THE KEY TO UNLOCKING YOUR AMERICAN DREAM
"From day one Mark took the time on a Sunday to answer all my questions. Over the course of the process, Mark went above and beyond in every aspect of the application. He was very thorough. If we would've had any bumps in the road, Mark would've been there to hold our hands. The process was very smooth thanks to his knowledge he gave us not only our dream home, but a pleasant experience in an industry where sometimes can be labeled as a "just numbers industry". His empathy and knowledge made a "Mark" on me." -Carlos

Grandma Goodbye,
publisher’s note
While at the airport to head back to Texas, we got on our plane only to sit on the runway and later be told we had a fuel pump issue. We had to de-plane. We all got off, and as we sat and waited for updates, there was a single mother who had a baby that needed to be fed again since the change of schedule threw everything off. She had a couple of bags, a baby that was hungry, was likely going to now miss her connecting flight, and I could tell she was feeling a bit overwhelmed. Then I heard, “What can I do to help you?” It was another single mother with a baby. The overwhelmed mother was so grateful for the offer and asked if she could watch her bags while she went off to pump. When she came back, those two ladies chatted away and became fast friends for the next two hours. Their energy was positive and uplifting, and it made me feel better, too!
It was such a small gesture but at the end of the day had such a big impact on both of them and even myself as a bystander – likely many others were positively affected by it, too. I truly believe those small gestures of kindness over a lifetime lead to a life where you are remembered for the impact you made after you’re gone.
Last photo Jordan took with his Grandma Joey and the last time he saw her.
As I write this Publisher’s Note, it is October 4th, and two days ago we buried my sweet, witty, and loving Grandma. Even though it was her time and she lived a good, long life, saying goodbye is never easy. We will certainly miss her presence. Saying goodbye to someone who leaves this earth is so…final. It makes you think about what is truly important. One day we all will leave here and all that will be left will be the memories we left behind. As I made the journey from Texas to Minnesota, I had a lot of time to reflect. I really started to realize the importance of friends, family, and leaving a positive impact on those around you. I mean, don’t get me wrong – I always knew that was important, but all of a sudden it took on a new meaning.

There is so much chaos in the world right now, and it can be easy to get caught up in it all. The world is filled with darkness, and what the world needs is more people to step up and be a beacon of light. It needs more people asking, “What can I do to help you?” As you go about your day today, remember that at the end of your life all that will be left is the memory of you and the impact you had on others. Ask yourself, what kind of legacy am I going to leave behind? I hope Grandma Joey is proud of the legacy I am creating. Until we meet again, Grandma. I miss and love you. JAMES SHARP & SHARP SHOES H E L P I N G OT H E R S S T E P F O R WA R D
When James Sharp steps out of his home each day, the shoes on his feet aren’t some random afterthought. He has to make a choice. And it’s not an easy one. In fact, he has enough pairs to make a shoe store owner blush. As owner/REALTOR® at The Sharp Real Estate Group with JP & Associates Realtors, James pays more attention than most people do to shoes. You see, they represent a thoughtful choice he’s grateful to be able to make each day. At the same time, those shoes represent something powerful — an effort James spearheads that’s helping others step forward in life … with Sharp Shoes.

