bucket-list events. They enjoy beach destinations with friends. This year they have also been to the Ryder Cup, the Masters, as well as to Kentucky for a bourbon tour and Eric Church concert. They like exploring restaurants, sampling fine wine, spending time with their dogs, and traveling. Watching

college football during the fall is also at the top of their list as huge Longhorn and Ole Miss fans. They have a heart for helping their communities, as well, with a hyperlocal focus on giving. Some favorites include Allen Community Outreach and the Samaritan, along with Children’s Advocacy Center. It’s clear when you talk with John and Nikki that they take an energetic and dedicated approach to everything that they immerse themselves in. “We want to leave a mark on the people around us in any way we can, including our friends, our clients, partners, and team members,” John says. As Nikki adds, “We always want to be professional and do what’s right for our clients. We want to help people get into the right situation for them and their families.” That’s how winning connections are formed and strengthened. @realproducers

Create Your Own Inventory “The gold is where the pain is.” Think of all the people you look up to. Now think about why you look up to them. Work Backwards
Find your own inventory by reverse-engineering the perfect house search. Start by using tax information to identify potential homes that would meet your client’s needs. Now that we have a small working list, do a drive-by of the properties so you are well informed of all the benefits for your client and this home (i.e. the neighborhood)matches their needs. Now, get brave enough to knock on the door or call the homeowner and say, “Thank you for taking my call today. I have a potential buyer who loves this neighborhood, would you be interested in selling your home?”

Be the solution to your client by approaching them with a financial advisor mindset. Showing clients there is financial gain in listing their home now provides them a pathway to increased wealth. Empower them with the knowledge to turn their listing into money and show them an ROI ( return on investment) when they are poised to sell.
Leverage yourself as the helpful person you are by finding people coming out of forbearance. Show them the win if they sell now and rebuild their finances. Find these potential clients by utilizing your favorite loan officer or obtain a list if it is available in your state. Zillow is your Frienemy
Don’t hate, appreciate that half the work is done for you already. Use Zillow (or other similar websites) to find rental properties listed by the owner and make those calls! Informing them of the value of selling can gain you a listing or a potential listing down the line.

Use the facts to your advantage. Pay attention to houses on the market that are in selling specific neighborhoods. When a property sells find out: How many offers the house got? How much it sold for? Use this information while door-knocking to present potential buyers with future gains. If you are able to present a clear picture of the market and financial gain you are more likely to pique interest. “If you’re interested in selling, let me give you some information about the last property sold in this neighborhood. It sold for _____, in about (time frame).” Be the Change You Wish to See in the Market
Change the narrative of negativity in real estate by being a social media HERO. Use your social media as a database and remind people what you do and how you do it. Gain clients by being your true, positive and helpful self. Specific Marketing
Use social media, digital billboards, or your favorite marketing tool to share specifics about properties you’re looking for or selling. Don’t just say “I have a buyer,” say “I have a buyer looking for a three-bedroom and a backyard.” Start the Conversation
Don’t take no for an answer. Help potential clients see the future by coaching them through future goals. Ask, “If you were gonna move, where would you go?” It keeps the conversation open, less about sales, and more about the person. It tells the property owner you’re here to be helpful. Be the Solution
After someone has sold their house, where do they go? Provide a list of places to live that you recommend for your client making their transition easier and less stressful. Magazine Release Party event recap Starting in 2021, Real Producers started doing mini-magazine release parties! A Rewarding Path
That’s a part of the business that truly appeals to James Williams.
But his story began as a boy growing up in Houston with his mother who came to the U.S. from Mexico.
As Broker Associate with Berkshire Hathaway HomeServices Penfed Realty Texas, James delivers custom care to those around him.
“We used to visit Mexico a lot. I learned both English and Spanish growing up, which has been very valuable throughout my life,” he explains.
“I like that no two real estate transactions are ever the same. And the unique aspects that each experience brings has helped me continue to learn on every transaction. I can then bring that to the knowledge base for the next folks I help,” James emphasizes.
“At the same time, I was surrounded by a lot of entrepreneurial aspects. My parents owned a restaurant for a few years. So, I saw the challenges of being an independent business owner. That has helped a little bit once I left the corporate world and went into real estate, as well.”

James earned his real estate license in 1999.

1st grade. She got her license just over three years ago and came to work for me. Kerry has been licensed just under a year. I helped him and his wife buy three houses. When he got his license, he joined me,” James says. “Sandy had almost 30 years of corporate work for Proctor & Gamble and brings that knowledge base to the real estate side. Kerry was a pro musician and toured with several major country recording artists as a bass guitarist. His career has helped him as a musician.” Family Foundation
Family makes life richer for James. He treasures time with his wife, Dani, who is a school teacher in Frisco. They look forward to moments spent with their daughters, Brittney and Brooke.

As he came of age, James attended Baylor University. He also earned an MBA from the University of North Texas and a Master’s in Management from the University of Dallas.
“Two brothers wanted to open a RE/ MAX office but needed a broker, and he offered me the opportunity,” James remembers. “That’s when I decided to do real estate full-time.”
After college was completed, James embarked on a professional path that led him into supply chain management for 13 years.
Signs of Success
In 2006, he became a full-time agent. “I got my real estate license in 1999 because I had thought about getting investment properties for myself and wanted to get my license to do that,” he says. “Before I became a full-time REALTOR®, I did a few transactions.” Gaining Ground
He formed a partnership with an old boss and a local mortgage loan officer to flip eight houses. “That’s when I decided I really enjoyed the real estate side a lot more than the corporate side,” he says. In time, there were other opportunities. 74 • June 2022
Steady success has been his reward through time. And, in 2021, he enjoyed a record-setting year for his production, with just over $17 million in sales volume on 35 sides.
In his free time, James likes playing softball and also enjoys playing poker. In fact, he has competed on the tournament level. Travel is also a favorite, including an annual Christmas trip to Cancun with the family. Giving back is central to life for James and his family. One organization he likes to support is the Frisco Heritage Museum, along with The Frisco Family Services. Whether he is working with his clients, his team members, or his community, James is a forward-thinking professional who delivers an impact through his thoughtful, custom care.

Real Producers magazine started in Indianapolis in 2015 and is now in over 100 markets across the nation and continues to spread rapidly. Real Producers first launched in DFW in August of 2018 with North DFW Real Producers (now called “North Dallas”). In May 2019 Dallas Real Producers launched and then Tarrant Real Producers in March of 2021. In 2022 Tarrant Real Producers split into two publications, North Fort Worth and Fort Worth Real Producers. Fort Worth Real Producers will go to print later this year. Q: WHO RECEIVES REAL PRODUCERS MAGAZINE? A: The top 500 real estate agents in each of the four markets in DFW based on their annual residential MLS sales volume for the previous year. If a deal is not recorded in the MLS we are unable to pull that data. Most agents produce 10-30% more than what the MLS shows. Refer to the map in this publication for the exact territories. If your broker address is within that given territory and you are in the top 500, then you will receive that publication for the year. There are approximately 60,000 licensed real estate agents in DFW. The list will reset at the end of every year and will continue to update annually. Q: WHAT IS THE GOAL OF THIS MAGAZINE?
