HERE WE GROW AGAIN!

As I pen this note on November 14th, the eve of our much-anticipated ESPE Awards Gala, I am enveloped in a familiar mix of excitement and reflection. By the time this reaches you, it will be mid-December, the gala a cherished memory in our collective rearview.

Looking back at my note from last year, I find it fascinating how certain emotions and doubts have a way of revisiting us, albeit in different guises. Last year, I grappled with the uncertainty of following up on our inaugural event’s success. This year, the challenge is different yet eerily similar: “Can we continue to raise the bar? Can we not just meet but exceed the high standards we’ve set for ourselves?” Success, I’ve realized, is not a destination but a journey – one punctuated with milestones and moments of introspection. Each achievement, each event like the ESPE Awards, is not just an end but a stepping stone to further excellence. The doubts and questions that hover around our endeavors aren’t signs of weakness but indicators of our commitment to continually push the boundaries of excellence. In the past year, my faith has been a cornerstone, as unwavering as ever. It’s been a period of growth, learning, and, most

importantly, recognizing that the grace and favor in my life flow from a source greater than myself. I am reminded daily that the successes we celebrate, the connections we forge, and the recognition we bestow upon the best in our industry are all a part of a larger plan, one that we are blessed to play a role in. As we come together for another ESPE Awards Gala, I am filled with gratitude. Gratitude for the journey, for the lessons, for the community we’ve built. This event is more than just an awards ceremony; it’s a testament to our collective resilience, creativity, and unyielding pursuit of excellence in our lives and in business. To all the nominees, RP Vetted Business Partners, and everyone who makes the ESPE Awards a highlight of our year – thank you. Your passion, hard work, and dedication are what makes this event, and our industry, truly exceptional. Okay, now, I need to get back to ESPE prep. With anticipation and gratitude, JORDAN ESPESETH Owner jordan.espeseth@n2co.com

LIVING THE AMERICAN DREAM Written by: Katherine H. Fondren • Photos by: Jin Kim, URSPECIAL

Dallas, Texas. Its sprawling skyline and rich blend of cultures reflect a promise of the American dream for those bold enough to chase it. Among that dynamic landscape stands Cristobal Salinas, a man whose journey from the challenging neighborhoods of Monterrey, Nuevo León, Mexico, to the heart of Texas embodies resilience, dedication, and the transformative power of unwavering determination. “Hard times breed better men,” Cristobal often says. These aren’t just words for him; they’re a lived reality. The landscapes of his childhood, both in Mexico and Dallas, were marred by drugs, violence, and the chaos that often clings to the marginalized. Despite the odds, young Cristobal, drawing from a reservoir of family values, chose a different path, far from the snares that trapped many of his peers. Upon setting foot in Texas at age 12, his pursuit of the American dream took root. However, the path was anything but linear. From the corridors of O.W. Holmes Middle School to the realization that the traditional college route wasn’t for him,

realproducersmag.com

Cristobal found himself at a crossroads. But every obstacle only fortified his resolve. “The journey of working long hours and becoming a homeowner has been a powerful reminder of the potential within all of us to achieve greatness,” he recalls. By age 20, alongside his high school sweetheart, Vanessa, Cristobal bought his first home. It wasn’t just a house; it was a testament to what was achievable even when the world seemed determined to count you out. When adversity struck again - a layoff, impending pre-foreclosure, repossession of cars - Cristobal once again turned to his belief that tough times

mold tenacious men. Armed with his last few hundred dollars, he took what felt like the biggest gamble of his life and obtained his real estate license. A mere 40 days later, he closed his first deal. The hunger, the drive, the refusal to accept defeat - these were the fuels that propelled Cristobal into the limelight of the Dallas real estate scene. Now with over 150 transactions under his belt and multiple awards, including the prestigious JPAR REAL ESTATE Diamond Award Winner 2022 and recognition by D Magazine in 2021 and 2022, Cristobal’s name is synonymous with tenacity in Dallas real estate. Beyond

the accolades, he’s passionate about helping others unlock doors previously closed to them. “Helping people who have faced challenges in their journey to homeownership is the most incredibly rewarding passion I have about my business right now,” he asserts. What makes Cristobal unique in his approach to being a REALTOR®? Transparency, relationship-building, and a genuine understanding of his clients’ dreams and fears. “I value the relationship that I create with my clients and give full transparency of the homeownership process, providing extra value for my services,” he emphasizes.

