Those who achieve unprecedented success often do so by going beyond what is expected. This describes the approach and results that Ryan Streiff achieves each day on behalf of his clients and team, the Perry Miller Streiff Group, which is part of Dave Perry Miller Real Estate. A Fast Start Growing up, Ryan set high expectations for himself. And he did what was needed to make his goals become reality. In fact, he graduated magna cum laude from Southern Methodist University (SMU). Ryan started his career as an investment banker, but he also took other career steps. At each step along the way, he picked up more knowledge and experience. For a time, he worked at Brinker International Restaurants, where he served as the finance manager for the international franchise restaurants. In 2006, he began his real estate career that his mother, Paula Streiff, a real estate agent at the time with Ebby Halliday Realtors, exposed him to.

In 2008, Ryan joined Dave Perry Miller Real Estate. With time, his tendency to make his own path gained the attention of Dave Perry Miller. “My experience working with Dave started on the investment side of things. Dave saw I was buying
houses and thought it was a good idea,” Ryan explains. This was in the midst of the economic downturn in the late 2000s. The housing market was down, but Ryan’s
interest in purchasing properties was up. He had bought three houses in one particular area. “I remember Dave saying, ‘I think it’s smart that you’re investing in property. A lot of successful agents will go out and buy a fancy car with their
first big commission check. But you are saving up and buying houses at an opportune time,’” Ryan recalls. Soon, Dave asked Ryan to let him know if there was a good investment
opportunity that Ryan was not going to do personally. Within a few weeks, Dave was under contract to purchase a property on Robin Road. The opportunities and the investments came, and the relationship between the two

men grew. By 2011, Dave invited Ryan to be his right-hand person on Dave’s own personal book of business. “Dave and I have worked side by side for eight years now. It is amazing. We’ve had just a handshake agreement. That’s one of the most remarkable things about the way we work together. In addition to being my mentor, we have a great partnership and friendship. When Dave got a listing appointment, I would go with him, and then I would be the agent.” The opportunities were impressive. As Ryan remembers, “I was 33 at the time, so, pretty young, especially going to these multi-million-dollar homes. But it’s amazing the level of credibility one person can get when someone like Dave says, ‘This guy sitting next to me works the way I used to be able to work when I had this much energy.’ And people would look at me and say, ‘Okay, I’ll give you a shot’ because Dave was the one saying that.”
“We have seven agents on our team, in addition to Dave and me,” Ryan says. “And these are all highly accomplished agents. I like to think of us as being similar to a Special Forces team. Having said that, the luxury market is one of the hardest nuts to crack in this business. It can be difficult to get a call. And then, if you get the call, it’s difficult to get the opportunity.”
Giving Back Today, Ryan’s role is supporting his team with the years of luxury-level real estate experience and expertise he has amassed.
Ryan uses his track record and knowledge to help other members of his team overcome the same hurdles he did. It’s also one of the benefits Ryan feels good about offering to clients — a true team approach on their behalf.

“Clients appreciate that, with our team, they’re getting two agents. Each is fully capable of being here on his or her own, but they’re getting two experienced agents for the price of one,” he says. While the Perry Miller Streiff team has a reputation for working in the luxury market, Ryan emphasizes that the team enjoys working across the spectrum of deal sizes and opportunities. For them, it’s about serving and helping people.
their lake house near Lindale, Texas, which they bought in 2017. “It’s just a gorgeous setting. It’s only a little over an hour away. But the specimen East Texas pine trees there make it feel like you’re two states away,” he smiles. “It’s our place where we can totally unplug. And I caught a 6-pound bass in our cove the opening week!” He also gives a lot of credit to his wife, Carrie. “It means a lot that Carrie is at home and being that primary caregiver for our kids. And Carrie is an amazing and really accomplished interior designer. Once we bought the house, we completely updated it. She is so super talented. With the work she has done on it, I think it deserves to be in a magazine,” he smiles. “I’m so proud of her accomplishments.” Real Results The results have been exemplary. In fact, in 2018, Ryan and his team accounted for over $150 million volume. Those are the numbers. But Ryan’s real definition of success revolves around his family, including his two sisters in Austin and Colorado. His days of gratitude begin each morning when he joins his wife and children for breakfast and sees them again
starting at about 6 p.m. each night for dinner, bath, and bedtime. “Success is finding fulfillment, being content, and having true balance,” Ryan says. “Lucien is our four-year-old son and Cora is our three-year-old daughter. For me, it’s about not sacrificing being a good father. So, I try my best to leave the office and be home as close to six as I can. And weekends can go by in a blink if you work through them.” To counter that, Ryan and his family often plan weekend getaways to one of their favorite spots —