Timeless Gift
The holidays hold special meaning for many of us, with memories we’ll never forget. The same holds true for James. One holiday season in particular comes to mind. “In 1976, I was six-years-old. I had three siblings, and we had very little growing up,” James recalls. “My dad was struggling to make ends meet. My mom had a knack of making something out of nothing. We had lost our house to a house fire, and we were rebuilding with the help of our local church and living in the back of hotels. It was a tough stretch for my parents.”
@realproducers
“I had dressed up for the event, and I showed up with velvet shoes with metal tips, and with this outfit, they looked really sharp. In fact, someone said, ‘Those are some sharp shoes,’” James remembers. Jumping In
Just a few days before Christmas that year, the Sharp family heard a knock on the door. “As we opened up the door, a group of Shriners had come to visit us. As they entered, they brought bags of groceries, a Christmas tree, toys, and they gave each of us kids a brand new pair of white Converse tennis shoes.” The smile on James’ face still reflects the joy he felt that day. “I always had shoes that were literally on their last legs. But here was a brand new pair,” James remembers. “They looked so good. I thought I was a million bucks, and I couldn’t wait to go back to school. I was truly on cloud nine.” Pivotal Path
Fast forward to 2017. While participating in a Tony Robbins Date with Destiny event, James made some pivotal decisions. “Tony talks about changing your life from the inside out. So I made the commitment to lose weight, and I lost over 50 pounds,” James says. “I bought a new wardrobe and got a new outlook on life, and I also bought a pair of pretty cool shoes.” Soon after, he attended a Dallas-area networking event. realproducersmag.com
A few days later, James was invited to a gala for City House, a nonprofit shelter and transitional facility for teenagers and families based in Plano. “When I went to this group, I saw firsthand this amazing need … kids with no shoes and clothes … runaways, and transitional kids just out of foster care,” James says. “This group outfits kids with shoes and clothes and helps them get a job. I asked if they would need some shoes if I could get some for them, and they said, ‘Yes, we would love that.’” That was in December 2018. “I started working with churches and charities, runaway shelters and homeless shelters … and every one of them had a huge need for shoes,” he recalls. “It’s a huge need, because a lot of people give old shoes, and there are sizing issues. One of the desperate needs are kids’ basic athletic shoes. We have kids showing up for school with flip flops, and they can’t take part in activities.” James discovered that the shortage of shoes for kids knows no boundaries. In Plano, the average household income is $135,000, yet children there were facing the same predicament. “I said, ‘Not on my watch.’ I did a social media blitz that I called The 12 Days of Shoes in December 2018 from the 1st through the 12th of the month featuring some of my collection of cool looking shoes, while bringing awareness to the huge need of shoes in our DFW area. I would go to social media, and I said I would make a challenge … help me in this cause by going North DFW Real Producers • 17
out and buying shoes or donating gently used shoes.” Changing Lives from the Bottom Up
The results were remarkable. Just before the Christmas holiday in 2018, James had collected and donated over 500 pairs of shoes. “I had never done something like that, and I had no experience with charities or philanthropic events,” he says. After distributing the shoes to local churches, James made a call to a special person in his life … his mother, Debra Covill. “I said, ‘Mom, remember back in 1976 I may not when the Shriners brought us those always know shoes and things for Christmas? I just was able to collect and donate the way … over 500 pairs of shoes to kids,’” but the goal James says. “I remember her saying, of a million ‘My gosh! I am so proud of you, son.’ Unfortunately, that was also the last shoes is conversation I had with her.” going to happen. I James’ mom had a massive stroke that same evening and passed away don’t know a few weeks afterward, but she still how, but I fuels James’ drive today. will find ways “My mom is an inspiration to me, and to make it I do all of this in memory of her,” he happen.” says. “She was a nurse and gave it all to others. When we buried mom, I said, ‘I’m going to do this full-fledged and I’m going to raise at least 5,000 pairs for mom. With a goal and numbers like that, I knew I needed to be more legitimate, so I formed a 501(c)(3), and I had some friends who helped me out by serving on the board.” His efforts were rewarded. “At the end of last year, we were able to bless over 5,000 families with shoes,” James smiles.
“
Join the Journey
There are more steps ahead. 18 • November 2020
“We’re not stopping. I recently saw a presentation by Nick Vujicic during his ‘No Arms, No Legs, No Limits’ speech. He said, ‘I’m going to challenge you to do something that’s going to leave a legacy.’ Well, I’ve decided that my legacy is going to be shoes. My goal is to eventually raise over one million pairs of shoes.” Strides are being made in other ways, too. “My goal keeps expanding, because this need exists in every part of the nation. We’re talking about expanding Sharp Shoes to other markets like Colorado Springs, Salt Lake City, Baltimore, Lynchburg Virginia, and other areas,” James emphasizes. “Here in Dallas/Fort Worth, I challenge readers to do their own version of Sharp Shoes. Every bit helps, but if you can find it in your heart to donate 50 or 100 bucks, you’ll make a real difference. In fact, $100 will help ten families get new shoes. We’re on our way, but we’re running behind to help families who desperately need your help.” Each time James sells a house, he buys 12 pairs of shoes for others. In the meantime, he boldly pushes toward his goal. “I may not always know the way … but the goal of a million shoes is going to happen. I don’t know how, but I will find ways to make it happen,” he says with a smile. “That feeling of seeing those new shoes when I was a six-year-old boy has never left me. Someone cared. They gifted those to me. Now I’m trying to pay it back.”

rising star Written by: Dave Danielson Photography by: Ilona Jade Photography
SPIRIT OF CONTRIBUTION Leaders come in all types. One of the most powerful is leadership that comes from the heart. That’s where Bryce Olson comes in. As REALTOR® and Team Leader with “The Bryce is Right Team” at Fathom Realty, Bryce has a reputation for results — goals achieved through a heartfelt spirit of contribution for those around him. Coming of Age
Bryce’s story began growing up in Kansas. “I had traveled quite a bit my whole life. We moved around a decent amount growing up,” Bryce recalls. “But when I went to college, I went to upstate New York, and had a stint in Florida, as well as California for a few years, and then came back to New York and was a missionary in New York City. I’ve done a lot of different jobs ranging from a FedEx driver to a jewelry engraver and everything in between.” Crucial Crossroads
One of the most important roles came during one of the nation’s most trying times … 9/11. “I was a missionary in New York for the summer prior to that event, and then for the year following. There was a month that I was back home where I am from in Kansas City raising support for the upcoming year. And that was between the middle of August to the middle of September.” On September 14th, he flew to Albany. “I got picked up in Albany by the missionary that I was serving with. We went straight to Ground Zero, and we were able to counsel and minister to people in the midst of this terrible devastation,” Bryce remembers. “It was a very trying time. We walked around Lower Manhattan, and every single bus stop had missing posters plastered all over the entire city. We saw people walking around with pictures of their family members, frantically looking and searching.” realproducersmag.com