Dallas Real Producers • 15

PERSEVERANCE, AMBITION, AND SACRIFICES. Once you understand the real meaning behind these words and find your purpose in life, everything else will fall into place.

His advice to budding REALTORS® is rooted in the same spirit of dogged persistence: “Perseverance, ambition, and sacrifices. Once you understand the real meaning behind these words and find your purpose in life, everything else will fall into place.” Dallas, in its multicultural vibrancy, is an apt backdrop to Cristobal’s story. As he rightly points out, the diverse ethnicities and cultures give DFW its unique character. And where does he see himself in the next 5-10 years? Leading a group of young, hungry real estate agents eager to make their mark, driven by the same passion that has defined Cristobal’s journey. 16 • December 2023

In reflecting on his life’s voyage, the father of three boys, the husband, the award-winning REALTOR®, and the relentless dream chaser hopes to leave behind a legacy of inspiration. “I want to become an inspiration to future young generations who are hungry for success and those who do not have a role model or someone to look up to.” Cristobal Salinas is more than a REALTOR®; he’s a beacon of hope for every young dreamer, every immigrant, every individual who has faced the tempest and come out stronger. In the heart of Dallas, his story stands tall, reminding us that indeed, hard times do breed better men. @realproducers

ARE YOUR FRIDAYS THIS FUN!? HOW THE NEW LIVE AND ONLINE TRAINING SERIES BY ALAMO TITLE AND THE TOM FERRY TEAMS ARE TAKING REAL ESTATE PROFESSIONALS’ BUSINESSES TO THE NEXT LEVEL

Meet Ashley Polito Dunlap and Cory Turner, two teammates and visionaries who are determined to create an innovative training series for real estate professionals unlike anything that a title company has done before. Before working together at Alamo Title, Ashley and Cory each navigated different experiences that gave rise to their individual servant-leader philosophies.

“From entrepreneurship to intrapreneurship, I have held various roles in my career involving business development, sales, marketing and public relations,” Ashley said. “My motivation and passion come from creating positive change in people’s lives through innovative ideas and strategies. Nothing makes me happier than seeing people succeed in their business and in their life!”

Cory has always been in sales at some level. He started off in the real estate industry in 1995 as an agent, then as a title company business development representative. From there he moved to ADT Home Security and worked his way up to area director for all West Texas before he returned to the real estate industry in 2016 to join Alamo Title. But it’s his creative side that he credits with giving him the ability to build relationships.

Before joining Alamo, Ashley said that one of her most rewarding experiences was leading a team of more than 200 phenomenal women at Mary Kay Cosmetics where she also achieved the iconic pink Cadillac.

“I’m a filmmaker, and I’ve been lucky enough to have movies I’ve written, directed, and produced distributed around the world,” Cory said. “Using my creative side has helped me connect with agents, especially in the field of social media video.” Putting the FUN in Fun Friday

Imagine getting live access to the top Tom Ferry coaches and learning from their time-tested playbooks from anywhere on Fridays. That is exactly what more than 500 real estate agents are doing every week with Alamo Title’s Fun Fridays, an online training series that is bringing together industry-leading experts to share their success secrets and teach “plays” that can take an agent’s business to the next level. “Teaming up with the Tom Ferry organization, one of the best coaching and training companies in the real estate industry, if not the best, is an example of our focus and dedication to bringing our agent community the critical support and strategies they’re looking for— particularly in challenging times— to accelerate their business,” Ashley said. Cory added that Fun Fridays gives participants not only the highest quality training but unique strategies that they can use no matter the state of the real estate market. “The real estate market is tough right now,” Cory said. “When times are

tough, we surround ourselves with talented, creative people who find amazing ways to move business forward.” Peter Carr, Business Development Manager for Tom Ferry International explained how even though real estate professionals are constantly talking to clients, colleagues, and other professionals, it can sometimes feel like a solitary struggle for success.