As Ryan says, “I am full of gratitude. I love what I do for a living. I have the best mentor in the business. We have the best team of agents in the business. You know when the people with whom you’re working truly care about your outcomes. You can tell when they take a genuine interest and give you the kind of support that goes beyond the transaction — to the point that they treat you like family. These qualities describe Katherine Ballard, a real estate agent and the Senior Vice President at Allie Beth Allman & Associates in Dallas. As you get to know her, you quickly see that family, and her clients, are at the center of who she is. NURTURING NATURE Katherine naturally cares for others. In fact, in college, she studied sociology and taught special education parttime while she was a full-time, stayat-home mom raising five children.

When Katherine realized that she would likely become a single mother, she looked toward her next chapter. “The small income I was bringing in from teaching part-time was not going to be enough to support my family. I had several people suggest that I get my real estate license, and I had always loved working with people. So, I started taking real estate, not knowing if I would love the business or be good at it,” Katherine recalls. “But I knew I would have the potential to financially support my family.” She dived in, earned her real estate license, and started working locally at a small boutique firm five years ago. “The beautiful thing about it was that I fell in love with the business right
away. And I fell in love with being able to be such a big part of helping people making such a huge decision in their lives,” she emphasizes. “It was an opportunity to play the role of teacher, therapist, and financial advisor, all rolled into one, and have people trust you like that to help them. There is no greater privilege in business, in my opinion.” The experience of being in real estate has been overwhelmingly positive for Katherine. “I discovered there was this entirely different aspect to the business that I didn’t realize. I didn’t necessarily have a passion for it before I did it. But my passion came from doing it and being part of it,” Katherine explains. “It was a win-win, and I was
able to support my family financially while doing something that I love and getting to work with people that I care about.” Katherine remembers making her transition into the business. “As I began the first year, my expectations were not super high because I didn’t really know what to expect. And I think I knew, going into it, that the small boutique firm would allow me to kind of get my feet wet gently. So, it was so was nice to be in a smaller environment,” she says. After a short time with the firm, it was acquired by Coldwell-Banker. “Not long after we became part of Coldwell-Banker, I had an opportunity to move over and begin working with Allie Beth Allman & Associates,” she recalls. “It has been a great experience, and I’ve been with Allie Beth for about three and a half years now.”

In the same way, Katherine and her sons have also taken part in the Young Men’s Service League, a group that gives mothers and their sons an organized outlet to give back to the community together. Katherine and her children have also financially adopted a six-year-old girl through the Family Legacy organization. They adopted Margret, who lives in Africa, two and a half years ago. As she looks to the future, Katherine hopes to take her engaged, community-focused spirit even further.
DEFINING WHAT MATTERS MOST Along the way, Katherine has reached impressive levels of success and earned some Top Producer honors in the process. But for Katherine, it’s not about the accolades, the honors, or the attention. It’s about delivering a genuine, heartfelt level of care. “Success isn’t so much financial for me. I feel successful when my clients are happy, they feel I’ve done a good job for them, someone refers me to someone else, or business relationships turn into friendships that last and last,” she points out. “Those are the things that mean professional success for me.” Her definition of success also revolves around continuing to watch her family grow and enter new chapters along the way. When she’s not working, Katherine enjoys doing yoga, traveling, and