I WANT FOR WHAT I DO TO BE BIGGER THAN MYSELF AND ALWAYS BE THINKING OF HOW I CAN HELP TO BENEFIT OTHERS IN MY COMMUNITY.”
All walks of life needed support in those dark days. “We would have entire units of fire battalions and first responders that would pull their cars over, recognizing that we were there as missionaries, and would ask us to pray for their whole unit and just really pouring their hearts out to us. To be right there at Ground Zero helping to take care of people was exhausting in every way, but it was also so fulfilling.”
Bryce, wife Natalie, son Guy, daughter Lottie, & dog Patch
It was a transforming time for Bryce. “That shifted my perspective, and my entire outlook of everything in my life. I can even remember an occasion prior to September 11th, where I was at a park across the street from what is now Ground Zero, where a man was telling me that I was wasting my life by telling people about God, and I needed to be thinking about things that are going to take care of my family, and he was talking about financial things. And he literally pointed to the World Trade Center,” Bryce says. “And he told me that I need to be thinking about things that are going to help my family and he said, that’s where I work. And that was in the summer prior to September 11th. And I’ve never forgotten that man telling me that and just coming back to terms with the things that are truly important, lasting, and eternal.” Opening New Doors
Fast forward to four years ago — Bryce got his real estate license. As Bryce says, “I really kind of dipped into real estate, just thinking that it would be a nice thing to kind of do on the side. I really didn’t have any intention to leave the Missions Pastor role I was serving in. I saw it as an opportunity to help people, and honestly, the job that I was in did have a ceiling financially speaking, and I saw an opportunity to have some additional income for my family.” As time passed, Bryce’s connection to real estate grew and he created his own team. realproducersmag.com

“There’s seven of us on the team. And it’s been a lot of fun. It’s actually so much better than I ever expected because it’s really simply just taking care of people. There’s
nothing that complicated about what we do,” he says. “We have the tools and resources to help us, but it really just comes down to the basics of just serving and taking care of people, putting others ahead of ourselves and their needs ahead of our own.” Meant to Be
Bryce’s memory goes back to the time he entered the business. “I was told before I got into real estate from the broker of another brokerage that he knew that I was going to be very successful, because he said that it only takes two things to for sure be successful in real estate … that is knowing a lot of people, and people trusting you,” Bryce explains. “I think that’s my secret sauce … that I have been so invested in the community where I live for so long that when I transitioned into real estate, people already knew me, and also the role I did taking care of people. I think it was a really natural fit for people to want to work with me. And there was already a lot of trust established.” When you meet Bryce, it’s clear that giving his all to those around him comes naturally. “I want my life to be about serving and taking care of others and giving back. I want for what I do to be bigger than myself and always be thinking of how I can help to benefit others in my community,” he smiles. “I want to make sure that I’m always keeping the perspective in mind that the success that I have here on this earth is fleeting, but the success that I can have towards things of eternal value is really what I want to be about.” That’s what it looks like when you live with a true spirit of contribution.

n today’s evolving business environment and real estate market, it can take a larger menu of options to move your clients successfully from point A to point B in the process. That’s where AmeriSpec Inspection Services of DFW excels … with a wide range of varied services delivering valuable results. Sheri Hill is the owner and operator of AmeriSpec of DFW—the first woman-owned home inspection company in the area. Since establishing the business 20 years ago, Sheri’s team has conducted more than 26,000 inspections for both residential and commercial properties. “We have developed a family of three company brands, including AmeriSpec Inspection

