Naturally, my dad bred his three boys to be snowmobile racers as well. I started around age four and retired at age seventeen. I was a semi-pro on the National Snocross Circuit my last year of racing. Snocross is essentially Motocross on snowmobiles. Yes, growing up I spent most of my time jumping 450lb. snowmobiles, 20ft. high, and 100ft. in distance. Standard stuff. By the way, it should be illegal for a 120lb. 14-year-old kid to be racing a 180-horsepower snowmobile.

“Jordy...adversity.” After many of my races that didn’t go as planned, I would come back to our race trailer in a notso-great mood, telling my dad a whole list of excuses as to what went wrong. “I got roosted, and I couldn’t see! My goggles were fogging up! It’s too freaking cold! Make my sled faster!” And every time my dad would sit down next to me and say, “Jordy... adversity. Everyone is dealing with the same stuff you are. It is up to you to adapt in the face of those challenges and find a way to make it happen. If not, maybe you should get off the track.”

My dad was my mechanic, boss, and coach. His FAVORITE thing to say to me was:

I always had the same response: “Whatever,

I am not going to lie... for most of my life, I HATED this word. Just ask my dad. I grew up in Thief River Falls, MN — home of Arctic Cat. My dad was very influential in getting Arctic Cat back on its feet when they went bankrupt in 1981. Arctic Cat was an integral part of his life. In fact, my dad grew up racing snowmobiles on ice oval tracks — like Nascar for snowmobiles! He was pretty dang good, too.

Dad. You don’t even know what it was like out there.” I used to be a little sassy. But, in hindsight, he was right. Yes, Dad. I am admitting that you were right! I know he has a smirk on his face as he reads this. Real Estate is changing rapidly. The things that worked five years ago don’t work as well now, and what we do now won’t work as well in the next few years. It is going to be challenging. It always will be. But just remember the wise words of my father: “Everyone is dealing with the same stuff you are.” So, I ask you—how well do you deal with adversity, and are you willing to adapt to the changes that are coming? engaging interactions Along the path from Point A to Point B, your efforts help people realize their dreams of homeownership. In the process, you build strong bonds. Callee Watson-Ramirez is one who excels at that. As a REALTOR® with Phillips Realty Group in McKinney, Callee takes pride in engaging interactions. “The thing I love the most about what I do is interacting with people and helping people invest in one of the biggest purchases of their lives,” Callee says. “Meeting with people face-to-face and having that interaction … building that rapport and building connections with people. I try to keep in touch with clients and have a strong relationship in the transaction.” Coming of Age

Callee’s story in real estate actually started with her taking other steps in life. “During my college years, I was a nanny. For a while, I had thought about pursuing nursing, but I decided it wasn’t for me,” she recalls. “So, I started going for general studies.” In time, Callee moved to Florida and considered continuing her education there, before moving back to her home state of Indiana. While in the Hoosier state, Callee earned her real estate license in 2014. For a time, she continued working as a nanny while she started pursuing her new real estate career. “I worked with Century 21 there and was able to find some outstanding mentors to work with,” Callee says. “They are people I still talk with to this day. They were very important in me getting my start. My first contract came six months after I started in the business.”

Finding Her Texas Home

In 2015, Callee joined Keller Williams in Indiana. A short time later, she made the decision to move. “I had researched different markets around the country that were great for young entrepreneurs and had narrowed my choices to Dallas and Charlotte.” Dallas won, and Callee moved here. “It wasn’t long before I visited, and really liked, the Good Home Team with Nick Good and Elizabeth Austin,” she says. Her move produced another pivotal chapter in her life. “It didn’t take long before I met Mario, the man who would become my husband,” she says with a smile. It seemed that things were happening for all the right reasons … like they were meant to be. “Faith is very important to me. I believe when you follow God’s plan, you’re heading down the right path. I prayed about it… My heart was pulling me toward the nanny position. But I thought I’d get my license.” By 2017, Callee and Mario had married and started their family. In the process, they moved to Dallas. “In 2018, I really dove into real estate and gave birth to our first child in 2018,” Callee says. “I was a fulltime mom and full-time REALTOR®, and I joined a team at Keller Williams for a short time. In 2018, I closed a deal or two a month for several months and did eight to ten transactions with that team based on Zillow leads. I really took off with that.” Steps Forward

