HUGHES Clearing the Way Ahead
O
n the journey between any two points, it’s rare when there are no hurdles and obstacles that stand in the way. During these times, it takes the experienced guidance, leadership, and work ethic of a leader to move past those challenges. That’s where Tom Hughes enters the picture. As Team Leader of the Tom Hughes Team with Compass, Tom has built a reputation for clearing the way for those around him. First Steps Tom first earned his real estate license in 2006. Before that, he was making a difference in another industry. “The first leg of my career was in the food brokerage business that I worked in with my family from 1988 to 2006,” Tom recalls. “We were able to sell our family’s business to a good friend in California, who was buying up our food brokerage companies. They moved their corporate office to Dallas, and we merged in with them from 2004 to 2006.”

New Doors After staying on to ease the transition for a couple of years, Tom looked to the next chapter in his career. That’s when he had a pivotal conversation with his motherin-law, Betty Nash, an agent with Briggs Freeman. “She encouraged me to give real estate a shot,” he smiles. “It took a while for me to accept the challenge, but once I did, I’ve never looked back. I jumped in, and it has been a really joyous and pleasant career for me.” That joy comes from creating wins for others. “One of the great things in this business is having the opportunity to help both buyers and sellers with their personal homes … from the introduction to marketing of a home to a successful transaction,” Tom emphasizes. “In the end, it is meaningful when you can help bring happiness to everybody involved. Every client has different needs and reasons for buying or selling and it’s our job to work with those needs and make everyone happy.” @realproducers

Building Each Day Tom remembers his transition when he first entered the business. “In 2006, the market was on fire. I saw many agents sell a ton of

houses,” he remembers. “So what I did was I listened, learned, and watched the top-producing agents to see how they worked with their clients and remembered those things so that I could apply them when I got my book of
business put together. Then, in 2008, the market fell apart. That was the best time to learn, because you really had to work hard to put deals together.” Tom enjoys the numbers side of what he does and the way that adds even more value to the equation.

“The market research and the statistical aspects of this business are fun for me. I like looking at the numbers and facts,” he explains. “There are some programs we use to show our clients where the market has been, where it is, and where we believe it’s going.”

Teamwork Triumphs Along the way, Tom has enjoyed tremendous success. In time, Tom built his own team — the Tom Hughes Team with Compass.
The enjoyment he gets from working with his team comes through very clear. “We have a great time together daily. The team began organically. I had been

working with my mother-in-law. She passed away, and I continued operating the business. As time went on, I got really busy and hired an assistant to help me, and then the team members came along one at a time,” Tom says. “I met people along the way. The majority were agents who wanted to get into the business. In each case, I’ve enjoyed working with them and mentoring them. It’s tremendous to see how they’ve all blossomed.” Today, the Tom Hughes team consists of eight. In addition to Tom, the group includes Sam Kincaid, Christy Youngblood, Cary Smith, Jill Schrank, Kara Swanson, Bailey Anderson Schaufele, and Alison Harris. Together, the team makes a substantial impact on the lives of people throughout the region. In fact, in 2016, the group recorded an astonishing $101 million in sales volume. Together, they average around $70 million in annual sales volume. Tom smiles as he considers the achievements he and his team have reached together on behalf of those they serve. “I can’t emphasize enough all that our team learns from each other,” he says. “We go to dinners several times a year to get together and have fun. It’s a really great group of agents, and we enjoy each other’s company daily. We like to laugh as hard as we work.” Family Fulfillment Away from work, Tom looks forward to time spent with his wife, Cindy Hughes, and their children— their son, Nash, a sophomore at the University of Texas, and their daughter, Eleanor, who’s a senior at Highland Park High School. In their free time, the members of the Hughes family enjoy spending time together, traveling, and exploring new restaurants. 22 • October 2020
Tom also has a passion for supporting the local community. One of his favorite organizations is the Dallas Lighthouse for the Blind. As he continues to build on his success, Tom offers advice for those who are new to the industry. “It’s a hard time for new agents. People aren’t going to offices like they were before COVID-19,” he explains. “When I started, I used to sit, listen, and learn. That listening and learning aspect is kind of lost for the moment with the pandemic, but there are
other ways to learn. I always recommend that new agents take every class they can and network with their fellow agents. A big mistake some new agents make is thinking every agent is their competitor. The right attitude is every agent is your friend, and we’re all here to help each other.” Those who get to know Tom quickly understand the deep sense of honesty, sincerity, and integrity that he moves forward with each day. Along the way, Tom gives his all to clear the way ahead for those around him. “This is a fulfilling career, and I get the same enjoyment out of it now as I did when I started,” he says with a smile. @realproducers