Peter said. “What I love about Fun Fridays is the agents who come every week show up to learn with questions. There is a reason they RSVP. They want to know how to get more listings, generate more leads, get more consistent in their business, and improve their presence online.” Ashley and Cory, along with their Alamo Title team, have a vision with Fun Fridays, and they are not slowing down.

“Real estate can be a lonely business,” Peter said. “[With Fun Fridays], Ashley, Cory and their team have created a community and reliable space where real estate professionals can share best practices and have fun together every week.”

“Our focus is on the value add,” said Cory. “We are constantly pushing ourselves to bring more value to our clients than the competition. This can be through personal relationships, experiences, education, instruction, guidance, and culture.”

Peter added that the value of Fun Fridays is providing participants the tools needed to compete and grow in what has been a volatile market over the last six to seven months.

Ashley and Cory added that the guest coaches and trainers have personally completed the steps they teach and know the strategies that drive results. “These aren’t tired, old boring classes,” said Cory. “Every Friday is full of energy and has the feeling of being part of a strong, supportive, and collaborative community.”

“Being a part of this Fun Fridays community is uplifting,” said Peter. “We have fun with it.”

Ashley Polito

It’s more than just training

So what makes Fun Fridays so popular? The answer is easy. Besides having an entertaining atmosphere, Ashley, Cory, and the coaches from Tom Ferry are unwavering about packing every training with actionable strategies that agents can implement on the spot to keep their businesses thriving.

“It’s important to us that we keep the culture we’re creating fun, empowering, and inspiring,” Ashley said. “Every session is designed with passion, intention, and with a vision to deliver a training experience that is purposeful and transformative.” Join us for the FUN!

“What we do at Tom Ferry is add value to the clients we serve and examine what playbooks are working. We have 12,000 clients and we coach about a third of the agents who are producing more than a $1 million in sales volume,” 22 • December 2023

rom the diverse neighborhoods of Detroit to the bustling skyline of Dallas, Jessica Koltun’s real estate journey has been nothing short of inspiring. It’s a tale of passion, dedication, and a relentless pursuit of excellence.

Even as a child, Jessica’s keen sense of aesthetics was evident. “My journey began in the realm of interior design,” she recalls. From rearranging rooms in her childhood home to securing a bachelor’s degree in interior design from San Diego State University,

realproducersmag.com

Jessica always had an eye for beauty. Her move to Las Vegas added another feather to her cap, where she catered to high-profile casino executives, seamlessly blending functionality with luxury. However, a pivotal moment shifted Jessica’s path. The purchase of a $10,000,000 penthouse, sight unseen, by a client in Las Vegas was the catalyst. “This desire for a holistic approach led me to pursue a career in real estate,” Jessica shares. And so, Dallas became her new playground, a city she had never visited, but one that held the promise of endless possibilities. Throughout her five years in Dallas, Jessica has been relentless. “From learning about the structural and technical aspects of building homes to understanding the nuances of Dallas’ neighborhoods, every step has been an evolution,” she articulates. This evolution birthed Jessica Koltun Home in 2021 – a trifecta of a real estate brokerage, interior design studio, and residential development company. She emphasizes, “My commitment is twofold: crafting exquisite dream homes and underscoring the immense significance of teamwork.” And, her dedication reflects in her numbers; with a career volume as a REALTOR® of $152,892,879.33 and a whopping total volume of $47,674,286 last year, Jessica’s success is indisputable.

Dallas Real Producers • 25

A vegetarian with a love for fitness, yoga, and tennis, Jessica believes in a balanced approach to life. “I’ve learned the importance of continuous learning and adaptation,” she shares. And indeed, this adaptability and open-mindedness set Jessica apart. Her integration of design and construction expertise allows her a unique perspective, making her invaluable in the Dallas real estate scene. For those aspiring to carve a niche in this industry, Jessica’s advice is simple: “Aim for the stars.” She adds, “Carve out a unique niche. While you may not be everyone’s first choice, those who value what you bring to the table will recognize your worth.” Looking ahead, Jessica’s vision for DFW is optimistic. “Our region offers a plethora of opportunities and choices,” she says. “I envision DFW becoming a significant metropolis, rivaling the likes of Los Angeles or New York.”

CARVE OUT A UNIQUE NICHE. While you may not be everyone’s first choice, those who value what you bring to the table will recognize your worth.

