Going After What You

REALLY WANT Making 2020 Your Best Year Ever publisher’s note Hello, Real Producers! I hope everyone had a wonderful Christmas with family and friends. A lot of the top agents told me that my message last month was really powerful, so I wanted to share it again this month. In case you missed it, here it is. Since we are now officially in 2020, it’s time to think about your goals over the next 12 months and how you can make it your best year ever. Some of the best advice I’ve been taught about goal-setting has come from success coach Bob Proctor, who once shared with me that there are three types of goals: A-type, B-type, and C-type goals. In more detail, they are: A-type goals – Going after something you KNOW how to achieve. B-type goals – Going after something you THINK you can achieve with the right plan. C-type goals – Going after what you REALLY WANT but aren’t sure how to get it. These are goals that scare you since you have no idea how you’re going to achieve them, but it is ultimately what you really want. 16 • January 2020

Those who consistently go after C-type goals are the ones who achieve the most in life and reach levels most people only dream of. Those who achieve C-type goals get what they want out of life. I challenge all of you to be honest with yourself and ask yourself these two questions: 1) What would I love? and 2) Is this what I really want? If I can leave you with some advice to kick off your year the best possible way, it would be to start doing more of the things you LOVE doing and going after what you REALLY want. You’ll be glad you did. Cheers to making 2020 a truly incredible year. Can’t wait to see all of you CRUSH your goals this year! With Gratitude, Brett Martinsen Founder, Publisher, & Community Leader of Dallas Real Producers Call/Text 214-717-8525 Brett@DallasRP.com

Pursuing Her Profession Sometimes it takes a while to know for sure what you want to do in life. In other cases, a path presents itself early on, so the choice seems clear.

www.realproducersmag.com • 23

That’s how it was for Nadine Meyer. Today, Nadine and her husband, Mike, operate their own brokerage, Meyer Group Real Estate. Nadine’s current path presented itself early in her life. Coming of Age. Choosing a Path. When Nadine was 14, she moved with her family from her native England to Texas. “I’ve always had a strong creative side. Growing up, I had wanted to be an illustrator. After high school, I went to the University of North Texas because it was the furthest away that my parents would allow me to go, and it had a great arts program,” Nadine smiles. As she made her way through her studies there pursuing a drawing and painting major with an advertising minor, Nadine found an opportunity that gave her the best of both worlds. “I was a poor college student, and the mom of one of my sorority sisters was a REALTOR®, Deanne Rose. She needed help with her work. It was great because I got paid and received college credit,” Nadine remembers. “Deanne became a mentor to me. She said, ‘I think you would be great in this career.’” Nadine agreed with her mentor. As she graduated from college, she shared her plans with her parents. They weren’t so sure about Nadine’s choice to pursue a 100 percent commission career at first. “Now, my parents think it’s awesome and was meant to be,” Nadine says. “The stars aligned, and I’ve never done anything else.” Growth in All Areas of Life As Nadine entered real estate, it didn’t take long to meet her husband, Mike, who owned a mortgage company at the time or for her to have her first deals in the business.

I’ve always had a strong creative side. Growing up, I had wanted to be an illustrator. After high school, I went to the University of North Texas because it was the furthest away that my parents would allow me to go, and it had a great arts program 24 • January 2020

As Nadine says, “I cold-called builders in East Dallas. Eventually, I met a newbie builder, and they gave me a townhome project listing in 2007. That has continued to be my niche. About 95 percent of my business is working with builders. Today, I work with about 15 builders, and we have about 200 townhome and condo listings in 2020.” After her start in the business 15 years ago, Nadine and Mike grew closer, married, and started a family. In the meantime, they also decided to create their own team, Meyer Group Real Estate.

“Mike has a master’s degree in finance from Baylor and had attended Texas A&M. He saw real estate growth and decided to make a shift into helping me start the team,” Nadine explains. That was four years ago. Today, Mike runs the business side of the team. Mike has deep roots in the business, and several of his family members work in the industry. In fact, Mike worked in commercial real estate when he finished college. Nadine and Mike compliment each other perfectly.