Before too long, Callee met John Aragon through a Zillow lead. John was the lender. “That’s when John said, ‘Actually, I’d like you to meet with one of my good friends, Justin Phillips,’” she recalls. “I came with my 4-month-old baby in tow. I had lunch with them and joined the team here. I love it here, and I never want to leave.” Callee’s results have been rewarding all the way around. In fact, in 2020, she recorded $15 million in sales volume. As part of that, she had an astounding success, having sold a $3.2 million home.

Family is at the center of life for Callee. She cherishes time spent with Mario (who is also getting his real estate license) and their children — 3-yearold Essie Clarke and 5-month-old Crawford. Favorite free-time activities definitely revolve around family for Callee and Mario. They also enjoy taking their children to the zoo and local museums. And, when she has time to herself, one of Callee’s favorites is treating herself to a massage. Those who get to know Callee appreciate her kind, enthusiastic nature … along with her warm smile. In the same way, her efforts create smiles for her clients. One by one, Callee looks forward to the engaging interactions and successes she enjoys with those she serves.

“It’s really true that cheaper premium is not necessarily better coverage. It may not be the best,” Brandon says. “Saving the client money short term on premium may not save them money on their claims long-term.” Family Time

Away from work, Brandon treasures time with his family, including his wife, Nicki, and their children — 7-year-old Brinley and 5-year-old Harlow. Like Brandon, Nicki is a business owner, as well. In fact, she owns Sweets on a Stick — a thriving bakery in downtown Frisco. “My family is why I work. They are everything to me,” Brandon says with a smile. “Plus, we spend a ton of time with my wife’s parents, Jim and Holly, and my sister-in-law, Christina. I wouldn’t be who I am without them.” In his free time, Brandon has a love for golf. He also is passionate about grilling and smoking meat. Other favorite diversions include spending time on the lake during the summer and on a mountain slope during the winter months. Reaching Out to Help

It’s only intended to give the parties a chance to integrate details, factual details, that are central to the contract in some form or fashion. If you don’t have an addendum that governs a subject and you need to address it, then you might put something in paragraph 11… “What you don’t do with special provisions is insert moving parts or contingencies. If it’s going to be in a situation where an outcome depends on a particular event happening or not happening, then that doesn’t go in special provisions, and you as a licensee don’t need to be drafting that language...” – Kelly Milligan Step 3: Have you come dangerously close to practicing law?

Kelly Milligan, Vice President/ Dallas Area Counsel at Chicago Title Insurance Co., acknowledges that “we have a large number of ethical, conscientious, well-trained agents in Collin County, who know what the line is… Then there is always a component of the population who takes rules as advisory only. But, there is a large group in the middle who want to do the right thing and could maybe just use a refresher or a little clarification about when they’re getting too close to the line.”

Step 1:

“There are so many examples of where we may get close to the line. One that TREC used in the legal update handouts this time around is talking to a surviving spouse and telling that surviving spouse that her husband’s death, for example, means that she has full ownership of the property. It may seem like an innocent, innocuous statement. If we understand how community property works, we understand that, yes, the wife definitely has an interest in the property. But that doesn’t speak to what might need to be done to account for the husband’s interest. And there are a whole myriad range of options and possibilities there.” – Kelly Milligan

It is for that middle group that Milligan provided a how-toavoid-practicing-law-whilepracticing-real-estate playbook filled with tips, tricks, red flags, and war stories on a recent episode of CCAR’s podcast, “Welcome to the Top.” As part of the conversation, Milligan gave three easy steps real

Do not attempt to draw a document that would convey real property or an interest in real property. Only use the promulgated form when facilitating a transaction. If your client insists on changes to the promulgated form, Milligan advises that your client provides written instruction for your records. However, Milligan warns, “when you have a situation where the agent is just … slashing things out of the contract, not because their client told them to, but because they think it’s more expedient for their client... You don’t go there.”

