TAKE ME BACK TO THE
publisher’s note
ESPE’s
As I write this, it is now three weeks after the ESPE’s Awards Gala. I want to go back to that night! Wow, what an amazing event.
Do y’all recall my last month’s publisher’s note? I talked about how my mind started to go down this rabbit hole of doubt and questioning about how the ESPE’s event would unfold. However, after a few minutes, I reminded myself of the countless events I’ve held prior that all ended up being awesome; I realized that all I had to do was have faith and trust that this event would be no different. And, all I can say is that the big man upstairs put his hand on that event! We could not have asked for a better evening, especially considering it was our first attempt at an event that size. We certainly were not perfect. 10 • January 2022
There are many things we learned and will be applying to the Second Annual ESPE’s event. But, as a whole, we are so happy and grateful! Be sure to check out the event recap article in this publication for a bunch of pictures from that night! Changing gears here a bit, it is crazy to think that it is already a new year. It feels like I say this every year, but seriously, where does the time go? Someone once explained it to me in a way that made a lot of sense. Not only is the world actually getting sped up with technology but there is another, maybe even more notable reason, as to this perception of time speeding up.
20 it is 5%, at age 40 it is 2.5%, at 80 it is 1.25%, and at 100 years old, one year of your life is only 1% of the total time you have spent on earth. When I heard that I was like, “That makes so much sense to me.” So not only is technology making the world faster, but as the days go by, that perception of a year’s time becomes shorter and shorter as well. With this understanding, unfortunately, time is going to only be seemingly going faster and faster. If I were to try and end this publisher’s note with a takeaway, it would be that as we go into this new year, try not to blink. Enjoy the moments you have because before we know it, it will be 2023. See you soon,
Let me explain: At two years old, a year of your life is 50% of your total time alive. At age five, a year is 20% of your life, at age

relentless pursuit The challenges and hurdles that lie between the start and finish of a real estate deal are no match for a never-quit attitude, combined with a commitment to finding solutions.
That’s the spirit at work with Ani Nosnik. As senior vice president with Allie Beth Allman & Associates, Ani is in relentless pursuit of the goals of those around her. “Being with people, talking with them, and showing them the city are highlights for me. The best part is helping people be patient and letting them know we will help them find the right property for them … that I will spend as much time as necessary,” Ani explains. “I am very patient with my clients, no matter how long it takes until they find a house that clicks for them. I always tell them when it clicks, you will know that it is the right one for you.”
12 • January 2022
Finding Her Partner and Possibility
Ani was born in Colombia, South America. When she was 16, she went to Mexico City with her mom and sister for World Cup soccer. During that trip, something momentous in her life happened. “That’s where I met a young man who was 18 at the time. His name is Pedro, and we’ve been married for 46 years,” she says with a warm smile. That first chance meeting paved the way for a blossoming love. “When I graduated from high school in Colombia, my father wouldn’t let me go to Mexico. So I went to the University of Miami and started nursing school,” Ani recalls.

“After two and a half years, I moved to Mexico and I finished my schooling in Mexico City. At the time, Pedro was in medical school there, and I was living with his brother and sister-in-law. When I graduated, we got married in 1975.” Moving to America
In 1976, Ani and Pedro moved to Baltimore, where they lived for two years, and welcomed their first daughter into the world in 1977. That’s when they moved to Dallas for Pedro to continue his education.
T H E B E S T PA R T O F T H I S B U S I N E S S I S T H AT YO U R C L I E N T S B E C O M E YO U R F R I E N D S .
Once they moved, Ani started working for a diamond importer and wholesaler. Through time, she and Pedro continued to grow their family. For a time, Ani stayed home with her children. “I stayed very involved in things like PTA and then, once my youngest started driving at age 16, I went back to work in the jewelry business for about eight years. Opening a New Door
Then, about a dozen years ago, Ani had a pivotal conversation with REALTOR® Kyle Crews, Executive Vice President of Allie Beth Allman and Associates and Founder of the Urban Team at Allie Beth Allman. “I remember Kyle telling me he thought I would do very well in real estate,” she says. “I had always loved showing the neighborhoods and schools when I was working for jewelers. So, I decided I would do real estate school on the weekends.” After she earned her license, Ani joined the Urban Team, which specializes in developer services, as well as luxury home sales. “I feel very blessed to be doing this and to be in the real estate world,” she points out. “Most of my clients come from friendships or referrals. The satisfaction I get in this career isn’t about how much I sell. It’s the fact that someone chose me. That is the most important thing. When you are good, do well, and do the right job, the numbers come in. I am very approachable, and I answer my phone every time.”

