ELSEY WHITESELL, A DYNAMIC REAL ESTATE PROFESSIONAL, PARTNER, AND CO-FOUNDER OF TALLEY & COMPANY REAL ESTATE, IS A TESTAMENT TO THE POWER OF PERSEVERANCE AND CREDITS THE INVALUABLE ROLE OF A STEADFAST SUPPORT SYSTEM FOR THE SUCCESS IN HER CAREER.
Kelsey’s roots trace back to the small town of Salado, Texas, where her formative years on a ranch instilled in her important values that would serve her later life. “I had the opportunity early on to learn about hard work and entrepreneurship,” she reflects, reminiscing about the camaraderie of a small-town upbringing. Following her ambitions, Kelsey graduated with a bachelor’s degree from the University of Mary Hardin-Baylor, setting the stage for a career that would fuse her passion for sales and diverse skill set. Joining the realm of real estate just over four years ago amid the nuanced pre-COVID, COVID, and post-COVID market transitions, Kelsey navigated a dynamic landscape
witnessing shifts from 2% to 8% interest rates. Her leap into real estate, amidst the whirlwind of market changes, epitomizes a journey anchored in adaptability and perseverance. Before embarking on her real estate journey, Kelsey honed her skills in Class A multi-family and commercial property management, where she discovered a profound resonance between her skill set and the dynamics of a sales-oriented role. Her transition to real estate seamlessly intertwined with the multitasking demands that her previous roles required. Passionate about creating exceptional experiences for clients while redefining marketing paradigms, Kelsey’s fervor lies in setting new benchmarks for customer service and nurturing the growth of her brokerage and agents amidst a challenging market. Reflecting on her trajectory, Kelsey pinpoints the most rewarding aspect— “Building something from nothing.” Her challenges, however, lie in scaling her business without compromising the exceptional level of customer service she prides herself on. For Kelsey, real estate isn’t just a career; it’s a conduit for her dreams and aspirations. “Real estate has given me so many opportunities,” she muses, emphasizing how the industry has enriched her life personally and professionally,

Acknowledging her achievements, Kelsey’s accolades include Best of D Magazine and a recognition on the 40 Under 40 list—a testament to her dedication and hard work. She was also named to America’s Top 100 Real Estate Agents this year. Central to Kelsey’s life is her family—a pillar of strength and inspiration. Her supportive husband, Drew, and two daughters, Emerson and Charli, play pivotal roles in her life, enabling her to balance the demands of a thriving career with cherished family moments. Kelsey’s passions extend to coaching her daughter’s basketball team, leading a small group at her church, and indulging in her love for 90’s country music alongside her husband. 14 • February 2024

n the intricate world of media and content creation, Rick Davis stands as a maestro, orchestrating an ensemble of visual storytelling through his company, studioUSA. With eight years in the business, Rick embodies a passion for what he does and cherishes being an integral part of the vibrant DFW Real Producers family.

DAVIS & studioUSA CONTENT CREATION AT SCALE IN DFW
At studioUSA, the focal point isn’t just content creation; it’s ‘Content Creation at Scale.’ “We specialize in photography, videography and aerial work on location and greenscreen, livestreaming and podcasting in studio,” Rick explains. He elucidates ‘Content Creation at Scale’ as akin to a factory geared towards producing high-quality, high-volume content, much like the Mercedes G Wagon, meticulously crafted in a factory but that’s not the first thing you think of when you see it. One of the most fulfilling aspects for Rick is witnessing his team’s growth. Dallas Real Producers, and adept video editor, to the collective growth that encourages each member’s individual passions. “Growing the business allows me the bandwidth to elevate my team and facilitate their growth in whatever direction THEY are most passionate about,” asserts Rick. Distinguishing studioUSA from competitors, Rick shuns transactional relationships, seeking instead long-term creative partnerships. “The biggest differentiator is that I’m not looking for one-off clients or thinking in a transactional way of doing things. I am far more interested in long-term partnerships from a creative collaborative standpoint so that over time, I become partners with the people in my work life.” For him, nurturing these collaborative partnerships cultivates an organic bond that evolves over time into genuine creative alliances. At studioUSA, Rick and his team specialize in bringing out the individual personality and unique vibe that his clients have that might not be apparent until you get to know them. “I want what’s on the label to match what’s in the can,” Rick remarks. This, he believes, plays a pivotal role in the world of high-end real estate sales, where content often serves as the first handshake. Ideal clients for studioUSA are those who @realproducers
appreciate the value of exceptional marketing and brand consistency, understanding that their time is best spent elsewhere rather than shouldering the additional role of content creation alongside their other responsibilities. Rick’s ethos resonates deeply with his code: “Acquaintances become clients, clients become friends, and friends become family,” underscoring the profound connections he forges within his work life. Despite being a self-professed workaholic bachelor, Rick considers his team as his family, valuing the cohesive unit that powers studioUSA’s creative engine.