“When we first started working together, I would help builders with floorplans and the creative side of things. Mike is 100 percent noncreative. However, he is amazing with numbers and spreadsheets,” Nadine smiles. “I think we make a great combination together.” Away from work, Nadine and Mike have a full life that revolves around their children, including 9-year-old daughter Emme, who has an artistic side; 7-year-old son Parke, who is the family athlete; and 4-year-old son Boyd, who entertains the rest of the family with his energy. “Our kids live and breathe real estate, too, which is fun to see,” Nadine says. Triumphs as a Team The Meyer children see the spark their parents have for helping others, including the joy Nadine and Mike have in leading their team of eight. “Our goal has never been to be a large brokerage. Over the past few years, people who we know and love in the business have started organically coming to work with us. We don’t recruit people; they end up coming on board.” The cohesion among the members of the group is natural. “The eight agents who work with us have all come into our lives somehow and have been a natural, good fit,” she says. “We still want to stay small. We talk with every one of our agents at least twice a day. We are a real estate family.” That bond is something Nadine also enjoys with her clients since she, Mike, and the team support ongoing growth. “I’m passionate about it. I get to be part of the whole process. Builders

call me and say, ‘I’m thinking about building this type of development in this area. What do you think you could sell it for?’” she says. “I’m also very competitive, and, when a builder comes to me and says, ‘I need help selling something. Please help me,’ I’m like, ‘Yes, let’s do it!’”

Last year, the Meyer Real Estate Group accounted for over $54 million in production with six team members. The best seems yet to come.

dallas top 500 agents question of the month

What is Your Craziest Real Estate Story? “I was informed that the lender could not perform a second lien loan the day before closing, so my buyers were forced into doing a short-term lease with Lincoln Properties. The listing agent said to call her lender, so we did. Later that day, the lender said she could get a deal done in 48 hours. My buyers were able to get out of their lease and move into their new home the next day, and they were one happy family :)” SCOTT JACKSON, COMPASS RE, LLC “When I first got started in real estate, I dragged my husband to an open house in the Farmers Market District. We opened the front door, walked in, and found the owner sitting naked on the couch playing his guitar. Ends up the house wasn’t open... to the public. I think that was the last time my husband came with me to an open house!” MELANIE TILL, MEYER GROUP “I had a guy ask me to show him 10 bedroom homes my first year in real estate. He was essentially asking to see the most expensive homes on the market. He couldn’t provide proof of funds, so my office manager’s friend did some recon on him. It turned out that he was just let out of prison for fraud and that the police had to start following him around to figure out what he was really trying to do. Some of the listing agents said he called them trying to get into those homes as well!” RYAN STREIFF, DAVE PERRY MILLER

“A sweet buyer takes possession of his new condo on the day of closing and begins the move with his two dogs and elderly father in tow. Between trips, the slightly misaligned seller, who has sneakily held onto one of the keys, goes back to his condo to relive old memories, locking buyer out, but with the buyers’ dogs now inside, held hostage to said misalignment! A frantic day ensued until we lured the seller out, and promptly changed the locks.” MELISSA O’BRIEN, DAVE PERRY MILLER “I left my job as a former Dallas police officer and got into real estate so I wouldn’t get shot at anymore. On my first ever showing, we walked into the home and the dishes were still on the counter, which was odd. We made our way to the master bedroom, and as we walked in, the husband was reaching for his pistol in the nightstand. Everything turned out fine, and the buyers actually ended up buying the home. Crazy!” CHRIS DORWARD, KELLER WILLIAMS ROCKWALL “In 2003 I listed one of the most expensive homes in the metroplex - a 45,000 sq ft mansion originally listed at $45M. I received a call from the producer of the John Walsh Show, “America’s Most Wanted.” They flew me to NYC to appear on the tv show to discuss the property! The exposure didn’t sell the property but brought us all kinds of celebrity lookers and inquiries. We eventually sold it at auction and then I listed it again and sold it to my own buyer, whom I had met about 12 years earlier and kept in touch until he was ready to buy it!” JOAN ELEAZER, BRIGGS FREEMAN SOTHEBY’S INTERNATIONAL www.realproducersmag.com • 29

CHASE BRAY 30 • January 2020

STEPPING AHEAD Life and careers are filled with opportunities, paths, and choices. The same holds true for REALTOR® Chase Bray, who has been in real estate for just three and a half years but already runs his own brokerage, Bray Real Estate Group.

Lubbock, which got me into the real estate game on the investment side. I really enjoyed that process.”

Early Experience Chase’s first steps in the business began when he was a Red Raider at Texas Tech.