Be very careful how you use special provisions. “Paragraph 11 of the TREC contract is not intended to be a catch-all way to rewrite things we don’t like. It’s not meant by TREC to be a vehicle for making changes to forms or agendas that maybe don’t work for our

Many of our finest moments come out of our most challenging chapters. One who demonstrates the power of second chances, and the impact one person is able to have on those around her, is Cassie Samons. As a REALTOR® with JP & Associates REALTORS®, Cassie lives out her purpose with passion and positive gratitude. “June 9th, 2010, is a date that I’ll never forget,” Cassi emphasizes with a smile. “That’s the day I got clean for good.”

A few years after getting her license, Cassie made a fresh start in life and in the business she loves. “I’m an addict, but I’ve been clean for 11 years,” she says with determination. “It wasn’t until I got clean and got really comfortable in my skin that I started to become very successful.” Better Together

Rising Above

Each life is filled with challenges and hurdles. For Cassie, the most difficult involved being separated from the family she loves so much. “I had been sent to a prison treatment facility, and I was away from my four kids and husband from June 25th, 2010, to February 23rd, 2011,” Cassie remembers. “After missing all those holidays, it made me realize what I wanted out of life.” She finished treatment and took new steps in her rewarding new life. Real estate was one of the tools she put to work. “I had always been around real estate. My grandfather and his brothers were builders and developers. My grandfather was also a real estate broker. My dad took over their business and was also a real estate agent and

One of the most rewarding steps along the way happened a couple years ago when her husband, Jason, earned his license and joined her in the business. “I got so busy that I couldn’t keep up,” she says. “Jason is my best friend, so we really enjoy working together. He’s my biggest cheerleader in life. No matter what I take on, he always says, ‘You can do it.’” Together, they make a big difference in the lives of their clients. Their success has continued revealing itself. In fact, they recorded 92 deals in 2020. The challenge of helping others rise above their own hurdles fuels Cassie’s efforts. “It makes me so happy to help people who think they can never buy a house,” Cassie explains. “I had a client the other day who said she needed 20 percent down and a certain credit score. I explained that wasn’t the case and worked with them. Today, they’re in the process of buying a house. It’s so rewarding to help people.”

Fulfilling Life

Away from work, Cassie and Jason look forward to time with their children — 19-year-old Tanner, 17-year-old Maslin, 15-year-old Turner, and 11-year-old Macy. In their free time, Cassie and her family have a passion for travel, boating, and spending time on the beach. Cassie enjoys exercise, too. A strong community spirit drives Cassie, as well. One of her favorite organizations to support is Beautiful Feet Ministries. And one of her favorite events is the annual Christmas toy event that delivers gifts to inner-city children. As Cassie considers the opportunity she has to make a difference, she feels the excitement of loving what she does. She also feels a deep sense of thankfulness. “Getting clean and staying clean is the thing in life that I’m the most proud of,” she says. “By the grace of God, I was able to start over.” Those around her are thankful, too. Each day, Cassie brings her best to help others achieve their dreams … with her own special spirit of positive gratitude.

We all know what a great photo looks like … and a bad one. So, how do all agents get better results from the property photography on a more consistent basis? The devil is in the details because a

Successful agents plan ahead and care about the details. That’s why their property photography always looks fantastic. Here is a breakdown of prepping each area for a photoshoot: Exteriors – It’s never too early to take exterior photos on a sunny day. Agents can take exterior shots weeks, or even months, before

inside the home where people are most likely to gather should be filled with as much natural light as possible. This will make the space look open and inviting in the photos. Good photographers will know how to open curtains and blinds in a way that lets the light in without adding too much glare. Kitchens – Photographing kitchens is an art form. Taking a wide-angle shot can prevent the finer details from coming through, but close-up shots don’t show the size or layout of the space. Since kitchens are a main selling point, it’s important to convey both the entire space and the finishes in the listing photos. Sleeping Areas – Whether

