QUICK Q & A What is the primary purpose of Real Producers? Our primary mission is to UNITE the top Realtors® in the local community by helping you connect with other top producing agents on a deeper level. This is also one of the major reasons we host quarterly parties and events.

Grand Prairie, Mesquite, Duncanville, Waxahachie, etc. We also have a North DFW Real Producers community and magazine for the top 500 Realtors® NORTH of 635. As top 500 agents, you are welcome to come to their parties and events as well (as long as you promise to be fun).

Who is this distributed to? ONLY the top 500 producing Realtors® south of 635 will be receiving our monthly publication. The top 500 varies each year based on MLS production.

What kind of content will be included? Inspiring stories of top producing Realtors®, top agents who love to give back, Realtors® on the rise, etc. Content will vary each and every month, and will be creative content that you cannot find on Google!

Where do we get the Top 500 from? The Top 500 comes directly from real MLS data. The Dallas Real Producers community includes the top 500 Realtors® SOUTH of 635 in Dallas County, along with Rockwall, Irving,

Is there a cost to me, the Realtor®? No! And here is why: our amazing approved business partners cover the cost of producing, printing, and mailing each issue through our advertising partnerships with them.

More info about our APPROVED BUSINESS PARTNERS: All of our approved business partners have been recommended by a top producing Realtor®. We have also vetted them as well. Give them a shot! You’ll be glad you did.

How you can contribute: If you are interested in contributing, nominating Realtors® for certain feature stories, recommending a possible business who you feel would be a good fit for our elite community, or would simply like to network, please e-mail me directly at Brett@ DallasRP.com. Events: Be on the lookout for your invite to our launch party in September! This party, along with all of our exclusive events, will be lots of fun. Why? Because many of you rockstars will be there, duh!

And once again, I’d like to personally thank all of our approved business partners who have partnered with us, as well as the many top producing Realtors® who helped bring Dallas Real Producers to life. Our community would not exist without you!

Why should I come to the events? Well, to be 100% honest, you don’t have to. However, in our communities across the country, we’ve found many of the top Realtors® attend because a lot of their friends will be there. And let’s be real here. Nobody wants to miss out on a party all of their friends are at! Ok, ok, ok. Here is why: to network, have a good time, develop relationships with other top Realtors, and meet some amazing people! And yes, of course, there will be free food and drinks.

I appreciate all of your support, and I am pumped to see many of you at our launch party in September!

SCOTT JACKSON DEEP ROOTS. HOMETOWN RESULTS. cover story Written by Dave Danielson, Staff Writer Photos by URSPECIALS

Some travel the world to find their path. And that’s great. At the same time, there are those who prefer to stay where their family roots are — and to grow them even deeper. That’s the way it is for Compass Real Estate Team Leader Scott Jackson, who continues to bring success — and results — home to Lakewood, the town and area he grew up in. Sharing History The Jackson family and Lakewood share a lot of history. As Scott explains, “My great grandfather came to Texas in 1910. He worked in the grocery business and bought a bunch of rental properties. He always used to tell my dad, ‘Once you get real estate paid for, it will pay you for the rest of your life.’” With that deep-rooted belief in the value of real estate, the seeds were planted for following generations. “My great uncles were all involved in some form of real estate through the years, and my dad followed … and 14 • June 2019

now myself as the fourth generation here in the real estate business,” Scott says. “And we haven’t left the area. My family moved to Lakewood in the mid-1940s, and since then, all of the generations of my family have lived in pretty much the same ZIP code.” Scott remembers when his mom and dad entered real estate. “Back in the early 1970s, my parents started a real estate brokerage when I was in the second or third grade,” he recalls. “To keep the real estate brokerage going, we had a 1,000-paper newspaper route. During the week, my mom would drive the route, and I would throw the papers. My dad and I would cover the weekend with the morning papers.” Business at Joe Jackson Realtors took off. And Scott was watching.

answer the phone and start to do what I could to help out.”