Services of DFW, ServiceMaster Clean by VaHill, and Furniture Medic by VaHill Restore and Cabinets,” Sheri explains. With Furniture Medic, Sheri and her team have a cabinet and a furniture restoration company. “What that really means is that we focus on fire and water damage for the DFW market. With that, we come in and we restore what’s most valuable when you have an insurance claim for your cabinets to keep you in the home without going to a hotel,” she explains. “Also, for your heirlooms, we refurbish them.” That variety of services is very valuable. “Most people don’t know that through the commercial leasing process, you are financially responsible for anything that happens to that building during the term of your lease. You usually have about 30 days to do
your due diligence after you move in. Anything after 30 days becomes your responsibility, including HVAC systems, the foundation, walls, and so on. So, you really need to know what you’re married to for the next 5, 10, or 15 years when you do a commercial lease,” Sheri says. “Our clients call us for three or four different services. We like delivering the services and being that resource, or, if it is something we don’t do, we lead them in the right direction. So, we’re actually creating customers for life versus for one transaction.” The Power of Partnership
Shannon Vizcarra is Sales and Marketing Director. As she says, partnership is key to success in delivering quality service to clients. “Our job is to ensure that our REALTOR® partners look great. Our team can bring an old piece of furniture back to life for the next generation to enjoy. We are unique in offering multiple services, other than just the inspection, and are there to support them in whichever way we can.” As Sheri says, AmeriSpec does more than Shannon Vizcarra, 1,200 deals each year Michael Whitehead, with local top REAL& Sheri Hill TOR® partners. “We are in business not just to do a “That’s how they’re buying their houses,” home inspection, furniture or cabinet Shannon adds. “They’re relying on us to give repair, or cleaning carpets,” Sheri them the inspection report and having to explain emphasizes. “We’re really in the what needs to be done to the home. JASON NORTHCUTT D R I V E , T E N AC I T Y, & W I L L There’s a plethora of successful residential real estate agents in North DFW. However, Jason Northcutt of North Realty Group, with JPAR, has gotten lucky…with land. Closing about 50 deals so far in 2020, only six of them have been residential, proving his sweet spot in land. While he emphasizes there are perks in selling homes, like seeing the artistry behind design choices, land is just more seamless. “There’s an emotional detachment from the sellers, so it makes it easier. Not always, but most of the time,” states Northcutt. DRIVE
Born and raised on the same land he sells today, Jason is a Fort Worth boy. Technically residing on the Collin County side of the river, he was raised with two brothers and two sisters, and graduated from Gainesville High School. But real estate was not this Texas native’s plan. He entered the Navy in 1994 where

they sent him to school to become a photographer, hence his eye for architecture and home design. After attending bootcamp, and then photography school in Pensacola, he was stationed at Naval Base San Diego where he served on the USS Essex LHD-2 and deployed with over 1500 Naval and Marine personnel. In 1996, he transitioned away from the military for a bit until he landed in the Texas Army National Guard in 1998 as a photojournalist. He also served from 2008 to the end of 2009 in the Army Reserves as a broadcast journalist. That is when the Illinois National Guard called and offered him a position as the Department of Army Photographer and to be part of 139th Mobile Public Affairs unit. He served with them until the end of 2011 when he was finally discharged due to a heart condition. From 2003-2016, with exception to the two years he was serving full-time in the military, Northcutt worked as a Mortgage Loan Officer in several banks and went through several mergers. This sparked his interest in real estate.

Tenacity
With hurdles like the financial recession of 2008, his father dying in 2014, the passing of his mother in 2015, and filing for bankruptcy in 2016, this veteran emphasizes the power of not giving up. “If you truly 46 • November 2020
believe it, you can achieve it. I know it’s a cliché, but it is true,” shares Jason. And for only being in real estate for a little over four years, “We went from falling on our faces to doing 8 to 10 million dollars per year without purchasing leads or really doing any advertising. To me, that’s a big accomplishment in just a short
amount of time. You have to continue to grow and grow and grow,” Northcutt urges. “Fail hard. Fail fast. Fail forward. We knew this is what we wanted to do,” Jason frankly states.

While many would say these pitfalls were too deep to dig out of, Northcutt’s past experiences have given him to the platform to keep going. “It’s the drive, tenacity, and will to do it. Not to be callous, but you sink or you swim. It’s going out there and dorealproducersmag.com
In 2019, Northcutt realized he wanted to do this real estate thing on his own and opened North Realty Group as its own brokerage until just recently. He decided that the growth and market share he wanted meant he needed a brokerage with a great backbone, one that truly supported the agent and aligned with his beliefs of “Service first. Service always.” Through interviewing several key brokerages in the area, JP & Associates REALTORS® was the right match.
ing the things that make you uncomfortable…doing what needs to be done to get it done,” he says.
“Our philosophies aligned. From ‘Service first. Service always,’ to JPAR exceeding expectations, it only made sense to align,” states Jason.
With most of his listings and buyers spouting from referrals, Jason knows the importance of communication but also being versatile. “Don’t sit there and put yourself in one little box, and do not wait for the phone to ring. Pick up the phone.
As North Realty Group continues to build its business in the McKinney area, they want to obtain more agents, so they can spread out over the metro area, aligning key agents in each locale. North DFW Real Producers • 47