“I was managing the property and really liked it, but I was already committed to my family business and doing medical sales full-time while attending night classes,” he recalls.

“When I was in grad school at Texas Tech, all my friends had graduated and left to take jobs elsewhere. I was working full-time and taking classes at night. I was saving a lot of money, and I had some extra cash. So, I purchased a rental property in

Chase had plenty of options at the time.

After finishing his MBA at Tech, Chase decided to move to Dallas. He purchased a condo in the Uptown

area but kept his property in Lubbock as a rental. “Every time I moved, I would keep the previous property and rent it out. I really liked the whole real estate aspect,” he says. “Then, after I bought my third property, I decided to get my real estate license.” Chase had excelled in his medical sales career for five years. Then, the family business was sold to a third party, and Chase decided to pursue real estate and put his license to work.

“At first, I thought I was going to do real estate on the side, but then I decided to try to make it a fulltime thing,” he explains. Team Building Time Soon, Chase was hard at work with Keller Williams and decided to start the Bray Real Estate Group Team with three agents. Eventually, Bray branched off and opened his own, independent brokerage in 2018. Along the way, there have been several tangible signs of his success. In 2018, he recorded $10.3 million in volume in just his second full year in the business. Moreover, as of November of 2019, his 2019 numbers were on track to reach in excess of $15 million. That was just the start. Today, Bray Real Estate Group has 20 agents, with locations in Dallas, Austin, and Houston. A Lubbock office is set to open in 2020. It’s clear that Chase has found one of the true passions in his life. As he points out, “When people purchase a home, it’s one of the biggest decisions they’ll ever make. It’s more than the money. Their trust in my contribution to this decision is such a satisfying feeling.” As Chase advances to new levels of success in his career, he looks back on the valuable experience he gained during his time in medical sales. “When I was in medical sales, I was going in to cold call on my accounts, and I had to be there physically. Doing that right out of college gave me so much confidence, and it made it that much easier to do it over the phone when I got into real estate,” he emphasizes. “It catapulted me to call friends and family and gather outside resources.” That experience paved the way for the steps to come. “I felt like I came into the business having a good background in every aspect. For me, it was just transitioning into making it into a full-time career and being able to leverage the relationships I have,” Chase says. “After a couple of deals, they saw how

steps ahead in his personal life. Two years ago, he married the love of his life, Melanie. It’s clear they have a special partnership and cherish time spent with their 16-month-old daughter, Kennedy. “When I met Melanie, I was doing medical sales. She was a real estate agent in Austin,” he remembers. “She had a lot to do with me making the switch. Her mom and dad were both in real estate, as well. That definitely didn’t hurt the case. They have really helped me with the transition.” In his free time, Chase is an avid Texas Tech fan. “I like to travel to different cities to follow the team. I incorporate traveling with that,” he explains. “Melanie and I love to travel. We usually go to a new city every month. Texas Tech sports and travel are awesome. It’s sort of an extension of who I am. I’m passionate about everything I do. If I go into something, I’m all in.” It’s all part of the feeling of success Chase enjoys. “For me, success is waking up every morning and being happy to do what I do on a daily basis and being able to provide for my family,” he says. “I don’t agree with money being the measurement. It hasn’t always been that way, though. I have come to realize that money is great and needed. But, if you can love what you do first, it will drive you to be better at what you do. It’s about being happy first, perfecting your craft, and going all in. Then, the other results will come.”

had been in the rental property game helped a lot with my transition.” Full Speed Ahead Chase has also taken rewarding

His all-in approach creates success for those around him each day. Whatever Chase’s future holds, you can be sure of one thing … he will be stepping ahead.

I

In the ever-present, churning life and career of a REALTOR®, there’s no shortage of quick turns, dramatic twists, successes, and disappointments. With the combination of fully scheduled calendars, mounting voicemail messages, and rapid-fire text messages, it can be hard to decide where to begin. For Jamie Marancenbaum, she begins with her main priority in life— her family. Spirit of an Entrepreneur As a REALTOR® for the past five years, the last of two of which have been with Dave Perry Miller - Park Cities, Jamie doesn’t profess to have any special gift or insight. She, however, does her best to always put her children first. Saying family comes first is easy. Following through is more difficult. Life can get in the way every day. Additionally, opportunities have a way of wedging their way in, especially for those with an entrepreneurial nature. “I grew up in an entrepreneurial family. My dad and most of his five siblings ran their own businesses. So, I grew up with the mindset that you don’t need to work for other people,” she recalls. “You build your own business and grow it. I’ve always had that entrepreneurial spirit.”