“My parents shared an office every day for 30 years,” he remembers. “Their office was right across the street from the school where I went. When I got out of school, I would come over and sometimes

With hometowns, the more things change, the more they stay the same. “We’ve seen a lot of growth here, but I still see this neighborhood area we live in as a little town,” Scott remarks. “We have beautiful, historic architecture

of all different sizes and diversity in housing styles that through time have housed a wide diversity of people here.” A New Generation Starts It wasn’t a given that Scott would enter real estate. “In the 1980s, the real estate business was up and down with recessions and shorter cycles, and my

dad wanted me to be a doctor or lawyer or go do something else,” Scott admits. “In 1987, a recession set in when I got my license. I wasn’t making money and was doing things on the side to sustain myself. In the process, I went to night school and became well versed in NAFTA, and I was thinking about pursuing international business.”

A conversation with his future wife’s father helped add direction. “I was dating my wife, and we got engaged in 1993,” Scott says. “Her dad asked about my career and I told him about international business and how I could travel the world. He looked at me for a minute and said, ‘So you’re www.realproducersmag.com • 15

telling me you’re going to marry my daughter, move her to Washington, D.C., and then travel all over the world and leave her there for 45 weeks a year?’ He knew my family had been in real estate a long time and asked if I thought more about doing that.” Scott did give it more thought and dove back in. “As I look back, that was a tough time economically here,” he continues. “And I think everyone would have said that they didn’t want their own kids to follow in the parents’ career paths because the economy

was so off. It taught me a good lesson about perseverance.” For that lesson, Scott didn’t need to look any further than the previous Jackson generation. “My dad had an incredible, positive attitude,” Scott says. “He used to say, ‘Even when things are difficult, there is still something positive, and people are still taking advantage of market conditions, and buying, and there are still deals being made.” Since then, Scott has worked through several cycles and ups and downs. In

the process, he has built confidence in what he does — no matter what the market brings. “Something good is always going to happen,” he says. “Next thing you know, you have things going. We have to have confidence in what we’re doing and give people really good advice. When we do that, we become part of what’s good going on in their families.” Focusing on Priorities Scott has created a lot of success for his community. And for his team. In fact, over the past ten years, his team has finished each year among the top groups in Dallas County. And it all starts at home. “It’s a healthy, happy family that loves working together. I couldn’t work the way I work if it wasn’t for my family,” he smiles. There’s Scott’s wife, Kelley, his oldest daughter, Kendall, who is a senior at OU, and John, who is a freshman at the University of Arkansas. “I don’t need any extra motivation to do what I do beyond that,” Scott says. “I just look at my family, and I want the best for them.” In his free time, Scott has more than a passing interest in tennis. In fact, he’s currently ranked as the number 23 player in the state in the 50+ category. “This year, I’m going to see if I make the top 10,” he says. Scott’s appetite for continuous improvement is measured in satisfaction. “I never look at the numbers so I’m going to get as much done as I can, and it will work out at the end of the year,” Scott says. “I don’t want to take my foot off the gas.” Day after day, Scott and his team continue creating results for their clients — and bringing success home.

JASON

rising star Written by Dave Danielson, Staff Writer Photos by URSPECIALS

18 • June 2019

SAUCEDO PREPA RATION . PASS IO N . PERFORMAN C E. As a collegiate baseball pitcher, Jason Saucedo stood on the mound. He had prepared for this moment. He had worked hard. He channeled his passion for the game into a level of performance that reached his potential. With the game on the line, the ball was exactly where Jason wanted it to be — in his hands. At that moment, he felt his chances of winning were definitely on his side. Through the years, Jason has had many such moments. And today, as a partner with the Hewitt Habgood Group, he has turned in a series of winning seasons with Dave Perry-Miller Real Estate as one of the region’s exemplary Rising Stars.