DOING WHAT NEEDS TO BE DONE TO GET IT DONE.
Northcutt’s biggest goal is to continue to put family first. With a 22-year-old son, a grandson, a 13-yearold daughter, and an 11-year-old son, they are the force that drives him to be better every day. As he puts it, “Our family is always on the go and staying busy.” From helping his wife Shelbie generate business for Sweet B’s Cakery, to volunteering with Dallas DogRRR, things are always on the go. “My wife and I have helped over 30 dogs get adopted. We foster them by getting them nourished and healthy… to the point of knowing someone can love and care for them in the right way.” Outside of those key areas in his life, Northcutt is always keeping busy. “There’s a myriad of things I like to do. From refinishing furniture and being creative 48 • November 2020
with that, I am always continuing to learn. I am always learning more about photography/videography, and of course, always learning more about wine and bourbon!”
One thing is for certain, no matter what this veteran, entrepreneur, real-estate guru, and family man puts his mind to, he’ll have the drive, tenacity, and will to do it. @realproducers

THE NEW
EVOLUTION OF THE HOME
CCAR: in the know Written By: Bri Westbury, Content Specialist, Collin County Association of REALTORS® (CCAR)
Take a peek beneath the Christmas tree and you will have all the information you need to identify the new evolution of the home, SmartHomes. For multiple years now, SmartHome gadgets have led the way as the number one gift category, resulting in 75% of homes having at least one SmartHome device [1]. “It is imperative REALTORS® know how to function in the SmartHome world,” said SmartHome expert Matthew Rathbun 52 • November 2020
on CCAR’s podcast, “Welcome to the Top.” “If an agent walks through a home and doesn’t identify or acknowledge the smart home devices [a client] has invested in, [the client] will lose trust in their ability.” Indeed, as homeowners invest their money purchasing SmartHome items and their time setting them up, they expect their agent to identify, appraise, and convey them @realproducers
properly. “Article 9 of the REALTOR® Code of Ethics requires all our agreements to be in writing, are we going to do as-is or [allow] testing [on the devices]? Most sellers will not want to hand over their Wi-Fi passwords. How do we convey digital keys versus traditional keys? If our clients want the thermostat or lights—that has to be adjusted for and accounted for in the contract,” said Rathbun. An issue that is becoming more common during the transference of a home is that of the Smart Thermostat. As these devices have grown in popularity for the energy savings and seamless comfort control they provide, they can quickly blow a deal if you are not aware of some of the basic settings. “When sellers leave, they disassociate their account from the thermostat. That means it is no longer working from the time the sellers move out. Once the new owner connects to the device, the default setting is to heat and cool the house in the most economic manner—so it can take eight hours to reach the desired temperature, unless you override that feature. If you can’t help a buyer navigate that, they often think [the HVAC] is broken.” Home monitoring devices are another common SmartHome product that agents must account for in their basic practices. The presence of home monitoring devices should be discussed with your sellers at the listing appointment and disclosed on the MLS. It is also best practice to notify buyers of the monitoring devices by a sign on the door. On the flip side, agents should coach buyers to behave as if someone is watching them when viewing a home and advise them not to discuss details relevant to an offer inside the home. So can you market a home with a Smart thermostat or monitoring device a SmartHome? No. The most widely accepted definition of a SmartHome was created by CNET, identifying a SmartHome as one that has a solid internet connection, at least three SmartHome devices, one of which has to be either temperature control or a security system. The new evolution of home is constantly evolving, and it is imperative real estate professionals stay informed. Rathbun encourages agents to grow in their knowledge through “personal use, a trip to your local electronic store…CRS SmartHome Certification, Webinars,” or tech blogs like his own at www.matthewrathbun.com. [1] Rathbun, M. (Broker, SmartHome Instructor). (2020, August 24). Welcome to the Top [Audio podcast]. realproducersmag.com

PRIDE AND PERFORMANCE
When you talk with him, it’s easy to see the pride and joy he feels about being able to deliver a world-class level of service to clients throughout the region. “We created this office in 2016,” Daniel recalls. “At the time, we were small, but we had big goals and knew what we could do it, and we knew what we had to offer.” Daniel knew teamwork would be pivotal. “Our goal was to get some good people in here and establish a platform to get our name out there,” he says. REWARDING RESULTS
It didn’t take long for the results to come.
Three big keys to that success are Daniel’s team leaders, including Kimberly Gasca, Richard Camp, and Brandon Findley. “Kimberly, Richard, and Brandon are just exceptional on all levels with high-end, high-level production, and customer service all just through the through the roof,” he says. “When you look at their social surveys, and their scores across the board, you can't find anything negative.” Kimberly, Richard, and Brandon took time to share their thoughts on being part of the American Financial Network success story. 58 • November 2020