Family Foundation
Away from work, Ani’s life revolves around her family. She and Pedro look forward to time spent with their three adult children and their families — their daughter Leah (and her husband, Steven, and their two daughters — Ella and Mina); their son, Israel (and his wife, Rachel, and their two sons, Meyer and Sidney); and their son, Steven (and his wife, Carolyn, and their two children — Jack and Charlie). In her free time, Ani enjoys playing golf, doing puzzles, entertaining, and exercising. She also has a heart for helping. Favorite organizations she supports include the American Heart Association, the Turtle Creek Association, and Living for Zachary. She also works closely with her synagogue and has a passion for giving to the Holocaust Museum in Dallas, AIPAC.

Lasting Impact
Those who have the opportunity to know and work with Ani appreciate her caring and thorough nature … along with her tireless efforts on their behalf. “The best part of this business is that your clients become your friends. I have a lot of clients who are very good friends of ours. I embrace my clients. I don’t just sell them a home. You become part of the family, and you want to make sure that they have what they need,” she says. “I have been here 40 years and can refer them to other resources in the community. They know they can count on me. It’s all about building relationships and friendships.” Congratulations to this month’s Rising Star, Ani Nosnik. Each day, she helps people’s dreams become reality through her relentless pursuit of their goals.

RED DIRT ROOFING AND CONSTRUCTION IMPACT THROUGH INTEGRITY WHEN YOU DO THINGS THE RIGHT WAY, IT PAYS OFF ALL THE WAY AROUND … FOR YOURSELF AND THOSE AROUND YOU.
That’s the approach to life and business that Red Dirt Roofing and Construction takes each day as a leading roofer making a real impact through integrity. Justin Barker is the Owner of Red Dirt Roofing and Construction. When you talk with him, it comes through loud and clear that his day-to-day efforts are focused on building strong relationships as well as durable roofs. “One of the most rewarding parts of what we do is meeting and building relationships with every one of our customers, our REALTOR® partners, and others in our industry,” Justin emphasizes. “This isn’t about how much money I can make. At the end of the day, I want clients to be happy and satisfied, and I want to get referrals from every person I come in contact with. That’s what really motivates me.”
realproducersmag.com
ENTREPRENEURIAL SPARK
Justin has a long tradition of being an entrepreneur and business owner. In fact, he started his first business when he was just 19 years old. After moving to Texas and working in other roofing operations, Justin’s wife, Heather, suggested that he form his own company. Justin agreed, and Red Dirt Roofing and Construction was born in 2016. The results have grown quickly. “I moved here not knowing anyone. And now, a lot of large brokers and top-producing agents are working with us. It means a lot to be a preferred roofer with so many brokerages,” Justin points out. “That makes me feel amazing!” REWARDING WORLD
Justin’s wife, Heather, is also Vice President of the company and brings a world of valuable experience and expertise as a top-producing REALTOR® to the mix.

THIS ISN’T ABOUT HOW MUCH MONEY I CAN MAKE. AT THE END OF THE DAY, I WANT CLIENTS TO BE HAPPY AND SATISFIED, AND I WANT TO GET REFERRALS FROM EVERY PERSON I COME IN CONTACT WITH. THAT’S WHAT REALLY MOTIVATES ME.

Justin looks forward to time spent with Heather and children, including daughter Brooklyn and sons Bronx and Beckham. In their free time, they enjoy time together boating and jet skiing on the

Teamwork is essential to success at Red Dirt Roofing, with a team of licensed adjusters on staff, who pride themselves on delivering responsive, reliable service to their REALTOR® partners and their clients.