I AM FAR MORE INTERESTED IN LONG-TERM PARTNERSHIPS FROM A CREATIVE COLLABORATIVE STANDPOINT SO THAT OVER TIME, I BECOME PARTNERS WITH THE PEOPLE IN MY WORK LIFE.
Hailing from an Army base in Ft. Riley, Kansas, Rick found his way to DFW when his father joined American Airlines in the ‘80s, setting the stage for his journey in media and content creation. “I got here totally by accident - I was a mortgage guy in a previous life and fell into a Tech Trainer/CE Instructor role when I was Affiliate Chairman after joining MetroTex in 2013, and it all happened organically from there,” recalls Rick. Within his dynamic team, Rick assumes the role of the mad scientist, orchestrating a plethora of creative disciplines, while his team members like Cruz Acevedo, Howie Le, Stuart Foster, Ricky De La Cruz, Missi Trantham and Kristina Dang play crucial roles across photography, videography, editing, technical direction, business development and administration.

For Rick, the key to success is perseverance—simply put, not quitting. His definition of success aligns with witnessing his team burgeon in numbers and skill. When not immersed in work, Rick enjoys embracing a mix of heavy metal guitar, pro wrestling, and indulging in offbeat genre films—a space where he finds a place to unwind. Acknowledging the perceived myth of work-life balance, Rick redefines it, relishing the synergy between his passion and his profession. Looking ahead, Rick’s goals revolve around continuity— more of the same greatness that fuels his creativity and business growth. “I’ve been
with Jordan since 2019 and have seen the community grow from one magazine to four, and it’s been a great thing to be a part of - every year the ESPE’s get bigger and crazier and everyone in the RP family is just good people!” To REALTORS®, Rick extends a helping hand, inviting them to engage in brainstorming sessions to leverage the creativity and expertise of studioUSA. On the horizon of DFW’s creative landscape, Rick Davis and studioUSA paint a portrait of collaboration, passion, and unwavering commitment, creating a symphony of visual storytelling that resonates far beyond the lens.

When it comes to real estate success stories, Steven Nieves, Team Leader at Real Estate Market Experts, demonstrates an extraordinary resilience and unwavering dedication. His path began in New York City, where he embarked on a remarkable journey that shaped his commitment to service and contributing to others.
“I was a limousine driver in New York City, and then got my real estate license in 1998,” Steven recalls, reminiscing about his early days. “I was ranked 17 out of 2500 REALTORS® in Staten Island at just 20 years old. By 22, I had obtained my broker’s license.” From these humble beginnings, he navigated the real estate landscape in Staten Island and Brooklyn, honing his skills and cultivating a profound passion for the industry. Transitioning to Texas in 2006, Steven delved into a new chapter as a buyers’ agent. His foray into distressed home purchases, renovations, and subsequent sales became a testament to his dedication to progress and transformation. However, the transition from a single REALTOR® to leading a team presented its hurdles. “Moving from a REALTOR® to a business owner was a learning shift,” Steven admits. Yet, with resilience and guidance from mentors, he navigated this transformation, ensuring that his commitment to service remained unwavering.