Honoring Life’s Priorities

In the process, Jamie spent time in her dad’s auto parts store, in her aunts’ Pilates studio, and in another aunt’s massage school. Jamie also had a strong interest in teaching.

“I was the oldest of all of the cousins in my family,” she smiles. “I remember giving homework assignments to all my cousins and making them follow my instructions.” It was more than being in charge. For Jamie, the idea of teaching was about educating and truly helping. “I’ve always wanted to help people find their potential,” she explains.

Of course, this job isn’t as flexible as it looks on HGTV, but, at the same time, it allowed me to have ownership of my business, as well as the ability to educate and help others.

Giving Back Jamie pursued therapeutic recreation as an undergraduate degree. She also worked in adaptive recreation, providing opportunities for kids with disabilities to participate in sports and activities. Moreover, Jamie worked for a non-profit cancer research organization. For a time, she lived in Las Vegas and provided wellness initiatives for casino workers, reporting directly to CEOs and CFOs at large casinos. “I’ve always had the desire to help others, especially with education, in whatever I do,” Jamie says. Jamie was a stay-at-home mom for several years when starting her family. Yet, she still found time to serve as a consultant for the cancer center, as well as teach childbirth and health classes. Stepping into Real Estate As her kids got older, Jamie looked for an outlet for her energy and desire to make a difference for others. “At the same time, real estate drew me in because I thought it would give me some flexibility,” she smiles. “Of course, this job isn’t as flexible as it looks on HGTV, but, at the same time, it allowed me to have ownership of my business, as well as the ability to educate and help others.” Her passion has led to real results. “I love what I do. I like getting clients into the right home even if they can’t see it. I’m really good at reading people and helping them get where they need to be—really hearing people,” she says. “A lot of real estate is listening and then guiding them. If you read between the lines and listen, you can

better help them find the right spot or get their homes sold appropriately.” Business took off immediately, and it hasn’t stopped. For the past few years,

Jamie averages over $10 million in production on 25 transactions or more.

Also, while she’s tempted to do more, she won’t. Not yet.

What Matters Most Her entrepreneurial spirit is strong.

This is because now is the time for her four sons. They include 12-year-

old Isaac, who enjoys band, football, basketball, and Minecraft; 9-year-old Philip, who dreams of being in the NFL; 7-year-old Avi, who is what Jamie calls “a little spitfire” soccer player; and 6-year-old Alec, who is six going on 16 because, as Jamie says, “he

Jamie also credits her boyfriend, Dale Thompson, who owns Lone Star Home Repair. “He is such a good help. He does so much for the boys and me,” she smiles. “He is always willing to step in when I need an extra hand and helps a lot with the kids’ sports and school. The boys and I are genuinely grateful.” She also credits her Transaction Coordinator (and mother), Donna Albright, and her assistant, Jenny Colwell, for their teamwork and support, as well. As Jamie says, anyone in real estate knows how hard the business can be, as well as the toll it can take. “You have to make your priorities your priorities. Don’t say it is your priority and then not show up for an important personal appointment, kid event, or family trip. Put your actions where your heart is,” she emphasizes. “This is my busiest month to date. I’m closing 10 deals this month, and it’s a juggling act. If I don’t put my kids first and choose them daily, it’s not long before they aren’t on the top of the list.” has three older brothers and wants to keep up.”

“The boys are very supportive of me working, and they are super patient. They are my helpers. As young as they are, they say, ‘How many houses did we sell this week?’ They help put lockboxes out and come along for some of the showings,” Jamie says. “I prep my clients that my family is number one. I’m here to help them, but I also make them fully aware I’m a single mom, and, if there are last-minute requests, I may have to bring my boys along. My kids are respectful. My clients appreciate my time and know it’s not always easy to make it work. I am lucky to have great clients and also grateful that my children are patient.”

Jamie takes her time with kids’ activities as seriously as her client appointments—literally. “Those appointments don’t get changed. It’s non-negotiable. They don’t get moved around,” she says, “This is a season of my life. In 10 to 15 years, when the kids are gone, I can sell and work as much as I want, but I can’t get that time back.” As she looks to the future, it’s clear that Jamie will continue honoring her life’s priorities. “There are always goals and money, but there won’t always be time,” Jamie smiles. “I can’t give my kids everything, but I can give them my time.”