“We went from doing $10 to $12 million a month to what very quickly became $18 million a month, and that turned into $25 million a month,” he says. “And right now, we're averaging $37 million a month … and this month, we’re going to hit $42 million.”
GASCA TEAM
Kimberly remembered the strong appeal of joining the American Financial Network. “The AFN Plano Branch has a power team in place that get loans closed on time,” Kimberly says. “Not only do you have management with years of knowledge but also processors and loan officers that are all willing to lend their own knowledge to help get even the most complicated borrower in a home.” Kimberly’s team, which includes her husband with 20 years of mortgage experience, has definitely created success on many levels. She attributes that to several factors. “My success is attributed to many things. I do whatever it takes to make business partners and clients happy. My glass is always half full! I set goals that seem impossible and keep reaching for it. Once that goal is achieved, I keep going,” Kimberly explains. “One of the most important things that I attribute to my success is having a team that knows how to @realproducers

get things done. In this business, you never work alone and a team who has the same goals in mind with every client, truly is the reason for my success.” Along the way, Kimberly creates a unique experience for clients. “I take time upfront with each client and ensure they are informed about the loan process and help them with a loan that fits their financial goals. I build a relationship with my business partners by taking the time to hear what they need for their clients and how I can help them increase their business,” she says. “My clients and business partners know it is more than just a loan to me, and by being as honest as I can be, they trust me to always have their best interest at the forefront of my mind. I am as honest as can be and REALTORS® and clients know that from the start and trust me. Accuracy is a must! From the information I give and throughout the entire process. Most of all, I have a ‘serving heart,’ which is the power of my business and working with business partners and clients. My best days are seeing smiles on faces when their transaction is complete.” Away from work, Kimberly enjoys time with her husband and five children. She also loves animals and nature. Traveling is also a favorite. “I’m a former educator, so it is natural for me to educate my clients so they can make the most informed decisions about their loan.”
Richard Camp
CAMP TEAM
As Richard recalls, the decision for him to join the AFN Plano branch was a natural, easy one. “During my 11-year career as a loan officer, I have either been managed by Jacob or Daniel at five different companies. About five years ago, I was actually the one to mention to Daniel that he should reach out to Jacob (who was running another company) to join forces and create the type of company we always wanted … one that would give us autonomy to do what we do best and that is to close loans quickly and efficiently with stellar customer service!” As Richard says, success is the by-product of doing the right things. “I believe that, in any business, when you build a reputation of being someone that people can count on, success is sure to follow! Without a doubt, the biggest keys to our success are the team we have around us and our processing system. The biggest failure for most Lenders is their processing system,” Richard
points out. “Currently we are seeing companies take 60 to 90 days to process loans, and the entire experience can be difficult and stressful. We found that if we constantly work on what we can control in the business, and become extremely focused on delivering the most efficient process, that our client would have a five-star experience every time. And you cannot have the perfect system until you have the right team. Our Managers and Processing Team are the best in the business.” Effort is the secret to excellence. “What’s great about our business is that you don’t have to be that different than everyone to be excellent at what you do. It’s obvious that you must close loans on time and give a high level of communication and customer service, but the real secret is to be 100% ALL IN on your business and become a valuable source to your clients and referral partners,” Richard says. “The more accessible you are to help them problem solve and find solutions to problems, the opportunities come your way.” Away from work, Richard and his wife own and operate a dog boarding and rescue called CampGround Kennels in Rockwall, Texas. As Richard says, “When we are not busy helping clients purchase and refinance their homes, we stay busy watching after everyone’s best friend or helping other fur babies find their furever home.” North DFW Real Producers • 59

FINDLEY TEAM
Through his career, Brandon has gained a wide range of successes. Along the way, he discovered the things he did and didn’t like in his work. With that in mind, he saw a lot to like with AFN. “Since I’ve come to AFN Plano, it’s provided everything I have wanted at a company. The emphasis is building up your referral business through customer service, and less on a lot of the unnecessary ‘fluff’ many mortgage companies focus on,” Brandon emphasizes. “At the end of the day, a client will notice the work and time you put into them, as well the level of service they were provided, and that is what they’ll always remember. Our team here at AFN Plano is dedicated to continuing to provide the highest level of service with some of the best interest rates in the business.” All of the little things add up to create big success. “Being able to provide my customers with the level of service our company provides, from our underwriting turn-times, range of loan products available to fit their
needs, and ability to keep our closings to within 25 days or less even during COVID-19 really speaks to the powerhouse of a team I have working with me and behind the scenes,” Brandon says. “With the knowledge I have brought with me, plus the knowledge and expertise of our two Branch Managers and Loan Processors, there is never a question we can’t answer in a timely manner.” Detail-oriented service creates confidence and peace of mind. “The personal connection I build with my clients is key. While I do have a team to assist and help the flow of my pipeline to ensure we never miss a closing date, I make a point to talk with every client. Whether it’s faceto-face or over the phone, being able to provide that complimentary level of service to ease a client’s hesitation goes a long way. While most Loan Officers might delegate a member of their team to run over the client’s loan application, or just chock it up into an email to avoid the call, the true value is getting to know and understand your client and having them trust you in return.” Brandon looks forward to time spent with his wife, Erin, who has also been in the industry for 14 years. As he says, “I would not be where I am today without her. We are both native Texans, born and raised here locally, and we currently reside in McKinney with our four beautiful children. We are always here to answer all of your questions and help to make your dreams come true whether you’re a first-time homebuyer or seasoned homeowner.”