Above and

B E YO N D Born and raised in Dallas, Jason attended Jesuit College Prep, and then went on to play baseball at the University of Dallas. But Jason’s place in the spotlight wasn’t always a given. He had to work for it. In fact, he loved to work for it. “I always had a love for the game, but at the same time, I was always undersized,” Jason recalls. “All along the way, I was going up against the odds. In fact, on paper, I wasn’t supposed to be able to play college baseball, or even be on the varsity team in high school.” Yet he did. “I realized I could refine strategies and what I lacked in size I could make up in effort,” Jason remembers. “So I was able to continuously progress. In turn, I was able to make huge jumps each year.” After college, Jason was self-employed for a number of years in the fashion industry. www.realproducersmag.com • 19

Then he took a look at real estate. Four years ago, he earned his license. Right away, he saw the parallels between baseball and his spot as a rookie on his new real estate team. Immediately, Jason felt the rewards of helping people achieve their housing goals. After joining the Hewitt Habgood Group three years ago, Jason applied the lessons from baseball. As he says, “I asked myself, ‘What can I learn and do to bridge lack of experience and knowledge I currently have? I had to become a student of the game of real estate.’ Because of that, and two incredible mentors, I was able to make a huge jump in a short period.”

Jason and his family

M A X IM I ZI N G O PPORTUNITY Jason loved the opportunity to be on one of the best teams around. For 20 years, the Hewitt Habgood Group has been one of the region’s leaders. His work ethic has been astounding. In fact, within the past year, Jason was invited to become a partner with the team. As he says, he had other factors that have helped his early success. “I was very fortunate that there was a very healthy market in Dallas at the time I joined the industry,” Jason says. “And I also had built a natural database of contacts from growing up in Dallas and being a part of the community, and that helped me early.” As a commission-based luxury wholesale rep for a couple of clothing lines, Jason was used to long hours for uncertain pay. That helped his transition.

explains. “I knew that if I put in the same amount of effort in being a great Realtor, my payoff was going to be more consistent.”

“The fact I worked with that kind of uncertainty made moving into real estate seem relatively easy in comparison. So I had a different perspective from those coming from a salary position,” Jason

EY E ON AC H I EV EMENT Jason’s competitive spirit also helped. You see, he wasn’t just looking to make a transition.

20 • June 2019

“When I started, I wondered what average, first-year agents make,” he recalls. “Then I thought, ‘When have I ever wanted to be average?’ I had never had that attitude in anything. It’s just like those guys who get called up to the MLB. When you get that shot, you’re expected to perform just like a veteran. So I used that

add something new to their dynamic with what I have learned.” In the process, Jason takes pride in adding to his community helping others through his involvement in Jesuit’s fundraising efforts and alumni committee, Meals on Wheels, as well as Blondes vs. Brunettes, a charity powder puff football game that raises funds to fight Alzheimer’s. “I chose real estate because it’s a profession that allows me to use my natural talents to help people for a living,” says Jason. “It’s a part of who I am and that extends well beyond selling homes.” A L L-A RO UN D S UC C ES S Feeding his drive to achieve and help others is his wife, Kelly, and his step-daughter, Blake, who is currently in med-school and a former fullride student-athlete who played soccer for the Arkansas Razorbacks. “Kelly is extremely supportive,” Jason smiles. “She not only understands my crazy schedule but pushes me to chase my lofty goals. And we’re so proud of Blake, who is a super high achiever, a hard worker, and very understanding of the amount of commitment and dedication it takes to be successful.” The elements of success are all there. But Jason keeps his eye on the ball. “I think it’s being the best version of myself I can be,” he adds. “I want to be the best I can be as an agent, as a husband, as a dad, and as a friend. If I have professional success, but I’m not making other parts of life a priority as well, I’m not a success … it’s about living life and hopefully making other people’s lives better along the way.” There’s no perfection. And there will be hurdles.