WHEN A REALTOR® CALLS US, THEY’RE GETTING THE OWNER OF THE COMPANY. THEY TALK WITH ME, AND I MAKE THE DECISIONS. AND I WILL BEND OVER BACKWARD TO DO WHATEVER I CAN TO HELP.
“I have met an insurance adjustor at 8:30 a.m. before and been able to start the roofing project at 9 a.m. the same day,” he explains. “The reason why we have our own licensed adjustors working with us is that it means a lot to be able to offer that kind of expertise to our clients. Our team members know what they’re looking at.” Being there to provide a valuable service when it’s needed most is what counts. “We know that REALTORS® and their clients need answers as soon as possible,” Justin says. “We really pride ourselves on being able to provide same-day inspections if we get contacted early in the day — generally, before 2 p.m. If it’s after that time, we’ll still do our best to make the inspection happen the same day or early the next. We’re designed to be fast. I won’t let a close date get missed because of a roof.” As the name implies, Red Dirt Roofing and Construction can take on a wide range of work. “We can do anything you need done on a house,” Justin says. “For example, there are several things that can be impacted by a storm that are covered by insurance. So whether it’s fencing, roofing, gutters,
24 • January 2022
windows, or more, we work with many aspects of the home, because we want to be a one-stop shop for people. We even do some remodeling projects, as well.” HANDS-ON EXPERTISE
Justin and his team add their insurance claims expertise on behalf of their clients, also. As Justin explains, “It makes me feel wonderful when we can come in on a project that may have been denied for an insurance claim, meet with the insurance company again, and then have that claim be approved so that we can save people money. That’s what really drives me. I sleep well at night, and I wake up enjoying what I do each day!” Those who run into an issue or need help with a project know they can rely on Red Dirt Roofing and Construction. As they discover, getting the help they need is a direct line. “When a REALTOR® calls us, they’re getting the owner of the company. They talk with me, and I make the decisions. And I will bend over backward to do whatever I can to help.” For more information about Red Dirt Roofing: Phone: 817-454-0608 Email: Justin@reddirtroofing.net

With that in mind, it means a lot to have a partner on your side like Elite Foundation Repairs … a trusted resource you can count on to put your deals — and your clients’ homes — on a solid footing. Jefferie Ellison is the owner and structural analyst with Elite Foundation Repairs. The commitment he and his team feel for their real estate partners and clients is easy to see.

“In the real estate industry in Texas, you can’t buy a house if it has foundation issues. That’s where we come in. Today, as the head of Elite Foundation Repairs, Jefferie is proud to have a close-knit team that is able to go above and beyond for clients. “We have a smaller operation by choice, which allows us to be very customer-focused and hands-on in ways that the big operations can’t,” he says. “We focus on the basics of just taking care of the customers. Elite Foundation Repairs has a team of about 25 people, including dedicated crew employees. As Jefferie points out, there is a true sense of commitment across the board. “From our Structural Analysts, to all of our Crew Chiefs and Administrative Staff, we all take ownership in the company,” Jefferie says. “The better the company does, the more each of our team members make, so everyone knows they are truly part of the success of the company. With that mindset, people have an extra incentive to look at what the right thing is to do.” R ELI A B LE R E S O U R C E
Jefferie adds value to his real estate partners and clients alike, providing education and information to help the deal move forward. As he says, “We do whatever we can to move the process forward. With that in mind, we always remind our REALTOR® partners to let us know right away if they have any questions about a home’s foundation. If you see there’s a problem, don’t wait for the inspector to call it out. By getting on things right away, that can help us avoid a time crunch for everyone.” 32 • January 2022
The process of working with Elite Foundation Repairs is straightforward. “Once we get a call, we schedule a time to look at the property. When we arrive, we assess the situation, and if a repair is needed, we can normally prepare a repair report on the spot—within 45 minutes,” Jefferie says. “During that time, it’s usually very helpful to have the client there as well, so we can pass on the information and answer any questions they may have directly.” L IF E’S REWA RD S