Amidst the challenges and triumphs, Steven’s deepest fulfillment arises from empowering others. “We love helping first-time homebuyers achieve the dream of homeownership,” he beams. “Guiding them through the entire sales process or aiding them in moving up to larger homes brings us immense joy.” For Steven, success transcends mere transactions. “Success is living life on your terms and being in a position where you can bless and help other people,” he asserts. “It’s about contributing every single day.” Steven’s also marks success as stemming from building lasting connections, offering vast experience, and prioritizing his clients’ needs above all
FUN FACT: STEVEN CO-AUTHORED THE BOOK TOP DOLLAR IN 2015. IT HIT THE BEST SELLER LIST, AND HE WAS INTERVIEWED BY BRIAN TRACY, APPEARING ON FOX NBC AND CBS. IN 2017, HE WROTE ANOTHER BOOK, LIVE YOUR LIFE WITH NO REGRETS, WITH HIS WIFE, VIMARY.
Beyond his real estate endeavors, Steven treasures his family. “I’ve been married for 25 years to Vimary Nieves, and we have two wonderful daughters, Isabella and Mia,” he shares warmly. As a family, they travel quite a bit and have been on over 30 cruises. “We have traveled to Alaska, Rome, Italy, France, Spain, the Maldives and Dubai,” Steven fondly recalls. “But, when we’re not traveling, I love taking a long ride on the motorcycle. I ride a Harley Davidson and have been to California on Highway 1.” He also loves to run, completing both the Chicago and New York City marathons. Closer to home, Steven and his family find fulfillment in serving their community through their church, Oaks Church in Red Oak. Steven’s professional achievements echo his commitment to excellence, with a career spanning over 26 years and a track record of selling over 3,000 homes with a sales volume exceeding $600M. Just last year, his total volume reached $46M. His advice to budding real estate professionals is simple yet profound: “Serve your client with the best service you can provide.” Steven Nieves’ is a visionary in the realm of real estate, standing as a testament to unwavering dedication, transformative service, and a profound commitment to contributing to the business by empowering dreams—one home at a time. “I want to be remembered for being a person with a selfless heart,” Steven reflects. “Someone who always looks out for the client’s benefit and puts their interests before my own.”

Dallas serves as the backdrop for Nora Hudson Clark, a consistent figure in the Texas real estate market. Nora embodies a fusion of heritage, passion, and a strong commitment to empowering women in the workforce.
As a product of her Dallas upbringing, Nora’s roots run deep within the city’s vibrant tapestry. Her journey began at Highland Park High School in 2002, followed by the University of Texas in Austin, culminating in her return to Dallas in 2008. “I am definitely a homebody, and Dallas is my home city,” Nora quips. With a generational history of service in the industry, Nora’s childhood resonates with all things real estate. “I grew up in a real estate family,” she reminisces, recalling the days her mom paid her a dollar to stay in the car while she showed a house or how her brother would deliver “For Sale” signs with his truck. “My dad was a developer, my mom was in residential real estate, and my grandfather was a commercial broker participating in some of Dallas’s historical growth and development. His stories are really fascinating when you hear how some of Dallas’s keystone developments and districts came to be.” Initially treading a different trajectory—nurturing plans for law school—Nora stumbled upon an unforeseen twist after early graduation from UT led her to a chance encounter with an alternative teaching certification program. This serendipitous moment cast her into a decade-long career in education teaching Spanish, where her heart lay in imparting knowledge and fostering growth among her students. Transitioning from teaching at Highland Park High School to the realm of real estate, Nora’s evolution into her mother’s practice marked the convergence of familial ties and professional aspirations. “What initially started as a means to an end for my young family quickly developed into a career that I love,” Nora reflects, acknowledging how her teaching acumen seamlessly adapted to the intricacies of her newfound profession.”
Education remains close to her heart. Volunteering with the Notre Dame School for the last eight years stands is a testament to her commitment to supporting teachers and special needs students, demonstrating her dedication within the Dallas community. Amidst the juggling act of motherhood and a burgeoning real estate career, Nora epitomizes the quintessential modern-day working mom, embracing the myriad roles and responsibilities with flexibility and determination. Her partnership in working with her mom not only thrives professionally but also harmoniously navigates the intricacies of a familial bond in a business context. “My mom adds so much value and has seen so much that there is very little that she hasn’t had experience with regarding a transaction,” Nora explains. “She is a library of information, and she’s very creative. I have seen her find solutions to deals that I thought were done for sure. I call it personal capital, and she has that in spades.” They have since added Kasey Pozzi to their team. “Kasey gives us balance and energy and has been a joy to work with. We couldn’t have found anyone better to continue expanding alongside.”
Dallas Real Producers • 25
ALWAYS CHOOSE THE ROAD OF THE RIGHT THING TO DO FOR PEOPLE. THE MONEY WILL COME. Embracing her passion for empowering women in the workforce, Nora remains an ardent advocate for fostering opportunities and mentorships. “From my hiring choices and mentorships to even brands and companies I shop and partner with, I want to see more and more women feeling supported in all they want to accomplish no matter if that includes motherhood or not.” Nora will quickly tell you that the most rewarding aspect of her journey in real estate lies in the profound connections forged during each transaction, akin to the close rapport she nurtured with her students during her teaching tenure. “In real estate, you know your client’s family dynamics, history, and hopes for the future,” Nora expresses, highlighting the deeply personal nature of residential real estate. Navigating the demanding realm of real estate, Nora acknowledges the significance of maintaining a delicate work-life balance. “Some days, our house is a circus, but I wouldn’t have it any other way,” she quips, attributing her success to a supportive village and a balanced household dynamic shared with her husband—a partnership exemplifying mutual support and shared responsibilities. Beyond her professional endeavors, Nora’s has an array of interests—ranging from a fervent devotion to UT football (Hook ‘em!) to engaging in her cookbook club, volunteering with the Dallas Junior League, and growing and learning through the Dallas Junior Garden Club. These activities capture her zest for life and continuous pursuit of new horizons. Reflecting on her experiences, Nora echoes Allie Beth Allman’s profound advice — “Always choose the road of the right thing to do for people. The money will come,” emphasizing the paramount importance of ethical standards in an industry built on trust and integrity. Nora Clark personifies the fusion of an illustrious real estate career and an unwavering commitment to others within her community, carving her family’s legacy as something clients depend on and her children look to, as she leaves our interview with these final thoughts. “I want my kids to grow up seeing me build a business of my own, working alongside my mom. I want them to see the value of hard work and learn to be helpers of others. I try to treat every person I come across with kindness, and I hope they will, too.” 26 • February 2024