However, for Jessica, success isn’t just about numbers. It’s about the homes she crafts, the records she sets, and the team she nurtures. “Sharing and celebrating success with a team, nurturing each other’s growth and achievements, has been incredibly rewarding,” she says. From witnessing team members sell their first home over $1 million to helping them navigate the ever-evolving landscape of Dallas real estate, Jessica’s commitment to collective growth is unwavering.

In the grand landscape of Dallas real estate, Jessica Koltun’s story shines bright. It’s a tale of passion and persistence, of dreaming big and working hard to turn those dreams into reality. THE UNCONVENTIONAL ROAD OF

BRET WHITFIELD

In Dallas, amid the gleaming skyscrapers and urban pulse, Bret Whitfield’s story unfolds like a page from old Texan folklore. Within the bustling chambers of The Agency Dallas, the story of Whitfield’s equestrian heart merging with his real estate prowess stands out. If you ever find yourself weaving through the halls of Whitfield Property Group, you’ll discover a tale not just of transactions, but of transitions. 28 • December 2023

“Northern Kentucky, that’s home,” Bret begins. His earliest memories are scented with the fresh wood shavings of new homes. His father, a home builder, inadvertently planted seeds of real estate in Bret’s mind. But as a young boy, Bret’s eyes were set on the open fields, not open houses. “From the age of 5, I dreamt of horses, not homes,” he chuckles. The tale twists when the young boy, with dreams of galloping hooves, finds himself at the pinnacle of the equestrian world. He elaborates, eyes twinkling with past victories, “I trained and showed @realproducers

AQHA, APHA, and APHC horses, collecting over 100 championships to my name.” An entire lifetime, it seemed, was earmarked for stables and saddles. But as with any good tale, fate had another chapter in store. A cruel twist of fate resulting in an injury steered him away from the horse trails in 2016. Yet, in this moment of adversity, Bret glimpsed a silver lining, recalling, “I remembered the world I was born into, the world of real estate my father had shown me.” There’s a quiet strength in his voice, the kind that’s forged in the crucibles of change. A swift immersion into real estate school, and within 30 days, Bret’s second act began. When asked about the pivot, Bret fondly remembers his mother. “She juggled nursing school and full-time work, her determination telling me that anything was conceivable.” It wasn’t long before Bret’s dedication to his clients became the talk of Dallas. “I see the sparkle in their eyes, whether they’re first-time homebuyers or seasoned investors,” he says. This commitment becomes even more poignant with veterans. “VA loans, so misunderstood, yet so close to my heart. Every veteran’s dream home I find feels like a championship won,” he reflects. Bret Whitfield, with a remarkable track record, currently serves as the agent director at The Agency Dallas. His unwavering belief in the significance of culture within the real estate profession sets him apart. Bret understands that realproducersmag.com

a positive and collaborative culture not only fosters a motivated and dedicated team but also directly influences client satisfaction. His leadership style places a strong emphasis on nurturing a culture of respect, transparency, and innovation, creating an environment where agents thrive and clients receive exceptional service. Bret’s commitment to fostering a culture of excellence within The Agency Dallas is a testament to his forward-thinking approach and dedication to elevating the real estate experience for all involved. As the driving force behind the exponential growth of his real estate team known as the Whitfield Property Group, Bret has helped his team rise to prominence as a top choice for discerning clients seeking exquisite properties around the metroplex. His dedication to excellence, extensive market knowledge, and commitment to providing exceptional service have made him a trusted figure in the world of luxury real estate, ensuring the continued success of the Whitfield Property Group. Yet, his six-year journey in real estate hasn’t been without hurdles. The ever-shifting sands of the market tested his resolve. But Bret, the man who once mastered the reins of wild horses, navigated these with grit and acumen. “The terrain

To everyone, everywhere.” Pausing for a moment, he adds, “And remember, one day, all those conversations, they’ll click.” While real estate now occupies most of his hours, glimpses of his past life shine through. Whether it’s riding one of his two horses, wakesurfing, or flaunting his enviable designer shoe collection, Bret remains a mosaic of passions.