JUSTIN

BARKER

RED DIRT ROOFING partner spotlight By Dave Danielson Photos by URSPECIALS

It’s natural to want to build things that last. Red Dirt Roofing and Construction, however, goes beyond that to build strong bonds and enduring relationships that stand the test of time.

42 • January 2020

That commitment begins with Justin Barker, who is the owner of Red Dirt Roofing and Construction. “What we do day-to-day is more about the relationships we build than it is about the numbers. I like to meet and build relationships with every one of our customers, our REALTOR® partners, and others in our industry,” Justin emphasizes. “This isn’t about how much money I can make. At the end of the day, I want clients to be happy and satisfied, and I want to get referrals from every person I come in contact with. That’s what really motivates me.”

Strong Foundations Justin has a long tradition of being an entrepreneur and business owner. In fact, he started his first business when he was just 19 years old. Following their move to Texas, Justin’s wife, Heather, suggested that he, after working with other roofing operations, form his own company. Justin agreed, and Red Dirt Roofing and Construction was born in 2016. In just a few short years, the company’s reputation for results has grown substantially.

“When I think about the success we’ve built, referrals are the primary measure. It means a lot when people feel that we’re doing such a good job that they refer us business over and over again. In turn, we’re building something that keeps growing every year,” Justin smiles. “I moved here not knowing anyone. Now, a lot of large brokers and top-producing agents are working with us. It means a lot to be a preferred roofer with so many brokerages. That makes me feel amazing!” Building for the Future Family is central to who Justin is. His wife, Heather, is also Vice President of the company and adds her experience and expertise as a REALTOR® to the mix. Justin cherishes time spent with Heather; their daughter, Brooklyn; and their sons, Bronx and Beckham.

This is important in a business with deals often hinging on tight turnaround times. “In this business, we know that REALTORS® and their clients need answers as soon as possible,” Justin says. “We really pride ourselves on being able to provide same-day inspections if we get contacted early in the day—generally, before 2 p.m. If it’s after that time, we’ll still do our best to make the inspection happen the same day or early the next. We’re designed to be fast. I won’t let a close date get missed because of a roof.”

I’m building this business for my children. If they want it when they come of age, it will be here for them.

The family enjoys spending time together boating and jet skiing on the lake. They also have a passion for travel, including snow skiing in the mountains of Colorado. “I’m building this business for my children. If they want it when they come of age, it will be here for them,” he says.

Expertise at Work Justin is joined by a team of on-staff licensed adjusters, who pride themselves on delivering responsive, reliable service to their REALTOR® partners and their clients.

44 • January 2020

“I have met an insurance adjustor at 8:30 a.m. before and been able to start the roofing project at 9 a.m. the same day,” he explains. “The reason why we have our own licensed adjustors working with us is that it means a lot to be able to offer that kind of expertise to our clients. Our team members know what they’re looking at.”

As the name implies, Red Dirt Roofing and Construction can take on a wide range of work. “We can do anything you need done on a house,” Justin says. “For example, there are several things that can be impacted by a storm that are

covered by insurance. So, whether it’s fencing, roofing, gutters, windows and more, we work with many aspects of the home because we want to be a one-stop-shop for people. We even do some remodeling projects, as well.” Rising Above One of Justin’s favorite services he and his team provide involve insurance claims. As Justin explains, “It makes me feel wonderful when we can come in on a project that may have been denied for an insurance claim, meet with the

46 • January 2020

insurance company again, then have that claim be approved, so we can save people money. That’s what really drives me. I sleep well at night, and I wake up enjoying what I do each day!”

Justin’s big-hearted drive to serve extends throughout his life. Upon meeting him, it’s clear to see he and the team at Red Dirt Roofing and Construction are in the business of serving others.

Those who run into an issue or need help with a project know they can rely on Red Dirt Roofing and Construction. They quickly discover they have a direct like to the help they need.

“I like to take care of my partners and clients. I want everyone to succeed. If I can possibly help them, I’m going to try to do it,” he smiles. “My job is to help people get to the closing table… and make it as smooth as possible.”

“When REALTORS® call us, they’re getting the owner of the company. They talk with me, and I make the decisions. I will bend over backward to do whatever I can to help.”
