publisher’s note If you go to my personal Facebook Page and look for a live video I posted on November 13th, two days before the ESPE Awards, I mentioned how I truly felt that God had his hand all over this year’s ESPE Awards. And, that if you were in the room, that you were going to feel his presence. I was not wrong! God showed up in a massive way! This was our 3rd time hosting this Awards Gala, and it was bigger and better! Everyone loved the newly added pyrotechnics, but the biggest difference in my opinion was the feeling of the event. It was just different. Almost every single award winner gave tremendous glory to God…it was truly spectacular to see.

Our AMAZING daughter, Riley Frost, joined real estate and our team. What have been the biggest challenges you have had to overcome?
The market swing where it was multiple offers and running with laces tied 2021-2022 and now crickets with historic high interest rates and counseling sellers to be calm while guiding buyers that it’s still a great time to buy before the pendulum swings back in spring 2025, and we are sprinting yet again.
Top performers are always learning and growing. Tell us a little about your growth over the past few years?
I love challenging myself personally and professionally, and I am always wanting to grow as a person and an entrepreneur. I love multiple streams of income, not just real estate. I love learning and sharing with others. I love helping people with wigs and their journey of wigs, as I was diagnosed with alopecia over 10 years ago. I love helping people get healthy with a focus-energy drink that has helped me in real estate. I love LOVE and enjoy connecting people to find their partner. I have completed four marriages and always wanting to help more. Looking ahead 5 years, where do you see yourself? What are you most excited about?
I see myself sideby-side with my husband, Broker and best friend... FROSTY and really doing all the same things I am today. That’s my passion, fills my cup, and I wouldn’t change anything ... just 5 years older! What was your favorite part about having your story featured in Real Producers?

An agent with Keller Williams Dallas Preston Road, Logan Walter’s enthusiasm for his profession parallels a freshman. But his journey, filled with chords and contracts, wasn’t always about brick and mortar. It was about faith, music, and now, real estate. Born and bred in Mansfield, Logan embraced Waco as a young adult, earning a philosophy degree from Baylor University. However, the inspirational notes of Christian music kept his heart captive for 20 years. A touring musician and a music minister, he resonated with audiences in Richardson, Austin, and Frisco. Music was Logan’s passion; it was a conduit connecting him to thousands. But being away from home, especially with a family waiting, Logan felt like he was missing a note in a perfect melody. The chord of change struck on one chilly January day. Walking into Keller Williams DPR, Logan transitioned from captivating audiences with song to helping families find their dream homes. An evolution, yet the foundation remained the same: the joy derived from connecting with and serving people. “Regarding my job, my goals are simple,” begins Logan. “I want to work in a field where I can directly help people, while also providing for my family. I can’t think of a job that allows me to maximize those two goals better than real estate can.”

His innovation doesn’t go unnoticed. From managing flourishing Facebook groups, like the “Frisco Community Guide”, to filming engaging neighborhood videos, Logan’s approach is a refreshing blend of modernity and tradition. Each video, he believes, is a tool that not only educates but also comforts prospective homeowners. “I use video for every step of the real estate process,” explains Logan. “I acquire clients through videos, I send a video to those clients to show the value of the home they are buying or selling, I send a video to explain each contract they are signing, I post a video about every closing, and I continue to send market update videos to clients every month after closing.” Logan’s zest for life and work is contagious. When asked about success, his answer is simple, yet poignant. “Being rooted in joy. I believe there is a difference between happiness and joy. The weather can make you happy or sad. The weather cannot steal deep rooted joy from a person. I also believe that God is at the root of all joy, and God has made people in his image, so the more people I help, the more joyful I will be.” Maddie and Logan’s whirlwind of romance and family life is a story of its own. share three children – Sylvia, Clark, and Simon. Laughter fills the Walter household, where movie nights are sacred, and life is never, ever boring. During his real estate journey, accolades haven’t been sparse. From being the National Rookie of the Year for Livian to being recognized as the top REALTOR® at his office, Logan’s commitment shines through. But it is beyond success in his career that Logan wishes to be remembered. “I want to be remembered for loving God and loving people, especially my own family,” he says with conviction.