SMITH MEETING THE CHALLENGE

HERE’S NOTHING LIKE THE FEELING OF KNOWING THAT THE WORK YOU DO PROVIDES PIVOTAL VALUE IN THE LIVES OF YOUR CLIENTS.
Someone who shares that passion for what he does is Rustin Smith. As Broker/Owner of Rustin James Realty, Rustin takes a deep-seated stake in ensuring that those around him get where they want to go in life through real estate. “I demonstrate honest, ethical, and compassionate behavior in all my transactions. I place the satisfaction of my clients ahead of any personal gain. Purchasing/selling a home or investment property is a decision that requires utmost credibility and trust in their broker, which I earn with my clients by consistently delivering on my commitments,” Rustin emphasizes. “In real estate, every client and deal are unique. I enjoy understanding their needs and enjoy helping them navigate the process. It keeps my job rewarding.”
LOCAL ROOTS
Rustin grew up in the Dallas area where he attended Trinity Christian Academy in Addison. He then went on to Baylor University where he graduated in 2007 with a major in real estate and marketing. “It’s been fascinating to witness the growth of Dallas throughout my life. I can remember a time when the Dallas North Tollway ended at Frankford Road as a kid.” After graduating college, Rustin moved to the Uptown area where he still lives today. As he says, “I got to fall in love with a new Dallas after college. Growing up in far north Dallas, it was like moving to a new city.” This has served him well especially with those clients who are new to the Dallas area. He adds, “Being

familiar with the suburbs surrounding Dallas, and the city itself, I am able to listen to my client’s needs and help navigate them to the community that best serves them.” “I am proud to have called Dallas my home all these years and watch it turn into a world-class city it is today.” AN EVOLVING CAREER
Rustin graduated from Baylor University in 2007. “I graduated in 2007 and started working at General Electric, where I was a valuation and financial analyst for their commercial loan portfolios,” he says. “I started right before the great recession. It was certainly a learning experience both professionally and personally.” “After a few years, I accepted a position with CBRE, where I was involved in managing and disposing of REO assets for the FDIC after bank closures. We were fortunate as the account had to ramp up quickly which meant more responsibility was given to us younger associates. As the economy began to rebound, bank closures were fewer, and the department was no longer needed.” At that point, the thought of a residential real estate brokerage came back to Rustin. As he says, “I always loved real estate. In high school, I would go to open houses with a friend on the weekends and spent many late nights looking at homes on Zillow and Realtor.com. I also had a few friends who said, ‘Why don’t you go into real estate?’”

WITH EACH DEAL, I GO ABOVE AND BEYOND, AND I’M NOT AFRAID TO DO THE HARD WORK. I JUST WANT IT TO BE A GOOD EXPERIENCE FOR EVERYONE.
Rustin did just that. He earned his license and steadily grew his business. In 2014, he took the next step forward in life and earned his broker’s license. “My background in finance and management gives me an advantage when it comes to analyzing market numbers and creating a path for a successful transaction.”
On the weekends, when he is not working, you can likely find him socializing on a restaurant patio. “I’m very fortunate to be surrounded by family and friends,” he says. “I love going to the lake and boating, too.” GIVING BACK
PERSONALIZED PASSION
Today, Rustin operates his brokerage, loving the opportunity to be involved in multiple aspects of the business. “Getting into this business was one of the best decisions I’ve ever made,” he says with a smile. “Each deal brings the opportunity of building new relationships, or furthering an existing one, with my clients while allowing me to do what I love! Because of this, I get the satisfaction of working hard and giving them the detail they deserve.”
As Rustin reflects on his own success, he offers advice for others looking to move forward in real estate. “First, I would advise people to use their contacts,” he says. “People want to work with people they trust. It’s a good way to get some initial business.” Those who work with Rustin appreciate his honest, trustworthy approach to life. “I have very close relationships with my clients. I prioritize quality over quantity throughout the process,” Rustin says.
REAL RESULTS
Success has followed his diligent efforts. In fact, in 2020, Rustin recorded an impressive $15 million in sales volume. LIFE’S HIGHLIGHTS
Away from work, Rustin enjoys time with family and friends, including his twin sister, Kiley. He takes advantage of living in a dynamic city like Dallas. He enjoys time spent on the Katy Trail, hanging out at a park with his dog, and working out.
38 • January 2022
“I have a good sense of community. I’m fortunate to have had friends who trusted me early in my career to purchase their first homes. With each deal, I go above and beyond, and I’m not afraid to do the hard work. I just want it to be a good experience for everyone.” Day-by-day, it’s clear that Rustin Smith clearly makes a vital impact … meeting the impact for others who turn to him for his experience and expertise.