The Courage to Keep Moving Forward The American Dream is emphasized by many as the ability to do what you want to do, be who you want to be, and continually progress forward. These aspirations towards the American Dream were no different for El Salvador native Lily Moore. While she’s exceeding her personal goals by leaps and bounds, it wasn’t always this way. Through hard work, perseverance, and grit, she’s now truly living the American Dream. Lily Moore’s boutique team brokerage, Lily Moore Realty, is not only one of the most successful brokerages in Texas, but it also boasts their leading lady, Lily Moore, as the 2020 Dallas Business Journal’s Woman of The Year. “It was very unexpected. It makes me very proud,” states Moore. In addition, Lily was the 2018 and 2019 Top Real Estate Leader of Hispanic Descent for the Dallas-Fort Worth Metroplex and one of the leaders in the nation overall. All of these accolades she holds dear, as she knows it was her desire to keep moving forward that awarded her these recognitions.

From El Salvador to The States
With humble beginnings in El Salvador, Moore remembers not having things, but people – a family who loved her and encouraged her to always strive for more. “I had a great childhood in El Salvador. I remember one Christmas morning. I always wanted a Barbie house. My parents didn’t have money, and they didn’t even sell them in El Salvador. And, when I woke up on Christmas, my mom had made me a Barbie house out of cardboard. It was my favorite,” shares Lily. Moore emphasizes she didn’t know what she didn’t have until she moved to the states. It was then she understood why her parents pushed her here. Back in El Salvador, Lily had gone to college for two years. “I thought I was going to be a doctor. It didn’t work out well,” she giggles. “Once I smelled the blood, I was like, ‘This is not for me.’”
And at the age of 20, she moved to America. Not knowing a soul, and hardly speaking English, it was her grit that got her through. “I was blessed enough to have the courage to keep moving forward. There were many times I cried and just wanted to go back home. My parents kept pushing me to stay here, which I didn’t understand at that point. I had a daughter, and she was born here, and they knew my future would be better here, and boy, they were right. They were so smart. I’m thankful they pushed me to be here,” says Lily. 66 • November 2020

Lily with her husband Chad
“I did small jobs for a few years as I focused on being a mom, and then I started my first career here with AT&T.” With many roles within the company, “I always had that passion to do something on the side…that side hustle,” Moore states.
In 2011, she obtained her real estate license, and that became her side-hustle. She wasn’t looking to leave her job at AT&T, as that was at one time a dream come true for her.
People First
“It was slow at first, and over time, I started getting more clients,” Moore shares. She thought six to eight deals a year was what she could expect, but when she hit 20, she knew real estate could turn into her full-time gig.
With fellow parents in her children’s school recognizing her ability to help with school fundraisers, she was accoladed for being a natural salesperson. “I’m not a salesperson; I just like to help,” Lily says.
She tragically lost her brother when he was just 33 years old…and then she lost her mother who always drove her to pursue her dreams. This is what pushed her to move forward towards real estate.

“I’m a person who always wants to make my family proud. I’m here because of them. After the loss of my brother and mom, I decided life is too short. I haven’t looked back since,” shares Lily. Another hurdle Moore has worked hard to overcome was the language barrier from when she first arrived in the United States. “It helped me be who I am today. I have always just tried to come from an authentic place, whether it was always the right words or not. Be myself, flaws and all, to be humble, and to treat others with respect. To lead with your heart and to come from a place of service.” “You have to learn to listen and to let people talk,” advises Moore. In addition to her courage and gregarious nature, “Social media has impacted my business like nothing else,” says Lily. Well before agents were using social media platforms on a regular basis to connect with prospects, Lily was consistently online and talking on camera. From 200 deals a year to 500, “The more we can reach people, the more we can help people,” she says. Her husband, Chad, who she credits as being the driving force behind their growth, left his corporate leadership role at the end of 2017 to become the President of their newly formed company. Together, they now lead Lily Moore Realty which includes a full support staff and ten licensed agents. “We know we have a bright future, and with plenty of opportunities for future growth, the best is yet to come,” states Moore. “I’m so proud of what we have accomplished. I’m most proud of the difference we have been able to make in others’ lives,” Lily frankly states. Helping organizations, like The Children’s Hunger Fund, has become another passion. Moore wants to use the gifts she has to give back to her community. She encourages other real estate agents to do the same. “Truly serve. Help a charity. Help your community. As a company, we obviously want to be one of the best, but we also want to be the most thoughtful,” smiles Moore. Aside from aspiring to help her community, and crushing it in the real estate world, Lily enjoys

