202WON? At the turn of the year, a handful of people wished me a “Happy 202WON!” and, being the cheesy person I am, I absolutely loved it.

For many of us that work in the real estate world, 2020 was a year that we won in our business and in our finances. We “pivoted” (I know everyone is tired of hearing that word by now) and we capitalized on the opportunity that 2020 presented. But that was last year. And although I, and many of you, feel optimistic about 2021 we know that it is going to bring a whole new set of challenges and frustrations. So, are you prepared to win in 2021? Last year was so crazy that many of us were like the Tasmanian Devil barreling through each day, taking on everything that came at us, and getting results but possibly leaving a bit of a trail of destruction along the way. That destruction could be in your health, family, spiritually, and I would guess that in your business there is likely a lot of organization and cleaning up that needs to happen. 12 • February 2021

I know for myself and my business that I spent a lot of time at the end of 2020, and early 2021, re-organizing, updating, implementing new systems, new employees, and cleaning up my mind to prepare for the year ahead. I’ve realized that sometimes I need to slow down for a period of time so that I can speed up and experience the growth I desire. And for all of us high achievers the idea of “slowing down” does not feel natural, however, it may be necessary for you. I invite you to ask yourself what you need to do to make sure that your business has the foundation it needs for you to hit your goals this year and the years to come. Just because you succeeded last year does not mean you will again this year. But if we do what we need to, then there is no reason 2021 shouldn’t be a better year than 2020. Cheers to 202WON! CHRIS DORWARD rising star

REACHING HIGHER There’s a lot of ways a person can choose to take on the job at hand. But for Chris Dorward, there’s just one way that will do — the best of his ability.

As a REALTOR® with Keller Williams Rockwall, Chris strives to learn, grow, and push himself further — by reaching higher for those he serves. “I believe in setting high standards for how things should be done,” Chris says. “I do that, and I expect those I work with to share those same values.” SOLID SERVICE

Doing his best through service has always been part of Chris. One of the most prominent ways he demonstrated that was through service to his nation as an active-duty member of the United States Marine Corps. Chris is a combat veteran. During his duty from 2000 to 2004, he completed a tour of duty in the initial invasion of Iraq in 2003. When his military service was completed, Chris entered the world of restaurant furniture sales for a brief time.

“I felt sales wasn’t necessarily for me at the time,” Chris recalls. “From there, I became a bodyguard for Ross Perot.” In time, Chris took his service ethic to the streets of Dallas. He completed training at the Police Academy, followed by five years as a patrol officer, a Crime Response Team member, and followed by five years as a Narcotics Detective with the Dallas Police Department where Chris was awarded the Medal of Valor. CHANGING PATHS

Chris left a very positive mark with his service to the city, but a change of paths would soon be coming. “A great friend of mine encouraged me to get my real estate license during a conversation at my daughter’s 3rd birthday party. While I was working in narcotics enforcement, we had a shooting followed by an incident where my partner was kidnapped in a drug house, and thankfully, we were able to rescue him. After some soul searching, and lots of hard conversations about a profession I loved, I had come to the realization that the never-ending drug war in Dallas wasn’t a reason for me to have my children grow up without a dad,” Chris remembers. “That day, leaving the party, I told my wife, Holly, that I was going to get my real estate license!”

While he was completing his licensing process, Chris joined the Keller Williams Rockwall brokerage. In the meantime, he dove in and immersed himself in Keller Williams’ famous menu of training options, including IGNITE training. “That training expertise is one of the big reasons why I chose Keller Williams,” Chris explains. “As I got my license and got started, I just tried to keep doing the right things … calling people and doing lead generation. One thing I did during that time was attending garage sales, buying things, and striking up conversations — thinking that many garage sales are being conducted by those who may be getting ready to move. I got a few sales through that. My motivation was thinking, ‘If I don’t do this, we’re going to lose our house.’ I just hit the ground running as fast as I could.” REPUTATION FOR RESULTS