So, as the sun sets over Dallas, casting long shadows on The Agency, Bret Whitfield’s tale, from riding horses to riding the waves of the real estate market, leaves its own space in Texas history. It’s a tale not of where you start but where you steer your journey and finish.

Nestled in the heart of Dallas, TX, amidst the cluster of vibrant neighborhoods and burgeoning developments, you will find an individual whose essence reverberates the core values of community, care, and dedication: Liz Tyler-Loncar. With over 25 years of real estate experience and the past 10 years as a Broker Associate at Ebby Halliday Realtors, Liz’s journey is nothing short of inspirational.

Born in the vast stretches of Sherman, Texas, Liz’s roots are embedded deep within the soil of family and community. Her grandparents, pioneers in their own right, traveled in a covered wagon from New Mexico to Texas, investing in a dream that laid the foundation for generations to come. Their resilience, cultivating the largest peanut farm in the region, sowed the seeds of Liz’s formidable work ethic and vision. Liz fondly recalls her school days, reminiscing about the “friendly faces and the best cafeteria ladies that made homemade biscuits every day.” These early memories not only paint a picture of simpler times but also reflect Liz’s innate ability to appreciate and nurture relationships. With a start in real estate that can be traced back to the tender age of 10, Liz’s

passion for the field was evident early on. Assisting her mother’s friend during open houses in Lake Kiowa, Liz realized that her true calling lay in the world of real estate. By 20, while still in college, she had obtained her license and was ready to make her mark. “Real estate is a lot like wearing many hats,” Liz asserts, reflecting on her varied experiences from bridal shows to CAD designs. And wearing these multiple hats has equipped Liz with a unique perspective that enables her to connect with clients and understand their varied needs. In an industry marred by many who’s success does not come easily, Liz’s determination to see her fellow REALTORS® succeed is commendable. She emphasizes the pillars of “Mindset, Motivation, and Methodology” as pivotal for any REALTORS’ success. “My industry has an 87% failure rate, and it’s increasing in the current market. But with the right mindset and methodology, success is attainable,” Liz states. Her dedication to fostering this success is evident in her active participation in several training conferences, ensuring that her team is equipped with the best strategies. For Liz, success in real estate transcends mere transactions. It’s the smiles of her clients, the heartfelt “thank yous,” and the relationships she’s built over the years. “You’ll never forget the smiles on your clients’ faces when they hit that milestone,” she shares, her voice laden with emotion.

Yet, it’s not just the highs that have shaped Liz’s journey. From personal challenges, like grappling with her mother’s diagnosis of stage 4 breast cancer, to professional obstacles such as building self-confidence in a competitive industry, Liz has faced it all with unyielding resilience. Being a part of Ebby Halliday Realtors, Liz is deeply embedded in community outreach. “My future goals include spending more time in community events that help everyone become a homeowner. Real estate is still the best investment, and I want to find ways to make the entry-level threshold more available,” she emphasizes.

dynamic team offering services ranging from virtual renovations to full staging sessions, Liz’s “Staged to Sell” system has transformed countless homes and lives. “My team of stagers, interior designers, contractors, and artists have tackled every kind of project for a success. We use all the technology available to work with a homeowner’s budget, from virtual renovation, suggested renovation floorplan options with contractor estimates to full staging sessions where we change the art, bring in furniture and make your home so beautiful you don’t want to sell it -until we show you how much money you will make!” Liz laughs. In an era where real estate agents are aplenty, Liz Tyler-Loncar stands out not just for her impressive portfolio but for her unwavering commitment to her clients and community. A fan of classic murder mystery novels and U2, Liz’s interests are as varied as her journey in real estate has been. As Brian Buffini, Liz’s trusted coach once said, “Every challenge is an opportunity in disguise.” And Liz Tyler-Loncar is a living embodiment of that ethos.

Liz’s commitment to community is not confined to her profession. Her active involvement in the historic town of Malakoff, Texas, and her role on the board for the United Way underscores her dedication to fostering community spirit and development. In addition, she is a member of TAR GrassRoots Political Action Committee that focuses on property rights in Texas. For budding agents, Liz offers sage advice: “You got to have a coach, a system, and a database. Approach real estate from how many people you can help, not just how much money you can make.” At the core of Liz’s success is her ability to identify opportunities even in challenging situations.