But beyond the day-to-day listings, showings, open houses, and closing table meetings, there are other opportunities that arise. One who pursues her profession in the business with an additional purpose is Valerie Bracchi, a REALTOR® with Compass Real Estate. “God pulled me into real estate, so I could fund missions and help people in other ways,” Valerie says. “That’s one of the things I am most excited about with what I have the opportunity to do.”
realproducersmag.com
Valerie earned her real estate license five years ago. Before that, she worked in the mortgage business for about ten years. ON A MISSION
Through time, Valerie has done a lot of life coaching and public speaking, including making appearances at women’s conferences. “For me, it’s almost a ministry,” she emphasizes. “When my husband suggested getting into real estate, I looked at the benefits. In addition to helping people reach their real estate goals, I could have the flexibility and ability to help other people.” GROWING CAPACITY
Through time, Valerie has grown her real estate business and, in turn, her ability to make an impact.
Dallas Real Producers • 51
“I feel very grateful for the success I have had so I can send money out to help fund larger efforts,” Valerie says. “It allows me to encourage and empower people and to do other things like feeding the homeless or mentoring women who are trafficked. It takes money to rescue people.” MANY NEEDS. CONTINUING COMMITMENT.
One area Valerie is involved with is supporting organizations that help with adopting children in other nations, as well as feeding and educating them. Valerie faced alcohol addiction issues years ago but has long been sober. Those experiences helped to shape her deep sense of gratitude for life and her desire to serve others in this world.
FOLLOW WHAT YOU’RE PASSIONATE ABOUT … WHEREVER YOUR HEARTSTRINGS PULL YOU. Valerie also has a passion for helping the homeless and food banks. “My son, Luke, is 18 years old. Together, we do a lot of service work as well with my husband, Greg,” she says. “I listen for that inner prompting to guide me wherever I see the need.” IMMERSED IN FULFILLING NEEDS
“I definitely have a passion for sober living homes and treatment centers to help women get sober. Also, there have been women who have been sexually exploited or trafficked,” she says. “These organizations provide counseling and life skills and help them heal from their experiences. The things I gravitate toward are rescue missions … for people to start loving themselves and start making better choices … healing and restoration.”
52 • January 2022
When you talk with Valerie, it’s clear that she is driven to immerse herself in the needs of others and to satisfy them the best she can. She encourages others to follow their own path when it comes to giving back, as well. “Follow what you’re passionate about … wherever your heartstrings pull you. If you see a certain type of injustice or people struggling in a certain way, if you feel a prompting, or protective of a situation someone is going through, that’s a good indicator,” she explains.

The Bracchi Group Team
“There are so many different places where we can give. I ask God each day to order my steps.” Faith and her strong belief in God guide Valerie in life and business. “God is everything. everything that was done to me in an unhealthy way. The reason I’m drawn to rescue is because of the decisions I made. God rescued me from myself and gave me a life I never had before and helped me learn how to love myself and heal,” Valerie says. “That’s why I am passionate about helping. It’s all about God and helping where I can.”