His drive created results all the way around. In fact, Chris earned Keller Williams Rockwall Rookie of the Year honors in 2017. Since then, Chris has been a Medallion level producer each year, and he serves on the prestigious Keller Williams Associate Leadership Council where he enjoys helping new and veteran agents alike. Plus, Chris also closed the highest residential sales price in Rockwall County MLS history. In addition, Chris has earned a number of honors and accolades through time, including earning Keller Williams Top Producer status each of the last five years. In 2019, he was a Triple Golden Medallion recipient. In 2018, he finished the year as a Quadruple Golden Medallion recipient. In 2017, he was a Golden Medallion recipient. In the process, Chris brought on help to support his growing success. In 2019, he hired administrative support, a role held today by the amazing Laura Garcia. Plus, Chris also brought on a Buyer’s Specialist, Shelby Mynar.

Chris’ wife Holly was able to leave her successful marketing career in the oil and gas industry and joined the team as Director of Marketing. In addition, Chris says the team is also starting their search for a great Director of Operations to join the team. FULFILLING LIFE

Away from work, Chris has a life that is built around his family. He and Holly treasure time with their children — 7-year-old daughter, Emily, and 4-year-old son, Cooper. In his free time, Chris is a huge fan of the Dallas Cowboys. He also loves listening to Texas country music, hanging out with family and friends, and traveling with Holly and their children.

Chris is also active with the Rockwall Chamber of Commerce and a member of the Rockwall Veteran Business Alliance, as well as veterans organizations that support those who have given so much to protect America, including the veterans’ suicide prevention organization — 22Kill. In addition, Holly is President of the Rockwall Women’s League, a charity organization dedicated to providing college scholarships to children in Rockwall County. Those who get to know Chris see his drive, commitment, and dedication put to good work in service to others each day. “I love what I do. One of my favorite parts is getting to drive around and see the different communities and work outside. No one tells me what to do. I can set my own schedule,” he says. “Other favorite parts of my job include working in the community and helping homeowners who need help and may not necessarily know they need it. I like educating them and helping them along. Most people don’t know their roof is in need of help until it’s too late. If I can get there and head off a problem, that’s the reward for me. Service Before the Issue

Chris takes a direct role to service, as well. “I encourage REALTORS® to give me a call and to let me inspect the property before they do anything,” Chris says. “If you’re going to put a property on the market, let me check it out. It’s important to know what you’re dealing with beforehand. One thing that I think is important to remember is that general inspectors are not certified roof inspectors. It’s good to have an actual roofing expert diagnose the actual condition.” Another aspect of his work that’s particularly rewarding for Chris is making and building relationships. “I like when a REALTOR® I haven’t worked with before contacts me. I always enjoy meeting them for lunch or coffee to get to know them,” he says. “There are a lot of roofers, but if you can build a relationship with someone you trust, it makes the entire process easier for everyone.” Recognized Quality

As Chris says, prevention is always a better strategy than repair. “One thing I remind people about is that you need to get your roof inspected once or twice a year – once in January and February before spring storms and then once again in the fall to make sure it’s buttoned up for the winter,” Chris explains. “It’s not just hail or wind damage that’s important to look for. Squirrels can chew on the soft metal pipe jacks, plus you can get a build-up of leaves in roof valleys over time. That can cause rainfall to back up underneath the shingles. We just want you to know we’ve got your back, and we’re here to help you should anything come up. Most homeowners don’t know there is a roofing issue until watermarks develop in the ceiling, or the paint on the wall begins to bubble. If the issue isn’t rectified quickly, a much larger and costly repair is needed. Especially if the sheetrock in the ceiling collapses. Digging Deep. Delivering Results. No two real estate deals are exactly the same. Yet, as you know, they all share one common trait—they each present their own challenges and opportunities that need to be solved along the way.