it’s a small room with bunk beds or a large suite, potential buyers need to be able to see themselves comfortable in these spaces. These are the most important rooms to declutter as much as possible. Straight-on shots

of a king-size bed will focus too much on the furniture. Wide-angle shots sometimes crop out too much of a high ceiling, which can be a selling point. Framing the Shot While it’s not as common today, some photographers use what’s called a “fish-eye” lens. The curvature of this lens had the effect of “bending” a room, ultimately making it appear larger in the photo than it likely was in real life. These distortions can happen, even with a traditional 35mm lens, if the camera is tilted slightly upward or downward. A healthy combination of these types of shots will provide enough representation of the property to inspire an in-person visit: realproducersmag.com

Straight on – This is a photo where the focal point is

in the dead center with an equal amount of space on either side. Use this type of shot for front exteriors, back exteriors, and some kitchens, as well as grand foyer entrances. Corner to Corner – This frame will include a corner of

an interior room on one side and either a corner of the room on the opposite side of the shot, or the edge of a feature, such as a kitchen cabinet. While these angles are more informative than “editorial” looking, they provide valuable information about the layout. These shots are best suited for bedrooms with sliding glass doors, open concept kitchens/living rooms, and home offices with unique windows or doors. Social-Media Worthy – Not all great Instagram photos

are taken with an iPhone. Using a DSLR camera to capture a vertical shot of a cozy lounger next to a pool comes through with greater detail on the sun-drenched furniture. Seeing every glimmer on bright blue water is sure to garner more likes and shares. The Best Light

Rainy seasons are the worst for photoshoots. Wet pavement on a driveway or patio deck can look depressing. However, great photoshoots can still happen under overcast skies. In fact, there are post-processing edits that can turn grey skies to blue. What’s important is to set the shoot up for the best possible outcome. While the weather can’t be controlled, the interior lighting can be optimized. Natural light provides for the best photography. Window coverings should be open all the way to let the most amount of natural light into a space. Blinds should be used as a tool to control the ambient light. Lighting is one of the two most important factors to a successful property shoot (the other one is the equipment). More light leads to more “information” captured by the camera, which leads to clearer, crisper imagery in listing photos. It’s also another reason why matching light bulbs for color and type within the same room is a small detail no one notices until it’s not done correctly. Small details are hard to remember, so having checklists can help. It’s also great to know an expert in photography and not feel like you have to be that expert. Just knowing these details is important to successful property photography. Every photoshoot counts when it’s time to put previous listings in front of a potential future client. Caring about these details will add up to winning that new listing. 68 • June 2021

One of the most powerful parts of what you do dayto-day is about opening doors for people. Chad Schulin is one who excels at that. As a Global Real Estate Advisor with Compass, Chad takes pride in helping his clients find a new place to call home. “With what I do, I love that each day is different and that, at the end of the day, you’re helping other people find their place and their home,” Chad says. “Whether they’re selling or buying, it’s oftentimes the most important part of their lives.”

“I enjoy people, and it takes on a more personal feel on this side of the business. I was very okay with that. On the commercial side, I never got to see people enjoy what we put them into,” Chad says. “On the residential side, it’s far more gratifying to see people enjoying buying or selling a home. I enjoy the emotional side of dealing with people directly. In addition, it fulfilled my goal of doing something else locally. We have two children, and now I get to have breakfast with them almost every morning and dinners at night. Success achieved at being present.” In 2013, Chad made it official and transitioned to residential real estate.

A Major Change

Building His Base for Future Success

As Chad came of age, he earned a finance degree from Texas A&M University, with a minor in international business.

Chad hadn’t grown up in Dallas, but he worked his way through the process of building his business on the residential side through building relationships one at a time.