COLLECTORS It’s time to discuss a hot topic: Private Data Collectors. We sat down with Vaughn Kerkorian, Independent appraiser at Kerkorian Appraisal, to fully understand desktop appraisals, private data collectors, and the implications for agents and their clients. What is a desktop appraisal?
Kerkorian: Desktop appraisals are literally what the name implies. The appraiser sitting at their desk develops information related to the subject in comparable sales and attempts to develop…an opinion of value from that perspective. So, that appraiser sitting at the desktop has not been to the property. There’s a third-party data collection source. Who decides whether a buyer will receive a desktop or traditional appraisal?
Kerkorian: Several factors go into that. And that is relating to the GSEs, Government Sponsored Enterprises, [such as] Fannie Mae or Freddie Mac, and is based on collateral underwriting and desktop review. Who collects that data for the desktop appraisal?
Kerkorian: Data is collected by a third party, they’re known as Property Data Collectors, or I refer to him through this podcast as “PDC”. A PDC is an unlicensed individual who receives basic training and is assigned and reported to go out and view the property. They are not a trained professional with in-depth industry experience.

Is there a formal training process or background check requirement to be a private data collector?
Kerkorian: To the first part of that question regarding the formal training, conversations I’ve had when I’ve been recruited to be a PDC, Property Data Collector, it’s a two to four-hour video…The background checks are not as thorough as [appraisers] are in Texas…There are several reported incidences around the country where individuals with a less-than-desirable background have fallen through the cracks and have been into clients’ homes… and performing these property data collection. Do borrowers know if they are getting a desktop appraisal?
Kerkorian: No, they don’t. They may know at the back end. And what I mean by the back end is once the appraisal has been completed, because…they’re required to be provided a copy of the appraisal report, and on the top of a desktop appraisal, it will say “desktop appraisal”. Typically, the borrower believes you’re paying for a full appraisal. Is there a cost savings to a desktop appraisal versus a traditional appraisal?
Kerkorian: At this time, to the best of my knowledge, no. What information do you wish all agents knew about desktop appraisals? And is there anything they can do to ensure the transaction runs smoothly?
Kerkorian: The agent themselves has liability at the end of the day. By allowing an individual who’s not

licensed into the property…that when you allow access to an individual’s property, that individual has to be a member of a local board. If [agents] get that phone call to schedule the appraisal, first and foremost...confirm that person is a licensed appraiser in Texas. As the agent, you have every right to ask these questions. Ask, “What’s your license number?” All members across the metroplex can look up the person’s name, their license number, and what board they’re affiliated with. If you have done that, you’ve done your due diligence. If you don’t do that, you’re opening yourself to liability.

What should agents be telling their clients regarding the different types of appraisals?
Kerkorian: For the most part, if individuals are going conventional, that’s where [Private Data Collectors] are going to come into play. Angela’s journey to becoming a prominent REALTOR® started with a unique upbringing, born to a Marine father and a Scottish mother who met in London. Angela’s early years were marked by travel. After her parents’ marriage, they moved to Virginia, where Angela and her brother were born. However, their journey didn’t stop there.