Christopher McGuire is an example of a local leader who embraces both challenges and opportunities. As a Real Estate Director with Compass, Christopher has built a longstanding reputation for digging deep and delivering results for his clients. “I want people to know that I’ll recognize their needs and commit to putting their interests first,” Christopher says. “I bring both insights and creative solutions to my clients. Even when the market conditions are bad, I want to help people get their home sold. And if that isn’t happening, I’m working to reassess and pivot on a

strategy with an improved solution. I seek to give my full engagement, and I’m empathetic to their needs.” G ET T I NG H I S START

Christopher’s real estate journey began almost 20 years ago. Before that, he started down a different path. “I graduated from the University of Texas at Austin, where I majored in Management Information Systems,” he recalls. “For a while, I thought about following that direction for my long-term career, but I realized I wasn’t a coder and I wanted to be around people.” His parents helped shed light on a new direction. “My parents had always been very entrepreneurial and spent a good part of their lives in real estate,” Christopher remembers. “In 2001, upon their

Being a music lover, I always think about music when I present a marketing strategy for a property. I often imagine a specific song when I begin marketing a property. Christopher kept focused — learning and growing through those challenging early days in his career. He built success through time. In 2009, there would be another challenging chapter. “In 2009, the economic downturn occurred. About that same time, Megan and I had our first child. Plus we had projects in the works, with three homes. I had remodeled one of them and was working on the sale of that property when the wheels came off the bus with the economy. That buyer walked, and my income went to almost zero,” Christopher says. “It was such a scary time, but times like that have taught me resilience. I use that time as a basis to not get ahead of myself and meet my obligations. Every year in this business, on January 1st you’re back at zero. I always try to find the positive, and for me, it was what I learned. Now, I tell new agents who seek advice not to have too much overhead … be humble, do your best, and put the client first service-wise. Ultimately, that will lead you to success. There are so many ups and downs and bumps in the road, but with hard work and perseverance, you will prevail.” WHAT MAT T E R S MOST

Some people seem to be made for what they do. Christopher is definitely one such professional. “Every deal has its own dynamic. With my experience and knowledge, I am better able to navigate this ever-changing industry. I love when you find the right property for a client and see how they positively react to the space. It’s a fantastic feeling as you realize they’re beginning to envision the space as their own. At that point, I’m optimistic they’re going to have a good experience and build lasting memories … and that brings me joy.” 32 • February 2021

Away from work, Christopher looks forward to time spent with his family, including his wife, Megan. “Megan is a huge part of my success. She works at 3M, where she’s a VP in the Medical Solutions Division. In 2020, she has been involved with helping our nation through the medical PPE crisis,” he says. “She is exceptional at what she does.” Christopher and Megan have two children — 12-year-old daughter, Bailey, and 9-year-old son, Andrew. In his free time, Christopher enjoys running on the nearby Katy Trail. He also has a passion for tennis. “I picked up tennis later in life, but I wish I would have started earlier,” Christopher says. “I work very hard to get better.” He also enjoys cooking and playing the piano. “I always wanted piano lessons, and when I was 9 years old, my parents bought a piano. I had to learn without any lessons. That process can be very painful to listen to,” he laughs. “I’ve always been drawn to it. If I see one in a house, I will go play it. I like to hear how it sounds in the space. It gives me an idea of the home’s acoustic properties. Being a music lover, I always think about music when I present a marketing strategy for a property. It helps me paint the picture for the property.” Giving back is central for Christopher. He and his wife support the Dallas 24 Hour Club and will Chair their 2021 fundraising efforts. The 24 Hour Club helps people who are recovering from substance abuse and provides them a safe place to live, short-term, until they can get back on their feet and make a brand new start. “We are in support of things that help people immediately. My wife’s family built a clinic in Tanzania which provides healthcare to the village, and we continue to be supportive of that, as well,” Christopher explains. “Our hope is to serve and make a positive impact on other people’s lives.” He is also involved in both of his children’s school fundraising efforts. @realproducers

As Christopher considers his career, he remains focused on maintaining a strong, healthy balance with his family life. “I like to keep the business side of what I’m doing in perspective and to recognize the work/life balance,” he says. “It’s an art to balance both. Real estate is a 24/7 pursuit, but I always strive to keep a balance in place.” As he thinks about the high points and challenges in the world of real

estate, Christopher always uses each situation as a learning and growing tool. “The suffering moments are often the ones you can learn from most to find positive lessons as you move forward,” he smiles. “I think it’s important to learn from life’s moments … and to not give up. Every year you reset and start over, but I believe this is a positive, as it keeps you motivated, growing and digging deeper to deliver results!”