attitude here. I wasn’t going to chase average. I was going to be the best I could be every day and then become better tomorrow and not use my inexperience as an excuse to be average.” While his volume is impressive, earning him recognition by Modern Luxu-

ry, Jason’s motivation isn’t individual. He’s a true team player. “I’m not here to help the group do what they’ve always done. They have been successful long before me. That isn’t why they brought me in,” Jason points out. “My goal is to work and help them reach the next level — to

As Jason says, “Challenges are part of the business, but it’s something to step up to and grow through. It’s similar to sports. If you prepare correctly, you should be confident in what you do. When it’s game time, if I’ve done my homework and put in the practice, then I should be prepared for that opportunity when the game is on the line.” With each winning play he’s involved with, you can be sure Jason Saucedo has prepared with passion to perform for those he serves.

HOME INSPECTION SOLUTIONS partner spotlight By Dave Danielson, Staff Writer Photos by URSPECIALS

Perfecting The Art of Home Inspections Since 2010 According to Bloomberg research, Dallas welcomes nearly 250 new residents every day. With that number, plus home-grown population growth and moves, it’s fair to ask where is everyone going to live? One of those organizations supporting your efforts to find that answer — and homes for our ballooning population — is Home Inspection Solutions, owned by Cliff and Sheri Willis. Day in and day out, the Willises and their team ensure that key standards of housing quality are in compliance before your clients move in. Cliff began his career as a home inspector in 1997 working with a multi-inspector firm. In June 2007, he had a unique opportunity to work

22 • June 2019

overseas as a quality control inspector building police stations and forward operating bases (FOBs) for the Iraqi police and army and detonation covers over high-occupancy buildings for US troops. Cliff returned home July 2009 waiting to be called to Afghanistan. While he was home, he and Sheri decided he would stay home and with that, they opened their inspection company on January 1, 2010. As Sheri says, “We’ve had nine, going on ten good years, and we’re very proud of being able to stay in the business. Now we want to grow with new inspectors and people in marketing and scheduling. Also, we want to begin light commercial inspections. We’re excited about the future and our growth plans heading into 2020.” Every Square Foot is Important “We work with everything from mobile homes to multi-million dollar homes. The largest house we

have inspected was 16,466 squarefeet. That one took all day with two inspectors,” Cliff says. Home Inspection Solutions offers a comprehensive range of inspection services for properties throughout the Dallas and Fort Worth area. “In addition to our core inspection services, we’re certified to provide termite inspections,” Cliff explains. “Typically, buyers and/or agents need to make two calls—one for the home inspection and another for the termite inspection. But we can do both. Plus, we are also very knowledgeable in providing inspections for a full spectrum of ancillary inspections, including swimming pools, septic systems, outbuildings and more.”

Supporting the Process As the Home Inspection Solutions team conducts its work in homes across the area, Cliff says his team takes pride in knowing that the way inspections are presented can be just as important. “We are not alarmists and never scare buyers because of the way we present our findings,” Cliff explains. “We never want to be the spoiler in any real estate deal. We just don’t take that attitude. We want to be a benefit, not a hindrance, to the closing process for realtors. We know how hard agents work to get to the point where we become involved in the process, and it’s a process we respect.” The feeling is very mutual, and Cliff and Sheri are grateful for the strong, mutual relationship they’ve built with their real estate partners. “A lot of agents will extend their option period just to work with us – it means a lot to know we have a high degree of trust among the agents we work with,” Cliff smiles. “We’ve been in the business long enough now where we have repeat business within families from one generation to the next. Sometimes we’ll work with clients and they’ll say, ‘You did the inspection for my parents’ house.’ For someone to keep our name for years and then refer