As a toddler, Angela’s family moved to Thailand, spending a year abroad before finally settling in Texas. She excelled in various sports throughout her school years, with soccer ultimately becoming her sport of choice. Soccer became her life for many years playing for the Sting Soccer Club from the age of 13 through high school. She loved the games but had a love-hate relationship with the practices which were demanding and focused primarily on physical conditioning. Although she disliked it, she understands it now. Not only did it build teamwork, strength and endurance, it instilled discipline, commitment and perseverance. She believes this has contributed to her ability to perform and push through life’s, sometimes, challenging situations. Today, when people find out she played soccer, Angela dreads the next question: “Did you play in college?” Well, the answer is no. Although having opportunities to play at UC Santa Barbara and SMU, she did not pursue them and attended UNT, a decision that she looks back on with a hint of regret. “I regret this decision, but I was young. You live and learn.” However, this decision probably played a role in the path to her real estate career. After college, she continued to play until the age of 31, when she finally hung up her cleats after injuring her second knee. A Career Born from a Disappointing Experience
Angela’s path to real estate was not initially planned. In 1996, she worked for a management company. During this time, Angela and her husband decided to move from their first home. They hired a REALTOR® to list their house, only to be met with an awful experience. Angela was astounded by the lack of care and professionalism displayed by the agent. This experience served as a turning point, motivating Angela to leave her job and obtain her real estate license. In August 1997, she embarked on a full-time career in real estate, driven by the desire to provide clients with a better experience than

she had received. Angela reflects on the differences between her start in real estate and the resources available to today’s agents, noting that the profession has come a long way since she began. Passion for Doing Right by Clients
Throughout her illustrious career, Angela’s unwavering passion has been to do right by her clients. Her core belief centers on treating people the way she would want to be treated. ”As a REALTOR®, communication, integrity, and fiduciary responsibility are huge to clients. It’s about them, not us. At the end of the day, it is what is best for them. This is ultimately what I am passionate about and always have been,” Angela emphasizes. “I decided to go into the business for a different reason than most – not for the money, but to genuinely help people. I literally did not think about the financial possibilities until I was a few years in.” The Rewarding Aspect of Real Estate: Helping People
What truly makes Angela’s career rewarding is helping clients navigate the complexities of real estate transactions. Her dedication extends to assisting clients in all types of circumstances, whether they are first-time homebuyers, those upsizing or downsizing, or individuals facing challenging life changes such as assisted living, divorce, or the loss of a spouse. Angela’s commitment is evident in her approach: “The most rewarding part is helping them. There have been some challenging transactions throughout the years where I have done way more than what my job entails, but how can you not go above and beyond for someone who needs the help?”

Angela observes, “Regardless of one’s profession or income, success should be defined by the appreciation from clients or coworkers and the acknowledgement of a job well done. The respect that one earns in professional relationships represents the true meaning of success.”
“Despite usually keeping my personal challenges private, I feel it could be therapeutic to share,” Angela begins. “Aside from losing my mom to glioblastoma in 2001, the past few years have been incredibly challenging. In 2019, we embarked on building our dream home, but it turned into a nightmare. Delays, lack of project management, and unresolved issues plagued the construction.

We finally moved in 5.5 months past the estimated completion date in May 2022, only to face more problems. It’s a situation I never imagined, given my background in real estate, but it highlights how dishonesty and fraud have become more prevalent. No one should have to endure what we have and continue to experience. The battle is far from over and will persist, but we will continue to fight for what is right and fair.” To add to this challenging time, two weeks after moving into the house, tragedy struck. Angela received a phone call that her brother had taken his life. “This is a club no one wants to be part of, and anyone who has experienced this understands the emotions and regrets it brings. It’s overwhelming and it changes you.” Family and a Love for Animals
Beyond her thriving career, Angela finds solace in her family. She cherishes her Scottish and Sicilian heritage, with family

members scattered across England and the United States. Angela is married to Nelson (aka Ronnie), and they have a son, Gavin. “We feel very blessed to have him since we weren’t sure that we could conceive,” says Angela. He recently graduated from Pearce High School and started his journey at the University of Oklahoma.” Angela’s deep love for animals is another defining aspect of her life. Dogs Brodie and Bentley, along with her late cat, Roxie, have brought immeasurable joy to her household. Angela’s compassion for animals is not just a personal sentiment; it’s a guiding principle that reflects her kind-hearted nature. Looking to the Future and the Importance of Balance