LEE LAMONT Achieving the Dream

The destinies each of us have in life can always use support. Your clients who have their sights set on their real estate goals rely on your expertise to get there. Lee Lamont is someone who has a drive for doing that. As a professional real estate agent with eXp Realty, Lee gives his all to help those around him achieve their dreams. “In this current hot market, when I think about what we do, there’s a lot of job satisfaction in winning deals for your clients,” Lee says. “And on the listing side, I focus on always delivering on my promise: be honest, be direct, and promote my client’s home in a light that is becoming of that property. It’s satisfying when other people see that value.” COMPETITIVE SPARK. DEDICATED SUCCESS.
For the past 18 years, Lee has made a direct impact on the lives of others through real estate. But, his story really took shape growing up in England. Lee was born and raised in Leeds, England by a teenage single mom. Living in government housing and having little to no money, Lee was used to disappointment and let downs. But with a supportive mother and the directive to dream big, Lee turned many negatives into positives. “Like almost every young boy in England, what I aspired toward was being a professional football (not soccer as us Americans call the beautiful game) player,” he remembers with a smile.
60 • January 2022
In time, Lee turned those aspirations into realty, signing a professional contract at the young age of 17 with the Doncaster Rovers after representing his City of Leeds and County of Yorkshire at all youth levels. He would go on to play in the F.A. Youth Cup Final against Arsenal.
THE START OF A NEW CHAPTER
After a few years and battling injuries, and the realization he was no longer good enough, Lee left soccer to begin the next chapter of life. “Soccer had been something that I pursued very heavily since I was a

boy. What came out of that experience for me was the fact that it’s not always talent that gets you results. You have to be dedicated, disciplined, and often fortunate to be successful. I still have many close friendships today from that time and the idea of comradery, teamwork, and hard work translated very well into sales and service.” That’s the course that Lee took. For a number of years, he had a very successful sales career in the technology sector in the U.K. From there, he transferred with his job to Sidney, Australia. Then, to Toronto, Canada. “Along the way, I met a girl and fell in love. Kelly and I were engaged to be married and put down roots in Dallas where we bought our first home,” Lee remembers. “We were about to get married in 2002, and the company I worked for in Allen, Daisytek Inc. filed bankruptcy. As an immigrant whose Visa was associated with the company, I couldn’t leave, because I wasn’t sure if I could come back into the U.S.” REAL ESTATE REWARDS
Faced with a sudden change of circumstance, Lee and Kelly moved forward with belief. “Kelly was a teacher at the time, and I got my real estate license while waiting on my new immigration status – unable to legally work. She married me with no job. But, I knew I could succeed in real estate based

on my previous dedication and sales experience,” Lee says. “I had $10,000 left in savings, and then I ended up deciding to spend $9,000 on a local advertising campaign promoting me as a REALTOR®. It was a radio campaign that unfortunately bombed. I had zero results and was backed into a corner with a wife and new baby, and I thought, ‘I can’t fail. I have a family to support.’” Lee doubled down on his real estate future. He got business cards, knocked on doors in his M Street neighborhood, and put his services out there on a daily basis.
“With eXp Realty, there was a business model that allowed me to have an exit plan,” Lee says “Plus, eXp Realty is a technologically advanced brokerage … with a cloud-based approach, a 100 percent commission structure, as well as a fantastic collaboration and rewards program that allows agents to share in revenue and stock ownership in the company (NASDAQ: EXPI).” Lee puts his tireless work ethic into action each day in the Dallas, White Rock Lake, and Lakewood areas. FAMILY HIGHLIGHTS
His efforts paid off.
Away from work, Lee’s world is made richer by his family, including his wife, Kelly, and their three children — Grace, Luke, and Hope.
“Whenever I talked with people, I asked them for their business and asked them to consider me,” he remembers.
“Kelly is our moral compass and keeps us all grounded; she is a fantastic partner in life,” Lee says with a smile.
During his first year in the business, Lee earned Rookie of the Year honors in the Lakewood office of Coldwell Banker. For the next 18 years, Lee kept learning and growing his business. In fact, he ranked as the top agent for Coldwell Banker across Texas for five years running.
When you talk with Lee, it’s easy to see why he continues to build on his reputation for results.
SIGNS OF SUCCESS
Last year, he recorded $50 million in sales volume with the valuable support of one assistant. In 2021, Lee moved to become part of the eXp Realty.
“I’m definitely loyal to my clients and hard working. I want to do whatever I can to get the job done for them … to find the solutions they need to get them across the finish line,” Lee emphasizes. Congratulations to Lee Lamont for his dedication, expertise, and grit in helping those around him achieve their dreams.
