The school holds a special place in her heart, offering an alternative learning environment for children facing challenges in traditional schooling. “I would love to start a charity one day for families that have kids with learning differences, or moreover, who tend to struggle in the typical school setting and at home,” Shelby reveals. “I am thankfully fortunate to have been able to have my kids tested by child psychologists to determine why they were struggling with school so much. These types of tests run between $2k-3k and are

usually not covered by insurance. I would love to come alongside families that may not have the means or the knowledge to know where to begin and help offer that.”

Shelby’s unwavering commitment to her clients sets her apart. Her dedication often transcends the norm, reflecting her steadfast support and commitment to those she serves. Yun unveiled the association’s forecast during NAR’s fifth annual year-end Real Estate Forecast Summit: The Year Ahead.

Yun predicts home sales will begin to rise next year – by 13.5% compared to 2023, and the median home price will reach $389,500 – an increase of 0.9% from this year.

“Metro markets in southern states will likely outperform others due to faster job increases, while markets in the Midwest will experience gains from being in the most affordable region.”

Yun forecasts that U.S. GDP will grow by 1.5%, avoiding a recession, with net new job additions slowing to 1.7 million in 2024, compared to 2.7 million in 2023 and 4.8 million in 2022. After eclipsing 8% in late 2023, he expects the 30-year fixed mortgage rate to average 6.3% and that the Fed will cut rates four times – calming inflationary conditions – in response to slower economic activity.

Yun also foresees 1.48 million housing starts in 2024, including 1.04 million single-family and 440,000 multifamily.

As part of the forecast, NAR identified 10 real estate markets with the most pent-up housing demand, which it expects to outperform other metro areas in 2024.

“The demand for housing will recover from falling mortgage rates and rising income,” Yun said. “In addition, housing inventory is expected to rise by around 30% as more sellers begin to list after delaying selling over the past two years. The selected top 10 U.S. markets will experience faster recovery in home sales.”

NAR selected the top 10 real estate markets with the most pent-up housing demand in 2024 based on how they compared to the national level on the following economic indicators: 1) more “returning” buyers; 2) lower home price appreciation; 3) more renters who can afford to buy the median-priced home; 4) more potential sellers; 5) a larger decrease in remote workers; 6) more affordable listings for first-time buyers; 7) stronger job growth; 8) faster income growth; 9) most high-earner millennial renters moving into the area; and 10) lower violent crime rate. Economists have worked tirelessly to confirm what we already know, it’s great to be a Texan.

Jessica, a native of Abilene, Texas, traces her competitive spirit back to her entrepreneurial parents. An accomplished high-school golfer turned collegiate All-American and Academic All-American, she steered her career towards communications, garnering two degrees and establishing herself in the development and fundraising sectors working for her alma mater, St. Mary’s University in San Antonio, before moving to Dallas to work at Jesuit Dallas. Finally, she began her career in real estate in 2016 and hasn‘t looked back since. Brad, hailing from Gaylord,

Michigan, grew up around the golf industry, and after graduating from Central Michigan University, started his career working major championship events with the PGA of America, including four PGA Championships and one Senior PGA Championship, before coming to Dallas to help with the Byron Nelson Championship. He later ventured into project management and hospitality working at the prestigious Four Seasons Resort at Las Colinas before seamlessly transitioning into the real estate business and joining Jessica in 2018.

“When I was younger, I would ride along with my father to all his job sites and that is where my love and interest for real estate developed. I loved seeing all the different types of architectural designs and styles and knew real estate would be the industry I’d end up in.” This exposure at a young age kindled his lifelong passion for the industry.

While Eric hasn’t meticulously tracked his career volume since inception, he estimates it surpasses $100 million dollars, with a notable achievement of $31.8 million dollars in 2021 alone. Last year, his total volume reached an impressive $17 million dollars.

Beyond real estate, Eric unwinds through golf, pickleball, travel, and is a self-proclaimed “foodie”, indulging in culinary explorations at new restaurants wherever he travels.