In the process, something else caught Chad’s attention. “I remember taking a real estate course. I really enjoyed that, which led to the next real estate course,” he recalls. “At that point, I knew I wanted to explore the industry more.” Getting His Start

Chad started off in commercial real estate. “I found a company that represents tenants on a national basis and started representing Fortune 500 companies,” he remembers. After building a successful career on the commercial side, Chad knew it was time to take a new path. “After living out of a suitcase for ten years, a switch flipped in my brain; if my wife and I started a family, I didn’t want to be the traveling dad,” he says. “I had a few investment properties at the time and thought I should explore residential real estate.”

“The beauty of real estate, in general, is that you know within about six months if you are cut out for the business or not. And then if you can work 100+ hours a week and really grind, chances are high you can experience success,” he says. “I took on the same mindset with residential … starting over in a way. The transition wasn’t easy, because it was starting over in an unknown territory. The downside of traveling for ten years on the commercial side was that I didn’t have a huge sphere of people locally that I could lean on.” One of the strengths Chad is grateful he had on his side was his environment. “I was fortunate to be first positioned with a great company: Dave Perry Miller,” Chad recalls. “I was at the office every day, and I got to collaborate and talk with some of the best agents in the business every day. I’m very fortunate that I had the opportunity to build those relationships with people who helped me. They saw me working hard and, in turn, they helped me.”

The Human Element

Chad’s interest in making a change was driven by a real human element.

He is partnered with a well-respected brokerage, Compass, that allows him to provide cutting-edge technology and collaborate amongst the most well-connected agents in the community. “I think it’s very important to new REALTORS® to embrace relationships with top agents in their office,” he emphasizes. “That was such a monumental step in my career that happened just by talking face-to-face and listening. Their help, unknowingly, really fueled my business growth.” While each day in real estate is different, there’s one thing people who know Chad can count on … the fact that he will go the distance to serve others … in turn, helping them find a place to call home.

Away from work, Chad looks forward to time with his family, including his wife, Meredith, and their two sons — 6-year-old Mason and 4-year-old Liam. They also have a puppy named Sophie. Through time, Chad spent many years painting, as he has an affinity for the arts. These days, he enjoys spending time with family and traveling when possible. Occasionally, he may pull out the brushes and create a piece of art if not on a field coaching his sons’ sports teams. Plus, he also gives back to organizations such as Make-A-Wish. 76 • June 2021

All three organizations pour their heart and soul into their work, each serving as a separate but vital player in the anti-trafficking movement by employing their own unique strengths and working with those who have specific expertise in combatting slavery. Here are their stories.

Love Justice International

There are many tactics used by traffickers to trick vulnerable people into slavery. In an all-too-common scenario, victims are lured away from their homes and escorted into bordering countries by the promise of a much-needed work opportunity. It’s only when the victim arrives as a complete outsider, with no one to turn to for help, that he or she realizes the true nature of the “work.” This is just one of the tactics Love Justice International (www.lovejustice.ngo) is on a mission to disrupt. The nonprofit currently operates 56 transit monitoring stations at prime border crossings in Nepal, India, Bangladesh, and South Africa that are known for their unassuming role in a victim’s journey into slavery. By crowd-watching for any suspicious behavior and questioning potential traffickers and victims, Love Justice has successfully intercepted more than 22,000 people from exploitation. Rescue:Freedom International

We’ve supported Rescue:Freedom’s (rescuefreedom.org) mission in the past, yet one of our biggest changes in giving

this year is supporting their Local Partner Network (made up of smaller nonprofits fighting sexual slavery). This model shares best practices, consults in helpful areas, and financially supports a part of each local partner’s budget for the year. We are excited to give to RFI’s network and to connect smaller local groups we’ve supported in the past so they can receive more than just financial help along their way to making a greater impact. International Justice Mission

IJM (ijm.org) believes every person deserves to be free, and they partner with local justice systems to end violence against those living in poverty. Restoring victims from slavery and then bringing the criminals who committed this crime to justice – ensuring traffickers cannot exploit anyone else – is how they work toward ending slavery in our lifetime. IJM works with local authorities in 13 countries to restore victims of violence, forced labor, and sex trafficking, fight in courtrooms until slave owners are put behind bars, and provide training and support for local law enforcement to end the cycle of violence and injustice.