In the heart of North Texas, amidst the bustling real estate market, Johnny Mowad’s name is synonymous with leadership, commitment, and community engagement. As a Broker Associate at Ebby Halliday Realtors, President-Elect of MetroTex Association of Realtors, Texas Realtors MLS Chair, and NAR MLS Chair, Johnny Mowad has carved an indelible mark in the real estate industry over his 18 years of dedicated service.
Born and raised in the Houston suburb of The Woodlands, Texas, Johnny’s upbringing instilled in him a deep sense of community engagement and responsibility. His journey as a young leader began with the achievement of Eagle Scout, shaping his character and fostering invaluable leadership skills. High school brought roles in various groups and sports, highlighting teamwork and determination. Southern Methodist University (SMU) in Dallas became the catalyst for his foray into the world of real estate, where he discovered a perfect blend of business acumen and entrepreneurial spirit within the industry. “Real estate wasn’t my initial career choice; I had aspirations of becoming a plastic surgeon. However, during my time at university, I keenly observed a promising opportunity within the real estate world that I knew I wanted to be a part of.”

Transitioning from an executive role at Continental Airlines to American Airlines’ corporate social responsibility division offered Johnny a unique perspective on business leadership and community impact, laying the foundation for his ethos in real estate—integrating business success with meaningful community engagement. In his current role as the PresidentElect for the MetroTex Association of Realtors, Johnny is passionate about transforming the local association into a beacon of excellence and fostering collaboration within the real estate community. “Being actively involved in shaping the future of real estate policies, practices, and standards is not just a responsibility; it’s a privilege.” Amidst numerous accolades and recognitions, including MetroTex Realtor of the Year and being named in D Magazine’s Best of the Best/Top Producer many years running, Johnny finds the most fulfillment in guiding individuals and families through the emotional journey of homeownership.

“There’s an unparalleled sense of fulfillment that comes with helping individuals and families find their dream homes.” Yet, the industry’s challenges, such as limited properties and decreasing participation, remain significant hurdles. Johnny emphasizes the importance of ethical conduct and community engagement. “Real estate is more than just a business; it’s a profession deeply rooted in trust, community, and the collective betterment of both our industry and the communities we serve.” His vision for the future of real estate extends beyond individual transactions. He aspires to elevate industry standards, foster transparency, and create enduring wealth through ethical practices and innovation. Johnny’s goals are tied to leaving a legacy of impactful leadership, supporting philanthropic initiatives, and nurturing the next generation of real estate professionals. His vision is to leave a lasting legacy of strong leadership, strategic growth, and ethical practices. “Remember, becoming a Real Producer is not just about closing deals; it’s about building a sustainable, fulfilling career based on professionalism, integrity, and a genuine passion for helping people achieve their real estate dreams” Johnny advises to up and coming agents. “Stay committed to your clients, your education, and your personal growth, and you’ll find enduring success in this industry.”
Mowad, and brother, James Mowad. “My family has been the cornerstone of my life and the driving force behind my achievements,” Johnny elaborates. “I am incredibly fortunate to have been raised in a loving and supportive environment that nurtured my ambitions and encouraged me to pursue my dreams.” As the Dallas-Fort Worth area continues its upward trajectory, Johnny envisions a landscape of inclusive growth, sustainability, and a vibrant community spirit, making it a beacon of opportunity for residents and investors alike.