us to their kids means a lot — it says we must be doing some things right.” Adventure in a Crawlspace “During a typical crawl space inspection in East Dallas, I was looking around and came across a briefcase,” explains Cliff. “It was dusty and the outside was deteriorated. I became curious and opened the briefcase. As I did, I saw it was filled with gold coins in plastic sleeves! I could hardly believe my eyes! This is a real treasure in a crawlspace, I thought.” He summoned the buyer’s agent, the buyer, and the seller’s agent who were in the home and said, “I need to show you something. I opened the case, and their eyes got as big as saucers,” Cliff laughs. “We gave the briefcase to the seller’s agent, and sure enough, we found out later, it belonged to the seller. He was a coin collector. The seller said, ‘I remember now … one time we were heading out of town and I put them down there for safekeeping.’ He had

forgotten about it. He estimated there were $10,000 worth of coins in the briefcase.” It’s clear to see Cliff and Sheri are truly thankful for their roles in helping their clients. “During the first part of my career, I did a lot of searching for my passion in the world of work,” he says. “I was looking for the job I really fit into. We’ve been doing this for 21 years now, and I consider this career to be the answer to years of praying. We believe every inspection we receive is a gift from God’s Hand to ours. And, we do our best to handle it accordingly.” For more information, contact Home Inspection Solutions today! Visit www.HISDFW.com, or Call 817-939-8333 or 214-448-9572 Email Cliff@HISDFW.com

FAQs

ABOUT DALLAS REAL PRODUCERS We realize that Real Producers is still a new concept here in Dallas, and some of you may be wondering what it is all about. That is why we have created a “FAQs” page. Here we will answer the most commonly asked questions around the country regarding our program. My door is always open to discuss anything regarding this community – this publication is 100 percent designed to be your voice.

Q: WHO RECEIVES THIS MAGAZINE? A: The top 500 Producing Realtors® in Dallas and Rockwall. We pulled the MLS numbers (by volume) from 2018 in Dallas County, Rockwall County along with a few other locations in Dallas County that are south of I-635. Our distribution list cuts off at #500. For this year’s list, the minimum production level for our group is $6.8 million, according to the MLS. The list will reset at the end of 2019 for next year and we will continue to update annually. Q: WHAT DOES IT COST A REALTOR®/TEAM TO BE FEATURED? A: Zero, zilch, zippo, nada, nil. It costs nothing, my friends, so nominate away! We are not a pay-toplay model. We share real stories of real producers.

Q: WHAT IS THE PROCESS FOR BEING FEATURED IN THIS MAGAZINE? A: It’s really simple – every Realtor® you see featured has first been nominated. You can nominate other Realtors®, affiliates, brokers, owners, or even yourself! Office leaders can also nominate Realtors®. We will consider anyone brought to our attention because we don’t know everyone’s story, so we need your help to learn about them. A nomination currently looks like this: you email us at Brett@DallasRP.com with the subject line, “Nomination: (Name of Nominee).” Please explain why you are nominating them to be featured. It could be they have an amazing story that needs to be told – perhaps they overcame extreme obstacles, they are an exceptional leader, have the best customer service, or they give back to the community in a big way, etc. The next step is an interview with us to ensure it’s a good fit. If it all works out, then we put the wheels in motion for our writer to conduct an interview to write the article and for our photographers to schedule a photo shoot.

tion, attend our quarterly events, and be a part of our online community. We don’t just find these businesses off the street, nor do we work with all businesses that approach us. One or many of you have recommended every single preferred partner you see in this publication. We won’t even meet with a business that has not been vetted by one of you and “stamped for approval,” in a sense. Our goal is to create a powerhouse network, not only for the best Realtors® in the area, but the best affiliates, as well, so we can grow stronger together. Q: HOW CAN I RECOMMEND AN APPROVED BUSINESS PARTNER? A: If you would like to recommend a local business that does a great job and who you think could be of service to other top producing Realtors®, please email us at: Brett@DallasRP.com

Q: WHO ARE THE APPROVED PARTNERS? A: Anyone listed as an “approved partner” in the front of the publication is a part of this community. They will have an ad in every issue of the publica-