MEANT TO BE
Bess seems to have been meant for her role in real estate that began nearly 10 years ago. “In a lot of ways, I do feel like I was pre-destined for real estate,” she smiles. “One of my early memories was from when I was 8 years old and not being able to pick up a sledgehammer.” The sledgehammer represented the tools and learning lifestyle that was within easy reach during her childhood. “My parents lived and breathed a show called This Old House that was on PBS in the ‘70s,” she recalls. “Mom and Dad bought a house in Sanford, Florida, and that’s where we spent our weekends working on the home. If we didn’t have a hammer or tool in our hands or were carrying stuff outside, we sat on Saturday morning watching This Old House. And when it was done, we were taking buckets back upstairs to work on the bathroom in that old house.” BUILDING FORWARD
Those times created a strong sense of building within Bess that carried forward. “When I was 13, my dad came home and said, ‘I think I found something for you to do this summer,’” Bess remembers. “It was a group called Teen Missions International. The idea was you went to a third-world community that had a need for some sort of building. We spent two-and-a-half months at that site building, coming alongside them and helping them.”

Bess raised the money to fund her travel to the Philippines in 1983. Before going overseas, she spent two weeks in a construction boot camp learning how to mix concrete, build a roof truss, cut concrete without electricity, and more.
difference between what you would like to do when a property becomes your home and what we should do when it’s your property that you want to sell, putting money, at that point, in your pocket to propel you forward to the next chapter in your life.’”
The memories of her time there are vivid.
Those who work with Bess become, as she says, part of her tribe.
“I had a horse in the U.S., so I was assigned to go get our water buffalo, which really served as our freight truck. You aren’t supposed to ride a water buffalo, but I remember the locals’ reaction when I climbed on,” she laughs. “We worked very hard and didn’t quite finish the building. Rainy season hit suddenly. We woke up one morning and realized we needed to make our way across the rapidly rising river before we were trapped there for the entire season.”
“As part of that, I have some rules for them. I say, ‘The first rule is you aren’t allowed to panic during the process.’ Bess will tell you when it’s time to panic. The second rule is, let’s be smart about this. We are going to get the house that is structurally fine, even though it might be less than visually what you want, and then we’ll figure out how to turn it into your perfect 10.”
There were more experiences helping others. There were mission building trips to places like Austria. And Bess was enlisted by her church for the next few summers to lead groups of teens in construction to help their sister church in Honduras. As Bess came of age, she attended college, started a family, and found her way into real estate — the profession she loves. “One thing I find that I do is adopt people. I work with a large number of first-time homebuyers. I’m thrilled to help,” she smiles. “I also have a large number of sellers I work with, and I pull on my construction experience.” PROACTIVE APPROACH
Her approach is grounded and proactive. As she says, “When I work with clients, I say, ‘We can talk about the

Away from work, Bess cherishes time with her three children, including Doug, Joe, and Allie. “All of my children are over 18 now,” she says. “I’ve viewed a big part of my role in their lives as helping them dial in on their personal north star.” RUNNING PAST HURDLES
That point of guidance is important in all our lives. It can sustain us through the unexpected. “I’ve had a couple of surprise chapters in my life. Every day, we’re creating our story, and we’re doing our best to be in control of our story. But the universe likes to throw us some surprises and say it looks like you’re getting too comfortable,” Bess points out. Bess experienced that firsthand when she became a widow eight years ago. Then, in 2017, she was diagnosed with breast cancer. But she has moved forward with strength and recently celebrated her second year of being cancer-free.

Running has always been a big part of her life. In fact, she won a state championship in cross country in high school. Through the years, she has kept running forward. In the process, she has faced hurdles. “When universal healthcare was passed, as a self-employed person, my premium skyrocketed as high as a house payment, and I decided to drop my healthcare insurance,” she recalls. “I rolled the dice and got breast cancer with no insurance. I called doctors and couldn’t get care. I ended up at the steps of Parkland Hospital and went through the process and got set

up on a plan and got treated through Parkland. Parkland is full of angels. Through Parkland and the running community, I am here.” BLESSING AT WORK
Her clients are the beneficiaries of that blessing. “The things in my life I’ve faced have created a general attitude within me where I say, ‘Let’s figure this out.’ That’s what real estate is. Any transaction is a minefield, and my job is to guide my tribe safely through that by figuring it out and leveraging my experience to figure out what could
happen. And by the end of a transaction, if they look at me and say that was fun, that makes my day.” Bess continues her run ahead through life with no regrets. “I believe that if you like who you are now, then you can’t regret your past, because we are the product of our past experiences,” she says. “For me, the only sure thing in life is family, relationships, and making the best out of each and every day.