working out, spending time each morning on her Peloton bike. She recently started to take up golf, too. “Doesn’t look like I will ever be great at it, but I really enjoy to play!” she laughs.
“
I’m forever grateful. The life I have now feels surreal. I know I am truly blessed to be where I am at today from where I started. Be yourself, smile, and be kind.

Chad Lemons was so great to work with getting our mortgage. He saved us so much money upfront and over the years with an amazing rate. Everything was done in ess than two weeks also! It really helped to lessen the stress of the home buying experience. We’d totally name our first son after him but we’ve already had our first son. So, next best thing is to spread the word. FAQ ABOUT THIS MAGAZINE
Real Producers magazine started in Indianapolis in 2015 and is now in over 100 markets across the nation and spreading rapidly. North DFW Real Producers launched in August 2018. Name a large city and we are there or will be soon! In every market, we take the Top 500 agents, based off of the MLS production, and we build an exclusive magazine around those agents. We share their stories, successes, market trends, upcoming events — really, anything that will connect, inform and inspire, we put in the monthly publication. We strive to inform and inspire the top producing real estate agents in the local market and connect them socially. The secondary focus is to provide an avenue for our affiliate partners to create relationships with these top performers on a level that they might not be able to achieve on their own. Q: WHO RECEIVES NORTH DFW REAL PRODUCERS MAGAZINE? A: The top 500 agents in North Dallas/Fort Worth. We pull the MLS numbers (by volume) from in the North DFW area: Collin County, Denton County and a few other locations in Dallas County that are North of I-635. Approximately 20,000 agents are licensed in this territory. We cut the list off at #500, and the distribution was born. The 2018 Top 500 cutoff is $8.5 million. The list will reset at the end of every year and will continue to update annually. Q: WHAT ABOUT THE DALLAS AND FORT WORTH TERRITORIES? A: Dallas Real Producers (Dallas County South of 635 — including Rockwall County) launched May 2019 and Tarrant County Real Producers will be launching in 2021! Yes, Real Producers is covering the entire Metroplex! Q: WHAT IS THE PROCESS FOR BEING FEATURED IN THIS MAGAZINE? A: It’s really simple — every feature you see has first been nominated. You can nominate other REALTORS®, affiliates, brokers, owners, or even yourself! Office leaders can also nominate RErealproducersmag.com
ALTORS®. We will consider anyone brought to our attention who is in the Top 500 because we don’t know everyone’s story, so we need your help to learn about them. A nomination currently looks like this: You email us at northdfw@realproducersmag.com with the subject line, “Nomination: (Name of Nominee).” Please explain why you are nominating them to be featured. It could be they have an amazing story that needs to be told — perhaps they overcame extreme obstacles, they are an exceptional leader, have the best customer service, or they give back to the community in a big way, etc. The next step is an interview with us to ensure it’s a good fit. If it all works out, then we put the wheels in motion for our writer to conduct an interview to write the article and for our photographers to schedule a photoshoot. Q: WHAT DOES IT COST A REALTOR® /TEAM TO BE FEATURED? A: Zero, zilch, zippo, nada, nil. It costs nothing, my friends, so nominate away! We are not a pay-to-play model. We share real stories of real producers. Q: WHO ARE THE PREFERRED PARTNERS? A: Anyone listed as a “preferred partner” in the front of the magazine is a part of this community. They will have an ad in every issue of the magazine, attend our quarterly events, and be a part of our online community. We don’t just find these businesses off the street, nor do we work with all businesses that approach us. One of many of the top agents has recommended every single preferred partner you see in this publication. We won’t even meet with a business that has not been vetted by one of you and “stamped for approval,” in a sense. Our goal is to create a powerhouse network, not only for the best REALTORS® in the area but the best affiliates, as well, so we can grow stronger together. Q: HOW CAN I RECOMMEND A PREFERRED PARTNER? A: If you know and want to recommend a local business that works with top REALTORS®, please email us to let us know at jordan.espeseth@realproducersmag.com.