spending time at the beach. But her real, absolutely favorite pursuit is spending time with her kids, including Grace, who is 25; Anna Caroline, 22; Marshall, 19; Kaitlyn, 17; Mac, 15; and Chris, her son-in-law. “They’re my reason for everything,” Katherine smiles. “They’re the reason I got into the business and work so hard, and they make me want to be the best person I can be every single day.” POSITIVE PRIORITIES It doesn’t take long talking with Katherine to see that she gives back in any way she can. And that includes her involvement in a wide range of community organizations and non-profit groups.
“I’d like to be able to give back more. I’d also like to increase my business and keep growing, learning, and improving myself to always become better at what I do, so I can serve my clients better,” she explains. As Katherine says, each transaction is about following through with a level of caring that’s like family. “That’s what I hope for. I always want people to know they’ve been well taken care of and that I’ve treated them the way I would treat my own family,” she beams. “When I’m helping clients, whether they’re selling or buying, I think about it as if they were one of my children. I wouldn’t give any advice to clients that I wouldn’t give to my own children. That’s how I do my business, and that’s the bar I set for myself.”
In addition to being involved in her church, Katherine is also becoming more engaged with the Court Appointed Special Advocates (CASA) program that pairs children with adults, who help give these children a voice. “I’m starting the training for that, and I feel very led to be part of the CASA program,” she says. In addition, Katherine and her daughters have also been involved in the National Charity League, a nationwide mother-daughter service organiza-

In today’s competitive landscape, you look for every advantage you can offer your clients. For your sellers, chances are good that more of them are staging their homes than ever before. The reason is clear. So are the results. Staged homes tend to sell faster and for a higher amount than those that aren’t. One of those elevating the experience for potential buyers — and results for sellers — is George Bass, head of George Bass Stage & Design in Dallas. New Designs Born in California, George spent time in Texas and Mexico and was educated in Switzerland before moving to Dallas 21 years ago. From 1998 to 2007, George worked as an interior designer. He gained a reputation for creativity and results. In 2007, he was approached with a new opportunity. “A friend asked if I could stage a house. I wasn’t familiar with staging, but I agreed to it. We had a very good, successful time,” George recalls. “And by the time the third house came to us from the same company, I knew I needed to explore this niche.” So he started his staging business in 2007 and has never looked back since. Leading Resource Little by little, George continued to
build. Today, the result is truly impressive. In fact, George Bass Stage & Design boasts over $6 million in inventory, an 11,000-square-foot warehouse facility and a steady base of about 100 real estate agents stretching from Fort Worth to Dallas, and all points between. “We take a lot of pride in knowing that agents depend on us to just kind of seed homes appropriately, as fast as possible within budget constraints,” George explains. One advantage George and his team offer is onetime charge service. “That means we charge full price up front. And the merchandise stays beautiful inside the property until we have a solid, pending contract, and an official closing date. There are some wonderful, talented staging companies in Dallas, but nobody does the financials like we do. We’re able to support sellers with

to bring all the elements together to bring each home as close to its potential showing capacity as possible. “They set the house with a floor plan that comes from me, and then I go in afterward, and make sure that we’re all on the same wavelength,” George smiles. ““It’s exciting. Every house is different. We’re inspired by all the challenges, by home fashion blogs, and we’re inspired by other local, incredibly talented designers, and the latest things happening in terms of artwork, accessories, florals and rugs.” As George says, staging has gone from a nice-to-have extra to a standard in the industry. In fact, according to the Real Estate Staging Association, homes that are staged sell 73 percent faster than non-staged counterparts.
their package,” George points out. “Nobody wants a multimillion dollar house to sit there for a year, but with us, if that does happen, the furniture and staging are there for a year, and the seller doesn’t have to worry about it not looking great, after three months, or after six months. The furniture stays in there beautifully stages until the agent brings a contract to the table and they move forward.” One of the strong advantages of the staging that George and his team provide is value. “A lot of agents really depend on us to bring forth the glamour and the beauty of a house, but at the same time, they know we do it for a very attractive price overall,” George emphasizes. “If you do the numbers, we have a very fair pricing approach. While we’re a high-end, luxury staging company, we have very attractive means of getting that inventory into a house, and doing what it needs to do for the property.” Teamwork In Style George has a personal assistant and six full-time stagers on his team. Each home is an opportunity

“I don’t think those numbers are going to change anytime soon,” George says. “The whole world is a stage, and so you have to really showcase your home in the best light possible to get the most attention.” Trends come and go. But staying on top of them is always a plus. With his interior design sensibility, George stays on top of what’s hot. “We’re seeing a lot of clean aesthetics, meaning the simplicity of white, the simplicity of square lines, and straight lines,” he points out. “And when it comes to architecture and furniture wise, we’re back to the neutral grace. At the same time, we’re see-
ing that the vibrancy of wonderful colors is back.