An 8th generation Texan, Derek’s journey in real estate is as much about building homes as it is about nurturing trust and relationships. ”I am a broker, responsible for 10 licensed agents, but also still serve as an individual agent,” Derek explains, underscoring the dual roles he expertly balances. His career, spanning 11 years, is built on a foundation of superior, personalized service. “In an industry saturated with tens of thousands of agents, I genuinely strive to stand out, providing excellence, genuine integrity, and service that goes beyond the transaction,” he says passionately. Navigating an industry where agents sometimes lack commitment to excellence and integrity, and even encountering clients requesting dishonorable actions, has tested his resolve. “Thankfully, that’s rare, and the Lord affords those situations to test our character and resolve,” he reflects. Derek’s personal life is as rich and fulfilling as his professional one. He and his wife, Melissa, have been married for 23 years and have raised three children. “My girl, Ray, is in college and in ROTC, joining the Space Force as an officer after graduation,” he proudly states. Barbara Schneider has an impressive track record as a multi-million-dollar top producer at Monument Realty, making her a force in the North Dallas real estate industry. But Barbara’s story is more than just her professional achievements; it’s a tale of family, faith, and her deep love for Christmas and travel. A Journey Rooted in Communication and Service
Barbara Schneider’s journey into real estate began with a bachelor’s degree in communication, coupled with a minor in German. She reminisces, “I’ve always believed that effective communication is key in real estate. It’s about understanding people’s needs and helping them @realproducers
find their dream homes, but even more so, it’s about relationship. Creating true, lasting and meaningful relationships is my true desire.” Not one to rest on her laurels, Barbara went on to obtain her Broker’s license just a year later, launching her own brokerage, All Star Locating, Inc. Reflecting on her early years in the industry, Barbara recalls, “I started with apartment locating, but I quickly realized that I could do much more. I wanted to provide a full-service experience for my clients.” Fast forward to 2020, and Barbara made a strategic move by joining Monument Realty, where she has continued to shine as a top producer, achieving the remarkable feat of being ranked 19th out of 1000 agents at Monument in 2022, as well as receiving several other industry related awards. She has also continued to educate herself in the business, earning further designations beyond Broker. Barbara shares, “Being part of Monument Realty has allowed me to reach new heights

Beyond the world of real estate, Barbara’s heart lies with her family. She has been married to her husband, Mark Schneider, for an astounding 35 years, a union that began on January 7, 1989. Mark, a West Point graduate and an Army Veteran, is nothing short of a hero in Barbara’s eyes, and together they’ve built a beautiful life. What sets Barbara’s family story apart is her deep connection to adoption. Barbara was adopted at six months old from her native Germany. Facing difficulties in conceiving children biologically did not stop them from having a loving family. Barbara and Mark placed their trust in God and embarked on an adoption journey. Their first daughter, Shelby Grace Elise Schneider, was adopted from birth in 2003 through an open adoption process, and they continue to nurture a close bond with Shelby’s birth family in Colorado.
Their second daughter, Macielle Lucia Grace Schneider, entered their lives in a unique way. Barbara met her during a mission trip to Brazil while traveling with the choir from First Baptist Church McKinney. Little did she know that this encounter would eventually lead to the adoption of Macielle, who joined their family at the age of 14 in 2004, marking the beginning of yet another remarkable chapter in Barbara’s life. Barbara and Mark’s family continues to grow and now extends to a son-in-law, Ryan, and two grandbabies who affectionally call them Bunny and Opa. From Flight Attendant to Real Estate Maven
Adding to the unique story of Barbara Schneider is her profession right out of college as an international flight attendant. For a decade, she soared through the skies, serving diverse passengers from all walks of life, cultures, and backgrounds. Her language skills, particularly her fluency in German, allowed her to travel to some of the world’s most coveted destinations during her tenure with Pan American Airways and Delta Airlines. As a lead purser, Barbara had the privilege of serving dignitaries, celebrities, astronauts, and top-level athletes, including the likes of Dan Marino, Buzz Aldrin, and Boris Yeltsin. Her experiences in the airline industry equipped her with invaluable skills, from cultural sensitivity to providing top-notch service.
